Local Market Moving toward Equilibrium In 2014, the Summit County real estate market looks to be headed toward equilibrium between buyers and sellers, according to the sales figures from 2013. And this is good news. In our market, normalcy has been elusive, even as real estate nationally was coming out of the recession we have lagged behind. We were happy when our market was slow to fall off in 2008, but have had to suffer a little longer on the recovery side. For years, it seemed like everyone was trying to sell their vacation property. By the standard economic logic this meant excess supply. Coupled with a recession-pinched demand, home prices weren’t as high as sellers wanted. Low prices did help increase the number of buyers - sales transaction volume in Breckenridge and Summit County have steadily increased since 2009 with 2013 the current high point at 646 and 1839 residential properties sold, respectively - but that wasn’t easy on sellers. Nor was the long average time on the market. For the past two years, this number had increased dramatically and was far above pre-crisis levels. Record days
on the market were seen by many sellers in 2012, but that changed in 2013, making a healthy move downward. At the end of the year, sellers were seeing their properties available for 259 average days on market compared to 324 average days on market in 2012. Prices and home values turned a corner, and started to head upward, according to sales stats for 2013.This is easy to see when we compare the difference between what sellers sold their property for compared to what they were asking. The sales to listing price ratio continues to remain steady at 95% in 2013 - nothing startling, but consistent. Other factors that indicate a move toward a healthier real estate market are: January 2014 inventory is less than the 2013 inventory, there are fewer foreclosures and short sales on the market, and the sales price per square foot did increase in 2013 for most property types. Appreciation was particularly good in condo and townhome sales. Fewer days on the market and slightly better prices, forecast steady, healthy progress toward equilibrium in 2014.
