IN SPRING, CAN WE ‘APPRECIATE’ WINTER? Summer - the most glorious of Summit seasons - will arrive soon, and winter will have diminished to a small glacier on Peak 8, except for some interesting statistics left behind. Winter of 2014 produced a remarkable increase in the number of residential sales in the Breckenridge real estate market. Sales transactions for residential properties were up 34.5 percent, year to date, compared to the same time in 2013. Compared year over year, the first quarter of 2014 is outperforming previous years by a significant margin. BRECKENRIDGE FIRST QUARTER RESIDENTIAL SALES 150

While appreciation is measured by the average sales price, price per square foot can help value any size property. The increase in price per square foot was more varied year to date – it was down in single family and duplex homes across Summit County. But countywide, the condo market saw the price per square foot jump from 5 to 12 percent. As of March 31st, the statistics show slightly longer days on the market for sales in the first quarter of 2014, but that number is typical for winter. In addition, inventory - number of properties that are actively listed - is down by about 10 percent through the first quarter of this year. Due to the level of activity year to date and the reduced inventory, it should lead to an upward trend in sales prices. The good news is: properties in Breckenridge and Summit County are selling for slightly higher prices; a full 2 percent above the recession low points. Across the entire county, the ratio of sales to list price remains steady at 95 percent.

Year to date, townhomes and condos have appreciated 14.99 percent in the Breckenridge market and nearly 8.45 percent across the entire county. In addition, Breckenridge single family and duplex home prices headed higher by rising more than 15 percent year to date.
