Bridges & Phyllis Tuckwell Bridges have had an association with Phyllis Tuckwell since 2013. In our first partnership we supplied the hospice with three cars to enable their fabulous nurses to make home visits. Since then our staff have engaged fully with the hospice raising thousands of pounds in many different ways. Carlo led a team of Dan Pockett, Mark Kirby and James Baldry in the Three Peaks challenge, with Carlo, Dan and Robert Stocchetti going on to complete the Ten Peaks. Just last week Sam Stocchetti raised over £1000 doing a skydive following in the footsteps of Laura Scanlan, our Aldershot property Queen.

Last Summer Jayne Gaskin and Katherine Ellis braved the descent down the Spinnaker Tower. Many of our staff enjoyed dressing up for the Farnham Carnival parade with Anya Masters heading up the fun and games.

‘2019 is a very special year for the hospice as it is our 40th anniversary. For 40 years we have been providing supportive and compassionate end of life care, free of charge for our patients and their families. This has only been possible thanks to generous donations from individuals and local businesses such as Bridges.’ Nick Adams, Corporate Partnership Manager at Phyllis Tuckwell Hospice says. ‘As you may know we are the only adult hospice care service in West Surrey and North East Hampshire. We care for 100’s of patients and their families every year, living with cancer or another terminal illness in our local communities. Many people know the hospice in Farnham that has the In–Patient Unit, where we provide 24-hour personalised care for patients, as well as support for family members and carers. However, 85% of our services are away from the In-Patient Unit. Our Care at Home team gives patients, their families and carers, access to high quality, compassionate care in the place they most want to be…at home. Our consultants, doctors, nurses, social workers, welfare advisors, chaplains, therapists and counsellors work to make sure they have all the support they need at this difficult time.

We hold many other events throughout the year, including an annual quiz and charity football match as well as donating charity bags to the hospice for them to sell in their local stores, the list goes on and on…. We are very proud of the way everyone at Bridges has engaged and every year the support just seems to grow. We look forward to seeing you all at our next event – The Big Match!

We have been strong supporters of the Phyllis Tuckwell Hospice which celebrates its 40th ANNIVERSARY this year. We have long admired the work they do for the local community and it makes us very proud to be able to combine our association with Aldershot Town FC with an annual event held at the ground. All of the money raised by the match will go directly towards funding the supportive and end of life care which Phyllis Tuckwell provides for local patients and families who are living with an advanced or terminal illness, such as cancer. Every day it supports over 250 patients, relatives and carers in their own homes, in the community, at the Hospice in Farnham and at the Beacon Centre in Guildford – but as the NHS/ Government only covers 20% of its costs, it has to raise over £20,000 a day to do this.

A day in the life of a Senior Property Manager by Esther Nicholls

An early start and busy morning sets the tone of my day with my first task of supervising 3 school age children through our well-oiled routine of getting ready and out the door before the school bell goes.

T

he commute into work doesn’t take long but with school traffic at every turn, it can be difficult to navigate much like senior property management as you never quite know what challenges lay ahead until you’re trying to steer your way through it. This journey can really set the tone for the day and it is one that can be colourful to say the least, just like our boards. Once safely ensconced in the office, I begin the process of opening emails to see what news they have delivered over night. It would appear that no two communications are the same despite the structured processes we have in place for our portfolio and as a senior property manager, I wear many hats throughout the day and until I start reading, I never know who I am to be first – accountant, negotiator, debt collector or counsellor…. Rent collection and maintenance queries are high on our agenda and my first email is from a landlord who is asking about compliance requirements on their property, following a routine property visit. One of our property managers highlighted that to comply with current Smoke and Carbon Monoxide Alarm Regulations (England) 2015, their property is going to need new alarms as their existing ones are due to expire shortly. Using our knowledge of the extensive regulations which a landlord must adhere to, I call them to explain their legal obligations. As we fully manage their property, I am able to arrange for our trusted and regulated contractor to attend to resolve this on their behalf giving them complete peace of mind. That task accomplished, I move on, checking that rents due in that day, have been paid on time, allowing me to contact any tenant who appears to be late with their payment and updating landlords with our findings. There are many reasons why a tenant can be late with their rent and during my years in property management, I have probably heard every genuine and sometimes laughable reason that there is. Today however, I am in receipt of a very sad email from a relative of a deceased tenant who is contacting us for advice on how to end the tenancy. Whoa, this email really packs a punch and makes me reflect for a minute on how this person must be feeling and I ask myself what I can do to help them through this difficult time.

With just as much life experience under my belt as professional expertise, I can offer practical and proficient advice to clients who won’t know what they need to do next. There are many legal procedures that must be observed when ending a tenancy, but whatever the reason, we always ensure that everyone’s position is protected conveying this along with our empathy and support during what will always be a difficult time. The next call is to the landlord and as part of our conversation, I explain all options available to them so that they can make an informed decision. This call takes on a serious note because we all understand that virtuous decisions are not always the easiest to pursue when your family’s income is at the forefront of everyone’s mind. I decide after this conversation, to offer to make a cup of strong tea and reaching for the biscuit tin has almost gone unnoticed until I realise I have a couple of digestive biscuits in my hand - how did that happen? Tea drunk and the sugar rush imploding, the next port of call will be that tricky check out negotiation we are working on as I can vent my frustration on the questionable figures proffered in regard to a check out claim. Properties come in all shapes and sizes and whilst we didn’t rent Buckingham Palace to our tenants, they believed that their obligation to clean and tidy the property were optional during their tenancy or perhaps it was the maid’s day off when they checked out? Still, could be an excuse for another biscuit while I peruse the inventory clerk’s comments. These will be hugely instrumental in supporting the claim and without it, we may find ourselves in a stalemate situation. With the deposit caps looming, it will be more important than ever to have documentary evidence on the condition of a property at the start of a tenancy and this

LETTINGS small outlay will be worth its weight in gold if there are dilapidations to be claimed such as is the case today. A rumbling belly tells me it must be lunch time and with a quick check to see who is in the office to cover walk in clients and calls a plenty, I decide I need some fresh air. I pop into the local supermarket and standing in the aisle, I bump into one of our long-term tenants who regales me on the progress they have made in updating their home. We worked closely with our landlord to arrange for a new boiler to be installed and as the old tiles surrounding it had to be removed, the landlord invested in new ones along with new work top surfaces. The impact of this has made the kitchen lighter and brighter and prompted our tenant to invest in new homewares to complete the look and she is chuffed to pieces with the results which is great to hear. Once back at my desk, I run through scheduled payments and check both landlord and contractor queries which have come through. We have found over the years, that even the most worldly-wise person can be stumped by a little word such as VAT and accounts queries, especially at this time of year, can be answered with a simple statement or copy of an invoice. With our recent investment in new software, clients will soon be able to access these on portals being rolled out on our website in the next couple of months. This will allow our landlords to view their tenancy documents, safety certificates, maintenance invoices as well as monthly statements with the click of a button. They will have access to this 24/7, 365 days a year and as a full-time working parent myself, this is very welcome news because I know that 9am-5pm is never the time you need to find these things! Account queries answered, I find that there are some phone calls to be made to clients who are after advice on their portfolio and I relish these types of calls. Having built up a rapport with a lot of our investment clients over the years, it gives me a good feeling to know that they can ring me for professional advice on what is undoubtedly their biggest asset. With the changes the rental market is facing with Parliamentary rulings to ban tenant fees, there are lots of questions to be answered. As a business, we have been working with a number of service providers to roll out solutions for our clients and we are excited to be able to offer these across all service levels and help our landlords through the changes which will have an impact on everyone. With my landlords’ minds at rest and tenancy renewal offers tendered, I can set about confirming tenancies for the next 12 months and beyond. Many of our tenants have been in residence for years and I am on first name terms with a lot of them which is tantamount to the service that we have given during their time with us. Many of these tenants will know from personal experience, that I can be a little matriarchal at times but that’s me and I know my honest and helpful approach has helped tenants during stressful times and changes in their personal circumstances. I have made my final call of the day to discuss this very situation and safe in the knowledge that I have helped someone explore their options for their ongoing tenancy, I carry out a final check that all the urgent and important tasks have been dealt with and those that began at the bottom of my inbox, are now safely near the top for tackling tomorrow. As I drink the last of my tea and begin to think about what tomorrow will bring, I remind myself that I am privileged to be so contributory in people’s lives. I often think that no matter what the issues are, it’s the little things that can make a big difference to someone’s day and today, I know I achieved that.
