hree personally delicate factors that are known to prompt a property sale are debt, divorce and death. Each one needs to be handled with sensitivity, discretion and care, especially when the last one, death, is involved. As estate agents, we have handled many probate sales. A probate sale is the sale of a property on behalf of the executors of a deceased estate as part of the realisation of the deceased’s assets for distribution to any heirs and beneficiaries. Over the years, we have gained a deep appreciation of the needs surrounding a sale in these sometimesdifficult circumstances. The first thing we seek to understand is the inheritors’ needs. The deceased may have been close family and the property full of cherished memories going back to childhood, where “letting go” may be an issue. Alternatively, it may have been a distant relative and the inheritors are looking forward to receiving an unexpected (or possibly expected) windfall. Different family members might have varying needs here; for example, the inheritance might be an answer to prayer for someone in financial difficulty and a quick sale is hugely welcome. But another family member might prefer to hold out over time for a higher price. These conflicting preferences can cause friction between siblings – indeed our skill as sensitive negotiators has been required on more than one occasion - even before a buyer has been found. We often find that inheritors care about who is moving into their loved-one’s home, so we go to great lengths to ensure that any offer is not only financially appealing, but also that the buyers themselves represent an attractive proposition. ne of estate agency’s fundamental tasks is to secure the highest price that an able purchaser will pay for your property in a given market. In an ideal world, we would have a hot-line to The National Lottery who would feed us with a regular supply of winners prepared to pay ridiculous prices for modest properties. Unlikely, but we’re working on it!

In the real world, most estate agents operate using certain procedures and protocols that have been employed for decades, if not centuries. In addition to the somewhat archaic system of property transfer we have in this country, there are traditional elements of the sales process that have become “the norm”. Examples of these include the way in which viewings are conducted and how buyers and sellers are treated, both of which could do with a concerted makeover. The most obvious example is the way in which prices are maximised. As an industry, estate agents have facilitated a culture of offers below the asking price in this country, which is surely counterproductive to the seller’s primary objective.

There are several ways of achieving this, using well-proven and highly strategic marketing initiatives. It would certainly be uncommercial f us to detail these here, but when the time comes for you to sell, we recommend you question your agent as to their strategy behind “quoting an asking price” and how they will methodically achieve the very highest price the market will pay. any property transactions form part of a chain of related sales. Of course, a chain is only as strong as its weakest link and, as a national statistic, unfortunately one in every three chains will fall apart, often at the eleventh hour. This happens for a variety of reasons from one party’s mortgage glitch to an unpleasant surprise in another’s survey or title enquiries. However, the most common factors affecting a chain breaking down is simply that the opportunity for one party or another to pull out on a whim exists, and often extends to several weeks under the current property buying system in the UK. “Buyer remorse” is a recognised syndrome, where buyers worry that they might not have made the right decision and their commitment wavers. Without any form of precontract commitment, the problem is likely to be with us for some time. Well-trained estate agents are able to spot the signs of buyer remorse early on and minimise its effects. More importantly, we go to great lengths to ensure that a chain

not only remains intact (often by our involvement several links away) but also that the time between finding a buyer and exchange of contracts is reduced to the absolute minimum.

For example, we always help our clients compile a legal pack at the outset, before a buyer is even found. This can save weeks down the line, thereby reducing the window of opportunity for the sale to fall through.

Finding a buyer for your property is sometimes the easy part but selecting an estate agent who will ensure the sale actually goes through is just as critical.

Moving Children

S

howing your home to prospective purchasers can be stressful enough, but children add an extra dimension, and their needs should be considered.

Moving house might be logical and exciting for an adult, but the fear of the unknown can be upsetting for children. That room or corner of the garden that has been their special place for most of the child’s life is about to be taken away from them, as they are rocketed out of their comfort zone into unknown territory. After you have made the decision to move, child psychologists usually advise telling the children as soon as you can. They are certain to find out one way or another and being up front with them will enable you to manage the process better and stay in control.

Parents nevertheless need to be sensitive when discussing the move and make a point of highlighting the exciting aspects of a new home. Ask your child what they would like to find in their ideal home. They don’t have to have a major influence on your decision, but their apparent involvement in the process will pay dividends. Likewise, if your children regard the move as a positive thing, they are more likely to be co-operative when buyers come to view your property. A stress-related temper-tantrum as the buyer walks through your door is to be avoided at all costs! Indeed, no matter how sweet your children may be, they are more likely to be a distraction to a prospective buyer than an advantage. This is one of the many reasons why we always aim to accompany purchasers around our clients’ properties. So, our respectful advice is this: ideally, leave the viewing to the trained agent and take the children (and the dog) for a walk! Happy Selling!

What’s the best thing about being an Estate Agent? There is nothing better than that feeling when you have helped a seller and buyer come together to get them moved. What three tips would you give to someone looking to become an Estate Agent? You need to be motivated, enthusiastic and have a passion for customer service.

What advice do you give families when buying? Make sure that you have done all your research in to schools and commuter links etc and then choose a good local property expert who will help guide you to find your next home. What should a property investor know about today’s market? It is a great time to buy with a buoyant sales market, increasing rental values and the stamp duty holiday it has never been more lucrative to secure an investment property. Why would you recommend your office? As market leaders we have a huge wealth of experience within the team so no matter what our clients need we can help them. Favourite restaurant? Las Iguanas. Favourite city? I love Valencia, it is such an underrated but yet beautiful city to visit.
