This year is a leap year – the 29th February only occurs every four years – which is about as frequently as many people used to move house during the heady days of property speculation that sparked the boom market.

owadays most buyers and sellers are more level-headed and don’t leap from place to place quite so often. They tend to move for “real” reasons such as a change of job, children on the way, downsizing, debt, divorce etc. These “real” sellers tend also to quote realistic asking prices, as their main objective is to move, rather than simply to sit on the market hoping that someone will buy their property at that flatteringly inflated figure an over-optimistic agent suggested they should quote in order to get the business! However, unlike during the last leap year in 2016, people are once again considering moving on, especially those who were apprehensive about doing so at a time when there was uncertainty about the future of house prices. Things have certainly stabilised since then! With continuing low interest rates, and spring in the air why not take a leap of faith yourself this leap year
and make a move? Do bear in mind that others will have the same thoughts of course, so ideally aim to sell before competing properties flood onto the market as they traditionally do during the spring. That way you’ll be able to achieve a good price for your sale, whilst putting you in a strong buying position so that you can take advantage of the choice that we expect to become available over the early summer months. And if you’re not yet ready to leap, don’t wait till the next leap year in 2024. Who knows what opportunities might have been missed by then! Maximising Your Investment
Superficially, lettings could be seen as relatively straightforward and some firms do indeed regard themselves as a simple broking operation.

owever, if your investment is going to provide you with peace of mind as well as a great return on investment, then you will want to know that the property is being managed by people who really care.
Our response to the ever-growing rentals market has been to take a good look at the opportunity to deliver a service to landlords which not only meets expectations, but goes way beyond. Indeed, many of our clients have commented that they have found our lettings service to be a “breath of fresh air” when compared to their previous experience! For example, it is critical that all prospective tenants are thoroughly vetted and credit checked in order to ensure that they will not only pay the rent on time, but that they will also look after your property as if it were their own, if not better! Indeed, we are passionate about this issue and during every tenancy we regularly visit the property personally. This not only means that we can keep an eye
on how the tenants are treating it, but also allows us to advise you if any preventative maintenance should be undertaken (eg gutters cleared).
LETTINGS
BTL Lending Update Despite turbulence caused by increased taxation and regulation, confidence in the Buy-to-Let sector is being shown by the banks as the number of BTL mortgage products available exceeds 2000 for the first time ever*. Just two years ago it stood at 1340 products!

TL finance was hardest hit immediately following the last financial crisis, which was widely recognised as being partially caused by irresponsible mortgage lending. Dramatic changes in lending criteria came into force following the Mortgage Market Review (MMR) in 2014. Lenders were very reluctant to stick their head above the parapet again. However, time has moved on and the property investment market has proven to be very resilient. The long-term prognosis is good and interest rates are likely to remain low, even if they rise by the odd quarter percent. Demand for rented property continues to outstrip supply and BTL repossessions are minimal. Lenders are, after all, in the business of lending. So, albeit cautiously, they have over the last few months been finding ways of lending creatively, hence the increase in products on offer (464 new deals in the past year alone). Some of these deals are designed for the increasing number of properties bought via a limited company, as well as for investors with four or more properties, where different rules have applied since Sept 2017.
We find this ongoing relationship with your tenants is also an excellent way of showing them that you care, resulting in them treating you and your investment with the utmost respect, resulting in an optimum return and a peaceful night’s sleep! After all, that’s what a good letting agent is all about!
Investors can possibly take comfort from the fact that the banks’ economists have clearly decided that it’s business as usual and that property investment remains firmly on their map as a relatively safe and secure proposition, irrespective of any confusion over Brexit.
