25th Anniversary! 2

016 will be a very proud year for Bridges and, we anticipate, a very strong year for the local property market. We will, on 16th September, be celebrating 25 years since I opened the first office, in Ash Vale in 1991. I can remember the day as though it were yesterday. Within 2 years Mark Kirby, Carlo Stocchetti, Dominic Barnes & Daniel Pockett had joined the team and, as they are all now Directors of the company, we are all looking forward to celebrating this landmark achievement together. Much has changed since those early days, but certain things remain the same. The Bank of England base rate was 10.38%. My first instruction was to market a large Victorian 3 bedroomed detached house on Ash Hill Road for £69,950 and our first sale, a one bedroom apartment went for £41,500. Nobody in this area used colour photographs; we were the first. It was all black and white photocopies, and barely legible text. The internet had only just been conceived by Tim Berners-Lee so ‘licking & sticking’ envelopes was a big chore back then. Perhaps my worst memory of those days is how, if you decided

to use 10 estate agents to sell your home, ALL of them could put a board in your front garden! And ALL of them DID! What HAS stayed the same is our attitude to selling & renting. Of course there are new methods of achieving a result, Rightmove, email, social media etc, but that is not why we are able to reach this landmark anniversary in such style. It is because of our customer service and the way we are perceived, as a local company who get involved in the community. It always has been. Obviously not every sale or purchase is going to go smoothly and, at times, we have made our mistakes, but our integrity has remained intact through the 2 boom periods and 3 recessions since 1991.

We are going to make 2016 not just a great year for us, but for our community.

We have already arranged a raft of charitable events and we have agreed a new and unique partnership with the Phyllis Tuckwell Hospice who serve the same as area as us in a most incredible way. We are going to continue to interact with our communities by sponsoring as many schools as possible (we have always held education as our mainstay in sponsorship), and we want to improve even further the way we engage with the community not just this year but for the coming years. We want to display works from our local artists and hopefully get them noticed. We want to hear from local artichtects who are proposing new ideas and designs. We want to hear from anyone who runs a ‘different’ kind of business that we can promote to our local buyers and sellers. Are you opening a new shop? Let us know, we will put the word out. Do you know of a local hero who should get some recognition? Let us know, we will honour them and make sure they are recognised through our social media, our offices and this newspaper. We will only be able to celebrate our 50th anniversary if we carry on doing the right things for the next 25 years!

4th - Labour retains the Walton seat in a by-election,

win over FC Barcelona of Spain in Rotterdam, the Netherlands. Mark Hughes scores both of their goals to give English clubs a winning return to European competitions after their five-year ban was lifted last year.[14] 16th - Unemployment is now at 2,175,000 – the highest since late 1988. It is also above the European average for the first time since 1987. 18th - Helen Sharman becomes the first British person in space, flying with the Soyuz TM-12 mission. He is the first MP to be jailed for refusing to pay the controversial tax which was introduced early last year. 15th - 17th G7 summit held in London.

18th - Labour’s hopes of election success are boosted by the latest MORI poll, which shows them six points ahead of the Conservatives on 45%. 19th - Canadian singer Bryan Adams makes history when his hit single (Everything I Do) I Do It for You, which features in the film Robin Hood:Prince of Thieves (released on 14 June this year, and starring Kevin Costner) enters its 15th successive week at number one in the UK singles charts.

Computer retailer PC World opens its first store in Croydon, Surrey.

5th - Robert Maxwell, owner of numerous business interests including the Daily Mirror newspaper, is found dead off the coast of Tenerife; his cause of death is unconfirmed, but reports suggest that he has committed suicide. 15th - Britain’s hopes of economy recovery are dealt with a major blow when shares on the Wall Street Stock Exchange fall by 120 points. 16th - Two IRA bombers die in St Albans, Hertfordshire, when a bomb explodes prematurely.

3rd - An Ipsos MORI poll shows that John Major is more popular with his voters than his Conservative government. 10th - The UK reportedly has the fastest pace in rising unemployment than any other European Community country. 14th - The Birmingham Six are freed after the Court of Appeal quashes their convictions over the 1974 pub bombings in Birmingham which killed 21 people and injured more than 160 others. 15th - Unemployment is now above 2,000,000 for the first time in two years. 21st - Education Secretary Kenneth Clarke announces plans to remove further education and sixth form colleges from local authority control. 23rd - John Major announces the abolition of the Community Charge. 28th - An inquest in Sheffield into the Hillsborough disaster records a verdict of accidental death on the 95 people who died as a result of the tragedy in 1989. Many of the victims’ families criticise the verdict in open court, as many of them had been hoping for a verdict of unlawful killing, or an open verdict, and for criminal charges to be brought against the police officers who patrolled the game.

announces plans for a new “super league” of 18 clubs to replace the Football League First Division as the highest division of English football. The move is attacked by smaller Football League clubs, who fear that they could go out of business if TV revenue was confined to the proposed super league. 19th - George Carey enthroned as Archbishop of Canterbury. 23rd - Government confirms that the unpopular Community Charge is to be replaced by a new Council Tax in 1993.

3rd - The British Army kill three IRA gunmen in Northern Ireland. 6th - Labour Party leader Neil Kinnock condemns John Major for high interest rates, as much as 17%, being charged on small businesses by banks. 14th - Julie Ann Gibson becomes the first woman to qualify as a pilot with the Royal Air Force. 25th - Nissan, the Japanese carmaker with a plant at Sunderland, starts “price wars” by reducing the cost of its cars in order to boost flagging sales brought on by the recession. 28th - Seven months after her resignation as prime minister, Margaret Thatcher announces that she will stand down as a Member of Parliament at the general election, which has to be held within the next 12 months.

level since the spring of 1988 – completing a 50% rise in just over a year. 13th - Further rioting breaks out in Tyneside. 15th - A poll shows that Labour Party leader Neil Kinnock is a liability to his party, who are now behind John Major’s Conservative Party in the opinion polls. 19th - Robin Leigh-Pemberton, governor of the Bank of England, says that he is confident that the recession is now over in Britain. 25th - Kidnappers in Beirut release hostage Jackie Mann after over 2 years in captivity.

October

9th - The first Sumo tournmament to be

held outside Japan is hosted at the Royal Albert Hall in London. 16th - The ITV franchise auction results are announced and many notable names go off air including Thames Television, TVS, TSW, TVam and ORACLE Teletext. The changes take effect at midnight GMT on 1 January 1993.

18th - Terry Waite, a British hostage held in Lebanon, is freed after four-and-a-half years in captivity. 23rd - Freddie Mercury, the lead singer of rock band Queen, announces that he is suffering from AIDS, following lengthy media speculation about his health. 24th - Freddie Mercury dies at his home in London, just 24 hours after going public with the news that he was suffering from AIDS. 26th - Julin Bristol, the last UK nuclear test, takes place at the Nevada Test Site. The government announces that joyriders who are found guilty should face a maximum penalty of five years imprisonment as well as unlimited fines and unlimited automatic driving bans. Joyriding has recently surged across Britain, with almost all of those involved being children and teenagers.

December

1st - Thousands of British shops, including retail giants

Asda and Tesco, defy trading laws and open their doors on a Sunday in a bid to boost trade that has been badly hit by the ongoing recession. 5th - The Robert Maxwell Business Empire goes into receivership with £1billion+ debts, exactly one month after Robert Maxwell’s death. The Daily Mirror reports that Maxwell had wrongly removed £350million from its pension fund shortly before he died. 16th - Stella Rimington announced as the first female director general of MI5. 19th - Unemployment is now above 2,500,000 for the first time since early 1988. 23rd - Bohemian Rhapsody returns to the top of the British singles charts after 16 years, with the re-release’s proceeds being donated to the Terence Higgins Trust. 29th - One Canada Square at Canary Wharf in London becomes the tallest building in the UK. 29th - Scout Groups may admit girls to all their sections.

The clock is well and truly ticking until the Chancellor’s much maligned increase in stamp duty for BUY TO LET and second home purchase(s) comes into force as of 1st April 2016. At the time of going to press only 11 weeks remain to avoid the necessity of having to pay this additional tax and therefore speed of transactions has become more important than ever. Over the years our highly successful Bespoke Investment Service has offered invaluable advice and support to many investment buyers and continues to assist new and existing landlords achieve their investment goals.

Stamp Duty Changes Q & A Q. I have already exchanged contracts on my purchase but the completion is delayed until May? Will I have to pay the increased stamp duty? A. If you are purchasing a property and exchanged contracts before the Autumn statement on the 25th November you will not have to pay the higher tax rate. This is true even if you complete after April 1. However, purchasers who exchanged after the Autumn Statement, but complete later than April 1, will be expected to pay the higher stamp duty. Q. My son is buying his first home and I am going to be a joint borrower on the mortgage. As I own my own home already, will this transaction attract the extra 3% stamp duty? A. Many parents take out a joint mortgage with their child to help boost their affordability. As a condition of lending, most banks and building societies require parents to also put their name on the title deeds. When asked to comment on these types of circumstances, a treasury spokesman said “If the parent already owns a residential property it is likely that the higher stamp duty charge will apply from April 1, but the details will depend on the outcome of the upcoming consultation,” Q. Is there any way to claim the cost back later against any potential capital gains tax bill if I decided to sell the property at some stage? A. Yes, investors will be able to offset the additional stamp duty, along with other purchase costs, against their capital gains on the property in the future. So even though it is an unwelcome extra upfront expense, a proportion can be clawed back eventually (under current rules).
