Firstly, may I take this opportunity to wish you, your friends and family the very best wishes for the forthcoming year. 2018 was a year of adjustment, both politically and in the property market as we witnessed the realities of negotiating Brexit. 2019 will see some of the consequences of those actions come to fruition, however, it may take many months or years before we see the change in horizons. The period between Christmas and the New Year always sees significant uplift in traffic to our website as clients start thinking about their moving plans. Being open we spoke to a large number of buyers that had certainly not been speaking to the large majority of other estate agents due to the fact they were closed! Research by the major portals shows that on average, people start their research about moving a good 6 months before they make a conscious decision to make a move. Consequently we are in a very good place to service these clients throughout the 2019 market. In fact, at the time of writing, we are already seeing an uplift in enquiry levels from those looking to sell and buy or let and rent and we expect this momentum to continue in the coming weeks and months. Overall I predict that the market will perform well with a good percentage of buyers and sellers driven by the necessity to move rather than the ‘want’ to move, driving the family market and the aspirational movers from there. In summary, it is a good time to move, prices are fairly stable following a period of adjustment, interest rates are still relatively low and there is a great selection of mortgage schemes available. The lettings market also remains buoyant with great rental levels being achieved across all of the towns in which we operate. MY PREDICTION FOR THE HOUSING MARKET IN 2019 IS...
As we enter 2019, one of the most common questions we get asked is ‘what do you think the property market has in store for us this year?’ Well, in true Bridges fashion, we thought we would bring you the opinions of a selection of our top agents in the area. Aaron Milligan - A much needed increased sense of urgency from first time buyers. The ‘fear of missing out’ appeared to have evaporated at times in 2018, with first time buyers seemingly happy to wait and see what else comes to the market rather than jump at a property that ticked most of their boxes. In the past, those that took this approach came back to offer on a house and found that someone else had been more decisive, but too often during 2018 those properties were still there when a buyer felt ready. I believe that we will see a new wave of buyers joining the house hunt this year which will reignite a fire under those that weren’t fully convinced last year. Giving us twice the opportunity to sell properties at the lower end of the pricing scale, leading to that domino effect we see once someone has a buyer in place for their home. Don’t be surprised when a viewer from two or three months ago comes calling now that they are in position!
Philip Gascoyne My expectation for the housing market in 2019 is largely positive. Throughout the last six months of 2018, we noticed that as long as asking prices were realistic, properties were readily selling, some of which still within days.
Dale Ballard - I expect to see a continuation of educated buyers looking to upsize and take advantage of the current market conditions, making the upward move whilst interest rates and the price gap between the next jump up remain affordable.
"Whilst is it true that house prices have reduced in the last eighteen months, the current encouraging market conditions lead me to believe that if prices do drop further in 2019, it will only be by a few further percent.
Ben Granville - The current market is a fantastic opportunity for buyers to secure a well-priced property. With borrowing rates still low there couldn’t be a better time to make a move. If you are looking for a long-term investment, then being bold and getting on with it makes absolute sense. At some point in 2019 we expect an influx of first time buyers looking to get on the ladder and this will inevitably mean prices will start going up again.
Despite what is happening economically globally right now, people still need to move for the same reasons they always have and the only things that will prevent this happening will be either a weak estate agent or an over-inflated asking price. Will Rosten - 2019 is going to be busy as the current market trend of declining prices and still incredibly low interest rates provide an excellent opportunity for people to afford the house of their dreams! Obviously, our clients will be best placed to take advantage as we continue to excel in the current market conditions where our competitors are struggling.
Nikki Best – With so much choice in the market buyers have a huge amount of options, however, properties at the correct price are selling really well. “We are finding viewers to be motivated and very aware of the current market conditions.”
Alex Katsaros – I foresee that there will be a resurgence of first time buyers in 2019. “The Bank of England has recently announced that they will be putting the rise of interest rates on hold meaning mortgage rates will continue to be competitive.” This should make it extremely attractive for the first time buyers thinking of getting their foot on the property ladder. Iain Weathrall-King We are in for an interesting year where people will still move due to growing families, needing more space, changing schools, job moves, probate sales or investors moving their portfolio. So there is more than enough reason to move up, buy for the first time or downsize to release capital and, of course, we can help whatever market you find yourself in. James Macphee - Due to the fact there is a large amount of property choice in the market place, I feel prices will see a further adjustment to stimulate buyer interest. With interest rates remaining low, it is a great time to buy. Therefore transaction levels will increase in 2019 if prices adjust as it helps buyers affordability.

How long have you been in the property industry?
PG I have worked in the industry since 1st October 2002, straight out of college. WR Since 15th October 2001. What areas have you worked in?
PG I have always worked in residential sales but have some experience in lettings, land and new homes, all within Surrey, Hampshire and Berkshire. WR Camberley, Frimley, Bagshot, Lightwater and West End. What’s the most impressive property you’ve dealt with?
PG There have been many but the one that sticks in my mind the most (as the one I’d most want to live in) was a multi-million pound property in Ascot with a cinema, swimming pool etc. that backed onto the racecourse and was owned by the founder of a famous bakery company – the house was exquisite. WR My favourite property we have sold is one in Waverley Drive - beautiful 1920's detached house in lovely grounds. What are the classic mistakes sellers make when trying to sell their property?
PG In my experience, the classic mistake would be using the agent offering the cheapest fee and/or the highest valuation. There is a common misconception that all estate agents are the same but, as with most things in life, you get what you pay for and it is no different here – instruct the most knowledgeable and trustworthy agent that you feel will work hard for you, which is rarely the cheapest option.

How about out of work, what’s your favourite holiday destination?
PG One of the best holidays I ever took was driving over 2,000 miles through Europe, the Swiss mountain roads and Lake Como being particularly beautiful highlights that I will without question re-visit numerous times in years to come.

PG The most important part of the process is to market your own property before finding a suitable onward purchase. Most purchasers we deal with offer a certain amount of flexibility on timeframes which normally allows families in particular to find their dream house and avoid the disappointment of missing out due to not having a buyer themselves – this is the golden rule. On top of this, visit a reputable mortgage broker (not your bank) at the beginning and not at the point of offer. They will show you the whole mortgage market and help you understand your buying parameters before the process begins. WR Pick our brains, we have so much information about the local area, schools, transport links etc plus we have years of experience of properties in our area, so although a property might not be listed on an online portal we might have that perfect property in our top drawer. What should a property investor know about today’s market?
PG An investor should be aware that given the recent changes in laws surrounding investment properties, (and the subsequent effect on property prices) it is actually a much better time to buy now than it was say, 2 years ago. Mortgages remain readily available (subject to status) and there are some superb properties available, particularly in the £200,000 - £300,000 price bracket where tenants looking to typically spend £800 - £1,200 pcm remain the largest proportion overall.
WR Australia is so far my favourite place that I have visited, followed closely by Kenya. In the UK, Cornwall is hard to beat. Favourite restaurant?
PG The French Horn in Sonning. The setting, food and service are all superb. WR The Gilbert Scott at St Pancras Hotel - amazing building and food. Favourite city?
PG New York – narrowly pips London but the atmosphere, the culture and “vibe” make it feel really special and unlike anywhere else. WR Paris. Favourite pub?
PG Anything with an open fire and eclectic whiskey/bourbon selection, preferably in open countryside works for me. WR White Hart in Pirbright. Favourite book?
PG “Alive” by Piers Paul Read. An amazing true story, brilliantly written. WR The Sisters Brothers by Patrick DeWitt. Favourite gadget?
PG I’m not really big on gadgets but I’d probably say my PlayStation 4, for its versatility and ability to double up as a Bluetooth jukebox via Spotify.
PG Every day is different – I think a lot of people stay agents for life due to the daily variation in the job and the fantastic relationships we build over time with all different types of people from all different walks of life, which makes the job really rewarding.
PG Bearing in mind you’ll be dealing with a client’s biggest asset, you should always act with a level of maturity no matter how old you are, always look smart and always create a good first impression.

PG Yes and no. Prices have clearly changed but most people’s reasons to move have remained the same. We are currently in a market place that favours buyers more but as we know, this can change very quickly.
