A New Dawn
As we predicted, the end of December proved to be one of the busiest in estate agents’ living memory. The apparent end of three years of Brexit confusion, prompted by the definitive general election result intensified buyers’ feeding frenzy between Christmas and New Year. We were open for business during that time and our clients are now reaping the rewards, with a number of sales having already been agreed.
T
hose buyers and potential sellers who understandably adopted a wait-and-see approach during those politically uncertain times are now expressing their pent-up desire to move and the brakes are off. This does not however mean that prices will suddenly rise. This is because the increase in new buyers entering the market will be more or less matched by the number of new sellers entering the market between now and Easter. So activity and transaction volumes will rise, which is good for those buying and selling as the additional fluidity provides greater choice and faster moves. House prices themselves, which are notoriously difficult to foresee, are generally predicted to rise modestly in 2020, by around 1.5% to 2.5% - effectively keeping up with inflation. Regional variations will be huge of course. In fact, over the past decade, although the average upturn has been around 27% this is very much an average with wide regional variations ranging from +101% (Waltham Forest) to -8% (Aberdeen) with all points in between. So beware averages in both reported figures and predictions!
Rental investments may however be excellent performers in 2020. Supply is down by 7.8% since the same time last year yet demand continues to rise, promoting a doubling in rental yield growth in the past year alone. The key message to sellers is that as long as you are not unrealistically ambitious on your asking price, then you WILL sell. This is a time of renewed hope and optimism. We are a stable and prosperous country that has definitively moved away from uncertainty – and we are passionate about home ownership! As we enter a new decade, one of the most common questions that we will be asked this January is ‘What do you think the property market has in store for us this year?’ So, here are the opinions of a selection of our top agents in the area. Philip Gascoyne, Manager My prediction for 2020 is very positive, based partly on the positive “bounce” we have already seen since the results of the general election and the stability this will now seemingly give us. It very much felt that the market was holding off towards the end of 2019 but given how extraordinarily busy we were between Christmas and New Year, these are surely great signs of things to come. Not only are interest rates (and therefore mortgage rates) still historically low, but certain lenders are now even offering 100% mortgages again which is a clear indication of their market confidence. It now very much feels that the movers are keen to “get on with it” and I foresee a stabilisation of prices in 2020, with a considerably higher number of transactions than in 2019 – if you’ve been thinking of moving now could finally be the perfect time to make the jump! Nikki Best, Senior Client Manager We have had a bumper Christmas period this year, experiencing far more inquiries than the same period last year. With the election putting an end to political uncertainty and Brexit almost reaching its conclusion a new confidence has come back to the property market. I predict that this, combined with the continued affordability of mortgages, with some lenders even offering 100% mortgages, will see a surge of new properties coming to the market to satisfy the growing list of buyers keen to get on the ladder. Laura Scanlan, Executive Client Manager Buying a home is one of the most important financial decisions a person will make. With certainty in our government for the next five years, interest rates at all time low, a high demand of buyers in your local areas and forecasters predicting a rise in house prices, 2020 is a good time to be moving home or buying your first home. Towards the tail end of 2019 we had record breaking months, with quality buyers securing their dream properties, we saw the housing market heat up significantly. With a feeling of stability coming back into our strong economy and an assumption that the UK will leave the EU at the of January with a deal in place, I believe house prices will have a good growth and forecasters agree. With a continued rising demand, higher household incomes and confidence coming back into the housing market, 2020 will see a strong housing market.
Andrew Warren, Executive Client Manager My prediction for 2020 is that the housing market will flourish and remain buoyant as everyone feels that the political uncertainty we have all experienced is behind us, leaving no good reason for any of us to not just get on with doing what we all want to do. Following the election, I cannot remember throughout my 35-year career a busier December than the one we have just had. In fact, our office sold 3 houses on our last day of business before breaking for Christmas! Alex Katsaros, Executive Client Manager My prediction for the housing market in 2020 is extremely positive. I think we will start to see real momentum building in the coming months as the mayhem in the Houses of Parliament seems to have come to an end with Brexit looking like it will be dealt with by the end of January. There is no doubt that 2019 saw a drop in house prices across the country and buyers confidence in the market was somewhat lost. However, 2020 feels like we will start to see a recovery and the confidence regained in the market once again. Now is a fantastic time to buy as mortgage rates are still extremely competitive amongst the mainstream lenders and I believe that any buyers that have been holding off on their purchases in the past year or so will now be looking to take advantage of that, that in itself should start the ball rolling for a momentous 2020. I have been speaking to many of my clients in the last few weeks since the election results and I have to say that there is definitely positive energy in the air. Ultimately, when both sellers and buyers have their confidence back the market will go in one direction, and that is up. I look forward to seeing what the 2020 market will bring. Ben Granville, Executive Client Manager We are looking forward to some renewed confidence in the market for 2020. Having seen many people postponing their moves whilst the political uncertainty gripped the country at least now we have a clear mandate of which direction we are headed. Money is still historically cheap to borrow and with some prices having cooled off in 2019 there is the potential to make very wise moves this year with some houses which might have been out of reach

FOR THE LOCAL MARKET IN 2020... before now actually within reach for people looking to move up the ladder locally. First time buyers should also be back out in large numbers in the first part of 2020. Many have been putting off a decision to buy and lots held off last year. With confidence in the economy being the message coming out from the media we could even see a real surge in activity at the lower end of the market as these buyers rush back in large numbers. This would start a knock on effect for everyone. All the conditions are there for a very strong year. I would definitely recommend talking to us at Bridges about any potential move this year. Kevin Winchester, Assistant Manager My market prediction for 2020 is one of high expectations, with the scaremongering from 2019 put well behind us, the general attitude from the buying public is one of let’s get on with it and buy a house. Therefore, I foresee growth on property prices with records being broken for certain property types from previous recorded prices being achieved. There is a heck of a lot of motivated sellers and I firmly believe that buyers can still grab a good deal before the spring market really kicks up a notch, as no doubt it will. It is of the utmost importance if you are thinking of selling, to get on with it and not delay in coming to the market as once everyone notices the bounce back more sellers will join and then you will be in a more competitive market. In my opinion we are heading back towards a sellers’ market so if you are a buyer and are considering when is a good time to do it then as Richard Branson would say “Don’t worry about how you are going to do it, do it and figure it out afterwards” with a good experienced estate agent giving you guidance along the way. Aaron Milligan, Manager Lots of house moves! If the 7-10 ‘preChristmas/post-election’ days are anything to go by, then we’re in for a confident and sprightly market in 2020. First time buyer confidence seemed to return almost overnight which kickstarted the domino effect that allows house sellers to offer on the next property and so forth. Perhaps swayed by what they were hearing, reading or seeing in the news, I had previously experienced a lot of first time buyers telling me that their parents had advised they hold fire with the house hunt until after Brexit to see what happens. Here we are in the lead up to the leave deadline and the general consensus is that house prices could be on the rise. That’s a victory to
the house sellers! With confidence seeming to be back in the housing market, I expect to see buyers more content to pay higher prices to secure properties. Now that they aren’t worrying about prices declining over the next couple of years and their equity dwindling, I foresee a return to record setting prices and multiple offers on properties.The importance of a strong buyer database is going to be more important now than ever, as buyers are going to fear missing out on properties that go to market and want to get in there first. The only way that happens is by taking calls from estate agents and listening to their recommendations. But, to make those calls, an agent needs to have their phone number!
Dominic Barnes, Director My prediction for the 2020 housing market is that we will see a recovery in confidence and activity levels following a period of uncertainty. We have seen a readjustment in prices and extremely low borrowing rates which makes this a good time for first time buyers to enter the market, which in turn will help to start the chains. I`m looking forward to it and can`t wait to help turn many more dreams into reality. Will Rosten, Partner My prediction for 2020 is we are going to be extremely busy! We will see a lot of the pent-up demand translate into a highly active first quarter of 2020, with sellers who have been waiting for more clarity on Brexit enticed to finally move and, as buyer demand remains strong in Camberley, more transactions which may see prices start to push up. From previous experience it's usually the sellers and buyers who take advantage of the early year market who benefit the most, so don’t delay in calling us whether you are looking to sell, buy or both! Rebekah Russell, Client Manager My prediction for the housing market in Camberley for 2020 is that we are going to have a very busy year. After years of political turmoil and uncertainty there is finally a plan and end goal in sight for Brexit. With the average house price being over £200,000 more than national average and property prices having increased 10% in the last 4 years, people have some great equity saved up in their property and are ready for the next step on the property ladder. With continued low interest rates and now with political certainty 2020 will be the year to move.
The Lettings Market
There is no doubt that there will be renewed energy and vigor in the letting market in 2020, following the tenant fees ban last year. You can be forgiven for thinking that the lettings market was challenging in 2019, with the tenant fees ban coming into force in June, however, there have been lots of positives that came from the changes that this brought about. Whilst many agents struggled to adapt, Bridges have embraced this opportunity and used it to strengthen our business model. Most importantly, Bridges DID NOT increase the management fees that their clients pay, which means we have been able to attract lots of new business over the last 6 months. Following the ban in June 2019 we saw an increase in activity across our branches as previous barriers imposed on tenants have been eliminated. In 2020 we expect demand to increase further, outstripping supply which is likely to lead to increased rents. We believe this could be by as much as 3%-4%. We expect to see this trend continue over the next few months due to fundamental population changes and the fact that more and more people would prefer to rent their homes than own them. Last year we saw a surge in Build to Rent properties, with some corporate landlords offering great incentives to tenants combined with high quality homes, making them a popular option for tenants. This is something we can expect to see more of in 2020 with hundreds of properties lined up to come to market across our areas. With low interest rates and higher rents, Buy to Let will become a more appealing option for investors than it might have been last year, and this should help bring more balance to the supply and demand issues that we expect to see over the coming months, combined with high quality homes, making them a popular option for tenants. This is something we can expect to see more of in 2020 with hundreds of properties lined up to come to market across our areas. Jason Jones, Manager
