LETTINGS ASSISTANT: In this role you will be required to manage an applicant database, handle new tenant enquiries & provide our clients with high standards of customer service. Arrange and conduct viewings. Administer offers & carry out ‘Right to Rent’ checks amongst other tasks.
QUALITY RECEPTIONISTS/ SALES PROGRESSORS: This is a varied and sometimes stressful role as we deal with clients during what can be a very fraught time but that is where we have to be calm, patient and understanding. We speak with our clients at least once a week to ensure they are aware of
the progress of their sale and what they should be doing next. You will offer assistance, advice and sometimes just an ear to bend.
EXPERIENCED, KNOWLEDGEABLE LETTINGS AGENTS: Again, we probably know you and you feel ready for a change or have been let down with promises from your current employer. Whatever your reasons come and talk to us in the STRICTEST CONFIDENCE.
LETTINGS PROPERTY MANAGER: You will be a very organised individual who will be responsible for preparation of ASTs and supporting documents, booking of inventories, check ins and check outs, handling of notices from landlords or tenants & many other important details.
OFFICE COORDINATORS: Working as an Office Co-ordinator is a fantastic opportunity to become an integral part of our fun and talented teams. As the face of Bridges, you will create a welcoming atmosphere for everyone

uy to let is no different in this regard. The government has made some well publicised changes to the taxation of the sector in recent months leaving many landlords questioning whether their current, and future, buy to let investments will be providing them with the returns they were aiming for.

he good news is that the mortgage market has reacted to these changes by offering the best deals the market has ever seen – Mortgage rates have never been better for buy to let investors! Bridges have recently come across rates as low as 2 per cent – the lowest they have ever been! While the new tax rules and stamp duty changes could take the shine off, property is often seen as a safe bet, and with rental properties in demand, rents are higher than they have ever been meaning BTL remains an attractive proposition. Bridges believe that the additional costs should not put people off if they are looking for income and long
term growth, as whilst housing supply is scarce, a BTL investment should deliver both. Combine this with the fact that stock markets remain volatile and rates on cash remain extremely poor BTL will still be seen as the only option by some investors.

Right to Rent – What does it mean? Most people will have heard of these changes, but what do they mean for landlords? The rules were rolled out within The Immigration Act 2014 from 1st February 2016. All landlords and lettings agents in England who allow a tenancy will be required to make ID and right to rent checks on all adult occupiers. The new scheme makes it mandatory for anyone who rents out private property to see and make a copy of evidence that any new adult occupier has the right to rent in the UK, be this a ‘continuous’ or ‘time limited’ right to rent. Landlords or letting agents who fail to carry out these checks correctly could be liable for a fine of up to £3,000 per occupier. Bridges clients do not need to worry as we have got them covered. DIY landlords and landlords using unlicensed agents without strict controls and processes, should be asking themselves whether it is time to do something different rather than to continue to risk falling foul of the increasing amount of potential exposure that now exists for them.
