October and November are traditionally busy times in the property world, in fact 2016 both of these months saw huge spikes in property sales. This year we expect much of the same, with interest rates still currently at an all-time low, fixed rate mortgages becoming increasingly popular and a huge number of motivated clients looking to make the move. We generally find that entries into the market in these months are hot property, so if a move is on your mind, don’t hang on until January when the influx hits the market, get yourselves seen in the autumn and you are guaranteed to attract viewers.

The owners of this property approached Bridges to value the property on the basis of moving in the new year, they were moving out of the country and would be vacating the property in the middle of January The vendor's initial idea was to instruct Bridges to market when they left so we could market an empty property in the January market. With 3 kids the run up to Christmas was hectic for them so they felt this the best way. Following a chat with our Ash Vale team who were insistent that not only could they agree a sale on the property before the Quality Street arrived in Sainsbury’s, they could give them peace of mind with a pre-Christmas exchange and a completion date set for just one day after their departure from the country. This was exactly what was achieved through skilled negotiation and expert communication throughout.

Having found a new build property the owners of this house were under pressure to complete before Christmas before they even had their house on the market. Having rejected a part exchange from the housebuilder on the basis they could achieve more through their local estate agent Bridges they approached us with the dates upon which we had to work, no longer than 4 weeks between sale and exchange of contracts and a completion before Christmas, this was the 26th October. Our team got to work and just 2 weeks after being instructed we had achieved a sale and just 25 days thereafter we had exchanged contracts with completion just 4 days later on the 20th December, just in time to put the tree up. The remit was clear and was delivered in time and on budget for the vendors of this property.

A leaflet through the door of this flat in Farnborough prompted the vendor to call Bridges in to value it for them. The leaflet was sharing our success in having sold another apartment in the scheme recently for a record price and this owner was keen to find out if we could break the record again with his as it had a few extras. The challenge was set, we were to market at slightly higher than the last sale based on the added value put in by the vendor and if we hadn’t sold it before the end of the year, the owner would rent it out again. Challenge accepted, just 6 days after instruction we secured the full asking price in mid-November and with a Christmas break included we galloped to an exchange of contracts on a leasehold property in less than 8 weeks, completing just 2 weeks later. This vendor didn’t lose out on any rent, have any void periods or have to re–rent a property he would have rather disposed of, well done to the Bridges Farnborough team on hard work and dedication to the challenge.

RUSSET HUES Outside, garden displays of autumnal fruits and foliage gathered on woodland walks can create magical displays and will last well at this time of year. A table set up beside your front door, garden gate, or close to the house is ideal. You can periodically ring the changes as the seasons turn, much like a nature table. Old painted metal garden furniture and rustic baskets in accent colours are the perfect partners and receptacles for a natural display.

EARTHY CERAMICS Handthrown, earthy ceramics in terracotta and salt glaze sit alongside turned wooden bowls and platters old and new. he answer is yes, but it is more important than ever before that you do the right research and have ALL the required information to enable you to make the right decisions.

One of the main reasons that buy to let can still be one of the best long term investments is that property, unlike stocks and shares, can be bought with a deposit, so buy-to-let investors can “gear” their investment. Q Being a family of five and conscious of the world we live in, we are looking at restricting the energy consumption in our home. What changes would you recommend we make to make us more energy efficient or should we be looking to make our own energy and how? Mrs G, Fleet

A Thank you for your question. Below are some tips to lower your energy consumption.

1. Turn down your thermostat. According to the Energy Saving Trust reducing room temperatures by just 1ºC can cut heating bills by up to £85 a year in a typical home. So put on a jumper rather than turn up the heating. Already turned down your thermostat? Save even more money by turning down the radiators in rarely used or empty rooms and by programming your heating to turn off when you’re not there. You could also purchase a smart thermostat, which lets you operate your heating remotely via you smart phone. 2. Replace your light bulbs. An led light bulb costs around £1.71 a year to run and uses 90% less than traditional bulbs but remember to turn them off! 3. Draught proof your house. Fit strips to windows & doors. Stopping heat from escaping through unwanted gaps could help you save up to £50 a year. If you don’t use your chimney use an inflatable pillow to block the chimney. Fill any gaps in your floorboards and skirting with flexible silicone-based filler. Loft hatches, prevent hot air escaping by using draught-proofing strips.

4. Minimise tumble drying. Tumble dryers use a massive amount of energy if you can use a clothes line in the garden or even in the garage you will use less energy. 5. Choose energy efficient appliances for example running costs for washing machines vary between £20 and £100 per year 6. Choose an energy efficient boiler, when replacing your boiler make sure you ask about running costs and not just the initial costs. Replacing an old boiler with a new condensing boiler could save an average house £650 per year. 7. Wrap your house up. Installing 270mm of loft insulation into a non-insulated three bed semi could save £175 per year. Installing wall insulation should save £140 per year. 8. Get an energy monitor. An energy monitor is a simple handheld gadget that estimates in real time how much energy you’re using, so you can see where to cut back. Monitors cost from around £25, but some gas and electricity suppliers give them away free, and you’ll get one if your energy supplier replaces your traditional meters with smart meters. 9. Find out if you could be eligible for a government home energy grant https://www.gov.uk/energy-grants-calculator. If your roof points the right way and your planning to stay in your home for the long term then solar panels could be for you. The initial outlay is high but showers feel great when you know it’s free. 10. Switch energy supplier. If you haven’t switched your energy supplier in the last three years, there’s a good chance you could save up to £250 per year. Effective Sales Progression involves a lot of speaking with solicitors, a good estate agent will often spend most of their day out of the office on viewings and valuations but a dedicated Sales Progressor will be office based so they can make those calls during the solicitors working hours. Even more importantly, being in the office means that if you call or pop in you can rely on the person dealing with your sale being there to answer any queries you may have or help with filling in any forms or enquiries you may get from the solicitors. A Help to buy comes in three different forms, The Equity Loan, Shared Ownership and the Help to Buy ISA. The one you will see advertised widely on new builds is the Help to Buy Equity Loan. With the Equity Loan the Government lends you up to 20% of the cost of your newly built home, so you’ll only need a 5% cash deposit and a 75% mortgage to make up the rest.
