As part of his training he recently completed the Farnborough Winter Half Marathon sponsored by our Official Charity Partner Phyllis Tuckwell in an excellent time of 1 hour and 44 minutes, supported along the way by family, friends and of course, some familiar Bridges clients. In March Ed has set his own personal challenge and as part of his marathon training he is planning to run a 20-mile route between all our Bridges offices, starting in Aldershot and finishing in Ash Vale. Think back to the summer of 2005, a floppy haired boy band called McFly released a song titled ‘It’s all about you!’
A love song in which they utter those 4 poignant words more than 25 times in a 3-minute track. Fast forward to 2018, we can safely tell you it is a mantra we have used for the last 27 years, it really is all about you, our customer, the lifeblood of our business. If you are reading this newspaper you will know by now that Bridges have always remained innovative and fresh with our marketing and certainly lead from the front when it comes to profiling your property, whether it be to sell or to rent. What, however, you don’t get to see through our marketing is the work and strategy we put into making our customers' experience the smoothest there is when it comes to moving home or having your property managed. One of the most important facets of Bridges is that all of the Directors remain on the shop floor, in the offices and in and around clients. Talking to clients is the highlight of our Directors' week, we have the ability to listen and learn, empathise and question and test our new ideas and theories walking in the shoes of our clients. There is no ivory tower here at Bridges, we are all focused on making the moving experience so memorable that you have no option but to shout from the rooftops about our service! In 2008 estate agency found out in stark reality that there was a lost generation of estate agents. The growth and buzz of the early noughties culminated in the credit crunch and during the 24 months that proceeded it, raw estate agency skills were once again prevalent and the “internet sensation and order taking” phenomenom stopped overnight. Carlo Stocchetti joined Bridges back in 1992.
Three key consequences which have revolutionised our business and offering to our customers:• We delivered a remarkable experience to customers who wanted to communicate with us be it by phone or digitally, on time, efficiently and at the required standard. • We created lots more time for our experienced agents to spend with managing our clients' properties and achieving their goals and objectives, what our clients employ us to do. • We created an environment for every new employee to understand us and what we aim to deliver to our customers, from here we were able to deliver and sustain OUR ACADEMY.
OUR ACADEMY Since 2016 we have been working hard to create career pathways which reflect the day and age we are in. Everyone, no matter which pathway, must have experienced the essential elements of our Hub and understand what are the real expectations from our clients and from Bridges. Whether an administrative role is required, or the journey progressing our sales for clients to being active in the sales and rental market as Sales Support, Lettings Negotiator or Property Manager all the key skills will be required and taught. This is emphasised by our SALES & LETTING SUPPORT ROLE, which gives a real introduction to estate agency in a fun, productive and highly valuable role.

SO BACK TO THE LOST GENERATION If things come easy then where is the necessity to learn? We as most agents did not accept the changes that technology would have on our work force and staff so quickly and therefore adapting and learning took a step back. There was tendancy in the noughties to let people come into the arena and succeed or fail following a brief induction if inexperienced or straight in the

deep end if experienced. In 2012 we decided enough was enough and the concept of an Academy was born. The romantic notion was that we could recreate an environment that I came into back in 1986, but clearly achieving that in each and every office was just a non starter and we needed consistency, a real structured approach where we could show our identity, values and our ethos with our customers in the forefront of what we were aiming to achieve.
THE NEXT STEP – THE HUB In 2014 the concept of centralising part of our operation to create a first point of contact for new clients and customers who call us came to us, it would be open longer, it would have time for ALL calls, to help, qualify and deliver a competent, consistent approach with the highest level of customer service. THE HUB went live in 2015 following immense planning…
The latest addition is a mentoring programme, where quality time is spent with Academy players as they move from the Hub into the front line. These mentors are there for both the education of the Academic and also to protect our business and our clients' interests. Courses and training are vital whether it's sale and negotiating, photography, conducting viewings and ultimately gaining a qualification to NAEA and ARLA level, these and many more key skills are monitored and reported along the way. The journey no matter where you see your future is exciting and supported here at Bridges, all you have to bring to the party is a strong work ethic, a great attitude, determination to deliver the highest service, a capacity to want to learn and an ability to manage in a fast paced environment, we will do the rest. Q My husband has just accepted a job in Scotland and whilst we are excited we are apprehensive about making the move lock, stock and barrel. If we sell the house and the job doesn’t turn out as planned we will have uprooted the family and would have to buy again back down South. What would be your advice for a very confused wife and mother? Mrs C
A Surprisingly, this is a question that I get
asked a lot. Relocating is always a daunting process whether it be a local move or a move to the other side of the country. If you are relocating for the first time, selling your home and buying a property in Scotland may not be the best thing to do, in some cases, caution may be the sensible approach. Relocating is a big decision for anyone, especially if you have family members moving with you, there are a lot of different emotions and feelings to take into account. It may seem unlikely, but if your husband’s job doesn’t turn out as planned, you might live to regret it. So, taking all of this into consideration, it might be worth considering renting your home for a period of time before you decide to sell, this way it will give you time to work out whether your move is right for you and your family. In addition, renting can provide you with a decent income that you can use to help pay the costs for your new home in Scotland. Today, concerns over job security and raising a deposit are the main obstacles for people buying their own home so you are not alone.
If you are renting out your house in England, you may not be able to afford to buy a house in Scotland, so you will also need to rent a property yourself in Scotland. This also has its advantages, not least because you will then have time to see whether or not you have made the right decision to move. Renting helps you to get an idea of the area you are moving to is, it also gives you the benefit of moving from one area to another to see where you and your family feel most comfortable. But, wherever you are, you need to be aware of all the rules and regulations involved when renting properties and what your obligations are. This is where, as members of ARLA (Association of Residential Letting Agents) the governing body of our industry, Bridges can help you. All of a sudden it is lunchtime and I haven’t even noticed that the morning has run away from me. I do have a weird affliction of saying “Good afternoon” all the way through the morning, and “Good morning” through the afternoon which I’ve never been able to understand but people always tend to laugh at that and it’s a good conversation starter, so I roll with it. I must make sure that I go for my lunch break on time so as not to cause everyone else’s to be late! I’m having another healthy shake for lunch (must keep Emma in the good books)! In the back of the office I catch up with my colleagues from Lettings who are also on their lunch breaks, and get a thorough rundown of how things are going in the Lettings world, usually to a backdrop of some sort of property programme coming out of the TV.
As the afternoon presses on (and I keep greeting everyone with “Good Morning”) I am pleased to see that we have completed dealing with all of the email enquiries from overnight, reassuring me that The Hub really is a well-oiled machine! Midway through we receive a phone call from a client who has locked himself out of his house and is stuck outside in the rain, so we manage to orchestrate one of our Client Managers, Alex, to pop down and let him in with our key which adds a little drama to the afternoon.
he day starts with parking up in the multi-storey car park in Aldershot, where I’m relieved to find the council have just installed brand new parking meters as part of their ongoing improvements to the town centre! This is great news because it means I can pay for the whole week’s parking in one go using contactless – what a great start to the day (I love a bit of efficiency). As I walk over the road to the office, I’m thinking about the town centre improvements and wondering what The Galleries will end up looking like after it’s redeveloped and hoping that it will bring more exciting things to Aldershot! I get to the office, and Emma (our Team Leader) greets me with a smile and a “Good morning Mark!”, and is immediately impressed that I have pre-prepared my healthy breakfast shake! Emma likes to make sure I look after myself and eat healthily, which is a nice little boost for the morning. As I sit down and prepare for the day I’m loading up my emails and see that we’ve had a wave of enquiries overnight from people asking to view properties we are marketing for sale.

As the day is coming to a close and Emma is about to leave, it’s time to review our achievements for the day and make a plan for tomorrow's activities! We come up with a plan for tomorrow to follow up on applicants we haven’t spoken to in a few weeks and see if they’re still looking to buy, then we wrap up for the day.
