Negotiate 1. obtain or bring about by discussion. 2. find a way over or through (an obstacle or difficult route). Typically early (and this hasn’t changed!) I turned up on my first day excited to see my new desk, my own phone and my own personal rolodex which I had seen on the desks when I went for the interview. For the two weeks in-between accepting the job and starting I had dreamt incessantly about this day, phone on my right ear whilst noting down the details of the offer, celebrating the sale with a punch of the air, high fiving my colleagues….Stop Dream. What actually happened was that although I was half an hour early, my new manager was already at her desk preparing for the day, ‘Morning James’ was her greeting as she looked up from her paperwork, ‘If you just want to pop your coat out the back and put the coffees on the other guys will be here shortly for the morning meeting’. Where’s my desk I thought? In flooded the team, chattering away about their final appointments of the night before, some with leather presenters
and others with handfuls of property details, these guys were the real deal, but one thing didn’t escape my attention, by the time everyone was in, I noticed there was not a spare desk in sight, there were more people than desks, who was leaving?
“Did they know? Had I come a day too early? The short answer came at the very start of the morning meeting. I didn’t have a desk.” ‘Guys, this is James, he is our new trainee negotiator, look after him. As you all know you started in the same place, he will be helping you all out with your photocopying, doing your leaflet dropping, getting the keys ready for your appointments, ordering your photos for printing and in return you guys will teach him everything you know, so hopefully in six months to a year he can have a desk of his own, get on the phones and start speaking

Did I just hear that right, I can talk to people, why aren’t you letting me hit the phones day one, I thought (of course I didn’t say it out loud). As the days went by I started to realise why and then began to enjoy the structure of my days, photocopying in the morning, letter dropping at lunchtime and the opportunity to listen to the estate agents in the afternoon, amidst a whole lot of coffee making! What became very apparent very quickly was that in no way was I anywhere near ‘getting on the phone’. Negotiating is not just a conversation, it is a skill and unless you are, like anything, prepared to learn, listen, practice and hone, it is something that you will continue to do very badly. The sad fact is that if you fail at being a good negotiator in estate agency, it doesn’t cost you personally anything at all, just the client and that cost could be thousands of pounds. Now, 23 years later and looking after all of Bridges sales offices and staff I still refer back to my infancy as an agent and use my experiences as a great basis for giving our staff the very best of coaching and mentoring to be the best. In fact, not one person without the correct knowledge or training at Bridges is involved in a client’s negotiation, we believe that nobody works harder for you than Bridges when it comes to negotiating your sale and it is no secret that we have built our success on repeat business from clients that not only have received a great service but have walked away with more money for their property than they believed they would achieve. Since my debut in this fantastic business I have seen many different guises of agents try and take a place in the market professing that there is a unique selling

point to their business, more so recently with the advent of the internet only agents. However there is one thing a website simply cannot do and that is negotiate, once that email has arrived with the offer you simply have the ability to say yes or no.
“No reasoning, no comparisons, no empathy and no timing, how can you possibly negotiate by clicking a No button.” For those estate agency models that leave it to you to negotiate your own price on your own home, remember, the most difficult thing in any negotiation is making sure that you strip it of the emotion and deal with facts. It is wise not to take anything personally. If personalities are left out of it, opportunities are seen more objectively. However it is not just the new entries to the estate agency market that we believe are making mistakes when it comes to negotiation. If you want to know how hard your estate agent is going to negotiate for you see how they negotiate with their own income, the commission charged for negotiating the very best price. If they simply say we normally charge X but we’ll do it for this X, this agent isn’t interested in negotiation and wants a quick agreement at any price and wants to move on, however, if you get an agent that justifies their commission by displaying why they are value for money and
that they will achieve you the very best price which makes your move comfortably affordable, that agent will take their time to select the right buyer who can move at a timescale convenient to you and will make your transaction run smoothly. This agent is confident in their service and believes in the old adage that you do indeed get what you pay for whilst charging a fair commission based on your expectations of their service.
If truth be known I am a little sad that we don’t photocopy details anymore, stick photos onto color details or indeed write our new instructions on the chalkboard in the front window, it was a great grounding for me at such an early stage in my career, but one thing remains, and I still join my guys in this on a regular basis, leaflet dropping! So if you receive a Bridges leaflet through your door, before sticking it on the side to read it later, it may well have been the guy who has been trudging the streets for the last 23 years who put it through your door!!

Q Our flat has 79 years remaining on the lease. Should I extend the term before selling, I have heard it can be quite costly? A Ownership on a leasehold basis gives a right to an occupation and the use of a flat for a lengthy period – that is, the term of the lease. Some leases are granted for as long as 999 years and others as low as 99 years. Whilst a flat may be sold and bought during this period the term does not change but as the years go by the lease will reduce in length and value. This can cause problems when coming to sell or mortgage lenders may not lend if the remaining term is too short. As the lease reduces in years the cost of extending the lease increases significantly particularly true for leases of less than 80 years so if the term of your lease is less than 80 years you should act quickly before it becomes too expensive. If your lease is 90 years or less you should act before it reaches 80 years. Below is a guide of how costs may increase the shorter the length of the lease. “You can approach the landlord at any time to extend the lease but you do not have a right to a lease extension until you have owned the flat for two years and the terms you agree may be less desirable, also the landlord may not be willing to extend.” Under the Leasehold Reform Housing and Urban Development Act 1993 (subject to owning the flat for two years) the leaseholder does have a right to force the landlord to extend the lease and on attractive terms. The flat owner is entitled to an extra 90 years on top of what is remaining and with the whole of the term being at a peppercorn (nil) rent. So, if 75 years are left to go, a new lease of 165 years (90 plus 75) can be granted in substitution for the existing lease, with no rent to pay throughout the whole term. And there should be no difficulty marketing a lease of so many years. This is commonly known as the “formal route” or “Section 42 process”. A seller can get the ball rolling and pass the rights to the purchaser. The secret agent As I am driving into work this morning the sun is shining and the Monday morning rush seems a little more subdued for some reason, it’s amazing what a bit of sunshine does. My thoughts on the drive in focus on my day ahead, it’s a Monday and we all know what Mondays mean in the estate agency world, busy, busy, busy! Saturday is by far our busiest viewing day and with droves of buyers descending on our properties over the weekend, I unlock the office door with the expectancy of a number of offers landing on my desk.
I
am not disappointed! Following two launch days and various other viewings to follow up on, I set the team the task of speaking to every buyer that viewed to find out if they are to proceed with a purchase or are on the lookout for a more suitable property, the perfect chance to get the buyers motivated to get out and view something which may be more for them! In my preparation for a launch day frenzy I make sure all of the team hand out an offer procedure at the event stating we would like offers in with all background information and prospective timescale’s by Monday at midday; I have multiple offers on each property sat in my inbox, but we won’t rest on that and will speak to each and every buyer that viewed.
Conscious of my 2pm valuation, with a lovely couple I have moved twice now, I start preparing the comparable evidence, price guides, and time on market reports. Knowing these clients well, I aim to arrive well-armed ready for the list of questions they have always prepared for me when they sell. The best one being; What do you think the biggest obstacle will be in selling this house?! Love that question, always a difficult one when they present it so nicely. The phones are buzzing in the background whilst I undertake this work and I can hear conversations with offers involved, the sunny day continues! The morning has all but disappeared in a big puff of calls, clients coming in and comparable reports, however the highlight of the morning has to lie in the local window cleaner popping his head in the door exclaiming ‘Spring is on its way!’ Right, time to call my vendors of the launch days, two very different vendors at that. One of these properties is vacant, the vendor has a large portfolio of buy-to-let investments and is looking to dispose of this one, he has seen another opportunity he wants to put his money into. This client doesn’t want to hear too much about these buyers, its all about Price, Position and Speed of the sale – It’s all a numbers game to him, and quite rightly too, the property wasn’t bought with the heart and certainly won’t be sold with it. The other property owners are the polar opposite! A sweet old couple who’ve lived in the house for 56 years,

It’s time for them to downsize to the coast, but their neighbours are like best friends, you can bet they won’t be selling this to a buyer that they haven’t first met or introduced to the neighbours!

Hopefully it doesn’t come to that though, I want them to get the best price.” My 2pm valuation goes exactly as I thought, they are on the move again and having spent thousands on the kitchen, I had to ask them why. A new grandchild in Norwich necessitates the move and although they will be sad to leave this kitchen that has landed out of house and homes magazine, they are looking to spend some quality time with the family. Working from home doesn’t tie them to the area, so why not! They seemed happy with the price and my answer to the aforementioned question and instruct me to market firstly on a low key basis and then with a full launch come March.
“I’ve definitely got buyers for a house like this and make sure they know that, but again, timing will be key here as they are looking to tie up a few loose ends and make the move by June.” Back to HQ, I walked into the office buzzing with activity, the phones haven’t stop ringing for the elderly couples house and we have in hand a number of offers to discuss with the clients! Given my history of speaking to Mr whilst Mrs shouts him instructions of what to say in the background, I decide to pop round for a cup of tea to sit down and discuss the offers and who they would like to choose to sell their home to. Once past Lola (the Jack Russell security guard) we settle down to discuss the offers and having whittled it down to two, it is exactly as I had guessed, they would like to meet both couples, with me, and see if they will look after their house after they have left. It’s a very sweet thought and although I know both buyers are genuinely lovely families, I set to arrange it for the coming week. I am sure both families will be ecstatic they are in with a chance and are probably on their way to buy bow ties and pinafore dresses for the kids!! On the way back I give a call to the investor we are selling for to discuss his offers, he knows the process and agrees with my advice over which buyer to go with, to be fair, it was a bit of a non-contest! The successful offer was from a cash buyer who was prepared to keep the tenant in situ and would not change the terms of the tenancy. The tenants had been lovely when we were showing

We’re always looking for great people to join our team. people round, so I am pleased; and so will they be! I pass this sale onto our sales progression department to process the exchange of contracts, they are all over it from minute one, by the end of the day we have the contract issued so the buyers solicitors can start work right away. My thoughts return to the Neptune kitchen from my 2pm, I rack my brains, 6 months ago I valued a property for a lovely young couple who had just given birth to their first child, ‘a kitchen / breakfast / family room we can live in is our biggest reason for thinking of moving’ they told me at the time. Having spoken to them 4 weeks ago they still hadn’t done anything as they just couldn’t see what they wanted coming on the market, I give them a call. I explain that it’s a low key off market sale until the beginning of March and I have no details of the house, however, I assure them that this ticks every box and if they couldn’t see themselves living in this kitchen, they may as well not move! I urge them to view the property as soon as possible as it may well give them time to instruct us to sell theirs before the full marketing commences in March. They arrange to see it this Saturday, if they don’t buy this I will be very surprised! From pleasure to pain, I receive a message to call back the buyer of a quaint little cottage we are selling in the lanes of North Farnham, they are withdrawing their offer as she has this morning been told she is being made redundant. I pick up the phone to tears as this couple had fallen in love with the dream of living in a pretty cottage, she is devastated but obviously cannot proceed with the purchase. I explain that there is no need to apologise as it’s completely unforeseen and assure her that my vendors will understand, that of which I am sure, my vendors here are a fantastic couple who chose these buyers because they loved the house. There was another offer at the time which although more was not enough to convince the vendors away from selling to the couple that fell in love at the time, however they ask me to revisit this option now it is impossible for them to buy. Great news for my vendors, the guy is still interested and arranges another viewing before pressing the button on his previous offer. I can’t help but feel for the lady that got made redundant halfway through her dream house purchase, but we have to do what’s right by our house sellers. The day draws to a close with the news that we have arranged over 20 viewings today, booked 4 new valuations and have sold another one of our retirement properties in the town. A good day all round and if every day can start with the sunshine we had this morning hopefully the smiles will continue and the market will be the hive of activity we expected at the beginning of the year.
