“This month marks the 26th year of Bridges, which I started on 16th September 1991 in Ash Vale.” Throughout this time, (even when I was the only Bridges employee!) my philosophy has been to support the local community and they will support you in return. I still find it disturbing that some other agents still don’t. In 2016 our School Sponsorship hit record levels for us with no less than 51 local schools receiving some kind of sponsorship. It is perhaps our proudest record. Our ongoing sponsorship of the Phyllis Tuckwell hospice also delights me. The hospice was fantastic with help for my Father during his last days a couple of years ago and is something I will never forget. The way the Bridges teams have thrown themselves in to the 10 Peaks Challenges, the Surrey/ London Bike ride, parachute jumps, a ‘strictly come dancing’ challenge and many other challenges in order to help the hospice has been very humbling. We have recently agreed to extend our sponsorship of Aldershot Town FC until 2020 as we admire the community work they get involved in since Chairman Shahid Azeem took control. Under his stewardship we have watched the club go from administration, where it was when we first became club sponsors to Top of League after a 6-0 win at the weekend as I write this column! Our company presence belies our size, with some thinking we are a national company, and we know our community efforts are unmatched by our competitors in this area. I hope we can continue to play our part in funding some great events and organisations for many more years to come. Aldershot Town F.C. This month we have agreed to extend our sponsorship of Aldershot Town FC for another 2 years, taking our commitment into 2020 and making us the longest serving sponsor in the history of the club. To think that the club have gone from administration to top of the table in that time fills us with pride. A lot of our decision to continue sponsorship was driven by what we see as similar commitment from the Club Chairman, Shahid Azeem, a philanthropist if I ever met one! His commitment to local charities, including sleeping outside for the Step by Step charity every year along with the Shots Trust and other charitable events he embraces makes him a great role model for us. Under Shahid’s leadership Aldershot Town FC have won the Inspire Business Award for Business in the Community, in 2014 and 2016, and in 2015 won the National League’s Respect Campaign Award, its something I hope all fans are aware of. On the community section of the shots website you can see a list of some of the achievements. For our part we love working with Shahid, Mark Butler, Steve Gibbs and all the committed staff at Aldershot. The new Shots Foundation, launched this season, aims to promote active and healthy lifestyles, and allow as many people as possible to play football regardless of age, ability or circumstances. Working with Rushmoor residents who live in some of the most disadvantaged areas in the UK, the Foundation will seek to improve standards in education, health and mental wellbeing. We feel privileged to be associated with such a fantastic Club and there is no doubt we have a similar outlook and winning mentality as each other! After all, we are here to serve our community - not the community to serve us!

Gambia football shirts Bridges continued support of a local Grass Roots youth football club has taken them to Gambia. Credit goes to the efforts of Darryl Taylor who has been the Chairman of Hart FC in Fleet since 2008. Darryl has forged a unique relationship in Gambia following his visit last year with All Saints School resulting in Hart FC Academy, Soma being established. The immense support of kit, boots and other football equipment donated from the club and families in the Fleet community has made such a difference to the kids in Gambia pictured in a strip sponsored by Bridges! There have been many changes in buy to let mortgage criteria over the last 12 – 18 months. This high demand, which has been accompanied by a consistent lack of supply over recent years has the effect of underpinning property values in varying and sometimes uncertain marketplaces. The main word associated with Brexit is uncertainty and I do not doubt that this has had an influence on some potential buyers decision making process as to when they would look to purchase, leading to some degree of sitting on the fence. However, the message we are giving to buyers is one of a reminder that mortgage rates are still the lowest ever recorded, meaning

you CAN be certain of obtaining a fantastic fixed rate for up to 10 years, giving peace of mind on monthly repayments. I am personally certain that the appeal of our schools, hospital and commuter links will continue to give a supply and demand issue meaning a property purchase in the Frimley area will still be a sound long term investment in addition to generally being a nice place to live and bring up a family. Having said this whilst buyers are taking longer in making up their mind as to when and which one to buy the market has slowed down slightly in terms of the speed at which properties are selling. Taking this into account what I am also certain of is that potential sellers need to instruct an agent who has a sales team to proactively SELL their property, incentivise staff to encourage viewings and use local knowledge and expertise to advise buyers why a particular property could be their next home and not to purely list a property and hope for the best. Favourite pub?

The biggest mistake people make is not using Bridges! Also a lot of sellers expect it will be easy to sell whereas there can be many bumps in the road in a property transaction so be prepared and allow extra time- most people leave moving until they are under pressure.

The Hampshire Arms in Crondall as it`s my local, good food, good vibes and really nice people. It`s a proper pub as everyone is welcome including my dog.

What’s the best thing about being an Estate Agent?

I love it. It`s a people business so it`s always varied, no two days are the same.

What three tips would you give someone looking to become an Estate Agent?

It`s not easy to be exceptional so work hard with good people, be honest and always try your best. The more people you are talking to the more you know. What advice do you give families when buying?

You`ll need to make some compromises so remind yourself of the main motivation for your move and get the ball rolling as soon as possible rather than waiting until you have run out of space and put yourself under pressure. What should a property investor know about today’s market?

Make an investment on property and you cannot go wrong in the long term and this area is a great bet with high employment and high demand from tenants.
