Priorities
Before you start, think very hard about your priorities. Inevitably there will be compromises, so go in knowing what you really want. Whether it’s proximity to the nearest train or bus, or having some outdoor space, make a list of the must-haves. After you’ve viewed a few properties you might have to revisit the list if it’s proving unrealistic, but try not to lose focus, or it is easy to be swayed or to dither.
Budget
Once you have worked out what you can afford, stick to it! Estate Agents might show you some properties just above your limit but no matter how much money you have, it always seems your dream home is just that little bit more. Remind yourself
or refurbished property that needs no work. But most people will update the décor of the place they buy. Remember that you won’t have to live with the taste or personal effects of the current owner, and that a fresh coat of paint is cheap and easy and can make a huge difference. If you think you’ll give the rooms a lick of paint, replace the carpet, curtains, or kitchen, make sure you can afford to do so.
Go more than once
Don’t be afraid to go back! Try to make sure you visit at different times of day, even if it’s just to the street outside. You’ll want to know whether the bar opposite is noisy at night, or whether the street is a rat run in the rush hour. And it’s important to visit the inside of the property in daylight hours, to see whether it’s bright or gloomy.

that if things go wrong when you are already stretched you could end up losing your property. With wriggle room, you will have more money to spend on furnishings, or holidays, or to tide you over if you should lose your job. Remember that things usually end up costing more than you think, not less! (And don’t forget to include extras like stamp duty, survey costs and legal fees.)
Finance
Once you have decided what you can afford, sort out your mortgage in principle. Speak to one of Bridges partner financial advisors to get you the best deal. If you are going to need help eg from your parents, talk to them in plenty of time to find out what arrangements they would be comfortable with.
Research the area

Find out as much about the area you are looking in as you can. This can save you a lot of time going to viewings for properties that turn out to be too far from transport, too close to the main road or outside the catchment area of a particular school.
Take a friend
When viewing it helps to take someone with you who will notice or remember different things and can talk over your concerns or curb your enthusiasm.
Ask questions
Some of your questions will be answered later, for instance which fixtures and fittings are included, but if these details are material to your decision, ask them up front. It’s a good idea to have a list of questions to ask because it’s easy to forget.

“Is there a service charge? What is parking like round here? What heating system do you have? What are the neighbours like? Is it a conservation area? How often is the rubbish collected? Is high speed broadband available?“
If you have a list, you can ask the same questions in every property, and jotting down the answers can then provide you with a systematic way of evaluating the pros and cons of each if they all start to blur.
Try not to be too emotional
Easier said than done, of course, if you fall in love with a particular property, but it’s best to remain calm and rational, especially when negotiating the price. Don’t be too influenced by the superficial: remember, a bit of DIY can change the appearance of the place, but nothing can move it nearer the railway station. You are going to have to live with your decision for a long time, so try not to rush into anything.

How long have you been in the property industry?
I have been working as an Estate Agent for just shy of 20 years and started as a young trainee, now consulting as an NAEA qualified agent. What areas have you worked in?
I started my career in Guildford and have worked in the surrounding towns and villages and also worked in Shepperton and Epsom.
The biggest mistake by most vendors is trying to find a property to move to before selling their own. Falling in love with a potential purchase property before selling puts the seller under huge pressure and will certainly have financial implications. It leaves them in a situation whereby they have little to offer the owner in terms of definable timescales, meaning only a high offer might tempt the owner into selling it to them. It also means that due to the speed they need to sell their own home, they must tempt a potential buyer onto the scene sooner rather than later, probably meaning they will have to agree an offer below market value. What’s the best thing about being an Estate Agent?
Most transactions run into some kind of dilemma, sometimes minor and sometimes more problematic. There is no greater satisfaction than overcoming these issues, navigating through several weeks of legal work and then finally handing the keys over to the new owner. What three tips would you give someone looking to become an Estate Agent?
Be prepared to work very hard. Don’t take setbacks personally and always remain professional, competent and remember it’s all about the client and not you.

What advice do you give families when buying?
Always make sure every member of the family has seen their potential new home. The kids, no matter how old or young, should feel part of their new life ahead. Get them to pick their bedrooms and decide on a new colour scheme, and then they will be as excited as the parents. What should a property investor know about today’s market?
Investors should be aware that although stamp duty has made the figures harder to work, most sellers are keen to be talking to cash rich buyers with no chain. Also rental prices are holding firm and in some areas increasing again. Has the market changed much in the last five to ten years?
The market has changed considerably over the last 5-10 years. Mostly, this will be all about information. Most questions and information can be found easily online by sellers and buyers alike. This has mostly impacted overpricing and overpaying. A bad agent is aware that overvaluing helps secure business when they are on the back foot or up against a market leading agent such as Bridges. Most owners can see through this now, and this gives buyers confidence when offering. The online agent has had very little impact. Although headlining regularly, the general public certainly see value in a local agent who offers good local experience, attentiveness and can act as a guide through what can be a very stressful time. Why would you recommend your office?

his step by step guide will take you through the processes involved in letting your property. Our main aim is to ensure that our landlords are not exposed to void rental periods as these can eat into their returns. Daniel Pockett, Lettings Director

7. Review tenants references
Safety First – If there are any gas appliances in the property you will need a Gas Safety Certificate. You should also have a full wiring check carried out every five years as well as PAT testing any appliances you are leaving on an annual basis. If you are leaving any furnishings you will need to consider the Furniture and Furnishings (Fire Safety) amendment Regulations 1993 and ensure you comply. A Fire Safety Risk assessment should be conducted and we would always advise that the property has smoke alarms and a carbon monoxide alarm. We can organise all of this for you as part of your managed letting agreement with us.
As soon as a tenancy offer has been agreed and the tenants have paid the referencing and administration fees, the file will be passed to our move coordinator who will be responsible for carrying out the referencing process. When this has been completed you will be sent a copy of the reference conclusion and we will need your instructions to proceed to the next stage of the tenancy, which is to collect the first month’s rent as well as the deposit.
5. Marketing your property Our client manager will begin the process of finding the right tenant for the property by preparing the details which will include professional photographs, a description of what’s on offer and a floor plan. Your property will feature in our popular GU Magazine which is delivered to 80,000 local households and busineses. We will also upload the details to our website as well as the best performing web portals. All of the viewings will be accompanied by our highly trained lettings staff who will provide you with feedback along the way. We will need clear instructions from you regarding the type of tenant you are looking for and this process will be carried out in accordance with these instructions, i.e. will you consider pets?

6. Receiving and agreeing a rental offer
As soon as we receive an offer we will communicate all of the details to you including background information on the tenant, how long they intend to stay and any other factor that could influence your decision one way or the other. We will always aim to get you the best possible rental price and if we have any concerns regarding the proposed tenant we will clearly highlight these for you.
1. Rental appraisal Our client managers are well placed to carry out this rental appraisal and will take into account the many factors that could affect your rental income. We understand that you will be looking to let your property at the best possible price to the best available tenant in the shortest time possible. In most cases we will achieve the full quoted asking price for our rental properties.
2. Decide which services you require One of our client managers will talk through your personal circumstances and give you guidance to help you make an informed decision on the right service level. You should consider the fact that lots of tenants and, in particular, corporate tenants, look for fully managed properties.
3. Work on presentation
First impressions count, so where possible, we would recommend you keep your property clean, neutrally decorated and clutter free. Any outstanding maintenance should be taken care of at this stage.

8. The tenancy agreement Once we have received the tenant’s monies we will prepare the tenancy agreement and all of the supporting documents. The tenancy agreement will be emailed to you for your approval. Your tenant’s deposit will be registered with the TDS and we will send a copy of the certificate to yourself as well as the tenant. We will arrange for the tenant to come into our office to sign all of the paperwork and, to save you any inconvenience, we will sign on your behalf.
9. Inventory and condition report When the rental property is fully prepared for the commencement of the tenancy we will organise for an independent inventory company to prepare an inventory and condition report. The founder of eviction specialist Landlord Action and

here is never a dull day in my role as Senior Client Manager working for Bridges, today is no exception to this, it’s the last Friday of the month, I get up exceptionally early today knowing I have a full on day of viewings, tying up offers and valuations.

We also have a viewing on our next property in the chain today at midday so one way or another we are hopeful of a sale being agreed. Due to our diary commitments we have opted for my fellow Senior Client Manager to carry out the morning’s appointments and valuations whilst I crack on making calls and following up viewings, chasing for offers and making sure all our clients are updated prior to what is going to be a full on Saturday.

“I go out at 11:30 to start my run of viewings with a lady who is an artist in her spare time, she also plays the piano so needs a property that will accommodate that, a garden is essential as she has a much loved 10 year tabby cat called Philomena, she has been living in rented in Guildford, she is keen to get on the property ladder as she has been renting for over 5 years.” Lo and behold the last of the 4 viewings is not what she expects however as the owner has a cat flap and you can hear the neighbour who happens to be a music teacher playing her piano she instantly likes it, the owner’s taste in Matisse paintings just helps to see her in the property. As we part I head off to my next appointment in North Camp. As I sit in the car waiting for the client to turn up I check my emails and see one which puts a massive smile on my face, my colleague has taken an offer on the property at the bottom of chain we have been hoping to agree a sale on, it’s from a cash buyer! Anxious to get stuck in I call the person I’m waiting for he is sitting in a car waiting for me and as am I, it is still raining!

It’s now way past lunchtime, my tummy is rumbling so I make a quick cup of soup, whilst I have been out, my colleague has returned from his run of valuations, he has managed to tie up the offer from the cash buyer, the owner of that property is wanting to ensure the house in Empress Ward is secured. I call our owner and give her the great news just 5 days prior we had no buyer and no complete chain.
“I call the lady at the top of chain, she is so happy that we have agreed the closed chain again and more importantly all parties want to exchange contracts within 28 days, as I put down the phone my colleague and I high five each other, not only is this great news for 3 of our Bridges Clients its also great news for our office as we are now officially ahead on sales agreed than any of our other branches.” As the day draws to a close, I have two more viewings to attend, the second property being the most memorable as having only carried out viewings in the daylight I struggle to find the light switches, my trusty torch comes into play and I manage to work out which light switch works what.
