If you are reading this newspaper you will know by now that Bridges have always remained innovative and fresh with our marketing. The stamp duty exemption on properties under £300,000 for first time buyers has seen registrations to buy property with Bridges come in their droves and, whilst there is a lot of choice out there in the market, we are certainly seeing some firm decisions made to purchase which, in turn, has started to fuel the market further up the price brackets. Mistakes When Selling Your Home

S

elling a property can be a stressful time for anyone. It takes a great deal of your time and effort, so it’s natural for home owners to want the process to end with the best possible outcome. Everyone naturally has the ultimate goal of seeing their property sell quickly and at the best possible price. Yet, in some cases, properties can sit on the property market for months with little to show for the time and effort. This may be due to the agent instructed and/or in some cases partially due to common mistakes on the part of the seller themselves!

There are many factors that go into a successful sale, including the estate agent you choose to work with and the marketing strategy put in place to achieve the sale based on your motivation and timescales. You can improve your chances of avoiding typical mistakes by working with a very proactive, highly recommended and experienced agent. Here we look at some of the common pitfalls below, so with our help you can maximise the price of your home and sell your property in the best possible time.

Mistake 1: Selling Your Home Yourself Some sellers choose to sell their own home, hoping to save the fees associated with an estate agent. Yet this can end up being a costly mistake. Without the research that an agent can provide, it may be difficult to know where to begin. Selling your home alone could end up costing you more than if you instruct an agent if you don’t know what you’re doing.

Mistake 2: Instructing the Wrong Estate Agent Another mistake is to stay with an agent who is not delivering upon their initial promises. If you instruct an estate agent who doesn’t have your best interests at heart it could seriously affect your sale. The wrong estate agent might give you bad pricing advice, pursue a limited marketing campaign, or waste time with buyers who are less than serious. It’s worth taking the time to compare your options and find a good estate agent to work with. Our advice at Bridges would be to have a drive around the area and see who has the most sold boards, research which agent sells the most property of your type, ask your friends who they would recommend and look at some reviews based on the experience of previous clients.

Mistake 3: Overpricing Your Property Setting the sale price too high on your property can reduce the number of interested buyers. A good estate agent will be able to use their experience and knowledge of the current local market to help you agree an appropriate price for your property for the market place you are in.

Mistake 4: Not Preparing Your Property to Sell Although it may seem fairly obvious, some home sellers fail to put a bit of time and effort into their home before putting it onto the market. Purchasers are buying a lifestyle not just a property, so failing to prepare your home for sale can reduce buyer interest and even lead to disappointment when they see your home. It’s best to take a bit of time to get rid of clutter, tidy and stage your house to make it look its best for viewings.

Mistake 5: Not Advertising Your House Effectively Marketing is very important when it comes to selling a home. You could have the most perfect property in the area but if no one knows about it you won’t attract any buyers. Use a variety of advertising methods to help entice buyers, including signage outside your home, an active agent on the telephone, comprehensive sales particulars, mail outs, word of mouth, advertising, internet listings and above all THIS, the Bridges Property Paper.

Mistake 6: Going too Far The reason why it’s important to talk to Bridges before you do any work to your home is that if you go overboard with renovations you could eventually lose money. Spending too much could be detrimental and you may never recoup

this investment. If your upgrades go above and beyond comparable properties in your area, buyers may not be able to afford your higher price which is why it’s a good idea to deal with a local agent to derive your advice.

Mistake 7: Not Being Adaptable It’s normal in this day and age to have some preconceived idea of how your sales process will go. Yet, because you are trying to reach out to a wide range of potential buyers, you will need to employ some form of flexibility to seal a sale. This could be arranging easy access for your estate agent at any time of the day. It could also include being open when you are looking at offers. Mistake 8: Thinking the Internet Does It All To appeal to the widest audience, you will need to use innovative marketing methods coupled with traditional customer contact to give you a better chance of selling. Mistake 9: Not Reading the Solicitor's Paperwork Having gone through the process of preparing, marketing, and having viewings on your home, you may think you’re in the home straight of the sale and become a little lackadaisical. Selling a house can be a little process led on the financial and legal side of it. Some home sellers may not worry about reading all of the small print on their contract of sale. However, this can be one of the worst mistakes to make. After you’ve signed this legal document you are bound by all of its terms and conditions. Without meaning to, you could agree to the cost of additional repairs or include furniture you didn’t mean to. Be sure that you read through the full contract thoroughly, going through it with your solicitor before you sign anything.

Mistake 10: Ignoring Maintenance Issues Along with staging and tidying your house, you must also prepare it by repairing basic problems. Realistically, most buyers are not looking for a property that they will need to renovate. Instead, they are looking for a property that is ready to move into immediately. If your home has a leaky roof, broken guttering and holes in the doors, you will probably frighten away most buyers. It’s better to spend a bit of money to make repairs before the sale, in order to increase buyer interest and present the property in tiptop shape. Investing in small refurbishments can also be used as a point of interest when you are selling your house. Before you go too crazy though, it’s best to consult with your local branch of Bridges.

A day in the life of a Bridges Property Manager

W

akey wakey rise and shine… an average day in the life of Anna involves a lot of hard work, learning, positive vibes, humour and most importantly satisfaction.

On my daily route to the office, I embrace and enjoy the fresh chill of the morning air, with the sun shining on me knowing that today is going to be a good day. It’s cold outside and in my true style I am rocking the eskimo look. As I step into the office, I prepare myself to start my action packed and busy day. Greeting my lovely team, catching up over the previous day's events and success stories, I switch my computer on ready to tackle the days challenges ahead, but first things first, its tea o’clock.

I can tell you it is very interesting being a property manager and I can say I have sure seen a lot of interesting and sometimes strange things over the past 6 years of doing this job. I will however save these tales for another day as I could probably fill up a book!! Back to the office and for one of my favourite times of the day, lunch time. Today’s menu includes left over chilli from last night’s dinner with a cheeky side salad, yummy. Now time to get back to the hustle and bustle and to tackle some more emails. Looking through my emails and RESULT, after several negotiations and using my past experiences, I have agreed a deposit return between a Tenant and Landlord where both clients are happy with the deductions. A great outcome whereby all parties are pleased at avoiding disputing services and possible court actions.

Now fully prepared with a cuppa and systems up and running, its time to get down to business. First email is from a very happy Landlord, accepting a quote for extensive repair works, great news! Several quote options and information required by the Landlord had been provided, to enable the most cost effective and best decision for their property and tenants. Now time to inform the Tenants with a delightful phone call that their brand new heating system has been approved by their Landlord and that it's booked in for later that very week, making the Tenants day. I can’t believe it is now almost 10.30am already, time for the next adventure and to go out into the big wide world. On today’s schedule I have four property visits booked in. Got the radio on for a little sing song during the car journey. Time to check my Tenants are happy, check our Landlord’s properties are in good condition and to get any maintenance issues addressed. I get a lot of satisfaction working hard to get all issues resolved, going out to see the properties and meet happy Tenants, knowing I have dealt with all the issues reported.

After sharing my good news with my colleagues, my phone rings! A Landlord who is looking for advice and asking general questions. One of my favourite sort of calls. Q I am looking at purchasing a buy to let, what type of property would be best to purchase, a flat, a house, how many bedrooms would you say would rent best? Mrs B, Farnham

A This is a frequently asked question by

all investment buyers. Firstly it will depend on what budget you have to spend and what you want out of your investment. Fortunately for any investment buyer the market in the local area is extremely buoyant with strong demand for all property types ranging from studio apartments to detached houses.

If your budget is such that the affordability restricts your buying power to the lower end of the market then rest assured you could purchase a property that will not only potentially offer a higher percentage on the annual yield, but also a good monthly cash flow than a property at the upper end of the market. This would suit the investment buyer that is looking for a decent return to help fund their pension plans or perhaps are looking to purchase a future property for their children that they can look to rent in the interim. Properties at this end of the market will normally be a ‘studio’ or a purpose built one or two bedroom apartment that always prove popular due to Tenant’s affordability. Location as always plays a key part in attracting the right Tenant so properties located in a town centre location are popular with commuters. These property types are always in demand and will appeal more often to first time renters or single professionals.

If your budget allows you to purchase at the middle to higher end of the market then potentially you will benefit not only from a good annual yield and monthly income, but your capital growth on the property is likely to be higher in future years. Houses in the local area are also in strong demand but are less frequent to the market and will appeal to a different type of clientele. Depending on what accommodation the property offers, the Tenants are more likely to be couples, or young families that more often prove to be longer term tenancies due to circumstances and requirements, such as schooling, parking, garden, storage etc. Condition of the property is another consideration. Ideally you want to find a property that is in good condition to minimise having to incur further expense, however, don’t rule out properties that need a little TLC providing you buy at the right price. How the property is presented and offered will reflect in the type of Tenant your property will appeal to and help increase the longevity of tenancy. Q My neighbour has applied for planning permission to build another house on the side of theirs. Would this mean that my house would no longer be classed as a semi detached and would now be an ‘end of terrace’ and how would this affect the value? Mr K, Farnborough

A Certainly on the face of it,

this might be perceived as a massive problem, both financially and to a degree the perceived lifestyle changes. Certainly some points to consider would be the initial disruption the actual build will create and potentially a reduction in parking if you are currently parking on the road. I think that although the disruption initially can be frustrating, after the new dwelling is built it can enhance the road and even add value. Consider the fact the original semi detached property that has been built onto, could have been in a poor state, and after the build, the road and the overall look has been improved from the build. From experience those that objected to the neighbour's plans and failed to have their objection upheld, have not seen the long term concerns come to fruition in the way they had first feared. The difference between an end of terrace and a semi detached property in terms of value is more perception than rational. Effectively they both fit under the banner of a property attached on one side. Perhaps something to consider when contemplating differing values could be the general housing stock in that particular road as it could be argued that a road filled with semi detached houses might be a more attractive scenario than a road of terrace blocks. But like for like there is very little difference.

So to summarise, bearing in mind that the value of your home could be affected favourably or adversely, it would be my advice to look at the future rather than the now and if you are unsure to call an expert at your local Bridges office. It is the remit of most councils now to provide more housing, so rather than object, it may be more prudent to negotiate with the builder and have any concerns you have compensated for, again something we can help with. ar sharing to work this morning with my team mate Paula, it’s our regular early Wednesday morning inspirational company meeting with my Managing Director of Sales! En route we catch up on the previous day’s events and have a giggle about one of Alex’s jokes, he has the best delivery so it does not seem to work quite so well when we retell them.

We arrive at work to find many of the client managers and sales support team already in, making coffee and preparing for the meeting. It’s always nice to see all the team together, I like to get there early to see my client managers that work in other offices before the meeting starts and go over anything they would like me to do or things that I need from them. James, the Managing Director of Sales, takes his place and we all gather round for his weekly update on the current market and company news. James always gives little gems of information to take away from the meeting to make sure that the client managers are prepared for the week and able to deliver the very best service to our clients.

When the meeting is finished the first thing I do is check my emails and see if anything urgent has come in. I can see that one of my vendors has approved their property details for marketing to commence, I’m not surprised, it is a lovely home that the vendors have taken great pride in and the details looked great. I send this over to our Hub to give the final check, we always want to present properties to the market perfectly, they are our vendors' pride and joy and deserve to be delivered as such. When Emma in the Hub has made sure we have everything we need to market, the details are sent to the property portals, website and to our huge database of applicants looking to purchase. So, now that I have checked my emails and dealt with the urgent things that have come in overnight and this morning I can now turn my attention to typing up the minutes from this morning’s meeting and collating the weekly figures to distribute to the attendees. James does cover a lot in his meeting so this can certainly take some time! Our Farnham office are refreshing their full window display today, something all our offices do regularly, so they have sent me an order for some new window cards with details of homes

they have taken onto the market more recently, to replace the ones that have now been sold. I create these using our bespoke template and send them off to the printers to make sure that we have them as soon as possible. I reminisce to my first home, £89,950! If only I knew then what I know now. I am based in the very busy Aldershot office so there is always a lot going on with the phones ringing and clients popping in, often just a chat as they are passing. We have just had a lovely young couple come in to collect the keys on their first home, they were very excited which is always a delight to see. After lunch there are quite a few details to be issued to sellers for their approval and some more properties to launch onto the marketing portals. I have also been notified by our sales progressor of a couple of sales that need to be logged onto the sales ledger, always good news! "All six of our sales offices need some leaflets made up by the end of the week, they always want to be out on the streets dropping these through doors to see if there is anyone thinking of moving. I make a start on these, ensuring that they are going to be ready in the offices for distribution on Monday." It’s almost the end of the day and I have just received a call from Dale in our Fleet office asking if I could help there tomorrow as they have back to back appointments and could do with an extra pair of hands covering the phones. I love this part of my job, getting out to the other branches and working with the entire Bridges team helps to build the rapport that is essential to continue to deliver excellent customer service to all our lovely Bridges clients.
