Cycle every mountain! Dom Barnes recently cycled up the famous Mont Ventoux in France not once but three times. To qualify as a member of "Club des Cingles du Ventoux" the challenger must ascend "the giant of Provence" by all three tarmac roads in one day, a total ascent of over 4,400 metres and 137 km! "This was a fantastic challenge which started in the town of Bedoin at 6am and took approx. 7.5 hours to complete, the weather was kind to me and I had a wonderful and very memorable experience and my knees certainly knew about it afterwards! "

They say it is a sign of getting older when the years seem to rush by. This year marks the 27th year of Bridges, which I started on 16th September 1991 in Ash Vale!

T

hroughout the last 27 years, (even when I was the only Bridges employee!) my philosophy has been to support the local community and they will support you in return. I still find it disturbing that some other agents still don’t!

In 2017 our School Sponsorship hit record levels for us with no less than 51 local schools receiving some kind of sponsorship. It is perhaps our proudest record. Our ongoing sponsorship of the Phyllis Tuckwell Hospice also delights me. The hospice was fantastic with help for my Father during his last days a couple of years ago and is something I will never forget. The way the Bridges teams have thrown themselves in to the 10 Peaks Challenges, the Surrey/ London Bike ride, parachute jumps, a ‘strictly come dancing’ challenge and many other challenges in order to help the hospice has been very humbling. In 2017 we agreed to extend our sponsorship of Aldershot Town FC until 2020 as we admire the community work they get involved in since Chairman Shahid Azeem took control. his stewardship we have watched the club go from administration, where it was when we first became club sponsors to Top of League after a 6-0 win at the weekend as I write this column! Our company presence belies our size, with some thinking we are a national company, and we know our community efforts are unmatched by our competitors in this area. I hope we can continue to play our part in funding some great events and organisations for many more years to come.

e initially decided to sell our house in April with an online estate agent due to the lower commission fees. We chose one and instructed them to put our property on the market. This worked well as after organising an open house in May, we had an offer which we accepted and the sale progressed. After a month, it transpired that the buyers would not be able to secure their mortgage and the sale fell through. Our property was re-marketed towards the end of June, but despite some interest and a new offer, none of the potential buyers were in a position to proceed, having properties of their own that had yet to be put on sale. By the beginning of September, after two months of inactivity, we decided to bring a traditional estate agent on board to get things moving. We had discovered that not only does the online agent not have a database of clients but they also don’t make any phone calls to generate any interest, insisting that the online advert sells itself. Having considered several local

Q My fiancé and I have now saved £20,000 deposit for our first home, having looked online there are so many options out there, what would be your advice on a home we intend to stay in for 5 years maximum? Miss O G, Aldershot

A From a financial planning perspective, affordability is the

most important thing to consider before you start looking. Calculate what you can comfortably afford from your disposable income and go from there. The next thing to consider is whether your £20,000 has to cover associated fees such as stamp duty and legal fees. If we assume that £20k has to cover fees as well as a deposit (and if you can afford it), you could look up to £300k on the open market and perhaps more if purchasing a new build property using the Government backed Help to Buy scheme. However, if this is definitely a shorter

term property which you only plan to stay in for a maximum of 5 years, it may be worth considering a cheaper property rather than one that it as the top end of your budget (i.e. considering a different area, less bedrooms or a flat rather than a house). As long as you can see yourself being happy at the property in the short term, adopting this approach could get you on to the property ladder so you can start building some equity and by keeping your monthly payments as low as possible, you can also continue saving money for the future when you look to move onwards and upwards. With rates on an upward trend, it may also be worth considering a 5 year fixed mortgage. Although these tend to be higher than 2 or 3 year fixed rates, it will provide you with stability of payments over a 5 year plan so you know where you stand financially. A First things first let’s look at the

obvious, from the 4 viewings already taken place what has been the feedback if any? This can be helpful, there may be a consistent theme, for example: “The house feels quite dark internally”. If we address the root of the objection first then, we can overcome that in the future, the house may be too dark for a number of reasons, a quick fix: Try brighter light bulbs, or trimming down a large hedge or bush obscuring a window, it’s amazing how different a property is with some tweaking. Of course this will only help with future viewings not ones that have already happened. At Bridges we go back through old feedback and also old offers to see if there is any more room for negotiation it’s surprising what can be put together by just doing this alone. If the feedback doesn’t give us any clues then my next avenue is to look at the quality of the advert itself, have the photos been taken using decent equipment with thought as to the composition of the

picture, the saying of “a picture paints a thousand words” has just as much meaning when selling your home. I get a chance to review statistics generated from websites we use, it's interesting to see that the properties we are marketing with the nicest photos and more variety get the most online traffic. I would change all the photos internally, externally checked the floorplan is correct and of course the actual write up. Is it punchy? Does it sell the SIZZLE and not the sausage! Do you have a for sale sign? If not, why not? By your own admission you’ve seen we have more boards! If you have seen them, then a potential buyer will too. We take a lot of initial enquires from boards, you would be surprised how many sales this generates. Mind you it’s all well and good having a board, however if it goes through to a call centre which is only open 9-5pm and not at weekends, then it’s a missed opportunity, at Bridges we are open until late and 7 days a week and our calls go through to our central HUB with dedicated knowledgeable staff who are able to take enquires and book viewings. the young couple and advise him of this, ‘pull your finger out’ I say jokingly as I ask them to sign their contract, send it back by recorded delivery and speak to their solicitor to organise getting the deposit in their client accound post haste! We then discuss completion dates that would work for them and I advise them to let their solicitor know this too. I then call our client selling the property and advise them where we are and discuss the proposed completion date with them. They are also happy with this date and I ask them to let their solicitor know, today if possible, I am crossing my fingers! I call Mrs. Humphreys before she calls me and advise that the solicitors are working on my idea but no further news yet. She is going to work at 3pm and is worried that she won’t exchange contracts by then, its 12.40pm now so I have a challenge on my hands! ‘Everyone is doing everything they can to make this happen’ I exclaim, ‘You are! It’s the rest of them!’ I hear shortly before she puts the phone down, got to love her! It is now 1pm and solicitors are closed for lunch so I catch up with all of my paperwork that needs to be sent at the beginning of the transaction. I speak to all of the sellers and buyers from the days sales and confirm their names and addresses, check their solicitor details and confirm their mortgage broker details. I then discuss timescales and whether there is anything that I need to know, for example a 28 day exchange required as a New Build involved or my children must be in the school in Taunton by the 19th February. It is always to best to know the exact timescales we are working to before embarking on a sale or purchase, that way plans can be made!

s I walk from the car park to the office, a plethora of amber and brown leaves litter the floor in the crisp morning air and it reminds me that this has always been my favourite time of the year! The warm cup of coffee as I enter the office is a welcome sight as I have a feeling today is going to be one filled to the brim of solving conundrums and guiding our army of sellers towards their anticipated move. Just as we are finishing the morning meeting the familiar tone of my direct line shrills in the office and the number on the screen flashes up that it's Mrs. Humphreys, now I know I am not supposed to have any but she is one of my favourite clients! Direct to the point, doesn’t mince her words and she knows what she wants, this morning she wants to exchange contracts! Now let me tell you a little about her chain, 5 properties, 3 counties, 4 estate agents, 10 solicitors and little old me in control of the whole lot!! “Morning Nikki, what's the plan?” Direct as expected! To this and without hesitation “Morning Mrs Humphreys, do you know what? I sat at home last night contemplating how this can be resolved and I think I have a solution, let me speak to the solicitors involved and I will come back to you.” The chain has been quite complex and we had to replace the buyer at the bottom, we got him ready to buy in three and a half weeks and released the contracts to exchange. In between talking to the solicitors involved I receive two further calls, one to book a survey and one a buyer wanting to revisit the property he is buying. I book both of these in. I then manage to speak to all the solicitors involved and they are happy to put my plan into place. I can’t believe it is 11am already and I look at the files I have in my follow up. I always start at the bottom and work upwards. The first file is an early sale so I call the buyers solicitor to make sure the buyer has paid for their searches and ask if they have received the draft contracts yet? The solicitor advises this has been done so I call the seller to let them know. Contact is key from the very outset so my first time seller, Mr Kinsbury is very grateful of the update The next file is quite advanced and my buyers, a young couple moving out of London are desperate to be in for Christmas as they have young children and want them to be settled. I call the solicitor who is acting for them and straight away they tell me they are waiting for is the signed contracts and the deposit, on the ball , I like it! Immediately I call Ollie, the husband of

As I continue working through my follow ups my mind is whirring solving bits and pieces from all of the files I look after. Sometimes I think my mind works like a fruit machine with all of the wheels turning before all the cherries come into line and I have the simplest solutions all laid out! 20 follow ups down 14 to go. With each case I get updates from both sets of lawyers and speak to both the seller and buyer of every property transaction, If I call them and they are not available I always leave a detailed voicemail and then follow it up with an email. Better to be thorough I always think. It is now 3.05pm, Mrs Humprheys will be at work now, and the call I have been waiting for since 08.30am this morning! Mrs Humphreys has exchanged contracts on both her sale and her purchase, hurrah!! News like this not only makes my day rewarding and worthwhile but my month, my year, my decade. For the 20 years I have been in estate agency it's always the days like this that live long in my memory, the day you hear the clients joy at having reached a big milestone in such a monumentous part of their life. Unfortunately Mrs Humphreys is at work so I can't call her but speak to the rest of the chain who are ecstatic! I continue with my follow ups and notice it is now 5:45pm and decide I have had an eventful and productive day so turn off my computer and head home. I receive an email on my phone from Mrs Humphreys at 8pm and to say she was happy would be an understatement…….
