AN OASIS MIGHT BE IN SIGHT Fulham’s housing market shows strong signs of recovery

Many sellers in London recognised the need to price realistically to get properties sold before Christmas and lowered their demands accordingly in a bid to lure in cautious buyers.

Some buyers saw the pre-Christmas price lull as a gift to their negotiations. Asking prices in the capital fell 1.7% in November, according to

Prime Central London’s (PCL) market has seen one of the most noticeable price drops over the past year, underlined by a slowdown in high-end residential areas such as Kensington and Chelsea. According to LonRes data consultancy, which monitors transactions across PCL, prices are down 3% year-on-year, as asking price drops continue to accelerate. But as central London flounders, activity is picking up across some prime regions outside PCL, creating an inner/outer divide in the capital fuelled by differing buyer motivations. While PCL is more investment focused, other areas, like Fulham, generally offer greater appeal for families, with purchasers typically occupying the properties themselves. Fulham, of course, has not been immune to the slowdown that has affected the wider Prime Central London market following tax changes and higher transaction

The market uplift in and around Fulham is in contrast to the performance of neighbouring Kensington and Chelsea, as needsdriven buyers move for schools or work and upsize to family homes in the local area. LETTING There has been a spike in rental market activity in recent weeks, thanks in part to an increase in the number of properties available to let in the private rented sector.

Stephen Watson, managing director of Agency Express, commented: “If we look back at historical data recorded by the Property Activity Index, we can see that a slowdown is usually anticipated in October. This month we have seen a spike in activity.”

But while high taxes and uncertainty remain a drag on progress, prices do appear to be bottoming out and this is enticing prospective buyers, as reflected by a surge in the number of applicants registering with Brik’s sales department.

According to the latest figures from the Agency Express Property Activity Index, the percentage of properties ‘to let’ in London increased by just over 15% in October, and that contributed towards a 30% rise in the number of properties ‘let’ last month - higher than any other region in the UK.

Strong demand from renters has helped to drive up the cost of renting property in London, with tenants in the capital facing a 4% jump year-on-year, according to the latest data from referencing firm HomeLet, which is based on new lets agreed by landlords and letting agents. “Average rents have increased above both inflation and average wage growth,” said Martin Totty, chief executive at HomeLet. Over the past 12 months, rental values in London, much like house prices, have rebased and certain markets have responded more quickly than others, and Fulham is one of those. Fulham

Completed in June 2017, Tactile House is a split-level, beautifully designed family home in Dulwich. A varied playground of textures and materials for interactive family living defines the ground floor spaces. Painted steel beams, exposed brick, plywood and rope screens create individual areas for playing, relaxing and eating whilst keeping a feeling of coupled, organic space. These areas effortlessly flow through steel-framed doors and windows to the raised terrace and planting beds before falling towards the

garden. The upper floors are reconfigured to open up bedrooms and bathrooms with a focus on shaping modern and clear interiors. Unique features, such as the reading nook in the upstairs loft, provide spaces to relax with natural light and joinery for useful storage. Thomas & Spiers worked closely with the client on this project to create a personal, unconventional and warm-hearted home designed to be shared, loved and lived in.

NEW TERMS A New Legislation for 2019 – What Does it Mean For You?

"When the Tenant Fee Ban comes into effect in April 2019, the cost to letting agents is estimated to be £157.1m in the first year - or about 22% of an agency’s annual revenue." A survey carried out by Goodlord revealed that 58% of agents surveyed stated they were either concerned or very concerned with the medium to long-term future of the lettings industry, with 29% of those surveyed seeing it as a serious challenge. So what’s to be done? While the legislation may lead to some initial drops in income, it’s important to remember that the rental market is healthy, and will likely continue to grow for a number of reasons. According to Goodlord, ‘ "by 2025, it’s predicted that half of

Forget 50 shades of grey, colour is the new grey, if that isn’t an oxymoron? Everywhere at the design shows this autumn was colour. Dusky pink, mustard yellow, deep greens and navy blue, sounds awful when written down like that but actually these deep and decadent colours when teamed with luscious and luxurious fabrics like velvet make for deliciously indulgent interiors. Take that Scandi chic with your parred down look! The coming trends can be categorised in four major trends: URBAN GRAPHIC Full of different shapes and colours. A loft vibe to the open plan interiors and graphic style with its blocks of colour use of recycled materials

such as terrazzo and particle boards and fun playful use of size and shape.

he last months of 2018, leading into 2019 have seen some interesting policy changes by lenders and also some potential sounding boards for the next year.

Currently lenders that are PRA regulated are only allowed 15% of their new business to be at an income multiple greater than 4.5. However, how the lenders use the 15% allocation of new business is open to discussion. Some lenders who may have room on the 15% cap are looking to extend out on income multiples and pilots are starting in 2019 to look at higher loan to income. With FCA regulations around responsible lending, the higher multiples will likely be for higher income earners (sole income

Another area that is in need of attention is the self-employed client. This is still an area where a lot of lenders get left behind and a true understanding of how businesses are run and the advice clients get on taxation would be a welcome move. Having more lenders that can look at net profit instead of salary and dividend would be good. An even greater leap would be looking at director loan repayments and shareholder funds. Also, with the employment market increasing in flexibility, the increase of selfemployed means lenders are “missing a trick” in a sector of the market that requires change.

With the launch of Open Banking in late 2018 banks and building societies are now able to share data with each other to make a

client's banking experience easier. The mortgage industry has also undergone some technological changes and this needs to be embraced if it benefits the client. Robo Advice was a hot topic for 2018 but over the year there was a demonstrable need for the client to still get advice from a human at the key point in the process. Most consumers are happy to work remotely to a point but still like to speak to someone. Every client has unique circumstances, which need their own experts to advise on the best product. A broker working with the right technology will be able to save the client both time and effort plus being able to streamline the mortgage process. Capricorn Financial’s platform provider, Smartr365, provides the client the opportunity to complete their information remotely on multiple devices and in their own time. ID verification can be done electronically, bank statements can be accessed using Open Banking, property can have automated and indexed valuations and even pay can be verified directly with HMRC. In a world where speed is in everincreasing demand, having these tools will become more important as 2019 moves forward.

With lenders looking to increase market share even further, Rate alone is not going to work for all clients. There are some that are looking to increase income multiples for the right clients and right areas. With a couple of highstreet lenders currently able to offer 5.5 times a client’s income, there are plans for 6 times lending for the right clients.

WHO’S SELLING THEIR HOME? Reasons someone may be moving, with tips and advice for the situation

Prices in prime South West London have decreased, largely due to insecurities in the market linked to the last two years of uncertainties regarding the referendum. But that certainly doesn’t mean that all is lost for sellers, the market is still active, but there may be instances where you have to adjust expectations, make some smart moves and hold your nerve where applicable. Below we’ve imagined a range of reasons someone may be moving, with tips and advice for that situation. MOVING OUT OF FULHAM First of all, rude. Fulham is desirable place to live with a limited supply of desirable property. And while there’s a regular cadence of new stock arriving on the market, if you’re looking for something very specific, you may be looking for excuses to leave the area, with one of the most popular being

high prices. You hear whispers of other areas in the city with stunning Victorian and Edwardian homes, maybe it’s worth a look? Alternatively, you could flip to the Buyer's Guide and see that you have the power to negotiate. That said, if you are buying now, I would negotiate hard on the price you pay.” STAYING IN FULHAM BUT UPSIZING Again, this is about holding your nerve and reminding yourself that through all the noise in the property market, Fulham is a wise place to stay and buy. From location to the type of properties available, people want to live here. You may take a small loss on the asking price of your sale, but you may get that dream 4-bed in the village at a lower price than you ever imagined. Remember, trends are industry-wide and not just focused on your home.
