commuter areas and coastal towns. However, this exodus was greatly exaggerated, and there are plenty of reports of families coming back to the city as lockdowns eased again.
These changes are apparent across the market too - not just with large family homes. Zoopla found that more than eight in ten (83%) homeowners under 25 say they are currently having to compromise with their living spaces. All of this has led to a big start to 2022 in the world of property.

While the state of the UK property market pales into insignificance to the human tragedy unfolding in Ukraine, experts are already questioning how the shockwaves on energy prices and the rising cost of living will impact house prices in the coming months.
Economy in uncharted waters
The number of buyer enquiries is 15% higher than this time last year and the number of available homes for sale per estate agency branch has fallen further to a new record low of just 12.
Inflation Rates
The Consumer Prices Index (CPI) rose by 6.2% in the 12 months to February 2022, up from 5.5% to January. This is sparking a 'cost of living crisis' that looms over the nation. Plus with rising interest rates making mortgages and remortgaging more expensive we may see a relaxing in the current chronic supply problems.
Demand for it all
As a result, competition among buyers is almost double what it was this time last year.
8
flats and smaller properties are very much back in demand, as cautious first-time buyers start to actively scour the market after pausing their searches during lockdown and subsequent restrictions. The Evening Standard reported that “flat prices are outpacing the overall property market in five London boroughs - Barking and Dagenham, Greenwich, Newham, Hackney and Tower Hamlets - in a striking reversal of the trend of the last two years. In eight other boroughs - Wandsworth, Lambeth, Southwark, Waltham Forest, Lewisham, Islington, Hammersmith and Fulham, and Westminster - flat price rises have almost caught up with the overall market.”
the early signs of a better-balanced market, first reported at the end of 2021, are now starting to come to fruition. Tim Bannister says, “it seems that the fast-moving market has really hit home for sellers this month, with a number of those who are also buyers putting themselves in the best position to secure their dream home by becoming a ‘power buyer’ and getting their own home on the market first. This, in turn, is driving a rise in new listings compared to last year, giving the existing pool of buyers some fresh choice.”
As COVID restrictions ended in England, and businesses started asking staff back to the office on a full and part-time basis, London recorded the biggest jump in inquiries of any region (+24%) - a new price record, and its highest annual rate of price growth since 2016.
9
itself is still very low in stock, which is leading to some seriously competitive pricing. The Telegraph reported in January that the average asking price of property rose by 2.3pc between January and February, equivalent to more than £7,700. This is the biggest monthly jump in cash terms ever recorded by property website Rightmove.

New seller asking prices hit a new record high of £348,804 this month across the UK, rising by 2.3% (+£7,785).

Right Move reported earlier in the year that February was even stronger than January. New seller asking prices hit a new record high of £348,804 this month across the UK, rising by 2.3% (+£7,785). This is the biggest monthly jump in cash terms recorded by Rightmove in more than twenty years of reporting, and the annual rate of asking price growth (+9.5%) is the highest recorded since September
But there is some light at the end of the tunnel. According to Zoopla, there are still discrepancies between supply and demand, but
The average asking price of property rose by 2.3pc between January and February, equivalent to more than £7,700.
“High demand and a shortage of available stock are supporting a rise in prices and a new record average asking price this month,” says Tim Bannister, Rightmove’s Director of Property Data, in a report earlier this year. “The rising cost of living is undoubtedly affecting many people’s finances, especially those trying to save up enough for a deposit to get on the ladder or to trade up. However, despite rising costs and rising interest rates, the data right now shows demand rising across the whole of Great Britain, with many people determined to move as we head into the spring home-moving Butseason.”themarket

Over the pandemic UK households dropped almost £36.5 billion on doing up their homes. Many, after living in them through the pandemic decided now was the time for an upgrade. The issue is it's led to a lack of property coming to the market with an improve rather than move attitude. Coupled with inflation, sellers want and can command more for their homes. Not to mention the darker side of the coin where estate agents fighting over less stock are more inclined to over-value to win instructions. Leading to a short lived but exponential price hike.

Trier’s fifth feature is a sweet, sad, extremely funny character study that gets to the heart of how it feels to be on the cusp of true adulthood and completely ambivalent about it. The film’s title may or may not refer to its flighty protagonist; more likely it’s the feeling everyone experiences at some point in their lives, when they let someone down or are casually cruel with their words or actions. Prior to April 2017, buy-to-let landlords could claim tax relief from HMRC, by deducting all mortgage interest payments from their rental income. However, since the 2017/18 tax year, the government has phased out the buy-to-let mortgage tax relief, eventually replacing it with a 20% tax credit in 2020.

Home cinema rooms add glitz and glamour to your home. Consider the advantage of having an authentic cinema room over a cinema screen in a makeshift situation. Don't pass by the opportunity to go all out for that fully cinematic experience if you can.
Controlled lighting is extremely important; you may need a system that has separate circuits for mood and general task lighting. This will create drama and atmosphere.
Do you want to update a space, or make a brand new space which enables you to plan from concept toChoosefit?
Consider hard-wearing materials for seating, floors and walls, and plenty of soft surfaces for sound to be absorbed and bounced around the room.
Cinema rooms are specialist installations and are highly technical, so make good use of the advice from a specialist.
Of course, for the real nocompromise movie buffs, a full technical room design based on industry guidelines with the latest cinema technologies and room acoustics, can provide a performance that not only matches your local cinema but can outperform it! Driving to a gym, waiting for the equipment to become available, booking classes - the whole process can take up a considerable amount of time. Imagine popping out of your kitchen into a purposemade home gym, or down into the basement where a whole new meaning of ‘your time’ becomes reality. Not only will you own a personal interior designed space, you will also save hours of driving to and from the gym, giving you time to move your body, whenever you need.
Plan your space well. Make sure you have considered enough seating for all visitors, with ample space to move around the room and good leg space for seating.
A good piece of advice to achieving the best design is to work with an interior designer and home entertainment specialist. Be sure to think about the following ideas before a consultation.
When choosing your home cinema’s style and function, think about how much you want to replicate a commercial cinema; one that includes all the high tech and acoustic requirements, good lighting and professional interior design assistance, rather than making do with just a screen in your lounge. Cinema rooms and gyms have been number one on our wish lists for a good few years, but the desire has been accelerated by the pandemic. For a while, no one could enjoy the pleasures they once knew, so they adapted or added space to do this in their own home. As for gyms, some of us took to participate in-home classes and placed Peleton strategically in the bay windows of our West London homes. Some of us stretched to the addition of the fully equipped home gym or extraordinary cinema room. I know which one I would choose ... Can anyone guess?
Decide what function of activity is taken within the gym. For example, will there be classes, running/treadmill, cycling or yoga, karate, boxing or stretching? Each will require its relevant equipment, space and mood.

Clients opting to take out a long-term fixed-rate also need to ensure they fully understand the risks in doing so, specifically the Early Repayment Charges that could be incurred for earlyrepayment. Part of the role of any mortgage advisor is to explain the risks involved to a client when they ask their existing mortgage provider to port the mortgage to a new property. This “porting” facility offered by mortgage lenders is not a guarantee, and the terms and conditions of any mortgage offer make this clear, highlighting that a request to port your mortgage will be assessed again at the time of that request, and all circumstances will be reviewed as if the lender is assessing the loan for the very first-

Depending on the number of years remaining on the fixed rate mortgage at the time, could mean penalties of up to 5% of the outstanding balance owed (or even more when fixing for ten years). These expensive penalties should be considered when deciding to opt for a longer-term fixed rate, and clients need to ensure they have given plenty of thought to any changes in upcoming years, and really only look to fix the interest rate for a timeframe that is right for them and their future plans.
Policy Committed at the Bank of England voted to increase interest rates in December 2021 (0.15%), and then again in February 2022 (0.25%), and the expectation is rates will continue to rise for the remainder of the year (approx. 1%). This can be achieved through a variety of measures: interest-only borrowing, partinterest only / part-repayment borrowing, stretching the mortgage term etc. Moreover, securing borrowing over a longer period gives peace of mind and certainty that monthly payments will not fluctuate, irrespective of movements in Bank of England Base Rate. Despite recent movements in Bank of England Base Rate, long-term fixed-rate options/products are still highly competitive – regardless of the loan-to-valuation of the deal.

Apple Watch Series 7
Chances are you’ve got one or two holidays booked in this year. And whether you’re an action sports fan, or you just want to get some shots of the kids enjoying some pool time, the GoPro Hero10 is the right choice. It can capture supersharp 5.3K video, 23MP still images, as well as live-stream your adventures in high resolution, go 33 meters underwater and, maybe best of all, it has stabilisation to make your footage look a bit more professional.
Don’t know if it’s just us or a result of the last few years, but we’re big on clean air at the moment. And if you live in the capital, you’ll know then when things heat up, it can get a little stuffy. The chic-looking Airmega is a great choice if you’re looking for an air purifier. It’s unobtrusive but performs brilliantly, and even has a light indicator to show the quality of the air at home.

32 f you’re looking to sell your property, we have some good news: the market is hot. Hotter than it’s been for some time, despite the frenzy around the stamp duty holiday during the height of the pandemic.
Premium-priced homes - to sell or not to sell
always remember your property is only worth what buyers are willing to pay.
demand is lower. Some initial advice from the sales team at Brik includes:
Excluding the few weeks on either side of Easter, buyers will be on the hunt pretty much nonstop until July. So you should be marketing your property now, to try and avoid the quiet summer and lead up to Christmas, when
To sell your home, you need to know what it’s worth. You should get a range of valuations from agents (we advise at least three) and you should also use online portals like Zoopla and Rightmove. You also need to do your own research. Look at the sales history of similar properties on your street or in the surrounding area. Competition determines value;
SELLER’S GUIDE I
The average asking price of property rose between January and February, and this rise was equivalent to more than £7,700. This was the biggest monthly jump in cash terms ever recorded by property website Rightmove. The continued desire for more space, whether it’s second steppers, or first-time buyers, combined with the spring rush and drive to get sales completed ahead of the summer means we’re in a prime seller's market.
Be confident. Negotiate a little harder, but be reasonable about the price, and find the balance. Often a buyer will pay more when pushed a little by the agent, now that the market is moving again.Don’t
over-value your property by being too bullish, as you’ll be in danger of missing the buyer demand for your home entirely. This will make your house look stale.
Make sure you find the right agent. Shop around, find the agents with the local knowledge and a history of securing similar properties to yours for a price you’d be comfortable with.
Instead of asking them what’s the best price they can get for your house, ask them what price will generate the most interest. Selling is a numbers game, and you need to get as many people as possible through the door in a short amount of time.
Seller's Guide
Finally, don’t discount the simple stuff, like setting the scene.
Clearing clutter, finishing any DIY projects, clearly defining the role of each room, touching up the front garden and door, are all simple things that can help you get the right price for your property.
JOSH WOODFIN Property Journalist
WORDS
Be frank and straight with buyers without playing games, as this will help to instil more confidence in buyers potentially offering more.
Your agent should be telling you why buyers reject your property. This information is very valuable, make sure you receive it. When you do find an interested buyer be sure to communicate openly, quickly and in a transparent manner to build trust. After all they are hopefully just about to drop an enormous amount of money on the purchase.
UK sellers fall far behind their US counterparts here. Have an agent give you advice on what they would do, don't take it personally. They can see what has become invisible to you and is an eyesore to potential buyers. Don't scrimp! See it as an investment which will yield a greater return and have faith in what your agent is telling you.
Discuss with your agent the price you should list your property for. Remember a list price isn't the value of your home, that is determined only by the highest bidder. You can list low to generate demand to drive the price, or high to try out the market. Beware of getting this part wrong.
Even if you negotiate for a living it's unlikey you will have negotiated many house sales. It's unlikely you'll know how to deal with the common pitfalls and 'gotchas' in the business. On the other hand it is likely you'll have a good dose of emotional attachment to the deal and your agent should have negotiated hundreds of similar deals. Listen to what they are saying. Don't be afraid to be blunt on what you want or what you are thinking about the deal - or even the agents motives!

Communication Negotiation
Find out which agent has sold the most property in and around where you live. Invite in at least three to pitch their services to you. Make sure the agent pitching to you is the agent that will actually sell your home. Often it isn't! Don't go on price alone. As the saying goes, if you pay peanuts...
Preparing your property
Choose Your DressingAgent
Once you have done the necessary 'works' on your home move on to the objects. Consider renting a storage unit and off-loading the majority of your clutter into it whilst you try and secure a sale. Buy new trinkets for shelves and consider a full on dressing service too. Again you get out more than what you put in.
