LETTER FROM THE EDITOR It’s been a while since our last issue of Scenezine and a lot has been happening here at Britomart. We’ve had some great events, ranging from the loud with big crowds (Laneways) through to the chilled and mellow (our open air cinema screenings). See pics on page 38. Red Bull Stereopticon was an amazing event of a different kind, with artist Jun Arita’s work projected live as it happened onto the historic Masonic Building (page 50) – a great way to see art in action. We’re pleased to welcome a number of new tenants into the precinct, including Big Communications – read about them on page 28. And very soon three new eating and drinking establishments will be opening in the Stanbeth-Excelsior building.

Can’t wait to add Shaky Isles to the list of already great choices for coffee and I’m really looking forward to being a regular at Cafe Hanoi and 1885 Britomart. One of the things I love about Britomart is that we have the choice of perfect places to tuck ourselves away for quiet catch-ups with old friends, and places to get amongst it and bump into new friends.

The 13-storey East Complex at the Britomart Place end of the precinct is now in the exterior finishing works stage and still well on target for its scheduled completion date of April 2011. The interior fitouts are already in progress for the three major tenants who will occupy the building: Ernst & Young, Westpac and Southern Cross Medical Care Society. A total of 2100 new staff from the three companies will move into the new building in April, bringing the number of people working in the precinct to 3500.

Stanbeth -Excelsior
All the office space in the East Complex was fully leased by the end of 2009 and leasing is now in full swing for the mixed shopping and cafe tenancies on the ground floor of the complex. PARK UP, WORK OUT Just across Britomart Place, work is also underway on the Britomart Car Park Building, located on the former Oriental Market site. This building is also due for completion in April 2011 and will provide public valet parking services, public selfparking facilities and private parking for East Complex tenants.
More excitingly for many locals, the Britomart Car Park Building will soon be home to the new Les Mills luxury concept club on Britomart Place. Due to open in April, the 2000m² club will have a stunning interior fitout and all the latest fitness technology and equipment. It will be Les Mills’ second gym in the Auckland CBD, operating in addition to the Victoria Street club. ENTERTAINMENT NEWSFLASH Speaking of hot new places opening in the precinct, the next couple of months will see the opening of not one but three new hospitality businesses at Britomart. All will be located in the Stanbeth-Excelsior heritage development, the major restoration project nearing completion on Customs Street East. The two adjacent 19th century warehouses, Stanbeth House and Excelsior House, are linked at ground level. On the Customs Street East side they will house Shaky Isles Coffee Co, the second outlet of the popular Kingsland cafe.
On completion, Stanbeth House and Excelsior House will bring the number of fully restored heritage buildings in the precinct to nine. The remaining nine historic buildings will continue to be renovated over the next few years. QUAY STREET PLAN CHANGE Cooper and Company’s plan change application for the development site on Quay Street (between the Union Fish and Quay Buildings) has now been through the submissions process. In response, some modifications have been made to the proposal. The modified proposal, which relates to the size of the building that can be built on the site, was presented to a panel of Auckland City Council planning commissioners in early July. The panel’s recommendations and the Council’s decision are expected in August.

On the Galway Street side will be new bar 1885 Britomart, to include a basement cocktail bar area and a public bar at street level. New Vietnamese restaurant Cafe Hanoi will be located on the Galway Street-Commerce Street corner. Keep an eye out at blog.britomart.org for opening news on all these.
HERITAGE PROGRESS Meanwhile, the upper floors of the Stanbeth-Excelsior development are being refurbished as boutique office space. The space has been fully leased and the first tenants will begin moving in there in September. Refurbishment of the office floors will be complete by November 2010.

Beetroot and Apple Soup SERVES 6
Inject some colour into a grey winter day with this amazingly colourful soup – full of vitamins B and C, folic acid, calcium, magnesium and many more good things! 80g unsalted butter 2 onions, peeled and chopped 2 garlic cloves, peeled and finely chopped 700g uncooked beetroot, trimmed, peeled and sliced 2 apples, peeled, cored and sliced 200ml dry cider 1.2 litres chicken stock sea salt, black pepper 3 bunches spring onions, trimmed and sliced 3 tablespoons creme fraiche Melt 50g butter in a large saucepan over low heat. Add onion and garlic and sweat for 5-8 mins until soft and glossy, stirring occasionally. Add beetroot and apples and sweat for a further 5 mins, stirring from time to time. Add the cider, reduce until syrupy, then add the stock. Season and bring to the boil. Lower heat, cover and simmer for 30 mins. Puree the soup in batches in a food processor or blender. Return to the pan and check seasoning.

THE SEASON OF SOUP! Winter is upon us, and although things are a bit bleak on the weather front, there’s no reason to be gloomy about the bounty of winter produce available at your local farmers’ market.
What’s the perfect seasonal sampler? Soup, we say! Stop by the market to get some inspiration every Saturday. Veges and/or meat form the foundation of the best soups. Just throw in some stock (bought or homemade), some herbs, perhaps some beautiful local cheese or yoghurt on top, if it suits, and you’ll be warming the cockles in no time. The finishing touch? A good loaf of warm, crusty bread. Sourdough, ciabatta, turkish loaves or even a

BIG AT BRITOMART
AWARD-WINNING AD AGENCY BIG COMMUNICATIONS HAS TAKEN UP RESIDENCE IN THE LEVY BUILDING. YOU MIGHT NOT HAVE HEARD THEIR NAME, BUT YOU’LL DEFINITELY BE FAMILIAR WITH THEIR WORK. Indie advertising agency Big was set up more than seven years ago by Managing Director Ant Salmon and Creative Director Joe Holden, after they decided to leave their roles with a global agency group.
Salmon and Holden started up on their own and within six months their client list included Auckland Rugby and the Blues, BankDirect, TVNZ, Vodafone and Vero. Since then the agency has won awards in New Zealand and overseas, in media categories ranging from creativity to advertising effectiveness. Among Big’s best-known work are the ‘Bull in the China Shop’ TV commercial for Vero, the relaunch of the Roland Gift BankDirect ads and the recent ‘Consequences’ billboards for stuff.co.nz. Other highlights for the agency include receiving an award in New York for direct marketing creativity for Vodafone, ongoing successful campaigns for the Blues and Auckland Rugby, the continuation of the bull as a brand icon for Vero and an award-winning campaign for TVNZ’s Terminator launch.
Salmon says their success is a tribute to both the calibre of people the agency has been able to attract and to the willingness of their clients to take risks. Among Big’s other clients are Woosh Wireless and Vision Senior Living, described by Salmon as two of the agency’s most entrepreneurial clients. “Having clients you respect makes this job so much more rewarding,” he says. “We just feel so lucky to have worked with the clients we’ve had, a few of whom we’ve worked with from day one.” The most recent addition to the list is Škoda, which Salmon insists will be one of the great success stories of the next couple of years. “You’ll see people in the Britomart car park stopping and staring at my Škoda Superb, you watch.”
PART OF THE BRITOMART STORY
The move to Britomart is an exciting and invigorating one for the team at Big. The agency had been based in the same offices in Dominion Road since its establishment in 2003, but recently the team decided it was time for a change. When they saw the space on the top floor of Britomart’s Levy Building, they knew they’d found the perfect spot. “When we first met the Britomart people, I said to Ant in the car afterwards that we just had to move there,” Holden remembers. “It was such a compelling story they told us, and we really wanted to be part of it.”

“It’s not always the case that small agencies get major creative opportunities,” says Holden, who as Creative Director probably had the most to lose in the move to go independent. “But when I think about all the fantastic work we’ve been able to do over the years… we can all be very proud.”

HISTORY OF BRITOMART EPISODE FOUR BRITOMART’S GOLDEN YEARS AS THE COMMERCIAL HEART OF THE CITY WERE ALMOST OVER. WHEN WE LEFT HER, THE TRAIN STATION HAD BEEN MOVED TO BEACH ROAD AND BRITOMART WAS BEGINNING TO LANGUISH. After the removal of the train terminus to Beach Road, the redundant Britomart station was redeveloped as a bus terminal, which opened in 1937. However, throughout the 1940s and 50s the use of ferries, trams and buses continued to decline in favour of the car. Trams were eventually phased out, and with the opening of the Harbour Bridge to motor traffic, the use of ferries declined still further. In 1958 Auckland’s first car parking building, Britomart Car Park, was opened next to the bus terminal to accommodate the increasing numbers of private vehicles in the city.

In the following years the lower Queen Street area became less fashionable, with the new Town Hall and cinemas attracting the stylish crowds further up Queen Street. The 1970s and 80s saw a gradual shift in the makeup of the Britomart area. Drawn by the lower rents, the community that moved in was more bohemian in character. Shops, restaurants, bars and nightclubs opened in buildings around the perimeter of what is now the Britomart precinct. But despite the interesting mix of people and businesses, Britomart was suffering from lack of investment and fell into increasing decay. The bus terminal and the car park became run down and filthy. The Post Office moved out of the CPO in 1988, leaving it languishing and eventually derelict, a shelter for street people and birds. There was a fire, muggings, a rape and a murder. Britomart had become unsafe, unlovely and largely unloved.

Plans were being developed, however, for the resurrection of the downtown waterfront area. Some of the proposed schemes were focused on progress at the expense of the area’s heritage. A lucky escape in the 70s saw the area on the far side of lower Queen Street chosen as the site for the large-scale modern Downtown complex, leaving Britomart relatively untouched. Another proposal, by development company Kupe, would have seen the destruction of most of Britomart’s historic buildings, but was shelved when Kupe fell victim to the 1987 sharemarket crash.
THE BRITOMART PROJECT
In the 1990s there was a drive by the Auckland City Council to redevelop and revitalise the area and address the growing transport problem in the city. It bought up all the Britomart properties that it didn’t already own, including the CPO, and announced the launch of the ‘Britomart project’. In 1995 the New Zealand Historic Places Trust gave increased formal heritage protection to the historic Quay Street and Customs Street East areas. In spite of this, the ambitious new development plan proposed the part-destruction of a number of the heritage buildings at Britomart, with the remainder dwarfed by 11 vast new towers. This proposal attracted heavy criticism and in 1997, after contractual difficulties with the developer, it was finally abandoned.
