This time of year with glimpses of spring around every corner, we bring you our annual Home Issue. If I told you that flowers aren't the only thing blooming in our area, it wouldn't come as a big surprise. With the East Texas communities growing at a steady rate for the past few years, it is not a revelation that the real estate market is in full bloom as well. Our special advertising home section includes everything from foundation repair to accessorizing your newly constructed dream home. There is no shortage of professionals in this area to get the job done. Whether it is designing a swimming pool, getting a mortgage or finding the perfect realtor to search and negotiate on your behalf, our special section can help you move towards fulfilling your housing needs. There is one realtor, in particular, we are excited to feature. You have probably met her before or at least have seen her around. She is not a shy person by any stretch of the imagination and my husband may have even been overheard saying that she makes coffee nervous! There is a reason for all that energy and it is what makes her who she is and motivates her to be sucessful. She is unlike any other and I am proud to say she is my mother-in-law! Read the story of Lynn Haney and find out what gives her all that energy and drives her purpose in life. Learning about someone's past can always help in understanding the beauty of one's orginal foundation. The same is true of architecture and the history behind the historical homes and streets of East Texas. It just so happens that this is our home issue and there are two events happening in our community that bring the historical districts in the spotlight. Historic Tyler, Inc., is hosting the Historic Tyler on Tour, while the Gregg County Historical Museum, is hosting an Architecture Lecture Series and Exhibit by Dr. Jere Jackson on architect, Deidrich Rulfs: Designing Modern Nacogdoches. In February, Historic Tyler, Inc. awarded the City of Tyler a $12,000 grant to repair the historic façade and enable the adaptive reuse of the historic buildings targeted to house the Innovation Pipeline, located at 217 E. Oakwood Street.

IT WAS THE END OF OCTOBER 2005 … A TREAT OF A TIME FOR MOST CHILDREN AND THEIR PARENTS, BUT FOR LYNN HANEY, THAT POINT IN TIME MEANT RECEIVING NEWS THAT WOULD MAKE ANYONE FEEL MORE LIKE THEY WERE BEING TRICKED. “[THE DOCTOR] CALLED ME AND ASKED; ‘CAN YOU PULL OVER?’ I HAD, HAD AN ULTRASOUND AND A BIOPSY,” SHE RECOUNTED, VERBALLY SETTING THAT DAY BACK INTO FOCUS. “SO, I PULLED [OVER],” SHE CONTINUED, “AND HE SAID, ‘LYNN, IT’S DUCTAL CARCINOMA AND YOU’RE GOING TO NEED SOME TREATMENT.’” There they were… those life-altering words that anyone would be terrified to hear. Only, Lynn had heard similar words a time in her life before, when she was a young and naïve 16-year-old girl. While the words were a bit different this time around, ultimately, they held the same meaning. Cancer. For the second time in her life, she had received that diagnosis. This time, however, it was a different form and in a different place in her body. The first time her diagnosis was thyroid cancer, which meant, removal of her thyroid, followed by a devastatingly difficult round of experimental cancer treatments at the age of 17. The intensity of the treatments meant that Lynn would need to live close to MD Anderson Cancer Center in Houston, so she left home. During her time at MD Anderson, she met Dr. Shephard, who gave her a job in his pathology lab to help her pay for room and board. She worked there during her sophomore and junior years of high school. "Dr. Shephard was actually the first person that told me I would be good at sales. He would laugh because if he needed something taken care of, he would ask me to do it because I wasn't afraid to talk to anyone. Even at such a young age," explained Lynn as she reminisced about the opportunity she had been given. The second time, the diagnosis was breast cancer. This meant undergoing a double mastectomy, followed by breast reconstruction and a highly, unwelcomed months-long recovery period. Both times, though, Lynn managed, not just to survive, but to thrive; and in the end, she came out transformed, stronger and more determined to live out a purposefully driven life that exemplified her strength despite adversity. Rarely does Lynn Haney tell people about her survivor stories and only those closest to her are familiar with her battles in beating cancer twice. And, these days, she’s just reveling in her newest chapter in life; serving clients as a leading Keller Williams' real estate agent in Tyler. Named in January, as Keller Williams’ top producing single agent for the fifth year in a row, the hard work she’s put forth to get to the top, makes it difficult for Lynn to look at those moments in life when she felt she was at the bottom. Not enough, however, to ignore that her story can serve as testament for others … to take those lemons, turn them into lemonade; and serve up more than just a pucker. BSCENE Magazine, for instance, and her businesses that preceded it, are just a sip of what resulted from the passion and drive Lynn squeezed out of that bushel of sour lemons. With a zest of ambition here and a squirt of drive there, she eventually managed to build up a career in advertising with her beloved husband of 42 years and longtime business partner by her side. Early on in her career, while living in Houston, Lynn established a business called The Menu Review, which catered to the various menu needs of high-end restaurants. As time went on and Lynn built up the business, they were soon serving up more than menus for their clients' restaurants.

Mike explained that before long, several of the restaurant owners encouraged Lynn to create a publication that would showcase their dishes and events. This request led her to produce Tony Vallone’s magazine, for his restaurant in Houston, as well as the Crescent Court and the Mansion on Turtle Creek’s magazines. She even ended up taking this concept to Memphis, where she produced The Peabody Memphis’ magazine. After seven years of traveling to build up the business, she and Mike decided it was time to begin setting their sights on one location, so that she could reduce the amount of time spent on the road, be closer to family and scale back from a life that meant constantly being away from her growing children; son, Shawn and daughter, Kelley—the two other driving forces behind her motivation. “It was probably the biggest part of her drive… wanting her kids to be able to have a life that she didn’t have growing up,” explained Kelly Haney, Lynn’s daughter-in-law. “Because she had so many brothers and sisters and was also the oldest daughter, her parents depended on her to take care of her siblings. The responsibility she had for them translated, in her adulthood, into tirelessly working to provide for her children. But in turn, she gave up valuable time and that’s something that she didn't realize until later in her career.” Eventually, Lynn and Mike decided it was time to move back to East Texas, where Mike had grown up, in order to help take care of his father who had fallen ill. It did not take long for them to discover there were not only advertising needs for the numerous businesses arising in the area, but also for a number of charities without a cost-effective platform to promote their many needs and deeds. “I was always out for the underdogs. The people who were forgotten and left behind and didn’t get noticed,” she reflected. “And when I came [to East Texas] … I just thought; ‘Charities shouldn’t be charged for ad space! They should be lifted up.’” So, lift them up and show them off, she did and BSCENE Magazine was born. Known as R.S.V.P. when Lynn first began publishing the magazine, she sought out to put charities in the spotlight by covering and promoting their fundraising efforts and events throughout the year. Advertisers were receptive and the magazine grew. For years, Lynn did what she does best. Connecting people and businesses that may not have otherwise been linked—all the while, never losing sight of the charities that were near and dear to her, she worked hard to continually shine the East Texas spotlight on their efforts. The same drive and passion she found in beating cancer the first time, was the same drive and passion that drove the BS CENEMAG. COM
magazine forward. “It’s not surprising that Lynn’s greatest asset is her ability to connect with people and put people together…she’s such a networker,” explained Mike. “It used to surprise me how she got from point A to point B with just four-to-five phone calls. If she needs something… it’s about who knows who,” he said. Just as that work ethic and philosophy were moving her forward in business, it seemingly came to a screeching halt for her and Mike, that fateful October day, when she got the phone call from her doctor about the breast cancer. But even at that point and in true Lynn fashion, she wasn’t going to let the circumstances overtake her. In fact, after her doctor explained the severity of her condition, she made him aware that she simply didn’t have time for it. “He said…
'You’re not taking this very seriously Lynn. This is ductal carcinoma. This doesn’t seem like something that we should be laughing about.' And I asked… ‘Is it going to take very long to get well? Because I’m really busy … I was really busy,” she said with a laugh. True to form, the way she put her business savvy and everyday networking skills to work for her career, she did the same to put together the team who would help her beat breast cancer. Mike explained just how hard that time was for the entire family, especially after the decision was made to move forward with a double mastectomy, but her perseverance helped all of them get through that time. “She did not give up.” Instead, she sought out the best in this type of cancer research and called on a friend, Dr. Kirk Calhoun at the University of Texas Health Science Center at Tyler, to see if he could help her set up an appointment with Marilyn Leitch.” Dr. Calhoun made the call and before Lynn knew it, she was meeting with Dr. Ann Marilyn Leitch, a national authority of breast cancer, and also serves as faculty at UT Southwestern Medical Center, who began Lynn's treatment with a lumpectomy. Eventually, a team of surgeons at Trinity Mother Frances, including Dr. James Saar, a Tyler-Texas based plastic surgeon with the Center for Cosmetic Surgery at Trinity Mother Frances, were enlisted to perform a double mastectomy and reconstructive surgery. “Most people would be in shock and unable to move forward, but she is just more resilient than most people,” said Mike. As strong, determined, motivated and busy as Lynn really
was, the surgery and nearly year-long-recovery, came at the right time. Just a month before, in September 2005, her son, Shawn, who was a 30 percent partner [in BSCENE], and wife, Kelly had already began the process of buying the publication from Lynn and Mike. "When we decided to buy the magazine from Lynn and Mike, we had no idea that Lynn had breast cancer, and I was almost eight months pregnant with our first child. Looking back, you can see that God had a hand in our decision to buy the magazine, because I don't think that Lynn would have slowed down long enough to fully recover had she been focused on the magazine," explained Kelly. " We closed on the purchase [of the magazine] within a couple weeks of Lynn's diagnosis." Almost 11 years later, the couple still publishes BSCENE. As one can now imagine, that circumstance wouldn’t be the end of Lynn’s career. The detour in life, at that point, had only rerouted Lynn to her next chapter in life. While she recovered from her reconstructive surgeries, she used that time to figure out what her next move would be. Ironically, her next move would be to help others make their next move. Thus, a career in real estate began. From 2007 to 2008, she quickly learned the ins and outs of the real estate market; investing most of her time in learning how to forecast and chart it. The training enabled her to offer her clients much more than selling their property, it allowed her the ability to help them understand market trends, so that at any given point in time, she could help them assess the market curve and translate it into pricing their property. Her business savvy and straight-forwardness have also helped her negotiate deals to help buyers and sellers get what they really want in the end; noting that being honest trumps making a sale. “I will say, that’s the other thing, I’ve learned from being around Lynn,” explained Kelly. “Hearing her talk about the deals…she’s very straight forward with people about expectations,” She’s not going to say, ‘yes,’ just to get a listing.” Lynn agreed with her daughter-in-law’s observation and explained that sometimes clients just aren’t ready for the message regarding what their property is worth or isn’t worth. Despite the challenges that come and go with any business, Lynn has endured the highs and lows of the market. With more than seven years serving Tyler’s real estate needs, it’s also important to note that she hasn’t gone at it alone. Mike also serves as her partner in this venture. Before they moved back to East Texas, and while Lynn was busy building a career in publishing and marketing, Mike had a successful construction company that built custom homes. He got his start in the construstion industry in his early 20's where he worked for his father-in-law doing remodeling. M A R C H | A PR I L 2 0 1 6

30 years of experience as a builder, and several businesses in between, the skills Mike has learned along the way come in handy, which makes the couple a dynamic duo. "Behind the scenes, I do every job she is too busy to do. I also utilize my background from being a builder to help clients get their home ready to go on the market, as well as my graphics and photography background I learned from the magazine business.” As her right hand man, Mike is also readily available to handle, those small, yet critical details that so often arise. While both utilize their tried and true drive in running and building a thriving business, Lynn credits an older form of doing business as another secret to her success and as a crucial reason why so many of her clients continue to call on her. “I’m going to listen. That’s the most important thing,” she explained. “I’m going to figure out what price range you really do want to be in based on what payment you’re looking for. I’m going to find out what your long-term goals are.” She also credits a general understanding of the buyer or seller by engaging them enough to get a better sense for what age they are, who lives in their home, what makes them happy and, as she explained, what makes them tick. Lynn also takes great pride in making her clients aware that real estate isn’t just a job for her, it’s her passion. “I don’t do this part time,” she said. “It’s not a hobby for
me. I LOVE what I do.” Kelly confesses, that Lynn’s four grandchildren have played a large role in helping her mother-in-law gain a better understanding and a greater desire to take more time out for family. Her daughter, Kelley, with whom she boasts with great pride in her daughter’s own success in life; also made a great impact on her to slow down and nurture the family relationships she holds so dear. Likewise, she credits, Shawn for being a constant motivation and for keeping her balanced when she feels like giving up; her best friend of more than 20 years, Stacy Chapman, for inspiring her in and outside of the workplace; and Mike, who has remained her rock through their adventurous journey of life. Don’t be fooled though, having that sense of balance now hasn’t made her any less motivated or any more focused on slowing down. As she relishes the career that was carved out of happenstance, she and Mike have already turned the page to their life’s next chapter; one entitled: Turtle Point—a development of 11 lakefront home sites on the shores of Lake Palestine. Turtle Point was an opportunity, Lynn says that she has prayed about for many years— one that encompasses the couple’s love for
real estate, their love for Tyler, their love for the water, their love for building up a business and their love for family gatherings. With over 2000 running feet of waterfront and 500feet of sandy beach, the 17.2 waterfront acres remind the real estate agent of Mustang Island on the Gulf Coast. Excited to see Turtle Point through its entire development phase, she’s equally elated to bear witness to the overall growth and development of the city she holds near and dear to her heart. Based on her research and looking at the city’s continued growth in population, she says it wouldn’t surprise her to see Tyler as the next Austin, Texas! While that’s a theory that remains to be seen, and with no plans to retire on the horizon— or ever; Lynn Haney isn’t going anywhere and will continue to be a force to be reckoned with in real estate and anything she sets her mind to. “Even though I’ve gone through a lot of disappointments along the way, I still stayed really strong in my faith, which is what pulled me through,” she expressed. “I’ve had some moments where I could have easily given up, but I didn’t. I didn’t give up. And, I’m not a quitter... I have a mission now. Now that I see that I’m here for a purpose…I have a purpose driven life. That’s a good thing. I am purpose driven.”

Once every year, an extraordinary opportunity comes to life in the heart of East Texas. Thousands of residents set their alarms, put on their running shoes, and cheer each other on as they run through the red-bricked streets of East Texas in support of a cause that is near to so many hearts. And all of this happens because in 2011, a group of mothers were brought together with strength and determination to make a difference.
in particular has a large space in Misty’s heart. She has dedicated her time to advocating for children with Autism and providing support for their families. She is now the co-founder of DATA (Defeat Autism Through ABA) and organizes the Tyler Run for Autism each year. This has become a staple event in the heart of Tyler, Texas and the entire journey began when a group of mothers came together with a joint passion.
Misty Stranger Wooldridge is one of these inspirational women. Her life is the picture of a hardworking, kindhearted East Texan. Tyler native, graduate of Robert E Lee Highschool and the University of Texas at Tyler, she is a wife and mother of two boys, Matthew (7) and William (9). She is a children’s church volunteer at Rock Hill Baptist Church in Brownsboro and if that wasn’t enough, she is also the Sr. Vice President for Wynne Insurance Services in Tyler. However, one cause
“We brainstormed on how we could bring awareness to Tyler and at the same time raise money for other autistic children to attend TLC. And so, the Tyler Run for Autism was born. DATA is the 501(C)3 non-profit organization that was formed by Misty along with friends, Julie, Ari, and Alison five years ago. DATA has hosted the Tyler Run for Autism since it’s 2012 inception with the primary goal to help local children on the autism spectrum to receive ABA therapy at

one of the two places available in East Texas. All of the proceeds raised by DATA through the Tyler Run for Autism are given back to help the local children through the Treatment and Learning Center for Children with Autism (TLC) or Autism Response Team. Both facilities are located in Tyler and are available to children on the ASD spectrum among other learning disabilities. Autism has an alarming, increasing diagnosis rate of one in sixty-eight children and still it remains such a mystery. So many are still confused about what the disorder really is and what it means for a child to be diagnosed with ASD. As a basic overview, Autism Spectrum Disorder (ASD) and Autism are both general terms for a group of complex disorders of brain development. These disorders are characterized, in varying degrees, by difficulties B SC EN EM A G.COM
with social interaction, verbal and nonverbal communication and repetitive behaviors. Autism appears to have its roots in very early brain development. “Early intervention is crucial,” Misty emphasizes. The most obvious signs of autism tend to emerge between two and three years of age. This can result in relatively mild challenges for someone on the high functioning end of the autism spectrum. For others, symptoms may be more severe, as when repetitive behaviors and lack of spoken language interfere with every day life. Misty has experienced Autism up close and personally for years. “The passion behind the Tyler Run, for us, is the love of our own children and the growth we have all seen in our own children from the ABA program,” Misty says.
“For me personally, my child was diagnosed on the spectrum at eighteen months old.” For some, this may seem very young for a diagnosis, but early intervention is crucial. At just two years old, Misty’s son was enrolled in TLC where he received thirty-five hours of ABA therapy per week. He was in the program for two and a half years until he was then able to begin kindergarten unassisted in a “regular” classroom environment. Now, he is a typical, thriving boy in a first grade classroom with peers and straight As! “I honestly believe ABA (Applied Behavior Analysis) therapy at TLC changed the course of autism for my son and for our family. If our story can help just one child, then we are happy to tell it over and over. TLC, or the Treatment & Learning Center for Children with Autism, is the only full time center-based treatment center in East Texas. The center accepts children from eighteen months of age to twenty-one and provides individualized treatment to each and every child. Their highly trained teachers and therapists teach the children functional skills by integrating children into their natural learning environments and reducing the need for one-on-one training. TLC teaches others who work with the children how to utilize Applied Behavior Analysis (ABA) and works closely with each family to identify the priority skills for each child. Children are provided with daily therapy, treatment, and teaching. The beautiful clinic includes plenty of room with classrooms, office space, a laundry room, a fully operational kitchen, cafeteria, a play deck and a large outdoor playing area! The Fifth Annual Tyler Run for Autism will take place on a very special day. This year’s run will be held on April 2nd. “We are very excited about the date because April 2nd is World Autism Awareness Day and this year it just so happens to fall on a Saturday for our 5th event!” Misty excitedly shared this news. This year’s event will include the 1 mile fun run along with the 5k and 10k races which will be timed by iTri365. This will be the first year for iTri365 to time the event. This is special to the race as iTri365 is a local timing company. “We are thrilled to be working with people from right here in Tyler, Texas on the timing aspect of the event,” Misty added. “We are also very grateful to Pollard Methodist Church for allowing us to once again use their grounds for
our annual race,” Misty says. The Pollard UMC parking lot will be filled with providers of Autism services handing out information, along with vendors from East Texas providing snacks and coffee to participants and the crowd. This area will also include fun activities for families, such as bounce houses and face painting! The 2016 presenting sponsor for the Tyler Run is Tiger Creek Wildlife Refuge. “We are super excited to have them partner with us,” Misty says. “Tiger Creek is a beloved friend to the autism community already.” Tiger Creek offers a sensory tour for people with ASD on a daily basis. They also host an Autism Awareness Day each year during which they offer free admission, face painting, and activities for ASD affected families. This year, Autism Awareness Day will take place the Saturday after the Tyler Run on April 9th. As an added benefit, anytime someone with ASD checks in to Tiger Creek, they can be provided with a oneon-one tour without the worry of being placed with a large group. Each year, the Tyler Run for Autism continues to grow and touch the lives of East Texas families. Misty thought back to their first year, “we were thrilled to have almost four hundred people for just a 5k and one mile run!” Each year, the run has gained participation. This year, they are looking forward to around 1,200 participants along with an even larger crowd cheering on runners! "Our goal is to continue to grow to be able to serve more and more children.” How can East Texans help to support this event? The Tyler Run is always looking for volunteers and as a 501(C)3 organization, the Tyler Run would be happy to accept any donations! “The Tyler Run for Autism is a family friendly event and we encourage the community to get out and get moving with their families!”

MAKING A DIFFERENCE
“When it became a decision if my kids ate or if I ate…I would feed them,” said Evelyn. These powerful words that Evelyn shared with us reflect the difficult days before she made the decision to turn for help at an East Texas Food Bank partner food pantry to receive food assistance for her family. While it was only for three and a half months, the help she received made such an impact she has continuously volunteered with the food pantry for nearly four years. It was years ago, Evelyn found herself as a single mother with three daughters. “Ends just didn’t meet, no matter what I did,” she said. Her sister, who knew about the food pantry, visited her home one evening. “She asked me why I wasn’t eating. I told her I would just eat later,” Evelyn said. That’s when it dawned on her sister something was wrong. “She flat out asked me and I started crying. I told her we just didn’t have enough food.” Evelyn’s sister made the decision to pick her up the next day and take her to Trinity Fellowship “Love in Deed” food pantry, a partner agency of the East Texas Food Bank. “I was scared to death,” Evelyn said. “I was nervous, embarrassed and shaking.” After returning home with her food, Evelyn said she was amazed with the items she received. “There was corn, green beans and pasta,” she said. “Things you can make a whole meal with. It was like a treasure hunt for the girls when we got home.” Evelyn continued to visit the pantry for the next three months then no longer needed assistance. She didn’t give the pantry a second thought until about four years ago, when her friend made a suggestion about volunteering somewhere “That’s how I got involved,” said Evelyn. “I’ve been here ever since!” Evelyn says she does “a little bit of everything” as a volunteer. “Evelyn is my right hand,” said Jim Hahn, Trinity Fellowship “Love in Deed” food pantry coordinator. “She is so dependable, so faithful. She has caught the heart of what we do here.” Dennis Cullinane, CEO of the East Texas Food Bank, says Evelyn is just one of the thousands of East Texans that are helped each year by organization and their partner agencies. “We serve nearly 253,000 children, families and seniors throughout our 26 East Texas counties,” he said. “However, we know that is just over half of those who are struggling to provide meals. That’s why it’s so i important for our partner agencies to continue their work in feeding the hungry in their community.” Evelyn has both perspectives as someone in need and as a volunteer, so she can connect with those she helps each week.

THE MAN AND THE LADIES OF TATAS In case you haven’t noticed, Tyler is a-boomin’ these days. New entertainment spots are poppin’ up all over Smith County. The growth and excitement seems to be moving in all directions at once. One of the newest hotbeds of growth for retail, entertainment and restaurants is The Village at Cumberland Park. This place is phenomenal and it’s still growing. The “Man” just recently discovered the newest diamond of fine dining experiences at FD’s Grillhouse right across the parking lot from Bed, Bath and Beyond. This place is red hot and hoppin’ with people for both lunch and dinner. It is even jamin’ on Monday nights and is open seven days a week. (903-630-7683 or FDsgrillhouse@gmail.com). Owner, Scott Williams, has created an elegant, casual fine dining experience for any occasion. He says, “dining should be more than a function, it should be an event.” His hope is for families and friends to experience “quality handmade food” with all fresh ingredients within a casually elegant environment. He ensures these high expectations by being a hands on owner always on top of everything in the kitchen. Scott started in the restaurant business twenty years ago, at age 16, as a dishwasher and busboy and has done every job in the business from mopping the floor, to directing a franchise to owning his own place. Yep, he’s done it all and is still doin’ it! But FD’s is his dream. It is his restaurant, not a franchise, but has a co-op relationship with a few others for buying power. It’s a great concept, but FD’s means what? No one knows. It sounded good and stuck. Make up your own meaning. The “Man” calls it “Fantastic Dining!" The décor is soothing, kind of a retro contemporary and an almost Asian look. It has a dark wood bar and trim throughout with black ceiling and floors. The tables have butcher block tops with comfortable chairs and the dining rooms and bar are accented with a blue hue of indirect lighting that makes for a peacefully serene atmosphere.

The bar is U-shaped, seats 25 around with extra soft stools and is 2 ½ inches lower than normal to make dining more comfortable. The full menu is available in the bar. Don’t wanna sit at the bar? The bar boast another 7 booths and 4 high-tops for eating and drinking. But there is more! The large outside patio will soon be the enclosed “Florida Room” and will seat an additional 65 people. The large glass doors that form the outside wall of the bar fold back making the room a full extension of the bar. The windows of this new room will be accented by long flowing ceiling to floor window treatments and dark wooden columns. Now, the “Man’s” party was a group of super fun ladies who meet for a periodic “girls night out” to dine and wine. They call themselves “The TaTas.” Bubbles, who chairs the group, says her husband named ‘em. There are seven of these gals, at least there were, but, they took in a new member at our party. She is Maddy Williams, the darlin’ wife of owner, Scott Williams, and she was the life of the party. She fit right in with these classy ladies, who are the “Man’s” newest best friends. Scott kept one of most everything on the menu coming all night. Listen, his fresh fish, 5 days a week, is the best ever, cooked to perfection, displayed perfectly and always tastes like “I want more!” But there’s more than fish: hand cut steaks, baby back ribs, Hawaiian chicken, and desserts are uniquely prepared and over the top delicious. (The Keylime Pie is the “Man’s” fav). The signature, premium bar drinks meet the quality standard of the food. You must try all four of their signature margaritas! 903 Brewers was built off the dreams of Jeremy and Natalie as well as the community that calls this brewery home. The people of Sherman are often invited to try 903 Brewers’ latest concoctions in return for vital feedback on which beers they like best. “We would be nothing without the support of our local community. Those tastings helped us tweak our recipes to what they are today,” Jeremy has responded about the relationship between 903 Brewers and the people of Sherman as well as other towns along their journey. The brewery itself hosts trivia nights, tour and testing events, and even held an “ugly sweater contest” this past December. Be sure to visit 903 Brewers’ website to view their calendar and upcoming events. And that mythical land I mentioned? Let me introduce you to SASQUATCH IMPERIAL CHOCOLATE MILK STOUT. This full bodied beer with roast and chocolate won the Silver Medal at The Great American Beer Festival in the “aged beer category." It also happens to be Jeremy Roberts’ favorite beer to brew. “We feel like we make awesome beer and to have the biggest judges in the world praise your beer is an awesome feeling,” he has stated. When I shared my trepid opinions about the hairy beast itself, Jeremy explained that they “came up with name SASQUATCH because the beer is a lot like Sasquatch: dark, thick, and sneaky. With a 10.3% abv, the alcohol is well hidden just like Sasquatch.” Honestly, I am terrified of big-foot but the beer can that embraces his namesake boasts a friendly Sasquatch among the pine trees of East Texas. I can handle that. As far as big foot himself? Jeremy confirms, “Yes, I believe Sasquatch is out there.” For those new to the craft beer industry, Jeremy recommends THE LAND OF MILK and HONEY. He said, “it’s the perfect beer for someone who does not drink beer. We add 120 pounds of honey in each batch that we brew…that gives it just enough sweetness that even the non-beer drinker will enjoy.” This honey, medium, and full -bodied stout has been “set free from the restraints of traditional style guidelines.” If you’re unsure which catchy 903 beer to try first, THE LAND OF MILK and HONEY is highly recommended by the brewer himself. It pairs well with “grilled meat, chili, and freedom. Everyone likes a blond joke so it’s no surprise that 903 Brewers describes their Blonde Ale as: “an easy drinking, smooth beer with more body and flavor than your typical blonde.” When asked about this playful description, Jeremy replied, “Most blondes don’t get it. Just kidding; it’s more of a reference to the beer and not the blondes.” The humor about this light and crisp ale is coincided with a good cause. With its bold, fuchsia can, $1 of every case sold of 903 BLONDE ALE goes to the Women Rock organization. Jeremy explains that Women Rock focuses on “educating women on getting mammograms and helps pay bills of women that are going through breast cancer.” The Land of Milk and Honey, Sasquatch, and “bold blondes with more flavor” are truly a journey and a destination found on any Texas map. The streets of Tyler, Texas are paved with memories of where we came from and hopes for where we will be. The red-bricked streets that outline some of the most historic districts in East Texas not only tell a tale of how the city of roses has grown, they illustrate the families who have made their lives in the homes that line them. It has been said that “old places have soul” and this rings infinitely true for the historic homes in East Texas that embody the character of our city. It is important to always remember, but especially during this time of year, the importance of preserving the historic homes throughout Tyler that tell our stories.
Historic Tyler, Inc. has been operating in Tyler since 1977. Executive Director of Historic Tyler, Inc., Ginger Haberle, advocates for historic homes and sites as well as educates East Texas about the preservation of historic homes. The Historic Tyler on Tour acts as their primary fundraiser. The funds raised at the tour provide grants for preservation projects including the Woman’s Building, the WPA rock wall and creek bed at Bergfeld Park, the 1880 Jail, the mapping and designating the five historic districts, current survey of the Pollard Farm Area as a possible historic district, the preservation of the brick streets, and the newest grant to the City of Tyler to restore the brick façade that will front the Innovation Pipeline. Ginger’s passion for the preservation of historic homes stems from years of memories from her grandparent’s historic home in Mississippi that she loved so dearly. “Older homes hold so many memories and stories,” she says. “They tell our history of where we are now and how our city grows and changes.” Growing up, her parents

made frequent trips to visit historic homes, sites, and gardens on family vacations. These childhood memories sparked a lifelong interest. “Any place we visit I want to see the historic areas first!” In order for a home to qualify for historic status the home must be at least fifty years old. The exterior of the home must possess a strong presence of the original structure. Of course, as time passes remodels are necessary; however, it is important to keep the original structure without drastic changes made to the exterior during any updates. Tyler’s oldest district is the Charnwood District. This is where you see the most concentrated area of homes from the early turn of the 19th century. The Azalea District is the largest historic district in Tyler. Many of the grand homes in the area spurred from the Oil Boom in the 1930’s. Shirley Simons, Sr. was the most prolific architect during this period and many of the homes within the area remain in his body of
work. The beautiful Brick Street District is the glue that holds the other areas together. “Most residents are familiar with these three districts,” Ginger informs us, “but there are more!” Tyler’s Shortline District is compromised of eleven nearly identical residences used as rental properties for African-Americans. After WWII the renters were able to buy the homes, which makes this district very unique. East Ferguson District is compromised of six nearly identical wood bungalows. Most residents of this area were rail-yard workers. Finally, the Donnybrook Duplex is a small development of eighteen duplexes built in the late 1940’s. The Donnybrook area represents the changes in construction, development and housing style post War. There are seven homes among the Historic Tyler on Tour that embody this city we cherish, and the history of where we come from.

The Graham-McCain House

The Graham-McCain House located at 809 Pinedale is a stunning example of the popular post War Ranch Style architecture. This home has only been occupied by two families throughout its entire existence. Original owners, Doris Greer and Frank Graham, Jr. built the spacious 5,000 plus square foot home in 1963. They sold the home in 1993 to Chaley and Jim McCain, the current owners. The original wood windows, chicago brick, high ceilings and spacious rooms have been retained. Mr. & Mrs. McCain raised three children in this historic home, and now have five lively grandchildren who play in their gorgeously landscaped backyard. The historic Richardson-Carroll-Gibson House at 1819 South Chilton Avenue within the Azalea District is located among large oaks and magnolias. The home was designed by Homer Lansbury and built by Harry Oliver, Jr. in 1948 for the Sol Edelman family. This Austin stone ranch home sits on a lot that was part of a 25-30 acre tract once owned by Mr. and Mrs. C.E. Hightower. The home was passed to Will Mann and Gertrude Windsor Richardson in 1959 and then passed to Claudia and Otis Carroll in the year 1989. The Carrolls altered the interior of the home to create a modern feel. Once again, this lovely home was filled with a growing family. The home was eventually sold to Susan and Lee Gibson in the year 2008. Despite a major remodel to enhance the home’s interior, the historic character along with it’s historic living areas were preserved. The Powell-Waits House located at 2609 South Chilton Avenue within the Azalea District will be the site of the Candlelight Tour Reception on Friday April 1, 2016. The home was originally built for Hallie and Jack Powell in 1957 from a design famed by Tyler architect E. Davis Wilcox. The Candlelight Tour will take place from 7:00pm to 9:00pm and the Garden Party will be from 7:30pm to 10:30pm. For ticket information, call 903.595.1960 or visit historictyler.org. By 1946, J.A. and Gussie E. Bergfeld owned a large tract of land and began selling lots in the area of Third Street. A number of people owned this lot, but it was A.E. and Mae McCain who built a home on the property in 1951. The McCain-Gossett-Shepherd House is located at 117 E. Third Street. The home was sold in 1953 to Jamie T. Smith, and in 1978 Dorothy and Phil Gossett purchased the home. The Gossetts made this their home until the end of 1991 when they sold to Charlotte and Gary Harris. The home’s current resident, Sandy Shepard, purchased the property in 2014. Mrs. Shepard has a true love of historic homes and has recently updated this Ranch Style home to a more contemporary look. She’s even added an additional powder room and bedroom! The Harding-Brantley House located at 518 West Sixth Street was owned by the Bergfeld family as late as 1936 when they sold the acreage to be subdivided. Charles and Bruney E. Verner bought the property to build a cozy Colonial Revival home in 1940. Several other residents have lived in the home, but Jack C. and Blanch Harding resided in the home the longest from 1952-2000. The home is overflowing with character, including brick pathways, flower beds, and camellia trees. The Harding-Brantley House was sold to Carrie and Chris Brantley in 2013. The couple have two children and are currently painting the exterior of the home. The Douglas-Holland-Pollard House is located at 318 S. Fannin Avenue. This unique, Victorian Style home was built in 1873 for John Douglas, a prominent citizen and Tyler’s first fire chief. The home was originally a one story dwelling but was enlarged to two stories in the early part of the 20th century. Janelle and Jack Pollard purchased the home in the 1970’s and began a meticulous restoration starting with painting the home to its original color scheme. The house boasts intricate gingerbread woodwork, fish scale finishes, and one of the few mansard roofs in Tyler. Just this year, the Pollards commissioned specialized craftsmen to replicate the original porch banisters and spindles bringing the home back to its glory. The Douglas-Holland-Pollard House is designated as a Tyler Historic Landmark, Texas Landmark, and National Register of Historic Homes, one of the few homes to have all three plaques. The F&W Food Store-Law Firm of Willis Jarrel is located at 509 W. Dobbs Street. The Lawrence Grocery and Meat Market was originally built in 1871 as a wooden structure, but was rebuilt in 1924 as a brick building. Many “Tylerites” remember it as the F&W Food Store, a partnership of Mr. Floyd and Mr. Waller. The F&W Food Store remained open until 1978, providing groceries and a renowned butcher shop to the local community. Fitzpatrick Butler Architects saw its potential as an adaptive reuse in the late 1990’s. Its restoration brought the building up to modern needs, but maintained the original exterior and many of the interior features. Today, the building is operated as the office of the law firm of Willis Jarrel, Jr., P.C., and is listed on the Tyler Historic Landmark Registry. Ask anyone who was a child or teenager during that time, the F&W food store was the place to get candy! 2016 Home tours will be held Saturday April 2nd from 10am – 5pm and Sunday April 3rd from 1pm – 5pm.

Last month I headed to Las Vegas to check out the KBIS and the NAHB’s International Builder Show. Every January builders and designers unite to see the latest in trends and products for home building. With all the years of travel, on Extreme Makeover: Home Edition, I ended up working with builders across 46 states, making this conference feel like a bit of a reunion with old friends in the industry. I walked the show for inspiration in design, and am happy to report a few favorite trends emerging for the new year!
From architecture to finishes, trends in scale and detailing provoke decades of ’50s, ‘60s, and ‘70s. As they say, fashion is cyclical. Lower profile rooflines, larger fascia profiles, simple windows and a desire for overall modern simplicity are trending in architecture. This style is all about utility and clean lines. While we don’t see as much Mid-century style architecture in homes across East Texas, we certainly see this trend in furniture and interior design selections. Teak and walnut furniture pieces mixed with brass are taking center

stage in all the major furniture storefronts. The beauty in Mid-century pieces is a versatility in design and overall focus on utilitarian functionality. To mix in a piece from this era, I suggest looking for local collectors through vintage shops and social media. You can often find Mid-century specific collector pages on Facebook. My thought, if you are going to follow this trend, get an original mid-century piece and not a knock off. You would likely spend the same amount of money for the real deal.

SPACE PLANNING: The key word in new products this year is centered around multifunctionality.
INDOOR / OUTDOOR BLURRED LINES:
Stats reveal that people are downsizing. Smaller spaces are a big topic right now! (You’ve heard me talk about tiny homes!) With less space, the products we put in our homes must be smarter.
More and more people are spending time outside. With smaller spaces, the need for windows and glass door options becomes more critical to the architecture.
At the KBIS show, Kohler blew me away with a new line of bathroom multifunction vanities, with built in electric components and pull out drawers. Sounds so simple, but that’s the beauty… thoughtful, smart design!
Large glass patio doors can get super heavy and cumbersome to open. PlyGem showcased an incredibly impressive European style glass door that opened with the touch of a button from a smart phone! The door works on a 3 track system, so the built in features are smooth and minimal in profile. Besides the cool factor of operating through Bluetooth, the door can reach up to 12’ wide and 6’ tall for a spectacular view to the great outdoors.
Outside at the entry of the builders’ show sat a 432 square foot, net zero tiny house and it had me excited to step right in. Attendees walked through to see what all the fuss was about. Honestly, I love how something so small could make such a big impact to an industry that is often set in their ways.

Exterior cladding is no longer limited to the outside. Trends are pulling siding and cladding inside the home, to create overall dimension in the space. Covering the interior wall with the same material as the outside gives us a seamless transition, blurring the line between indoor
and outdoor, which inevitably makes a space feel larger. For patio spaces and sunrooms, outdoor fabrics are increasing in quality and design. We can hardly tell the difference now between indoor and outdoor upholstery.
COLORS: For the first time, Pantone announced a color blend of two shades for 2016 Color of Year. As consumers seek mindfulness and well-being as an antidote to modern day stresses, welcoming colors that psychologically fulfill our yearning for reassurance and security are becoming more prominent. Benjamin Moore named “Simply White” as the Color for 2016, while Sherwin Williams announced their version called “Alabaster.” “Alabaster represents a straightforward and necessary shift to mindfulness. It provides an oasis of calmness, spirituality and a ‘less is more’ visual relief. Alabaster is neither stark nor overly warm, but rather an understated and alluring white,” Jackie Jordan, Sherwin-Williams director of color marketing, says. D TRENDS IN THE BATHROOM:
Matte finishes were everywhere! Faucets, appliances, counter tops, and paint, but glossy finishes are out. Matte black appliances were a hot topic.
New tile products featured at market had great depth and dimension, making the installation more of a custom artwork opportunity.
Manufacturers are working hard to keep up the demand for simple, no frills finishes.
Handmade tiles are taking a more artisan story approach, which is a frontrunner in terms of consumer interest in the market right now. I saw some beautiful products coming out of the Portland area. For faucet finishes in the kitchen and bath, rose gold, pewter, matte black and copper were shining bright throughout the show. Mirror, mirror on the wall… Box style medicine cabinets and slab mirrors are out. Consumers are interested in having more fun with the mirror in their bathroom. Bathroom size mirrors can be found in all shapes, sizes and finishes, and we’re even having more fun with how we hang them. Check out Rejuvenation for inspiration.
(It reminded me of the few matte black sports cars back in Los Angeles, that I saw a couple years ago, as this trend started scratching the surface.) Niche appliances are more readily accessible. Refrigerator, beverage, freezer and dishwasher drawers offer efficient use of space. Built in espresso makers are flooding the market for gourmet coffee lovers that do not feel like spending $5-$10 per day.
Everywhere you look, things are going mobile. The International Builder Show named this idea as one of the best in show, and I could not agree more. Valspar launched the first and only mobile paint store. A fleet of fully equipped paint store trucks will come out to job sites and mix the paint right there for you. With increasing accessibility to sites like Houzz and Pinterest, consumers have far more immediate influence on products. Fashion trends ebb and flow faster than home trends, but with improving technology, this gap is closing in!
Two-tone finishes in cabinets is coming back, so consider one finish color for your island, and another for your wall cabinets. Open and airy kitchens are still trending. Use of more raw materials, like open wood shelves is still on trend.

The kitchen island is still the workhorse of the home. Be sure to include workspace for the laptop, with built in outlets.

It hasn't been happy for equity investors: the first three weeks of 2016 brought negative returns. Market pundits have exhausted every possible description: "plummet," "plunge," "crash." Kimberly Spinks, CFP(r)

While the immediate situation looks bleak, let’s step back and examine the broader picture. Think of it from a photographic perspective. If a photographer wants to take broader-field pictures with a traditional camera he invests in a wide-angle lens. Many investors examine the market through small pieces of data – credit spreads, energy, freight capacity – much like a photographer using a narrow-view zoom lens. They only see what is right in front of them, missing the bigger picture. Meanwhile, investment managers peer through a wide-angle lens – the economic backdrop – to determine the direction of client portfolios. THE NARROW-VIEW LENS China: China's manufacturing output is slowing and the yuan has been devalued twice in eight months. Furthermore, Chinese policymakers instituted a circuit breaker system designed to prevent wild swings in equity prices. Unfortunately, the policy had the opposite effect and was quickly abandoned. Anxiety in the oil patch: West Texas Intermediate (WTI) fell approximately 75% since the summer of 2013 high to recent lows below $30 per barrel. Investors fear deflation as well as potential contagion into other sectors (banks that lend to oil companies, for example). THE WIDE-ANGLE LENS If we step back for the broader view, the economic picture changes. China: China is struggling, indeed, but let's consider why. The Peoples Republic is shifting from a manufacturing economy to a consumer service-based system. A massive economy, especially with a closed political regime, cannot turn on a dime. Instead, it must evolve fitfully along the way. The good news for Chinese consumers, who are currently enjoying a healthy labor market, is the resulting increase in household incomes and increased money for spending. How does China's slower growth impact the United States? The answer is, "very little." We buy goods from China, not the other way around. Oil prices: The downturn in oil prices is a matter of too few dollars chasing too much crude. The glut will, eventually, correct as production from U.S. shale projects naturally run their course. PUTTING IT ALL TOGETHER U.S. economic data does not portend recession. Our labor market is improving, home values continue to increase and consumer sentiment (a huge factor, since consumers make up 70% of gross domestic product) has been rising. While we don't expect overheated growth in the U.S., we do not expect contraction.

KNOW YOUR LTV AND CLTV RATIO. LTV, or loan-to-value, is all about how much mortgage you have in relation to how much your property is worth. It’s a percentage figure that becomes a consideration when you buy, sell, or refinance your property. You can calculate your LTV ratio using this formula:
CURRENT LOAN BALANCE ÷ CURRENT VALUE For example: Your current loan balance is $140,000. Your home currently appraises for $200,000. $140,000 ÷ $200,000 = .70 (Convert .70 to a percentage for an LTV ratio of 70%)
CLTV, or combined-loan-to-value, is important If you are considering a home equity line of credit. To calculate your CLTV ratio, add the credit limit you want to establish to your current mortgage balance(s). This gives you your combined loan balance and your CLTV formula would look like this: Current Combined Loan Balance ÷ Current Value For example: Your current loan balance is $140,000. You want to take out a $25,000 home equity line of credit, and your home currently appraises for $200,000. $165,000 ÷ $200,000 = .825 (Convert .825 to a percentage for a CLTV ratio of 82.5%)
REQUIRED RATIO The requirement for your combined loan-to-value (CLTV) ratio may vary by lender. If your CLTV is too high, you can pay down your current loan amount; request a lower HELOC credit limit. There may be different rates for HELOC’s with a lender that are dependent on the CLTV. If you are purchasing a new home, ask your lender about setting up a HELOC at the same time – you may be able to use your professional home purchase appraisal for your HELOC application as well, saving you time and money.

The historic city of Nacogdoches is absolutely brimming with old, quaint buildings and homes that were once considered architectural wonders and give the East Texas town its recognizable character. Many of these beautiful, old structures came to be because of a man named Diedrich Rulfs. Rulfs was an untiring and adventuresome architect, who came to Nacogdoches from Germany. When Rulfs arrived in the self-proclaimed “oldest town in Texas” in 1880, he discovered that the buildings, which were constructed out of timber, were in dire need of change. A revolutionary, Rulfs used stone and brick to create his architectural designs and went on to build Nacogdoches into the city that visitors see today. Just 17 years after Rulfs arrived, the impact he made on the town was clearly visible, and was documented in an 1897 edition of The Nacogdoches Chronicle, in which editor R. W. Haltom wrote, “There is, perhaps, no man in Nacogdoches to whom the city is more indebted for the beauty and splendor of her scores of elegant residents, and the stateliness of her business houses…From a little village of sleepy looking, oldfashioned cottages and wooden stores, the town has developed into a city of magnificent dwellings and imposing brick stores. And to the architecture and mechanical skill of D. Rulfs is justly due the credit for this pleasing transformation.” Rulfs built three-fourths of all buildings constructed in Nacogdoches during that 17-year span. Today, more than 50 of his buildings are still standing and can be viewed in person, or in the book Deidrich Rulfs: Designing Modern Nacogdoches by Jere Jackson.

Jackson, a professor of History at Stephen F. Austin State University (SFASU), published Deidrich Rulfs: Designing Modern Nacogdoches in 2014 with photos by Christopher Talbot, the SFA School of Art director. Jackson’s book about Rulfs and the architecture in Nacogdoches will be the focal point during his discussion at the Gregg County Historical Museum’s B SC EN EM A G.COM

“We want people to learn about Nacogdoches and learn about Dr. Jackson and his work and learn to appreciate different types of architecture.” Architecture Lecture on Thursday, March 10. The event will take place at the First Baptist Church Longview Theater in downtown Longview at the corner of Fredonia and South Street. The first lecture will be held at 2 p.m., with the second following at 7 p.m. Jackson, a historical preservation enthusiast, has been credited with preserving the history of Stephen F. Austin State University and placing at least 20 historical markers throughout campus grounds in an effort to tell the story of SFA. Jackson is an East Texas native, originally hailing from Longview, and has received the Governor’s Special Service Award in the field of historic preservation. "History matters, if only to afford us opportunities for reflection,” Jackson said in a 2008 article from SFA News. “What we have done in the past matters, but only if we examine it thoroughly and honestly. Anniversaries allow us to look backward so we can plan forward rationally." The lecture is a part of the Gregg County Historical Museum’s ongoing series of lecture events surrounding the subject of architecture. The goal of the lectures is to provide an educational forum for the encouragement of historic preservation, restoration and ethical design. The series takes place once a year in March, which is the museum’s designated architecture month, and has been on-going since the early 2000s. The museum hopes that the lecture series will give the general public the opportunity to learn about the importance of architecture and how it weaves into the history of each community. “We want people to learn about Nacogdoches and learn about Dr. Jackson and his work and learn to appreciate different types of architecture,” said Lindsay Loy, Director of the Gregg County Historical Museum. “We’d love for them to come hear about the importance of preserving architecture and maybe learn a little history too.” In addition to the lecture, a photography exhibit displaying Talbot’s photos of Rulfs’ architectural wonders will be shown at the Gregg County Historical Museum Education Center and will be open from March 5 through 26. The photos will be on large, 24 x 20 prints in the museum, allowing viewers a more life-like view of Rulfs’ work as an architect. The Gregg County Historical Museum in Longview is an BS CENEMAG. COM
architectural wonder in its own right, after having survived a possible demolition of the building in the 1970s. “We’re in the 1910 Everett building, one of the most historic buildings in downtown Longview,” Loy explained. “It could have been easily torn down at any point when they decided to get rid of it in the 70s, but we acquired it. It was given to us, it was restored, and now it’s a beautiful piece of architecture in downtown Longview. People should learn to understand and preserve these structures for our future generations.” The Museum celebrated its 25th anniversary in 2009. During the first 25 years, it has hosted visitors from all 50 states and over 36 foreign countries. “I think that if you don’t preserve the past, you having nothing for the future,” Loy said. “Longview is a really good example of a town that didn’t realize how important some of their structures were and so most of it has been torn down.
