STANSTED
LUTON
CITY HEATHROW
LONDON GATWICK
At 21 storeys and containing 706 collective studio flats, we are very excited that our ‘Collective Canary Wharf’ proposal is nearing completion. Embodying The Collective’s vision of being “so much more than bricks and mortar”, the building is formed of a unitised system with an innovative stone textured finish on the Metalline UK Aluminium Unity Rainscreen Panels.

NOW TO GET PLANNING!
12
(CCW) DESIGN EVOLUTION
ARTICULATION AT TOP
TYPICAL FLOORS
• Reassess upper levels to address original ‘loggia’ design intent • Consider roof top design with regards plant and green roof requirements
• Explore vertical emphasis • Reassess inclusion of potential v-joint details • Remove perforated pattern • Refine material selection • Refine glazing details
ARTICULATION AT BASE • Explore ground floor projecting, glazed bays • Expression of entrances
13
(CCW) TYPICAL FLOORS FACADE DEVELOPMENT
ORIGINAL
UNITISED
The original scheme introduced a staggered pattern of double-height bays across the facade from level 2 - 19.
Due to site construction constraints the facade necessitates a unitised system and associated joints.
DOUBLE BAY EMPHASIS
VERTICAL EMPHASIS
Chamfer joints were introduced to re-emphasise the double height bay condition
To place emphasis on the vertical, chamfer joints have been minimised to this axis only.
14
(CCW) TYPICAL FLOORS
PERFORATION Pattern removed. Material Selection to be refined in lieu of perforated pattern
FACADE DEVELOPMENT
VERTICAL EMPHASIS To place emphasis on the vertical, chamfer joints have been minimised to this axis only.
CHAMFER JOINT A chamfer along vertical joints only exaggerates the width and depth of these lines, creating a legible hierarchy of visual elements within the facade.
15
TYPICAL FLOORS FACADE DEVELOPMENT
UNITISED JOINT
(CCW)
Introduced due to construction constraints
V JOINT Introduced to emphasise vertical and take visual precedence over unitised breaks
WINDOW FRAME Maintained. Suggested patterned perforations removed.
OPENING WINDOWS Slim profile of window frame to create simple, clean aesthetic
CHAMFERED EDGE Transom height raised to 1100mm from FFL for safety reasons
RECESSED WINDOW REVEAL Window recess maintained but reduced to 150mm due to construction constraints.

(CCW) ARTICULATION AT THE TOP FACADE DEVELOPMENT
ORIGINAL
DIMINISHED
The original proposals included slender columns at the upper level, punctuating set back glazing, with a simple cornice.
An amend to the proposals was suggested to soften the upper level by creating a glazed set back facade.
ELEVATED CORNICE #1
ELEVATED CORNICE #2
The building the cornice has been raised to highlight the rhythm and depth of columns and horizontal bands.
A step has been added to the cornice detail which, although simple, further expresses a distinguishable termination of the building form at upper level.
18
(CCW) ARTICULATION AT THE TOP FACADE DEVELOPMENT
ELEVATED CORNICE THE CROWN A variant of the architectural language at the base of the building is repeated here at the upper level; a lighter, more delicate and predominantly glazed facade is an appropriate diminution while distinguishing a legible ‘top‘ to the building form.
A simple stepped cornice is raised above the final glazed element. The intention is to maximise the impression of the dominant ‘loggia’ form of column and beam, while the glazing visually recedes behind. This detail increases the parapet height but does not effect the overall building height.

GROUND FLOOR BAYS Columns span from ground to Level 1, creating distinctive ‘bays’, these bays feature projecting glazed boxes and a shadow gap recess surround. Entrances are differentiated from standards bay within a similar architectural language to maintain the overall aesthetic. Signage will not be fixed to the exterior of the building but included within these ‘shopfront’ windows.
