Project description: Wickside seeks to create a high quality mixed use quarter with defined clusters of creative and public uses. 7,000m2 of new creative industry employment, restaurants, cafes, a craft brewery and small casting foundry are supported by over 470 new dwellings. The retention of existing heritage assets will ensure the site’s industrial history is reflected strongly in the scheme and that the character of the

‘Wickside’ provides an ideal framework for the promotion of the Mayor’s vision for London, as set out in the London Plan. Wickside will provide one of the broadest ranges of fully inclusive work, play and living opportunities in London. A sustainable urban location with high level Place making at its heart, Wickside promotes choice for a revigorated and enhanced community of individuals, enterprises and visitors

alike including the Creative Industries. The proposal transforms an industrial waste site into one of London’s most diverse communities, promoting and enhancing the wider regeneration of the area through the provision of new roads, pedestrian linkages and permeability while greatly reducing air pollution resulting from its current use as a waste transfer site. Wickside takes full benefit of the site’s unique position, sitting between two of London’s largest urban parks and

bordered by the Hertford Union Canal. Heritage assets and local character are key to regeneration objectives forming the catalyst for a precisely considered range of accommodation tailored to promote the ‘highest quality of life’ and environment for Londoners. A linear park along the Hertford Union canal encourages movement between parks and provides enhanced amenity and facilities for both the local and itinerant canal communities.

We felt strongly that Wickside should not be developed in a single homogeneous style, rather that it should be an integral part of the city, drawing inspiration from the kind of urbanism which can be found in many existing parts of Hackney Wick and Fish Island. An aspiration is that, encountering Wickside, visitors would not think of themselves as being in a single place but in a series of places, and that moving through the development they would experience changes in urban mood and character just as you do in other parts of London with a complex history of inhabitation. So we were prioritising difference over similarity, aiming for the syncopation and contrasts of size and appearance that can be experienced in an authentic London urbanism.

A tour of Fish Island North There are two conservation areas defined within the proximity of the site.

The Hackney Wick Conservation Area sits just north of the train line, and the Fish Island and White Post Lane (FI&WPL) conservation area covers a large area south of the train line down to, and including, the

11 Hertford Union Canal. The Eastern 13 part of the proposal site12sits within 10 this conservation area. The site profits 17 from sitting in close proximity to 14 Victoria Park and Queen Elizabeth Park. 15

The Working Yard has been developed as a tribute to a historic Hackney Wick typology through clustering similar uses and activities around one central space. It acts as a shared resource as well as a practical shelter by keeping residential away from noise impact.

A predominantly residential zone with a communal landscaped courtyard, the west side of Wansbeck Square forms an environmental barrier from the noise and pollution of the A12. The new Wansbeck Road frontage activates and enhances the public realm.

Trego Square is surrounded by ordinary London streets, two existing ones and two new. It is primarily residential, with some ground floor commercial uses. An east west pedestrian route runs through the block, connecting two residential yards by way of the Gold site which lies outside the boundary of this application. The proposals for this site have been created in collaboration, in such a way that our designs work without the implementation of the proposals outside of our boundary, but are complemented and enhanced if and when they do go ahead.

Fish Island South The New Bridge The proposal main bridge approach is animated by active street level uses on its east side and by careful landscaping of a new square on its

west side. We are also proposing community uses at towpath level whose design is carefully integrated with the bridge approach ramps.

The Design We worked closely with the LLDC to integrate their vision for a new canal crossing into the design development of this part of Wickside. The new bridge was developed ensuring that users can access the bridge not only from the north, when coming from Hackney Wick Station, but also directly from the towpath. A key urban design aspiration has been to integrate the bridge infrastructure into the urbanism of Wickside, so that ramps, steps and buildings work together rather than separately.

Yards with the scale and commonality of existing Hackney Wick exemplars

Not too wide, and spatially intricate. Intensively used some of the time, quiet at other times. Varied heights and uses of buildings around them. Lots of entrances all round, with activity spilling out. Hard, ‘industrial’ surfaces. Semi private, semi public - safe because overlooked.

The Creative Cluster groups around art and public engagement activities to create synergies between the different tenants. The core of the creative quarter includes shared making and workshop facilities to enrich traditional studio space with additional tool, space and skills resources to self-employed artists and creatives.

Food Quarter

The food quarter is located at the heart of Wickside where the NorthSouth route from the station to Fish Island South and the East-West route along the canal meet. The food quarter is also equidistant to most residential units on site. It is also located at a prominent section

of the proposed linear park and contains existing buildings that will be adapted for the specific use and which define the character of the adjacent spaces. With this in mind, the food quarter was conceived and developed as a social platform where both visiting public and residents as well as business and residential activity congregates and decreases anonymity.

The Wickside community

The Market area connects all food units and acts as a further gelling agent and informal exchange space. It also instills a rhythmic life in the public realm on a weekly basis.

learnt from the traditional Hackney Wick yards was to use a lighter Casa Lena brick within the yards to unite the space, bring in extra light and to make the spaces feel larger.

The existing pump house, a former barrier between the lock and space behind, has been cut back through the demolition of the westernmost bays. The existing graffitti wall facing the canal is preserved, and the building houses a juice bar with an enclosed roofless courtyard centred around a tree of heaven.

In the foreground is a lawn forming the central area of the Canalside park. Further east in the Kelday Quarter a mix of new and existing buildings housing retail and restaurants front Market Walk, the site of weekly markets, and a main pedestrian route through Wickside at all times.

The two houses to the south of Pharos Square use contrasts in size and scale to help produce a diverse and authentic townscape. The existing building behind, with a defining chimney, is repurposed for a mix of commercial and residential uses, including a new residential penthouse.

The larger scale buildings on Wansbeck Road respond to their context, with the three buildings in the centre displaying rugged, warehouse qualities with commercial uses below four residential floors. The commercial uses provide active frontages to the widened, planted pavement.

Davey Square is a new public square at the intersection of the towpath and the new north south pedestrian and cycle route linking Hackney Wick Station with Roach Road by means of a new canal bridge. Davey Square mirrors Neptune Wharf’s Lofthouse Square, from which this view is taken.

Chalk Square is a sunken play area with a smooth concrete surface for pavement art. It is surrounded by steps that can become seats when the square is used for impromptu performances and for screenings onto the end wall of the art gallery.

This stretch of the Boardwalk is part of the canalside park and is flanked by the south range of Wansbeck Yard with apartments looking south to the canal. Ground floor units have their own front doors and are accessed directly from the Boardwalk.

This view shows the south west corner of Wickside. The triangular Bear’s Head building, residential above ground floor commercial use, forms a marker for Wickside for motorists on the A12. Behind the Bear’s Head sits the stretch of canalside park containing lawn loungers and orchards.
