WELCOME 2010 As we enter this exciting, new decade we are reminded of the incredible year we have left behind.

2009 began with the growing repercussions of the Global Financial Crisis which will continue to have a follow on effect in the behaviour of businesses and consumers worldwide. The First Home Owner’s Grant and Boost helped generate the motion towards economic stability for the Australian economy and we are pleased to have been a part of the recovery process.

In the past 25 years, Burbank has provided homes for over 20,000 Australians so we were delighted to be awarded the 2009 UDIA Victorian Award for Excellence in Affordable Development. The award was presented for our work at Metro 3175 in Dandenong, a project which has provided an example for other estates across Victoria.

2009 also brought the news of our co-founder Eddie Puhar’s retirement. Eddie’s presence will be sadly missed by all here in the Burbank family, but we have no doubt he will never be too far from the heart of Burbank where we will proudly continue the vision he helped build.

Retires as Joint Managing Director Described as a gentleman, mentor and friend, Eddie Puhar has decided to retire as Joint Managing Director at Burbank to spend some quality time with his wife, children and grandchildren.

Co-founder and Joint Managing Director, Eddie Sanfilippo reflected on their initial dream to start a building company which would provide for their families and how that vision resulted in the employment of over 200 employees across Victoria.

“25 years ago, Eddie and I decided to get together and build. We entered the market during some challenging times.

The country was in deep recession with 19% interest rates,” he said.

“We got through those times and we now, more than two decades later, have produced what you see all around us and what you see in subsequent development.”

The two Eddies, as they were affectionately called, built their first two display homes in Altona Meadows in 1987. As we head into 2010, Burbank has more than 60 display homes showcasing a fraction of the product choice available.

About his stepbrother, Eddie Sanfilippo added, “No one could want a better partner, a better brother, a better guy.

While he will be missed at Burbank, I expect Eddie’s plans for retirement will be exciting for both him and the entire Puhar family.”

There is no end to the warm tributes from Eddie’s colleagues at Burbank.

Projects Division Manager, Sam Failla says, “When I took over Eddie Puhar’s construction management role in 1998, I had the benefit of Eddie’s shoulder all the way, as he guided and supported me in all the decisions I made. I actually moulded my style of management on his great example.”

Maryann Hill, one of Burbank’s first employees, says Eddie had a warm presence in the office.

“He has been there to support me through some tough times but has given me the confidence in myself to believe that I can succeed in my career. He always made himself available to listen,” she said.

Andrew Mammarella, Purchasing Manager came to Burbank as an apprentice carpenter and remembers learning some important life skills from Eddie.

“His ability to be the boss when the job needs to be done as well as a companion when times were tough is something that all of us in the Burbank family will sorely miss,” Andrew said.

Jane Davidson, Eddie’s Personal Assistant and Construction Administrator, says her 7 years of working for Eddie and sons Luke and Paul, were filled with great moments she will fondly remember.

“I have a great deal of respect for Eddie and the wonderful values he and his family brought to the greater Burbank family. Despite his role, he always continued to have hands-on involvement with every aspect of construction.

When I suggested he had employees to do the work, he’d say, ‘but Jane, I love this!’ and you could see he always did,” she said.

Eddie Puhar recalls the company’s humble beginnings.

“It’s been an exciting time - the first 6-7 years were the hardest I think for us, our cashflow was very low, banks were very ungenerous.” Eddie Puhar said.

“It took us a good ten years to start moving. I think once Eddie Sanfilippo joined the company, we started growing rapidly, not just by one or two houses, but by 50, 60 or 100 houses per year. We’ve grown every year. Not just by staff, but by reputation and by numbers.”

In a speech to Burbank employees, he added, “It’s rewarding to see so many people employed at Burbank. Eddie and I both recognise that it is important to have a big family – because you are family – for the company to grow even further.”

Eddie has retired from his role as Joint Managing Director at Burbank but continues his involvement with other companies within the Burbank Group, including National Pacific Properties.

Know your builder “It’s important to feel comfortable with your builder,” says Rob Puzzolo, State Sales Manager. “Our Sales Consultants provide a friendly, professional service and are happy to answer all of your questions so that you can be confident in making an informed decision.”

Rob insists it’s important to seek a builder with a good reputation and just as they say insurance companies are only as good as their claims departments, builders with minimal warranty issues are a good place to start.

Know your budget It can be easy to be swept away by the display home experience and sure, we all love to dream, but with a clear idea of how much you can spend, the practical side of finding a home within your means will be a lot easier.

BURBANK WINS U FOR AFFORDABLE Receiving the UDIA Victorian Award for Excellence in Affordable Development, Burbank’s Joint Managing Director, Mr Jarrod Sanfilippo described Metro 3175 as a successful solution for the State’s future population and affordability challenges.

“Metro 3175 was created in partnership with VicUrban, the City of Greater Dandenong and the State Government. We designed and developed a variety of affordable, contemporary homes, including architecturally designed, sustainable homes, townhouses and apartments with fully landscaped streetscapes, close to Dandenong’s CBD and public transport system,” he said.

“Our specifically planned, turn-key packages allowed many home buyers a chance to leave the rental market at virtually no additional cost.”

The development was a direct response to the State Government’s Melbourne 2030 Report, which indicated a strong need for affordable, accessible housing in close proximity to Victoria’s Central Activity Centres. It was the first major development of its type in the area.

There are many advantages for home buyers living at Metro 3175. – MAKING THE MOST OF YOUR ALFRESCO Adding an alfresco or pergola to your home plan can have some great advantages. These undercover spaces extend your living area and inject a fresh indoor/outdoor feel to your entire home.

Decorating the outdoor space can be as simple as a few pot plants to a well-planned extra room. Burbank’s Interior Designers, Jacqui Mallia and Sue Lawler have some tips to make the most of this space: • Bifold doors are a sensational way to open up the space between your living area and alfresco. If you are worried about screening out insects, you might like to consider retractable ‘phantom screens’ which attach to bifolds or sliding doors, held in place with magnets.

• Most outdoor furniture needs undercover protection from the elements to last. Be careful to ask whether the furniture you choose is weatherproof. We have found while some items are stainless steel for example, the screws holding the pieces together rust and deteriorate. There are new materials such as synthetic rattan made from high density polyethylene which are a weatherproof, UV protected alternative to traditional, woven wicker furniture.

• Take a look at the whole picture and think about what you will do with that area. Having a dining table and chairs outside is great but will look cluttered if it is placed close to your interior meals area.

• You could decorate with a few pot plants. If you’re not a green thumb, you’ll be surprised to see how lifelike some of the artificial plants can appear, giving you the ‘feel’ without the water restrictions.

NEW DAWN FOR AURORA Burbank Leads the Way with the Estate’s First 7-Star Homes The Aurora Estate, Epping North marked a new dawn in master planned communities and four years down the track, this VicUrban development maintains its reputation as a success story in sustainable building. With the first display village closed late December, this new selection of displays is even more exciting with Burbank showcasing the first 7-Star Energy Efficient homes on the estate.

Burbank’s Operations General Manager, Mr David Borg, said the new centre drew a huge response from home buyers with over 170 groups visiting on the day of its opening in January.

With seven plants across the East Coast, Boral is Australia’s second largest producer of clay bricks and pavers.

The benefits of building with bricks are long known, from acoustic and thermal performance to the overall low effort needed to maintain their life and appearance. BURBANK STEPS INTO ACTION Burbank’s participation in the Global Corporate Challenge began with the initiative of 8 employees in May, 2008 to raise funds and awareness of health and wellbeing in the workplace, prevention of disease and environmental consciousness.

The Challenge is a program running over 125 days, where registered teams are given pedometers to record their daily steps. These steps are converted to kilometres that are used to ‘walk’ a virtual tour of the world. 2009 saw Burbank sponsor 32 Challenge participants, including Burbank’s Joint Managing Director, Jarrod Sanfilippo.

In a report written in conjunction with Sustainability Victoria, it was calculated Burbank’s participants walked a total of 40,800,574 steps (walking and cycling) equalling a total distance of 26,112 kms with a carbon abatement of 979kg of CO2 (using 2007 Carbon Abatement figures).

Around half of the participants reported an increase in energy and fitness and 33% noted a loss in weight.

Burbank’s highest achiever, Chris Orme described the event as absolutely positive and extremely motivating.

“By taking on the challenge head on and pushing yourself to achieve your daily goals you feel a sense of satisfaction which in turn motivates you to keep trying to improve, knowing that both the physical, mental and general health benefits are worth the effort,” he said.

Michelle’s Autumn Berry Delight Mmmm… the sweet sensation of berries and mint on a crisp Autumn weekend. If you’d prefer something non-alcoholic, you can substitute the alcohol for sparkling apple juice. Either way, it’s a great celebration drink!

Ingredients • 2 bottles strawberry sparkling wine • 1 small bottle brandy • 1 bottle lemonade • 1 box frozen mixed berries

• Some fresh chopped strawberries • A few scoops of ice • Fresh mint to garnish
