DENTON MILLS Integrity in Transformation In place of a derelict hat millinery building, this revitalized new development provides homes and places of business accommodating up to 250 people every day. The transformation of the historic, former Denton Hat Mills in Nicholson Street, Abbotsford into the vibrant mixed-use commercial and residential complex it is today has proved a stunning success. The original building, an architectural icon which spans some 95 metres along Nicholson Street, is listed by Heritage Victoria and has a heritage classification of ‘state significance’ being the first steam powered hat factory in Australia, circa 1890. The architect for the original building was William Pitt, who designed some of Melbourne’s most notable buildings including the Princess Theatre. Burbank, as developer and builder, created the initial brief for the architects, Peddle Thorp, ensuring the integrity of the retained historic building was fully replicated in both the main visual streetscapes in Nicholson and Mollison Streets and throughout its new components. In detailing the final finishes the original fabric has been retained wherever possible to emphasise its ‘industrial’ heritage, including exposure, where possible, of original cast iron columns and roof trusses. The completed development features 61 residences, 6 offices, and a café by incorporating both the refurbishment of the retained historic building into vibrant new residential apartments & ground

floor offices, and the creation of new townhouse style apartments at the rear. A central courtyard, reminiscent of an enclosed European laneway integrates the heritage building with the contemporary two-storey terrace style apartments facing the courtyard. In place of a derelict factory building, this revitalized new development provides homes and places of business accommodating up to 250 people every day. Its new café, Three Bags Full, has become a focal point for residents and workers in the area and has energized this locale in Abbotsford. Chris O’Shaughnessy, Principal of the local Biggin & Scott Real Estate agency has lived in Abbotsford for 19 years and describes the project as a good result for purchasers and investors.

“…The restoration of the old Denton Mills building, together with the addition of the new café has added a new vibrancy to this locale in Abbotsford. It has also ‘lifted’ the area, giving the whole community improved surroundings and enhanced the visual ambiance. “Burbank has in fact created an asset for the community.”

a place for every story In the disposable world we live in there’s a lot of fuss about decluttering the home and disposing of items which aren’t in use, with very little thought given to putting them aside for the future. Some items are simply too special to throw away – they might have sentimental value or be of use to the next generation, like the rocking horse Mum had when she was a little girl. Or what about the sideboard you’d like to restore one day and those picture frames you’ve bought to match the sideboard (when you get around to sanding it down). Storage Box Manager Paul Franze says whether you need to free up home space, secure items when you go on holidays or clean up your office space by storing your archives and excess stock, Storage Box Self Storage has a place for everyone’s story. “We have internal and external ranch style garages (3.1 wide and 5.5 deep) which are electronically monitored and easily accessible - just drive through and store your items,” Paul says.

Paul Franze - Manager

“You can access your belongings 24 hours a day, 7 days a week with a personal security code. Our position is ideal – we are located in Altona, a short 12 minute drive from Melbourne’s CBD.” If you have never been a Tetris master and visualsing how much can fit in a storage unit, there’s a handy space calculator on the website. As an example, you could expect a 1.3 x 2m unit to hold a dishwasher, washing machine, and about 20 boxes and a 3.3 x 8.5m unit to hold the contents of a 4 bedroom house plus shed. Don’t know where to start? Paul says everything you’ll need for your move is onsite. “We sell cartons, archive boxes, tape, locks, mattress protectors, couch covers, picture cartons & portable wardrobes. We even offer you the use of our trailer or furniture van for free,” he says. Caring is a priority at Storage Box Self Storage. For as little as $85 a month, you can be assured of reliable, electronically monitored security and friendly service. For more information, call Paul on 9315 9888 or check out the website on www.storagebox.com.au

PARTNERSHIP At the launch of the redeveloped Crofts Reserve training facility, Mr Shane Sexton, Western Jets Regional Manager, thanked a number of groups involved in the project, including Hobsons Bay Council, AFL Victoria, Williamstown Football Club and the Burbank Group for their combined effort in finding a suitable site, planning, designing and building of the facility. “The Burbank Group have done an absolutely magnificent job in building this facility,” Mr Sexton said. “They’ve done it as a community benefit and as sponsors of the Western Jets Footy Club. It’s been a fantastic effort and has been on going now since 2002.” “We were looking around and we really needed a Centre of Excellence to do what we do. Hobsons Bay [council] welcomed us here in 2007 and we are very grateful to run our programs here. “ The facility will now allow in excess of 400 teenage boys on an annual basis to access a high class facility which will undoubtedly assist these players in their endeavours to meet their full potential. Adding to the existing social rooms, canteen, kitchen and change room, the venue is now equipped with high quality ground lighting, a gymnasium, auditorium, medical, meeting and property rooms and expanded change rooms. The upgraded facilities now meet the AFL Victoria criteria as a ‘centre of excellence’.

“Burbank is proud to be part of the Football community in the West, whether it be the Western Jets, Williamstown Football Club and of course Burbank Oval, we are proud of our strong history of association – that we are able to give back to the community in general.” The Western Jets are part of a number of clubs and associations, which receive Burbank’s support including Williamstown Football Club, Mernda Football and Cricket Clubs, Wallan Football and Netball Clubs, Geelong Soccer Club and the Altona Gators Basketball Club. Building Manager, Mr Lindsay Mann, Building Manager at Burbank said the project went smoothly. “This was an interesting project requiring a lot of onsite engineering skills. Marrying the 30 year old slab with the new slab to carry the weight of the new building presented its own challenges but with the consistent commitment of people like our Site Supervisor, Geoff Mann, Hobsons Bay Superintendant Geoff Norman and AFL Victoria’s Steven Smith, the project went very well,” he said. “The addition of a disabled chair lift along the stairs was new to our experience and a great final touch to the job which finished right on our projected completion date.” Presenting Mr Sanfilippo and the Burbank Group with a signed Western Bulldogs gernsy was Doggies’ Captain, Brad Johnson, a former Western Jets player and great role model for the club.

IN COMMUNITY “You can see from the facilities down there, that when they go out to train, they can get themselves up and going at a better and faster rate which I think will be a vast improvement for the Jets in general,” Mr Johnson said.

“We’ve seen the kids out there today – so many kids will come through this facility and will respect it and keep it in the condition in which you presented it today.” Hobsons Bay Mayor Cr Bill Tehan spoke of the partnership between council and community. “Hold you heads up high - at the end of the day we have achieved what we set out to achieve for the benefit of the kids of the future,” the Mayor said. “They are the reason why you’ve done this. As a council we are very proud to be partners in this project. Proud to be partners with you people and proud to be partners with the kids who will use this facility… this is an example of a partnership that works.”

BURBANK VIEWS WINTER 2010

FABULOUS FREEMAN One of Burbank’s newest designs is the superbly stylish 28sq double storey Freeman plenty of living space and loads of style - and it all fits comfortably on a 12.5m wide block! The Freeman 2800 offers the best of both worlds. The standard design cleverly accommodates three bedrooms and a sizable study with ample living spaces to enjoy. What makes the Freeman so attractive is that you get all of this to comfortably fit on a 12.5 metre wide block. State Sales Manager, Mr Rob Puzzolo said visiting the Freeman on display gives you a chance to see a few of the fantastic options available to customise your home to suit your lifestyle. “Land developers are typically offering block widths of around 12.5 to 14 metres. In many cases, these blocks are longer, which allows the home owner some freedom to extend the length of their living space,” he said. “The optional family room and alfresco displayed in the Freeman, gives you a real feel of what is possible if home entertaining is high on your list of priorities. The Freeman’s striking Arlington façade on show at both Caversham Waters, Lakeside Pakenham and Williams Landing Estate presents an extended, cantilevered balcony, supported by long, slim timber posts, three times the depth of a standard post. The layered combination of natural elements timber, glass and stone have produced a striking yet warm entry to this welcoming family home. The timber treads of the staircase take on a skeletal appearance, which is showcased by a glass balustrade and steel frame creating a stunning focal point at the entrance. The study has a great indoor/outdoor feel thanks to four elongated timber windows in one corner.

The clean finishes and natural colours of this home present an elegant, contemporary atmosphere throughout. Upstairs, the parental retreat caters to your luxury wish list with a huge walk-inrobe and ensuite. The whole family can relax in the huge rumpus area and as you’ll see in the display, the extension of a gallery and balcony are great extra space, a feature exclusive to the Arlington façade. “One resulting factor of smaller block sizes is that more families are looking for ways of using space to their best advantage,” Rob added. “Children are staying at home longer and in this scenario there is significantly more need for storage space and separated living spaces. Good design strategies prove you might be limited by space but you don’t need to be limited in storage.” The Freeman design does well in this regard. Bedrooms are generous in size and are well serviced with two bathrooms and a powder room downstairs. The service areas of the home are designed to optimise space, leaving more room where you want it – in the living areas. Plenty of bench and cupboard space allows for less clutter in the superbly elegant kitchen. This Complete Collection home enjoys quality selected stainless steel fittings and appliances including Technika 900mm upright cooker and canopy rangehood. Visit the Freeman 2800 at Caversham Waters, Lakeside Pakenham (Melway Ref 215 F4) or the Freeman 3100 at Williams Landing Estate, Williams Landing. 2010 Major Sponsorship to Geelong Soccer Club Geelong Soccer club recently joined a number of clubs and associations which receive Burbank’s support including Williamstown Football Club, Mernda Football and Cricket Clubs, Wallan Football and Netball Clubs and close to the heart of its head office in Altona, the Altona Gators Basketball Club. Anyone who belongs to a club will know how important corporate support can be. Sponsorship helps alleviate the pressure of overhead costs like building maintenance, club uniforms and insurance, allowing more of the community the chance to participate. Burbank has a long history of support for active lifestyles in the community and recently announced its new major sponsorship of Geelong Soccer Club.

Complete™ Collection

Your lifestyle, perfectly complete

porate challenge Globally, there are 97,832 participants taking part in this challenge. At last count, Burbank’s average daily step count was 11,053 - a little above the worldwide daily average of 10,909 and national daily average of 9,905.

Geelong Soccer Club has approximately 250 members with their seniors competing in the State League Division 3, against teams such as Lalor, Keilor, Hume, Sunbury & Cairnlea to name a few. Treasurer Steve D’Andrea says the Club has seen some great successes this season giving them some hope for promotion next year. “The funds we have received from Burbank has been used for equipment in Junior development and in growing the club. We now also have two women’s teams,” he said. “Overall the club is travelling very well this year with our Boys Under 17 team currently sitting at 2nd and Mens Division 2, 4th on the ladder.”

As part of its ongoing commitment to staff health, Burbank has also sponsored staff members in other sporting events such as Bicycle Victoria’s Around the Bay in a Day and this year’s Nissan BRW Corporate Triathlon in Melbourne.

BEST BAR REINFORCEMENTS

OUR FUTURE

SUPER

Raising the Bar in Forward Thinking From the slab construction stage alone, an estimated 3000 tonnes of recyclable waste goes to landfill across Victoria each year. Enter the forward thinking of Mr Liam O’Mara, Residential Manager of Bestbar Reinforcements and Burbank’s Purchasing Manager, Mr Andrew Mammarella. The result was ‘Green Reo’, a recycling initiative designed by Bestbar Reinforcements, which is set to change those figures and make a positive difference for the environment. Still in its pilot stage, ‘Green Reo’ is a multi faceted program targeted at reducing the volume of recyclable waste left over from slab construction.

THE ASCENT Since its launch in September 2009, this space savvy, family home has become Burbank’s bestseller. And why not – the home offers a flexible floor-plan with a gamut of practical options to suit every member of the family. Our Ascent 2500 displayed at Eve Estate, Cranbourne North achieves a 7.8-Star Energy Efficiency rating, while retaining an affordable price and high standard of livability.

“We’d like to think Bestbar Reinforcements’ point of difference lies in our attitude towards the environment,” Mr O’Mara said. “All of Bestbar’s steel contains a minimum of 91% recycled steel. “When Andrew Mammarella approached me about recycling from Burbank’s construction sites, we were able to come up with a pilot to recycle not only steel from site, but plastic items such as styrene waffle pod off-cuts, packing materials such as blue plastic strapping, pink netting and plastic bags, slab chairs and black polythene off-cuts. These items are shredded and used to make new plastic products, while the scrap metal is sold with the proceeds going to a carbon offset charity, such as tree planting schemes.”

THE DARWIN This clever earth friendly design uses brick, timber and light to give this home its rustic feel. Its flippable design means it’s great for corner blocks. Check out the optional bamboo floating floorboards in our Marriot Waters display in Lyndhurst. Bamboo is a rapidly renewable resource with a 5 year regrowth cycle and, in terms of durability, a harder surface than many hardwoods including Iron Bark, Spotted Gum, Brushbox and Jarrah.

Mammarella said the pilot works perfectly in line with Burbank’s sustainability strategy. “Bestbar Reinforcements should be congratulated for setting a positive example for the industry as a whole,” he said. This program provides a waste free site at completion at the base stage. It’s a win-win partnership for us and the environment.”

THE EVOLUTION This is a spacious 3 bedroom, 2 bathroom home with open plan family and meals area and a separate theatre, perfect for the growing family. The Evolution was one of two of the new displays at Aurora Estate, Epping North, this year, where Burbank showcased the first 7-Star Energy Efficient homes on the estate.

Passive solar design Double glazed windows Rainwater tank system Gas boosted solar hot water system Insulation to 7-Star rating Low energy fluorescent lighting

Burbank’s Future Collection of Homes has a minimum Energy Efficiency rating of 7-Stars but what exactly does that mean? Burbank’s Sustainability Manager Fondas Verginis explains: “In a nutshell, the star rating of a home refers to the amount of energy (electricity, gas, etc.) that is needed to heat and cool the home throughout the year,” he said. “It’s all based on various fixed assumptions such as heating times, heating temperatures and of course the climate in which the home will be built.

THE REVOLUTION MKII Clever design and separated living areas in this home complement accelerated lifestyles with ease. Great light and air flow throughout its ample spaces devoted to living and relaxation. Most recently displayed at Aurora Estate, this home suits a 14m wide block and provides increased interior comfort, one of the benefits of its 7-Star energy rating.

“The FirstRate report tells us approximately how much energy a particular house will use per square metre of floor area each year - this then is translated into a star rating, much the same as the energy labels you see on new fridges, washing machines and other whitegoods. The more stars, the more energy efficient the home, and the cheaper it will be to heat and cool than a house of similar size. It will also emit less greenhouse gases so it’s better for the environment.”

THE GENERATION

When you consider the current Victorian standard is 5-Stars and the average established home in Melbourne rates at 2.5-Stars or less, the potential energy savings when building a 7-Star Energy Efficient home are not without reward. Not only are you making a lower environmental impact, Burbank Future Collection Homes can save you up to $1,500 in utility bills when compared to an established home of similar size in Melbourne.

Designed with the capacity to flip the rear section of the home to optimise solar orientation and ensure a greener lifestyle that won’t cost the earth. The modern casement windows are perfect for directing breezes throughout this quality design. This home won the 2008 HIA-CSR Victorian Housing Award for Energy Efficient Home of the Year, and here, two years later, remains a step ahead of its peers.

THE ATTENBOROUGH

THE FORRESTER

The Attenborough ground floor ensures entertaining bliss - an open plan kitchen, meals and living area, while the upper sleeping wing addresses rest and play with a central rumpus area. On display at Arena Estate, Officer, this home is designed to suit an emerging trend in some estates across Victoria having wider blocks, which are shorter in length.

Flooded with light and space, the ground floor living area of this double storey, 4 bedroom beauty caters for sleek and sophisticated entertaining in a 7-Star Energy Efficient package. Most recently displayed at Williams Landing Estate, this home is a standout in design.

burbank features in

‘stop, step back’

worksafe campaign

Burbank recently featured in a new safety campaign ‘Stop, Step Back’ aimed at reducing the high number of injuries occurring on domestic construction sites. Burbank provided a housing site for a video, in which celebrity tradie, Scott Cam, gives tips on simple steps tradies can take to improve site safety. A number of employees also make cameo roles in the video. Scott, who started his working life as a carpenter, heads the new campaign that goes back to basics, by urging tradies to ‘Stop. Step back. And think’ about safety when planning, working on and at completion of every job. WorkSafe Acting Executive Director, Stan Krpan, said while inroads had been made at improving construction safety in the past 10 years, injury rates were again on the rise.

recipe

“We are seeing a lot less fatal incidents in the industry, which is mainly due to safety improvements made within commercial construction. However, injuries rates, particularly in domestic construction, remains high,” Mr Krpan said. Musculoskeletal injuries – those to muscles and bones, such as sprains, strains, fractures and breaks – remain the largest proportion of injuries. They are serious and debilitating and can impact the quality of a person’s life. “While WorkSafe can constantly reinforce their seriousness, many people don’t appreciate the consequences of an injury until it occurs to them – but by then it is too late. They can be off their feet for weeks, which not only affects work, but also their family, sporting and social life.” Burbank is delighted to be part of the project and its message according to Frank Perconte, Burbank’s Occupational Health, Safety and Environment Manager. “The Stop, Step Back and Think campaign aligns itself very well with the Stop, Plan and Do initiative in place at Burbank,” Mr Perconte said. “For some time now, our OHS&E team have been promoting the message through regular education and visits to work sites.” The ‘Stop, Step Back’ video can be viewed on WorkSafe’s website at www.worksafe.vic.gov.au/wps/wcm/connect/wsinternet/WorkSafe
