WINTER on the Slopes:

Wintergreen and Massanutten Resorts

CAAR REAL ESTATE WEEKLY WWW.CAAR.COM

I

BY KEN WILSON

t’s easy to social distance on a ski slope. Whizzing down the white at 30 mph, a guy can’t catch COVID. He can hardly catch his breath when he reaches the bottom, he’s so exhilarated. Don’t misunderstand—area resorts are taking and requiring all the recommended safety precautions indoors and in crowded spaces. But the appeal of open slopes, fresh air, and freedom has never been greater than it is this early 2021. And at beautiful Wintergreen and Massanutten, if you’ve got the time, honey, they’ve got the places.

Wintergreen All kinds of places, really. Do you love snowboarding? You’re in the right spot. Do you just want to ski? Experts, amateurs and wannabes will find suitable slopes. Are you itching to try your skills and make your friends laugh (at you) in a high-test terrain park? Here’s a park with over 40 features.

Would you like private, semi-private, and private family instruction in skiing or snowboarding? Come on up to the mountain. And would your dream come true be to stay on the mountain, or in the valley below looking up, 24/7 if the mood strikes you?

Whatever way you want to spend your winter, Nelson County’s Wintergreen has you—and the slopes—covered. Wintergreen boasts one of the world’s most sophisticated snowmaking systems. First installed during the 2002-2003 winter season and frequently upgraded, this

state-of-the-art computerized system makes Wintergreen the only ski resort on the East Coast with 100 percent of its terrain covered by automated snowmaking. In theory, with optimal conditions SNOWPOWER could cover a football field with 37 feet of snow in just 24 hours. This complex system involves approximately 40,000 linear feet of pipeline, more than 400 snow guns and 45 weather stations. The result? Uniformity of depth and consistency of snow quality from the top of the slopes to the bottom all season long. The 11,000-acre resort boasts 130 slide-able acres with 24 ski and snowboard slopes and trails, two terrain parks, the state’s largest tubing park, and a snow park for young kids. Skiers of all levels find Wintergreen inviting. Twenty-eight percent of its snowy terrain is graded for beginners, while 16 percent is more difficult, 44 percent is more challenging yet, and 12 percent is for experts only. Wintergreen’s Terrain Park likewise accommodates daredevils of all skill levels.

One factor driving the busy market, Craig says, is that “just this year we’ve had two new options for high-speed internet come out, so people are able to work from home now,” Craig says. “For people from the Charlottesville-Albemarle area, the price differential between homes there and homes in Nelson County is pretty substantial. We’re seeing all kinds of buyers, from young families to retired couples.” One new choice for eager buyers, only on the market since late 2020, is the Stone Orchard development in Stoney Creek: 21 lots with single family homes starting

A RARE OPPORTUNITY...

Among the park’s more than 40 features on any given day are tabletops and fun boxes, spines and hips, straight, rainbow, and s-rails, battleships and down-kinks. A dedicated lift takes users up the slope fast, so they can come down even faster. Equipment may now be rented online. Purchases must be made in advance. Out of an abundance of caution, Ridgely’s Fun Park for children is closed this winter. However, Discovery Ridge where the park is located still has snow and is still available for families with young kids to play in. The Winter Treehouse programs that help kids gain confidence and skill

in the low $400,000s. Most are mainlevel-living homes on the golf course with three or four bedrooms, and great mountain views. “It’s the most walkable location in Stoney Creek,” Craig notes. But Wintergreen itself is where real estate is currently hottest. “I think the one thing that’s different this year is that many more people are choosing to live on top of the mountain permanently as a second home.” That’s a development he credits not only to cooler temperatures, but also to a desire to escape from urban environments in a dangerous time.

Massanutten

Nestled near Wintergreen Resort, the Blue Ridge Parkway, and the Rt. 151 Artisan Trail. Potential as a corporate retreat, small hotel, wedding venue, or B&B. This is an amazing opportunity. 16+ acres includes 5 division rights. Please call (434) 962-4741 for a personal tour.

What’s new at another of Central Virginia’s premier all-seasons resorts? Ukulele classes—Beginner Uke and More Uke—are being offered Mondays and Tuesdays. Chances are, if you’re Massanutten bound, however, it’s your legs and not your fingers that you’re fixin’ to have fun with. That’s because with 6,000 mountain acres, Rockingham County’s Massanutten this time of year and all times of the year, is a sportsmen’s paradise. Massanutten was the first resort in Virginia to have snowboarding and snow tubing trails, along with lighting on all its ski trails, a quad chairlift, and a loading conveyor belt. “Our most popular winter sports have always been skiing and snowboarding, but there’s tons of winter fun to have on or off the slopes,” says Massanutten’s Marissa Andrick. Other activities include ice skating, three completely immersive escape rooms, a virtual reality arcade, and a heated indoor WaterPark. With the addition in 2018 of late-night Northern Lights Tubing—to the glow of neon lights and pumping music—“we’ve seen snow tubing’s popularity skyrocket as well.”

on the snow are also temporarily suspended, but private, semi-private, and family private programs are still offered daily. Wintergreen’s mobile app for skiers and riders has an interactive trail map displaying groomed and open trails, lift schedules, a calendar of events, and a resort map identifying where various facilities and services are located. Wintergreen’s slopes are open from 9 a.m. to 9 p.m. Check its website for weather and conditions. Tubing will not be offered this season. In an effort to accommodate guests and mitigate disruptions caused by the pandemic, the resort is offering season’s pass deferrals and Pro Rata credits for COVID closures. Snack and dining favorites including Devils Grill, The Edge, and Upper Crust Pizza remain open with limited hours and appropriate safety restrictions. Robert Craig with Wintergreen Real Estate grew up near the resort, began learning to ski there “from the moment it opened,” and has owned a 1,500 square foot, two-story single family home there since 2001. The market for homes in the area, “is fantastic,” he says. “Mostly what’s available are large, higher-end ‘view homes,’ $500,000 and up to $1.8 million.” Homebuyers can choose mountaintop living in Wintergreen itself, or valley living in the nearby Wintergreen community of Stoney Creek, just 15 minutes from the top of the mountain. Stoney Creek residents enjoy a range of resort activities right there in the valley, including 27 holes of golf, an outdoor pool, tennis courts, and twenty-acre Lake Monocan Park. Park amenities include a snack bar and a picnic area with charcoal grills, horseshoe pits, a sand beach with volleyball court, plus recreational equipment.

residential neighborhoods date to the early 1970s,” Whitelock says. “And homes are still being built. One of Massanutten’s strong points is its wide variety of sizes and styles.” All kinds of people love Massanutten living. Every neighborhood in the 1,000home subdivision features homes that are primary residences, along with those used as weekend getaways and vacation rentals. In addition to Property Owner’s Association (POA) amenities, Massanutten homeowners get discounts on skiing, golf, and the indoor/outdoor water park. POA fees are less than $70 a month. Water and sewer services are provided by private water and sewer company, Utilities Inc. Many of these desirable homes are being snapped up by savvy active seniors, like the couple from New York’s Long Island who wanted to retire somewhere in the Shenandoah Valley and had looked further south before discovering a cedarsided resort-style home in Massanutten that was a perfect fit. Another recently purchasing senior couple from Connecticut chose Massanutten based on the recommendation of friends who had already purchased a home there.

Twelve Active Virtual Reality (VR) Games let patrons fight robots and zombies, or experience a scene from a horror movie in 3-D. Pandemic or not, Massanutten has a full January schedule of concerts, cooking demonstrations, cupcake decorating workshops, wine and painting classes, and Family Night diversions for the little ones. Massanutten Realty Broker and Managing Member Cindy Whitelock was married at Massanutten’s ski lodge in 1984 and still resides in McGaheysville, where she grew up. “We are fortunate to live in such a beautiful part of Virginia,” Whitelock says, “and Massanutten has made that even more appealing for homebuyers from other areas. My family has long enjoyed skiing at Massanutten, even more so as the resort has expanded its snow sports offerings in recent years.” Located only minutes from James Madison University (JMU), Eastern Mennonite University (EMU), and Bridgewater College, the Miller-Coors brewery and the Merck plant, the residential community nestled inside Massanutten now numbers more than 1,000 homes. “Massanutten’s

Cindy’s Whitelock’s son Nick owns property at Massanutten and now lives only five minutes away. “I just love what Massanutten has to offer” he says. “My parents have owned property there as long as I’ve been alive, so I’ve always had access to the amenities.” Nick’s favorite things to do are hike, hunt and fish, three activities which property owners are free to enjoy at Massanutten. The resort’s 2,500 acres of private land include two stocked fishing ponds and adjoin the George Washington National Forest. “It’s truly an outdoorsmen’s paradise up there,” Nick says. Great fun, great locations, and low taxes relative to many other popular places in the country—it’s no wonder our area resorts are so popular. Have a look around. Go night skiing and try all the moves your mother wouldn’t let you make if she could see you. Buy a home in the perfect spot to make your grandchildren come visit. Do just about anything, there is plenty of space. Come visit or come stay. Come on up to Wintergreen and Massanutten.
