Sasha Farmer Honored in REALTOR® Magazine’s 2012 Class of 30 Under 30 CAAR, the voice of real estate in the Central Virginia region, today announced that REALTOR® member of Montague Miller & Company Sasha Farmer, CRS, GRI, ABR, SRS, e-Pro, has been recognized in the 2012 Class “30 Under 30” by REALTOR® Magazine. ast week, nearly 50 members and staff of Charlottesville Area Association of REALTORS® (CAAR) stood with industry professionals from every state at the base of the Washington Monument to demonstrate their commitment to preserving access to homeownership and robust real estate investment. At the Rally to Protect the American Dream on Thursday, May 17, an estimated 15,000 REALTORS®, affiliate services and invited members of Congress advocated for better access to affordable financing, reform of the secondary mortgage market, improved liquidity in residential and commercial lending and preservation
of the tax benefits associated with homeownership. “REALTORS® know that homeownership is an investment in our collective futures, and we’re here today to protect the American dream of homeownership,” National Association of REALTORS® President and broker-owner of Miami-based Veissi & Associates Inc., Moe Veissi said. “Homeownership and investment in real estate impacts families, communities, small businesses and the nation’s economy in a very meaningful way. to their community by donating money and time to help organizations that have helped them or their families or to support causes they believe in. Many people also contribute to organizations or participate in fundraising events because it gives them an opportunity to network while doing good. often it is a combination of these motivations, but the net result is the same, when people volunteer, the entire community benefits from their efforts. in our country we have a rich tradition of voluteerism and the number of us who give our time and energy to charitable organizations is growing. a recent press release from the bureau of labor Statistics reported that in 2011, 64.3 million people volunteered at least once during the year representing a steady increase in the volunteer rate. in the charlottesville area we are fortunate to have many volunteers, including lots of local real estate professionals, who take time out from their incredibly busy schedules to give back to the community in a host of ways.

Further, since they are self employed, real estate professionals only make money when they are working. Why then do so many of them take time out to give back to others? A current project is to get Cub Scout pack 143 up and running at Zion Methodist Church where he is an active member. “We’ve had a great first year growing from 4 boys to almost 30 boys participating in the pack,” he explained. Strong family ties to the area are part of what motivates Edwina St. Rose, a REALTOR® with Montague Miller & Co. She is active in a variety of volunteer organizations that focus on history, including Celebrate!250, a year long celebration of Charlottesville’s 250th anniversary, where she serves on the steering committee. She is also a member of the Board of Directors for the Albemarle Charlottesville Historical Society. She explained that she has a special interest in family history, particularly African-American history and is actively involved in geneology-related research. Her family is from Charlottesville and “their roots go way back,” she said. She loves the area, which she left for a time before coming back to stay for good. In some instances REALTORS® find themselves volunteering for organizations to which they have no prior ties, until something unexpected happens which pulls them in a particular direction in spite of themselves. For example, Brannock is an avid supporter of the Virginia Institute for Autism (VIA), a local school for children with autism and autism spectrum disorders. The organization also provides resources for family members and consulting services for educators in schools throughout the state. Brannock has served on the board of VIA for nine years, twice as president. He has no family members or close friends with autism, but over 10 years ago the then board president of the association asked him for help finding a new school campus. Coincidentally, about that same time his daughter had a babysitting job for a family with two
Edwina St. Rose autistic children. Between these two events, he became interested in autism. Because of this he said yes when the board asked him to help out with a capital campaign, and he was so impressed by the organization that ten years later he is still very active. Like many of her fellow agents, Amy Webb with Nest Realty contributes her time to several different charitable activities. One of her interests is the Shelter for Help in Emergency (SHE) a shelter for victims of domestic abuse. About this same time she (coincidentally) bumped into a friend at Whole Foods who told her about a new teen auxilliary affiliated with SHE, which is dedicated to raising awareness about date abuse. As a result of this meeting, Webb’s teenaged daughter became part of the auxilliary, which helps with fundraising for the shelter, as well as with education about date abuse in the local high schools. Recently on Valentine’s Day she participated in a date abuse vigil that was held on the downtown mall.

Shared Interests Motivate Volunteer Activity Sometimes people become involved in charitable activties because of common interests they share with others at the office. A good example is Tomâ&#x20AC;&#x2122;s Garden, which is a project of Nest Realty. Webb said. She added that â&#x20AC;&#x153;Gardening is a way for families to spend leisure time together thatâ&#x20AC;&#x2122;s non-electronic.â&#x20AC;?

Agents Volunteer for Personal Reasons Most of the agents indicated that they like to volunteer because it is rewarding. Dickerson expressed it like this. â&#x20AC;&#x153;Volunteering refreshes you and makes it easier to deal with issues at work.â&#x20AC;? He explained that spending time with the scouts or fundraising for the Shrinerâ&#x20AC;&#x2122;s hospitals for children, another of his projects, keeps it all in perspective. â&#x20AC;&#x153;Itâ&#x20AC;&#x2122;s really about balance,â&#x20AC;? he said. â&#x20AC;&#x153;When I can get away and focus on a community project I can address the problems back at the office from a different point of view.â&#x20AC;? When asked how he manages to get it all done, he explained that he works by setting aside dedicated blocks of time for
different activities. That way they all get the attention they deserve. Volunteering can also reflect an agentâ&#x20AC;&#x2122;s personal interests. For example, Brannock coaches 4-6 year olds in Lacrosse because he loves sports, and because he enjoys working with young children. He started when his son, who is now 26, was 4 years old, and continues to coach because he loves to do it. He described the coaching as â&#x20AC;&#x153;fun and rewarding.â&#x20AC;? â&#x20AC;&#x153;Itâ&#x20AC;&#x2122;s great to watch young children learn about sportsmanship, develop skills and give each other high fives when they do a good job,â&#x20AC;? he said. He has been at it so long that just about everyone calls their practice field the â&#x20AC;&#x153;Brannock Bowl.â&#x20AC;?
Agents Volunteer because They Believe Itâ&#x20AC;&#x2122;s Right St. Rose, who also sits on the Boards of Leadership Charlottesville and the Ivy Creek Foundation, stated that for her the volunteer work is enjoyable and a way to meet people. However she also receives a lot of satisfaction from giving back to the community. â&#x20AC;&#x153;Everyone should do it,â&#x20AC;? she said. â&#x20AC;&#x153;We should all try to help others whenever and however we can.â&#x20AC;?

For some homeowners, having a flock of geese on a backyard pond, deer roaming the front yard, or squirrels scampering across tree limbs, is a welcome sight. For others, slipping on goose droppings, having gardens stripped bare, or rodents taking up residence in their attic, it is a pullyour-hair-out nuisance. There is no question that co-existing with nature is an emotional issue for some and a hard-core issue for others. Here are some solutions to consider that may satisfy both sides.
Living with Bambi Deer are charming to watch but if left unchecked, they can be a source of frustration and economic loss. Rising deer populations, coupled with developments that have destroyed the deer’s natural habitat, has resulted in increased deer damage to yards and gardens and in some areas the extinction of some species of plants.
Pest Control
While it is difficult to move deer out of areas where they are not wanted, there are a few practical solutions to reducing or eliminating deer damage. Deer are border creatures. The perimeter areas between woods and clearings provide the feeding ground and shelter that deer require. One of the most effective ways of deterring deer from feeding on your favorite plants is to provide perimeter plantings around the yard of plants they like, but that you don’t care about. This will keep the deer fed, without them needing to go after your favorites. In conjunction with these plantings, the use of physical deterrents will divert the deer traffic away from your plantings. Stone walls around raised beds and landscape netting are quite successful at deterring deer. Repellents work moderately well for deterring deer. Keep in mind, however, that if the deer are hungry enough, they will ignore the repellent and feed anyway.

The Charlottesville Area Association of REALTORSÂŽ (CAAR), the voice of real estate in the Central Virginia region, recently announced survey results declaring wide member involvement in community service projects. Of the 99 brokers, agents and affiliates who responded, 94 percent said they volunteer in the community. Those who volunteer spend an average of five hours per
week on efforts related to children/ schools (44 percent); religious/place of worship (37 percent); and community activism (29 percent). There was a three-way tie for outreach efforts related to housing, seniors and social issues (24 percent). â&#x20AC;&#x153;CAAR members care about more causes than just housing,â&#x20AC;? Tammy Wilt, of New American Mortgage and chair of CAAR Communications Group, said. â&#x20AC;&#x153;From coaching youth soccer and helping the Blue Ridge Food Bank to serving on a volunteer fire company and running a 5K to benefit the Wounded Warrior Project, the real estate community contributes in numerous ways to the wellbeing of our municipalities and our neighbors who live there.â&#x20AC;? The 99 survey participants represent nearly 10 percent of CAARâ&#x20AC;&#x2122;s membership; the survey was conducted electronically March 12 - 16, 2012.

A Gander of Geese If you want to get rid of geese, stop feeding them. Not only is human food not good for a goose’s diet, but geese who become used to handouts and become domesticated will actually attract more wild or migrating geese to the same area. Setting up a family of swan decoys can help get rid of geese still looking for nesting grounds. Like geese, swans will defend their young quite aggressively, and this is a danger most incoming geese will try to avoid. Make your pond or water front property less attractive with tall grasses that are at least 18 inches high in a band roughly ten feet wide around the shoreline. Geese will be less likely to make your property into a nesting ground if they don’t have an adequate visual field to ensure their safety from predators. Restricting easy access to the water will ensure that geese stay away. Set up bird netting or a bird fence near the water’s edge to prevent easy access to and from the water. If you’ve ever chased geese, you know their first instinct is to go for water. If they don’t feel they can do that very easily, they will find another area to build their nest.

deterring deer. Calling In Help When dealing with wildlife issues, first consider whether it is an immediate health and safety issue or a less serious problem that doesn’t threaten neighbors or pets. If a coyote or bear is in the area killing small dogs, call an animal control officer. For a non-urgent problem, call in local officials. If you live in a community with a homeowners association, start there. Some communities contract with private vendors supplying wildlife control services. If the problem is widespread in your community, consider this option. Whatever you do, don’t assume you can just kill an animal that’s bothering you, as it may be a federally protected species.

gardens, vehicles and homes. They also can cause extensive damage to attic insulation or walls and gnaw on electrical wires in homes and vehicles, creating a fire hazard. Squirrels can squeeze through holes 1 1/2 inches in diameter or gnaw through smaller holes to gain access to homes. They can enter through vents, chimneys, broken windows, knotholes and construction gaps under eaves or gables. Tree squirrels most often enter attics and spaces between walls and floors. To reduce squirrel problems in your home, limit their access by closing all openings. Even holes that are too small for squirrels should be closed. Metal flashing, hardware cloth and copper wool usually discourage gnawing. A one-way door that will capture the squirrels is the most preferred method. Cage squirrel traps should be 18 to 24 inches long with a least 5” x 5” door. Bait the trap with corn or whole pecans in shell. Once captured, you must relocate all of the squirrels or else they will break back in. Make sure that all squirrels are outside the building before making it squirrel proof by closing all the openings.
