uying a first home can be an exciting experience, and for most first time buyers it is an event they have planned for and looked forward to for a very long time with a lot of anticipation and enthusiasm. Still many first timers also can feel apprehensive and overwhelmed about finally making such a big emotional and financial commitment. Fortunately, first-time buyers are not alone when they begin their home buying process. There are many resources available to them including a wealth of online information to get them started. In fact, there is so much information that if they do their research, these new buyers will be way more knowledgeable about the process than their parents were when they began their first home search. Fortunately, too, when it comes time to look at homes and make a purchase offer, buyers can rely on their real estate agents and lenders. These professionals will guide them, educate them along the way and help facilitate the process from their pre-qualification letter through their purchase contract and all of the negotiations in between. Finally, they sign what seems like an unending stack of closing documents and arrive at that magic moment when they receive their keys and enter what is now their very own home.
Talk to Your Lender First

The first step in buying a new home is to talk to your lender and learn how much house you can comfortably afford. Your lender can also educate you about additional monthly costs such as taxes, insurance or homeowner’s association and road maintenance fees. “I always refer buyers to several lenders,” said Nikki Lewis with Haven Realty Group, Inc. “Not only do we need to know what they can afford, but if they

fall in love with a house, they will be heartbroken if they find out later they can’t afford it.” Jay Domenic with Movement Mortgage said it is important to “get with a lender and make a plan.” This would include considering the different loan
programs that are available as well as looking at your credit and other qualifications. He described one mortgage option currently available to qualifying buyers through VHDA that is a conventional loan requiring only 3 percent down. A special grant to cover the down payment is also available and does not have to be repaid. Ask your lender for details. Domenic stressed the importance of meeting with a reputable local lender with whom you can build a relation-
ship, someone who understands the process, can answer your questions and help you avoid the potential minefields. He added that if you go online be aware there is a lot of mis-information out there. For example, he has seen articles stating buyers will need between 10 and 20 percent down in order to purchase a home, or a credit score in excess of 720. Neither of these is accurate, he said. There are even some 100 percent loans available, such as the USDA’s Rural Housing Services Loans. There are geographic requirements and city properties are not included. However, one of Domenic’s recent clients used this financing to purchase a home in Mill Creek a neighborhood south of Interstate 64. Another source of assistance for first-time buyers is Piedmont Housing Alliance (PHA), which offers education and counseling on such topics as home ownership, credit improvement, debt reduction and savings programs. They also offer access to down payment and closing cost assistance programs. Over the years PHA has helped over 835 local families buy homes in Planning District 10, which includes the counties of Albemarle, Fluvanna, Greene, Louisa and Nelson and the City of Charlottesville. Director of Program Services Shelley Murphy advises prospective homebuyers to visit PHA’s website to download and fill out an intake packet and get the process started. They would then work with one of PHA’s housing counselors to determine the steps required to become a homeowner including taking one of the organization’s free homebuyer classes. First-time buyers also can contact PHA for help with saving their down payment using a matching program called VIDA, Murphy said. Qualifying participants can save $500 and the state will match this with an additional $4000. The funds then are available for down payment or closing costs. Piedmont Housing and many lenders also will help first timers to resolve credit issues that stand in the way of obtaining a mortgage. “We’ll coach them on how to rebuild their credit,” said Virginia Leary one of PHA’s housing counselors. “We’ve had several clients come to us with significant credit issues and after resolving and rebuilding they then were able to purchase a home.” When any credit and down payment issues are straight, your lender can generate a pre-qualification or pre-approval letter, which your agent will use to demonstrate that you are a genu-

ine buyer when you make an offer on a house. (Pre-approval typically means the lender has run a credit report.) In our current market, where multiple offers on the same house are not uncommon, the pre-qualification letter is essential.
Find the Right Real Estate Professionals While a real estate transaction involves many different professionals, the two most critical ones are your agent and your lender. These are the people who will see you through the process from start to finish, and they are also the ones you will need to choose first. There are over a thousand agents in our area and that gives new buyers a lot of options to choose from, explained Inessa Telefus with Loring Woodriff Real Estate Associates. She stressed the importance of finding one you “like and trust.” Word of mouth is a good way to locate someone you like and Telefus suggests talking to family and friends to find out whom they worked with and what they liked about that person. Buyers also can visit open houses or call on ads to get an idea of the homes available for sale. However, in both of these instances buyers will be talking to the listing agent who represents the seller. If you have a genuine interest in one of those homes it makes sense to get your own agent. Given the number of available agents, Telefus said, there is “no reason not to have someone working directly for you.” You also will work closely with your lender, which again means finding someone you like and trust. Most agents have a list of lenders they can refer. However you also can “get advice from family and friends,” said Lee McAllister with Fulton Mortgage. McAllister also suggests that once you decide whom to work with it is important to rely on their advice as the home buying process proceeds. Most family and friends, while well meaning, don’t have the breadth of experience working in real estate as do your agent and lender and are not likely to be up to date with what is current in this rapidly changing field.
First Time Buyer Market While homes for first timers are harder to find, they are available. John Updike with Roy Wheeler Realty, Co., described a recent transaction in which a couple purchased a home in Fluvanna that closed in December of last year. They had been renting close to Downtown and decided to take advantage of today’s current prices and favorable interest rates. Lewis currently has three first-time buyers under contract who purchased homes in the $200,000-$250,000 range. One was on Glendale in the Locust Grove neighborhood, which listed for $219,000. Buyers willing to commute to their dream home may find what they want in some of the surrounding counties. Lewis described a four bedroom, three-bath home in Lake Monticello in what she called “impeccable” condition that listed for just $250,000. In regard to buyers working with Piedmont Housing Alliance, Leary re-
ported that of their current buyers, one has a home under contract in Greene; two in the city; and three will be closing soon on homes located in Albemarle. Currently PHA is also working with the city to encourage home ownership in the Orangedale Prospect area. Downpayment funds are available as are funds for rehab.
Work Closely with Your Agent “The key role of the real estate agent is to keep first-time buyers informed and educated,” Updike said. Today that means educating them on the possibility of having to compete with other buyers for the same home. Updike advises them “if you lose out on the first offer, keep plugging away. It is important to “be proactive and stick to it.” Lewis has similar advice for her first-time buyers, telling them that they “need to be prepared to pull the trigger fast.” She checks the multiple listing service daily to catch new homes
when they come on the market. When she finds one that meets the needs of a particular buyer she calls them and urges them to look at it right away. One of her recent sales was to a first-time buyer who followed Lewis’ advice and got the home under contract immediately. The home inspection is now complete and they are waiting to go to closing. In today’s market, it is important to “pay attention and be vigilant,” Lewis said. Because of their inexperience, firsttime buyers also may not have a clear picture of the kind of house their money will buy. Telefus described a young couple she worked with who were not interested the first home she showed them. After seeing others in their price range they revisited the first home and decided it was the right house after all. Telefus explained that agents have to be patient when working with first timers as they learn about what are realistic options for their budget. A common misconception is that agents show homes and facilitate a purchase contract, and then wait for closing. The reality is that a big part of their work begins with the signing of the contract, and a crucial part of this process is the home inspection. Updike counsels his buyers to look at the inspection as another negotiation. He advises them to go into it with the understanding that they may not get all that they ask for, but reminding them not to get “nit picky” about it. Instead he prepares them to ask for help with the bigger items, such as problems with the heat pump or the plumbing.

There is still inventory available and interest rates are low, but more and more buyers are entering the market, and homes are selling fast. Stow it An ideal way to show off collections of small items (and save time by not having to dust them) is some sort of enclosed display case. A variety of new cabinets offer ideal settings with glass fronts and interior lighting. And it’s always fun to hunt for suitable antique pieces that can double as display cases. Candidates could be china cupboards, hanging cabinets, or merchandise cases from old stores. With a bit of imagination, almost anything can provide a unique “venue” for a collection. In some cases, glass panels can be substituted for solid doors. Another useful piece of furniture is a coffee table with sturdy glass-topped display spaces. Glass-topping any table can provide an area for showing off flat items under the glass from match books to family photos to event programs.

olks have been collecting things for years. Everything from masks to model trains, art to antique tools, Hot Wheels to Hummels to first editions of books. Putting these items on display can sometimes be challenging, but collections can enhance your home’s décor while making a statement about your identity at the same time.
Introducing… First looks are important in defining your home’s personality. Your foyer sets the tone for your dwelling, so consider using one wall to display something you love, from framed pressed flowers to family silhouettes or antique mirrors. For example, a family whose Charlottesville home incorporates an Oriental theme sets the tone in the foyer with a small circulating water fountain and an artful arrangement of red-framed ink drawings and antique chopsticks in small shadow boxes over a small red half table. A Keswick woman with a substantial collection of antique dolls and doll furniture, houses her treasures direct-
ly off the foyer in a small room which has been customized with shelves from floor to ceiling. The dolls establish the home’s décor and many visitors linger there before continuing into the living room.
Hang it A gallery display—dedicating an entire wall to showing off a collection of posters, paintings, or photos—is always a dramatic statement. Some people choose coordinated frames and matting, either in identical or perhaps different sizes, while others use a variety of framing. There are nearly endless options from strictly black-and-white presentations to a completely eclectic assemblage punctuated with three dimensional objects. When creating a large gallery display, it’s best to leave other walls almost bare to prevent overwhelming the room. It’s also a good idea to start with one major piece, then choose a theme or color scheme. Cut poster board in the sizes of the pieces for your wall gallery, mark what each one is (watercolor of bridge, print of owl, lithograph of red umbrellas) then use masking tape to hold the pieces of poster board in various arrays
until you find a pleasing arrangement. One Fluvanna family “floated” family photos (no matting) in black frames, anchored by a large professional family portrait in the center. As time goes on, they add or swap out school pictures, casual vacation snapshots, and special family event photos in an ever-expanding display. Using identical frames in varying sizes draws the viewer’s eye to the collection rather than the frames. Other items such as baskets, clocks, or mirrors can also be arranged gallery style. One couple used a dining room wall to hang souvenir plates from places they visited. Some plates are large, others are oval, two are square, some elegant, and some whimsical. They have about 30 plates already, and the collection keeps expanding outward. Shadow boxes in various sizes can be arranged in interesting formations to hold a collection in a gallery style. Small items can be shown off in small-sectioned cases such as old-fashioned printer’s trays that used to hold type. For the best effect, don’t fill every little niche. A backless shadowbox fitted with shelves can transform a window with an unattractive view into a colorful
Floating shelves—the kind that cling to the wall without visible brackets— are also an excellent way to show off items. Available in a variety of styles, materials, widths, lengths, and colors, it’s easy to install some that enhance your décor. Unless a hallway is particularly narrow, slender floating shelving works well without overpowering the space. The wall next to a staircase is also an ideal place for a gallery wall or slender floating shelves. The shelves can be installed in orderly lines or asymmetrically and an interesting variation is to place them about a foot from the ceiling all around a room. This typically unused space can display all sorts of items from hats to teapots to antique toys. Adding a small lip can create a plate rail. Large collections of small items such as toy trains, thimbles, or ceramic turtles, can be arranged by color groups for extra interest.
Can it Clear or colored glass canning jars or interesting antique glass containers make an attractive collection, especially when displayed where they catch and transmit light from a window or light fixture. Such clear containers can also house collections of everything from marbles to buttons or bottle caps. n Marilyn Pribus and her husband live in Albemarle County near Charlottesville. They have Mason jars of seashells in the bathroom, a gallery wall of original art from places they’ve lived in the living room, and a collection of bird statuettes in an antique glass-fronted secretary.
