Charlottesville Area Association of REALTORS® Publishes Mid-2012 Home Sales ✶ CAAR Mid-Year Market Report shows significant rise in number of sales for Greater Charlottesville ✶ Sales are up 8.6 % over second quarter last year. ✶ Albemarle – highest median sales price at $299,900 – records highest year-over-year gain at 5 %.

CAAR, the voice of real estate in the Central Virginia region, released its 2012 Mid-Year Market Report on Monday, July 16. The market area in the report includes: Albemarle County; Charlottesville City; Fluvanna County; Greene County; Louisa County; and Nelson County.

Charlottesville Area 2nd Quarter 2012 Highlights: • Overall Q2 sales in Greater Charlottesville are up 8.6% over the second quarter last year, at a

total of 733. • The City of Charlottesville has the highest year-over-year increase in sales in Q2, up 29.7% over Q22011. • Albemarle County and the City of Charlottesville have experienced the highest year-over-year increases in median sale price for the quarter, up 5% and 3.3% respectively. Market Overview There were 733 homes sold in the Charlottesville area in the second quarter, which was up 8.6% (+58 sales) from the second quarter last year. The City of Charlottesville (+29.7%) had the largest year-over-year increase, while Fluvanna (+17.3%), Albemarle (+9.6%), and Louisa (+5.4%) also showed annual gains for the quarter. Nelson (-22.2%) and Greene (-25.9%) experienced declines from Q2-2011 levels.

Sales Price Activity & Decreasing Inventory of Homes for Sale The $257,000 median sale price in the 2nd Quarter was essentially unchanged from the $256,000 level of Q2-2011, but it represents a significant 11.7% jump over the $230,000 median sale price in the 1st Quarter of this year. Albemarle, the area with the highest median sale price at $299,900, experienced the highest year-over-year gain at 5.0%. The City of Charlottesville had the second highest annual gain in the 2nd quarter, with a median sale price of $247,500 representing a 3.3% increase over the Q2-2011 level. Greene rounded out the counties with year-over-year gains in pricing, with a median sale price of $237,920 up a modest 0.4% versus Q22011. Greene had the highest quarterover-quarter gain, as this median sale price represented a 35.0% spike over the $176,250 level in the 1st Quarter. Nelson (-14.9%), Fluvanna (-6.8%) and Louisa (-4.9%) all experienced yearover-year declines in the median sale price for the 2nd Quarter. “Rising sales prices in three distinct areas of our region is a continued signal of market stability,” says Brad Conner, CAAR 2012 President. “Also, for the first six months of the year, we are absorbing inventory in both detached and attached homes, and the six-month upswing in pending sales is verified by the strong number of closed transactions, 733 in the 2nd Quarter, up 58.3% from our 1st Quarter report.” The 2,290 homes for sale to end the quarter represent 13.9% fewer active listings than at this time last year.

Analysis of Charlottesville Short Sale and Foreclosures Only 69 of the 733 sales in the 2nd Quarter, or 9.4%, were foreclosures. This represents 21 fewer foreclosure sales versus Q2-2011, when foreclosures accounted for 13.3% of sales. “The shrink of bank-involved transactions in our market is a very welcome sign,” says Denise Ramey, CAAR 2012 President-Elect. The number of short sales remained relatively low in the 2nd Quarter, with only 33 short sales making up only 4.5% of all sales. With 86.1% of 2nd Quarter sales not involving either short sale or foreclosed listings, the Charlottesville Area has seen a decrease in distressed sales activity over Q2-2011, where the percent of “traditional” sales was 82.7%.

hey make aged sheep’smilk cheese here, and extract syrup from shagbark hickory trees. They raise cattle and goats and chickens and honeybees, grow mushrooms and herbs, and produce handcrafted oils and vinegar. Small farms, organic methods, and full flavored-bounty— such is the glory of Central Virginia agriculture. Farmers and foodies, city boys and country gals and everyone else with an appreciation for good eats and the skill it takes to make them will gather in Orange County this summer for two events celebrating the region’s rich agricultural legacy and its living, evolving agricultural and culinary traditions.

First up, on Thursday, July 26 through Saturday, July 28 at Montpelier Station, is the Orange County Fair. An annual event dating back to 1910, it’s an old-fashioned fair with a rural theme—no carnival rides, midway, or high-pressure salesmen here, just 4-H exhibits, contests, live entertainment, and historical displays. Then on Saturday, August 11 the first ever Edible Food Fest will take place in downtown Orange. An “earth to table” educational event for the whole family, the festival will showcase local small-scale producers, pay tribute to Southern cooking icon Edna Lewis, and feature a keynote speech by the guru of the slow food movement, Shenandoah Valley’s own Joel Salatin. Tastings, cooking demonstrations, workshops and children’s activities plus a chance to

engage with farmers will round out a day devoted to innovative, sustainable agriculture and judicious, healthy eating.

County Fair The annual Orange County Fair was originally held on the grounds of the county courthouse, but moved to James Madison’s Montpelier estate in 1987. An all-volunteer event run by the community for the community, this year’s fair, with expected attendance of 5,0007,000, will take place at Montpelier Station behind Montpelier’s old Visitor’s Center on Route 20. However, in anticipation of moving to a property of their own, 100 acres of recently donated land, the 2012 fair theme is Have you Herd? We’re on the Moove!

Billed as “a clean, wholesome, family-oriented weekend that focuses on the joy of rural living,” the fair’s the place for a tractor pull, a frog jumping contest, and everything—and a considerable amount that is—in between. Contests showcasing rural life expertise will be held in numerous categories, including agriculture, garden & produce, food preparation, food preservation, sewing, home furnishings, arts, crafts, flowers & plants, and photography. The popular Pretty Animal Contest, sponsored by the 4H Dairy Club, will feature halter-led animals dressed for this year’s theme, “Country Living.” Past years have seen cows sporting Hawaiian grass skirts, goats got up like traveling gypsies, and lambs impersonating Dolly Parton. The Orange Cloggers will dance, and Cody Purvis will play country music.

many visitors and locals alike held about Savannah and her cuisine.” In honor of his friend and mentor, in January of 2012 Chef Randall launched the Edna Lewis Foundation, with a mission to honor, preserve and nurture African-American culinary history and culture, and to increase appreciation for it. Randall will demonstrate basic Southern cooking techniques at the fest, and share favorite cooking tips, while making She Crab soup. “CheFarmer” Matthew Raiford has a degree in Culinary Arts from Culinary Institute in Hyde Park, New York and a Certificate in Ecological Horticulture from UC Santa Cruz in California. He is currently Executive Chef of Little St. Simons Island (a private island off the coast of Georgia accessible only by boat), Chef Rôtisseur of the food and wine society Chaîne des Rôtisseurs USA, and coowner of Gilliard Farms, LLC in Alexandria, Virginia. Raiford has been Executive Chef of Haute Catering in Washington. D.C., where he served meals for the House of Representatives, the Pentagon, the National Archives and the Canadian Embassy. Down in his native Georgia, Raiford is also a sixth-generation organic farmer on coastal land his family has cultivated since 1876, beginning with his great-great-great-grandfa-

ther Jupiter Gilliard, a former slave turned sharecropper. Trained in classic French cuisine, he has a special affinity for the food of the Mediterranean. Executive Chef Melissa Close Hart has been bringing authentic Italian cuisine to Central Virginia for 12 years now, directing the kitchen at Barboursville Vineyard’s internationally known temple of fine dining, Palladio. Alabama-born Hart started in the restaurant business at age 16, and holds a degree from the New England Culinary Institute, where she was Alumna of the Year in 2005. She began focusing on Italian food in the 1990s when she worked for awardwinning chef Frank Stitt at Bottega Restaurant and Cafe in Birmingham, and continued her exploration at San Francisco’s Rose Pistola Restaurant before moving to the Cliff House at Pike’s Peak in Manitou Springs. Colorado. There she worked for an early mentor and inspiration, Charlottesville’s own Craig Hartman, formerly at Clifton Inn and Fossett’s and now the chef and owner of BBQ Exchange in Gordonsville. Hart takes her staff to some of Italy’s finest restaurants each January to expand their knowledge of her favorite cuisine. For her love and dedication, she has been inducted in the Chaine des Rôtisseurs, the inter-

national gastronomic society founded in Paris in 1950, and has received three invitations to create dinners at the world-renowned James Beard House in New York City. Currey Hay traces the beginning of her career in the food world to a stint as a restaurant hostess at age 14, but she worked for ESPN, the PGA Golf Tour, and Channel 29 in Charlottesville before returning to the restaurant business in the midnineties. Nowadays Hay is co-owner and executive chef of Beggars Banquet Catering and Rentals in Orange, which is proud to use locally sourced ingredients. Hay’s demonstration will focus on vegetarian, vegan and raw food dishes, with an emphasis on seasonal ingredients, dietary considerations, and the deliciously debatable claim that “a Pinot Gris from Alsace is the best thing on the planet.” In addition to cooking demos by acclaimed chefs, the festival promises educational programs on sustainable agriculture, organic gardening, soil and composting, seed saving, edible landscaping, and other means of healthier living. Throughout the day the Chat Room will offer fest goers opportunities to speak with master gardeners on techniques and practices for organic, sustainable farming, including vermicomposting (raising worms and night crawlers for composting), growing micro greens, heirloom tomatoes and other plants, controlling pests organically, beekeeping, and more.

Meanwhile, the Marketplace tent will feature up to 100 area farmers, restaurateurs, gardeners, and sustainable living experts offering garden, nursery, kitchen and culinary products. The Edna Lewis Dining Court will sell organic vittles from nine local establishments, while music will be provided by renowned bluesman Corey Harris, old-time fiddler, singer-songwriter and banjo player Alex Caton, acoustic rock singersongwriter Michael S. Coleman, and flautists Kelby Sappington and Savannah Racut. Over at Kids’ Place there will be story times hosted by Friends of the Library, with children’s books for sale. At the growing station, kids will learn how to pot plants in handmade newspaper pots provided by the Girl Scouts. “The whole spirit of the festival is from earth to table,” says Jeff Curtis, Executive Director of the Orange Downtown Alliance. “The purpose is to teach people how to eat better, how to grow their own, how to raise chickens, have a beehive . . .” Fair and festival both will showcase the charms of small town and country life in Central Virginia, and the imagination and ingenuity of its residents. “I love working in Orange,” says Montague Miller and Co. realtor Pat Crabtree. “It’s that small town feel and flavor that is very appealing. nce upon a time—before 1900, let’s say— a large house might have a stable for horses or a carriage house on the property. By 1930, an automobile shed tucked behind the house was an amenity. After 1945, an attached one-car garage or carport was de rigueur. Soon the attached two-car garage was an indispensable feature in new houses. By 2000, the three-car garage was the fashion, especially in homes priced around $1,000,000. Each with its expansive yard and driveway, located in farflung subdivisions reachable only by private car, these houses often look attached to their garages, instead of the other way around. As gasoline prices rise, the tide is turning. New home subdivisions downplay the garage. Marketing experts decree that smaller garages are acceptable in dense, upscale residential development. Walkable neighborhoods and public transit are making a comeback. Affordable houses may omit the garage or site the house to allow for a future garage, as in Mill Creek and Lake Reynovia. But we are not ready to give up our cars. Is the garage still a necessity? Alice Nye Fitch, a REALTOR® with Montague Miller & Co. for 27 years, says: “People who move here from

If they compare two similar houses, one with a garage and one without, they may prefer a great kitchen or a basement. Clients on a budget will go for more living space instead of a garage.” Do you use your garage for storage, or do you actually park your car in it? A surprising number of people— Fitch says up to 25 percent of Americans—fill the garage with cardboard boxes, toys, old clothes, furniture, and household gear, leaving no room for the car. Maybe there is no attic, or maybe a temporary resting place became permanent. Given the cost of construction, any useful space lost to clutter is an expensive storage solution. An unsentimental look at your stuff, followed by a yard sale or donation, could net you a parking space. If you want to add a garage, what things should you consider? First, it must fit the space available on your lot, with zoning setbacks. You need access to the street, and grade that is not too steep. You will need to spend at least $15,000. If cash is not possible, will you qualify for loan, based on income? Bear in mind that the real estate value of a garage will be less than what you spend. In other words, build for your own benefit, not for investment. How big should a garage be? A subcompact car starts at 12 x 5.5 feet,

street, or encourage home builders to scale back the garage. Golf and gated communities like Glenmore do this. The New Urbanist ideal is to locate garages on service alleys behind the house. Old Trail and Belvedere are local examples. Lots are narrow, and houses are brought close together for a neighborly feeling. In townhouse blocks, however, alley garages can reduce the back yard to a patio or pocket garden. What about those finished garages with built-in shelves, pegboards, cabinets and work benches, heated and air-conditioned, brightly lit, with epoxy paint or tile on the concrete? Are they a dream come true or a consumer fantasy? They bring no return on investment, but they carry bragging rights. You can also splurge on fancy “carriage doors� in wood and glass, an automatic opener, or an electronic lock. Do you really love your car?

and a luxury car or SUV is 18 x 6.5 feet. Clearance around the vehicle should be two feet or more. Allow room for bicycles, a lawnmower, garden tools, a golf cart, a tractor, and maybe a kayak. For a two-car garage, a minimum size is 20 x 20 feet. In my house designs, I use a parking bay size of 11 x 22 feet, which results in garages that are 24 x 24 feet and larger. For comparison, a striped parking lot space is 9 x 18 feet. A detached garage appeals to some, as protection from fire and gasoline fumes. In fact, most house fires start in the kitchen or from faulty wiring. An attached garage offers direct access, a sheltered route from car to house, and space for future expansion. Building codes require a fire and smoke separation, easily achieved with gypsum board, also called drywall and sheetrock. The FROG or “finished room over garage� adds significantly to the cost. But it offers a way to isolate a use—a music practice room, guest bedroom, or artist studio—from the main house. Some subdivisions require the garage doors to face away from the
