On Wednesday, October 3rd, 2012 from 9am to 3pm at John Paul Jones Arena, Charlottesville area job seekers will have an opportunity to network and learn how to move up the career ladder. Farms and estates have been an important part of Virginia’s history from earliest times and home to many of our most famous citizens. Thomas Jefferson describes the joys of farming and living in this August of 1787 quote from the Monticello website: “I know of no condition happier than that of a Virginia farmer might be ... His estate supplies a good table, clothes itself and his family with their ordinary apparel, furnishes a small surplus to buy salt, sugar, coffee, and a little finery for his wife and daughter, enables him to receive and to visit friends, and furnishes him pleasing and healthy occupation . . . My habits are formed to those of my own country. I am past the time of changing them and am therefore less happy anywhere else than there.” Today there is a continuing demand for the kind of lifestyle associated with living on a farm or estate. Many modern day Virginians farm these historic properties like their ancestors did, while others just enjoy the lifestyle that comes with living in these special homes. Still others live on farm and estate properties with newer homes and out buildings, happy to have their own private parcel of land and an opportunity to raise crops, and own livestock and horses while enjoying our area’s natural beauty.
What Makes it a Farm or Estate? While these terms are frequently used interchangeably, there are some major differences between them.
For example, Justin Wiley a REALTOR® with Frank Hardy Inc., explained that, “an estate in our area is often considered a farm and vice versa. However, an estate has a more significant house than a working farm.” A more important distinction, he said, is between a farm and a working farm. A working farm has crops, and/or livestock or horses. Even if the owners are not growing crops, if they have horses, their property may still be considered a farm. A non-working farm, on the other hand is a good-sized property with a very nice house. There is enough land for horses and the owners may own a few but only for recreation. In other words, for these people farming is not an occupation. Rick Walden, REALTOR® with Virginia Estates, had similar observations. He described an estate as, “a property with a manor home and elegant landscaping.” A property may be considered an estate and have many fewer acres than a farm, he added. He referenced a recent transaction that had an 11,000 square foot estate home on nine acres, way less than the 50 acres required to officially qualify as a farm. Walden made a distinction between a farm and a farming estate. A farm is a place that raises crops, which he says includes animals. “Crops are anything you can digest,” he said. However, it’s not an estate if it doesn’t include an elegant home. A farming estate can include a farm, or a horse farm, or can have
a mixture of cattle and horses. The original farmers in our area, he said, were established along the James River where they grew crops and used the river to transport them elsewhere. “Today,” he said, “many big estates don’t own animals or grow crops. Instead they lease their property to farmers, enjoy a tax deduction, and,” he joked, “enjoy looking bucolic.” John Ince, Associate Broker at Nest Realty, had a little different take on this question. “‘Farms and estates is a nomenclature that seems to have caught on in this area, but to me it is more accurately described as ‘country property,’” he said. He added that in his view a “country property” lifestyle is more a state of mind than of scale. Ince has lived for 20+ years on 13 acres near Barboursville where he raised two children, horses, dogs, cats and chickens. “My old farmhouse is hardly an estate but I enjoy the same sense of land stewardship, enjoy the privacy and sense of self sufficiency as someone in a grand manor on hundreds of acres.”
Many Properties Available If you are in the market for a farm or estate, you will have a lot of options. “There are quite a few in our area of Albemarle and surrounding counties and in the Valley,” Wiley said. Walden agreed, saying there are some nice estates and horse properties in Keswick, and some good sized (600+) acre parcels nearby. He works in a large area going as far away as Chesapeake to assist someone looking for a property.
Buyers of rural properties are often concerned that in the future they may be surrounded by subdivisions and strip centers. Walden described some of his clients who came from Lancaster, Pennsylvania, which he said is “run over with development.” The good news for his clients is that they got a great price for the land they sold in Pennsylvania, allowing them to purchase a 300-acre piece in the Valley, “which,” he said, “today is green and growing.” If being surrounded by development is one of your concerns, you are in luck. Wiley explained that much of the land in our area, including most of Keswick and Green Springs and around Free Union, is protected by conservation easements, which help keep it rural. Since most properties have individual easements, it is important to understand the specifics of the one that applies to a particular listing before you make an offer. Conservation easements also impact a property’s present and future value since they restrict the land’s use. “We take this into consideration when setting a price,” Wiley said. “But it also depends on the location,” he added. “When there are a lot of like properties in the area, the impact on price will not be as great.”
Who Buys Estates and Farms? Ince explained that the market for country properties is unique. “It is more like a second home market,” he said, which in general means a more sophisticated type of buyer. “Three-

fourths of our buyers are from out of town and are in no hurry to purchase.� He added that “maybe someday� is what he called a typical attitude for buyers who have the luxury of looking all over the country for the perfect place to retire. He cautioned that serious farm or estate buyers should work with an agent who knows the area well and is familiar with this specialized type of property. “A good ‘country property’ broker can help a buyer understand the nuances of privacy versus isolation, old versus classic and cheap versus valuable. The differences are subtle from county to county as are the best uses for the land,� he explained. Investors are well represented in the group of buyers looking at farms and estates. Walden sold an 800-acre property to an investor from out west who already owns four farms. He currently has the largest beefalo herd in Wyoming and wants to start a similar business here. Beefalo are the fertile hybrid offspring of domestic cattle and the American bison. Another of his recent sales was a winery purchased by a couple that have a booming business in the satellite communication industry. The husband expects to be away tending to the other business, and the wife will run the winery. Wiley also works with many farm and estate buyers who are preparing for retirement. “Often,� said Wiley, “they are UVA grads with a connection to the community who want to retire here for that reason. The buyer may also be someone who wants to enjoy four seasons and appreciates the natural beauty that Charlottesville has to offer.� Of course, farms and estate properties naturally attract horse people. “They could be someone who has equestrian interests such as fox hunting, eventing, or dressage,� said Wiley, “or a younger couple who like horses and wants to raise a family here. These aren’t necessarily people looking for a working farm, but rather individuals who like the idea of a gentleman farmer sort of situation,� he continued. There also are buyers who have an interest in restoring historic properties. Walden had some clients recently who purchased a 250-year old house that, he said, was in good condition. The couple, one of whom is an architect, plans to renovate and bring it back to its original state. Historic properties are also a particular interest of Wiley and a special focus for his firm. “One of the things I love most about this business is the opportunity to see all of these wonderful old homes,� he said.
The Farms and Estates Real Estate Market Is the market turning around? Walden believes it is. He has had some good sales lately including several from Europe. One, an investor from Germany, bought a 400-acre property sight unseen. Ince believes the buyers are there just waiting for the right conditions to happen. “I do believe there is a significant pent-up demand for country property among buyers who have been waiting for prices to stabilize and for their own financial picture to brighten, which often has much to do with the equity in and liquidity of their current property,� he said. “Positive real estate trends bode well for a resurgence in country property sales,� he concluded. Wiley too has noticed a recent improvement in the market. “The lower end has improved,� he said “and overall there are more people in the market looking for property as well as other signs of improvement. There are still a lot of people on the sidelines waiting to see how far the market is going to drop, “ he continued, which means he too is noting the pent-up demand for these properties.
Marketing Farm and Estate Properties All of the agents agree that marketing these high-end properties requires reaching out beyond the local marketplace. “Marketing country property is heavily dependent upon reaching out of town buyers,� Ince said. “Advertising these properties involves a much larger investment,� Wiley said. He runs ads at the national and international level looking for buyers. Today the majority is from the United States, but in the past they have come from England and elsewhere in Europe. Walden does 100 percent Internet marketing. He explained that 85 to 90 percent of his sales start online. His company has eight agents, each with different areas and specialties, and the company aims to be at the top of the list on Google searches for each area. Ince described the process of ranking on Google. “It’s a fascinating world of hi tech one-up-manship,� he said, “as real estate firms joust for position on search engines. This can only be good for the consumer who naturally will be attracted to the most informative content rich sites.�

People make things right here—gorgeous furniture, dishes, things you put on on a cold day.” Indeed, one of the most appealing aspects of Central Virginia is its vibrant art life. artists of all sorts populate studios in Charlottesville’s mcGuffey art Center and there are many galleries on and just off the downtown mall. Nearly 100 designated stops introduce visitors to art galleries, artisan studios, farms, markets and vineyards. each site has met guidelines to ensure a good “handmade and locally grown” travel experience. a detailed brochure with a map of the monticello Trail is available at visitor centers. many participants are “juried Virginia artisans,” the aCV standard of distinction recognizing the highest level of quality, creativity and workmanship. “Jurying is not a requirement for all the artisans on the trail,” says sherri smith, aCV executive director, “but they must welcome visitors with demonstrations, tours or items for sale.” also listed are galleries displaying works of multiple artists, agri-artisans such as cider-makers, breweries and wineries, historical points of interest, scenic byways, eateries and lodging. since the map has color-coded listings in various categories, it’s easy to “group” visits. We can’t list every single one, so here are some thumbnail descriptions. Textile artist korotky’s studio (site 2) is in Charlottesville where she works at her loom specializing in woven linens, blankets, wraps and wearables. she also creates crowns and poetic signs.

Site 6 is ACV president Christy’s own studio in Montebello, Nelson County, close to the Blue Ridge Parkway. “I’m preserving the art of handmade decoys,” he explains. “In the old days, ordinary people carved crude decoys using the materials they had at hand and mine are simplistic as theirs were.” Charlottesville’s Downtown Mall is home to C’ville Arts (Site 34), a coop gallery with its signature outdoor mosaic sofa. It features 50-60 Virginia artisans who create a wide range of functional and decorative objects. There is no paid staff since the artists themselves—all juried—work together to operate the store. “We’ve existed since 1997,” notes fiber artist Gillian Ruffa, “and we’ve been on the Mall since 2001.” About 40 juried artists comprise the Valley Green Gallery (Site 42) in Nellysford, Nelson County. Members must live in Virginia and work a day a month at the co-op. Some teach in their chosen fields ranging from photography to glass, wood, jewelry, pottery, musical recordings and more. The Albemarle CiderWorks (Site 45) is near North Garden and is part of an artisan cider revival using traditional techniques. Cider was America’s staple beverage well into the 1800s and this
