This was the tone on Thursday, Sept. 13 at the Doubletree hotel during the 2012 Charlottesville Area Association of REALTORS® Trade Show, which was devoted to five professional education sessions and an exhibit hall filled with local businesses showcasing support for the American Dream of homeownership. Some 130 REALTOR® members attended CAAR’s biggest event of the year. The day kicked-off with a choice of three, two-hour credit courses. With the intriguing name, BBQing Those “Sacred Cows,” seasoned real estate pro and instructor Pam Ermen examined how we continue old, familiar practices for the sake of doing them, despite ineffective results; but

Duda discussed the gamut of smart phone apps developed for real estate, as well as industry-specific online programs to create a functional virtual office. As a nice compliment to September’s REALTOR® Safety Month, Duda covered some of the
products and services offered by local lending institutions, attorneys’ and settlement offices, home improvement services, homebuyer warranty services, newspapers, moving specialists, as well as VAR and Virginia Housing Development Authority. Several prizes were awarded to lucky attendees. The afternoon concluded with two, three-hour credited classes, including an economic and market evaluation by Pam Ermen. A highlight of this standing-room only session was a dynamic response from attendees voting via smart phone on how they view property values in the state over the past year. About 50 percent of the room was correct in selecting 12.9 percent increase in values—and Ermen noted that Charlottesville has had legitimate growth compared to the rest of the country. VAR Head Legal Counsel Blake Hegeman provided late-breaking developments to the Residential Standard Agency Law and the changes that went into effect July 1. UvA Project SERvE Helps Piedmont CASA Ten University of Virginia students spent Sunday afternoon, September 9, helping Piedmont CASA (Court Appointed Special Advocates) by hand addressing envelopes for CASA’s fall solicitation drive. The students, most of whom were first years, were part of UVA’s Project SERVE, which is an annual orientation event whose mission is “to introduce incoming students to service and service learning opportunities at UVA and to familiarize participants with some of the local agencies that rely on the continued dedication and commitment of the University community,” according to Project SERVE’s website.
“Many of our incoming students have been actively engaged in volunteer service during their high school careers and are looking for a way to continue it in college. place in the Grand Salon, Visitor Center for James Madison’s Montpelier and William DuPont Gallery. Butler is archivist-historian and former assistant branch chief of the Military Archives Branch at the National Archives and Records Administration in Washington, D.C., and serves on the Advisory Council of the Virginia War of 1812 Bicentennial Commission. He will examine the Commonwealth’s goals and those of the federal government in the larger view of state-federal relations during the early national period. Butler will hold a book signing after the lecture. Copies of A Guide to Virginia Militia Units in the War of 1812 may be purchased at the Montpelier Museum Shop. Admission is free. CACF Presents $100,000 Grant In 2012, the Governing Board of the Charlottesville Area Community Foundation (CACF) launched a pilot grant making program, the Collaboration Initiative, to foster results-driven collaboration among nonprofits to encourage systemic change in the way nonprofits work together and achieve significant and measurable community impact. CACF believes that supporting nonprofit coalitions that have come together to address a significant community need and that are focused on achieving measurable results will ultimately lead to real solutions to intractable community problems. On September 12, CACF announced its first grant of $100, 000 to the Community Mental Health and Wellness Coalition. John R. Redick, President of CACF, presented the check to Erika Viccellio and Karen Rifkin, Co-Chairs of the Coalition. The Community Mental Health and Wellness Coalition was established in 2009 to address gaps in the mental health care system. The Coalition strives to document need, facilitate collaboration between agencies, increase awareness of mental health issues in the community, and improve access to mental health services. “We are pleased to make our Collaboration Initiative inaugural gift of $100,000 to the Community Mental Health and Wellness Coalition. We
believe their work as a coalition is exemplary of strong results-oriented collaboration that is focused on addressing a significant community need. We look forward to partnering with other funders and community members to address the shortage of mental health services for low-income, uninsured adults in our community,” stated Redick. This $100,000 grant along with a $40,000 gift from a private donor will be used to establish and fund the initial year of a new Coalition Services Program (CSP), which will provide mental health and co-occurring substance abuse services to individuals in the Thomas Jefferson Planning District. The Program is a provider and payer of last resort for individuals with mild to moderate mental health needs and demonstrated financial need. All initial eligibility screenings will be conducted through Mental Health America and Coalition members will make a referral through them. All services will be provided at Region Ten’s Peterson Building and a treatment plan for each individual will be developed and implemented. “The Coalition is so grateful to enter into partnership with CACF around this pressing community need. We will be able to advance our work to expand services in a meaningful way through this gift from CACF and other donors who join our efforts” stated Erika Viccellio, Coalition Co-Chair. As part of its Collaboration Initiative, CACF has committed to staying engaged with the Coalition and will work to leverage additional support for this multi-year effort. CACF is pleased to announce that three private donors have committed a total of $60,000 toward Year Two of the Coalition’s work. The Foundation encourages everyone in the Charlottesville area to consider joining CACF in supporting this effort to address a significant need for mental health services for low-income, uninsured adults in our community. Contributions can be made to the Community Mental Health and Wellness Coalition Fund in CACF. Habitat for Humanity of Greater Charlottesville hosted a community celebration to welcome 22 families to their new homes at Sunrise Park on Saturday, September 15th. This mixed income, multi-generational, green community represents the first trailer park redevelopment in the nation completed without resident displacement. The event featured a ribbon cutting for the development’s community center, which was built in partnership with support from the John W. Kluge Foundation and the AARP Foundation. The event also marked the completion of phase I and the kickoff of the second and final phase of construction, which is expected to be finished in the summer of 2013. An official ceremony took place featuring remarks by Mayor Huja and representatives from Habitat for Humanity International along with several of Habitat’s community supporters and the new homeowners themselves. In addition to live music, guests enjoyed a sampling of community center programming including a cooking demonstration by a local chef using vegetables from residents’ CSA shares. CASPCA’s Annual Low Cost Rabies Vaccine Clinic On Sunday, September 30th from 11:00 a.m. to 3:00 p.m., the Charlottesville- Albemarle SPCA is holding its annual low-cost Rabies Vaccine Clinic to celebrate World Rabies Day. Pet owners can have their pet(s) vaccinated at the SPCA during this clinic for just $10.00 per pet. Virginia state law requires all dogs and cats over the age of four months to be vaccinated against rabies. Attendees must bring all dogs on a leash and all cats in a carrier. Pet owners will need to show proof of current rabies vaccine in order to receive a three-year vaccine. The clinic is first come, first served and limited to vaccines available.

Oakland School Open House Oakland School is hosting an Open House on October 8, 2012, at 10:00 a.m. This is a wonderful opportunity to meet the Director, take a tour of the campus and classrooms, and learn more about Oakland’s yearround and summer programs. Oakland School is a small day and boarding school for bright girls and boys ages 6 to 14 with learning differences such as dyslexia, ADHD and processing disorders. A HOUSE ISN’T A HOME WITHOUT A DOG. That was the plaque on the kitchen wall even after the death of the Charlottesville couple’s 7th dog since their marriage. After a mourning period, they headed to the Charlottesville-Albemarle SPCA (CASPCA) and adopted their 8th canine companion—dubbed “Patience.” The CASPCA is only one of several “no-kill” shelters throughout our readership area. Kristen Minnis, president of the Fluvanna SPCA,
says their facility became “no-kill” a couple years ago. “We had a live release rate of 93 percent in 2011,” she notes. “That is the percentage of animals that are transferred to a rescue, adopted, or reclaimed by their owners. Anyone interested in adopting or volunteering can stop by our Troy facility anytime Wednesday through Sunday from 12-5.” Typically SPCA and other shelter facilities all serve a valuable community function. They are refuges for lost animals. They are temporary
homes for homeless animals—mostly dogs and cats—and placing them in loving homes. Some may also have rabbits, guinea pigs, hamsters and other small animals from time to time. In addition, many shelters provide spaying and neutering services at low cost. In 2011, for instance, the CASPCA achieved more than 7,000 spay/neuter surgeries. Nelson County’s Humane Society/SPCA also has a “no-kill” center (and satellite adoption venues) with the goal that no healthy, non-aggressive animal be euthanized. They rescue animals deemed adoptable from county animal control, maintain a foster network and provide low-cost spaying and neutering. Rescue organizations are more likely to work with a specific breed of animal or with “difficult” dogs.

All shelters and rescue groups depend heavily on volunteers for fundraising—such as Greene County’s Second Annual Frightmares slated to debut on Friday, October 5th. Last year’s efforts raised $3,000 for Greene County Humane Society. Other efforts are on-going such as the CASPCA’s Rummage Store at 943 Preston Avenue in Charlottesville. Many volunteers work directly with animals. Nancy Gercke of Charlottesville, for example, started volunteering at the CASPCA following her retirement from Public Education. “I thought that by volunteering to walk a variety of dogs I’d get good exercise and I’d find ‘the one’ to adopt,” she says. She soon looked forward to her volunteer hours. “A big part of this was the obvious appreciation from the dogs and the other part was due to the positive attitude of staff, management, and other volunteers.” She values the friendships she has made and has increased her volunteer hours. “I still have not adopted a dog because I can’t settle on just one,” she confesses, “however we adopted two cats, which is giving my family enormous pleasure.” Other volunteers become “foster parents” to shelter animals. Lizz, who prefers to be first name only, lives in Scottsville where her family has a considerable menagerie from dogs to goats. “The greatest part of being a foster home is when the furry friend you brought home blossoms
descriptions and notations such as “high-energy” or “best to be the only dog in the home” or “couch potato.” Frequently pictures of available pets are included. Pictures really make a difference according to Jen Altieri, volunteer photographer for the Fluvanna SPCA. “I take the glamour shots,” she jokes. She then adds seriously, “The right expression is crucial for a good picture. I always capture dogs with ears up, mouths open, eyes bright, and tongues out if I can.” She notes that this can take time. “An animal who is scared—which most are—can come across looking not very friendly in a photo with their ears down and their head low.” She explains that she and a helper make “crazy jungle noises” to get heads and ears to perk up. “These animals are really special and a good portrait can go a long way in helping them find their forever families,” she says.
Marilyn Pribus and her husband live in Albemarle County. “Patience,” whom they adopted from the CASPCA, has been renamed Nelly and is an important part of their family.

The foster homes are supported with food, supplies, behavior modification training and veterinary care. Once the animals show consistent good behaviors, they are adopted to carefully chosen forever homes.

you? Reverse mortgages are a special type of federally insured home loan that allows seniors to convert the equity in their home into cash. They can give older Americans greater financial security to supplement social security, meet unexpected medical expenses, make home improvements, and more.
Common MYTHS to a Reverse Mortgage: Lender takes the deed/ title to your home. This is not true!
You need good credit for a reverse mortgage. This is not true!
Reverse mortgage borrowers owe more than their home is worth. This is not true!
Title on a reverse mortgage is no different than any other mortgage you’ve ever had – only the homeowners are on the title.
A reverse mortgage is only based on your home’s equity and the borrower’s age. Income and credit are not qualifying factors.
Reverse mortgages are “non-recourse” loans which means that the borrower can never owe more than the value of the home regardless of loan balance.
There are several ways to receive the proceeds from a reverse mortgage. • Lump sum – a lump sum of cash at closing. • Tenure – equal monthly payments for as long as the homeowner lives in the home. • Term – equal monthly payments for a fixed number of years. • Line of Credit – draw any amount at any time until the line of credit is exhausted. • Any combination of those listed above.
