That’s what sets Wintergreen Resort, an 11,000-acre mountain oasis, apart from the ordinary outing. That is the main reason Mark and Jenny Thayer, of Baltimore, Md., considered buying their condominium on the mountain near Devils Knob. “We have two married sons who like to ski,” said Mark. “We bought it as a place for friends and family to use, year round.” Ninety minutes from Richmond and three-hours south of Washington, D.C., the resort is snuggled within the Blue Ridge Mountains. Rising from approximately 600 feet above sea level in the valley at Stoney Creek to an elevation of close to 4,000 feet on the mountain, Wintergreen overlooks the heart of Nelson County. Though temperatures and other weather conditions enable four seasons of usage, from December through March, the mountain

area becomes a blizzard of activities for every member of the family. Winter sports include skiing, snowboarding and snowtubing on 26 slopes and trails, with beginner to expert terrains, 14 lighted slopes for night skiing and a terrain park with jibs and rails. Five chairlifts include two high-speed, six-passenger chairlifts delivering about 11,000 people to their destinations daily. More family fun takes place at the Plunge, a 900-foot, multi-lane snowtubing hill; and at Ridgely’s Fun Park, a place for children to play in the snow that also includes a gentler snowtubing experience, for ages two and up. That desire for joyous memories is what leads Chase’s clients into looking at real estate options. The community at Wintergreen consists of about 750 homes and 1,200 condos on the mountain, plus another 500 homes in the Stoney Creek area. This year alone, Premier Properties has sold 101 single-family home, condos and townhomes through November. “People are surprised at how large it is,” said Chase. “Now that we’re coming out of the economic slump, we’ve had a busier fall. There are great deals out there and property values are increasing again.” Prices on condos have a huge range, he said, running from a one-bedroom for about $80,000 up to four-bedrooms for around $450,000. Approximately 48 two-bedroom condos are available in the $125,000 to $225,000 range and 44 lots for purchase with 31 of those under $100,000 and 11 under $50,000. “New construction normally exceeds resale costs,” said Chase, “but that is starting to change. Newer home options, homes younger than 10 years,

are getting fewer but special lots are always available.” Of the 20 condo groups available, two even have elevators. “Condos give you more space for the money,” he said. Fifteen percent of owners live at the resort year-round with 50-percent of those people living in the valley area. Eighty-five percent of all owners have bought there for second or third homes. Now that Mark and Jenny are both semi-retired and have a love of the mountains like Wintergreen, they, “considered it a nice place to have a place.

“There are beach people and mountain people,” said Mark. “We’re mountain people.” Chase said the gestation period from when someone visits Wintergreen and decides to consider purchasing is anywhere from a couple of weeks to a couple years. “The market was hit hard because of its discretionary nature,” he said. The Thayer’s opportunity came up quickly he said due to very attractive market conditions and the many wellpriced properties available. “And the golf courses, too, are not a bad idea,” Mark said.

Of all the homes the Thayers were shown by Chase, it was the final viewing that convinced them they had found what they were seeking. “This one felt like home,” said Mark, of the fully-furnished three bedroom, three bath condo with a view of the Devils Knob golf course. Chase helped the couple with their offer, which they made on a Saturday afternoon and by Sunday evening, they had a deal. “His advice was spot on every time,” Mark said. “I would send [anyone interested] straight to Brian without hesitation. He was very communica-

tive and very helpful as we made a lot of requests. “This feels like home and it will be a great place,” he said, “for the whole family throughout the year.” One facet of owning at Wintergreen is its very strong homeowners association, said Chase. Annual dues support surfacing and plowing of private roads, and similar to a small municipality, a police department, emergency medical services and a fire department. All these amenities went for just $1432 in 2012. Peter and Maria Rippe do not consider themselves beach people either. Nor do they think themselves athletes. They prefer chamber concerts and for New Year’s will attend a concert with dinner, dancing and champagne. “The beauty of the winter is sitting by the fireplace,” said Peter, “and [Wintergreen] supplies the firewood; they pile it up outside the door.” The Rippes heard about Wintergreen from a cousin of Maria’s who was among the resort’s founders. As a result, they bought their first resort condo property in the 1980s. They didn’t live there full time, opting to rent it out during the winter months. The next investment they purchased was an empty lot in the valley at Stoney Creek, which was subsequently traded for a house on the mountain. Due to the transient nature of residents, the Rippes never met any of their neighbors and found themselves sitting alone up there, out in the woods, said Maria. That experience led them to

The new place is smaller and easier to care for, is laid out nicely, says Peter, and has a larger patio than most other homes they’ve seen. “Brian served us well,” he said. “He did such a good job and he’s very personable. He definitely smoothed the way. “You need a good real estate person, plus it was a good time to buy with the excellent buys on the market.” The Rippes also use their condo as a jumping off place to other Virginiaarea attractions that they might not be able to travel to in a day, such as the Garth Newel Music Festival that is presented in Bath County, between Warm Springs and Homestead. “There’s a lot going on up there,” Peter said. Not only that but they like to attend shows at the American Shakespeare Center in Staunton. What they love to do, said Maria, is to sit underneath the hemlocks at the condo, “something totally atypical from the rest of the sports-oriented people. We’ve met more people there this time, since September, than in the past 28 years.” They also are loyal members of the Nelson County Historical Society and he is a former board member of the Wintergreen Nature Foundation. The Rippes charted their only facetime at the ski lifts not in the winter, but the summer. Wintergreen has been busy keeping up its image during the last three decades as the winter sports capital of the Mid-Atlantic and 2012 was no different, when a new water storage tank was constructed on the mountain. “We will be able to recover more quickly,” said Betsy Dunkerton in Wintergreen’s public relations office. “It will double our snow-making capacity this year. As soon as the temperature changes, we’ll be able to make all kinds of snow.” Outside temperatures need to be a maximum of 32 degrees Fahrenheit before snow can be made but the colder it is the more white stuff that can be made. “We expect the end of December to get much colder,” Dunkerton said. “We say every day is a snow day because we are 3,000-feet higher than local areas around us.”

At that elevation, Wintergreen is often covered in wintery white fluff, while surrounding areas might get a dusting of snow, a covering of frost, or just rain. In addition to the aforementioned winter sports available at the resort, there is a zip line, a children’s carousel and a teepee that serves hot cocoa and s’mores. “It’s a fun time to be outside,” she said. “Plus it keeps everybody active.” Dunkerton said they have a brisk business conference business and a wedding planner on staff. Their facilities are also used for reunion get-togethers and other gatherings. Eateries include the Copper Mine Bistro, The Edge, the Grist Mill, Devil’s Grill and the Stoney Creek Bar and Grill and they cater to groups. Other amenities include a spa, which Dunkerton says is rated high among guests; an aquatics and fitness center, indoor and outdoor pools, year-round tennis and two golf courses, Devils Knob and Stoney Creek. In close proximity to Wintergreen are other Nelson County venues such as breweries and wineries in the valley below the mountain and, up and down Va. Route 151. Shopping is accommodated via the ski and ride shop, Trailblazers, a general store, a market grocery and a soonto-open coffee bar this winter. “[There is] only one stop light, so you won’t run into those,” Dunkerton said. “You’re close [to the towns] but far enough out that you feel you’ve gone a world away.” n

ome warranties are often used in sales transactions as a kind of “insurance policy” that the seller can provide for the buyer. These warranties often give potential buyers some peace of mind that if something may go wrong with a covered item, the insurance policy will cover the cost of repairs. Well—maybe…! There are a few things to consider before you buy a home warranty, or put all your faith and trust in one that comes with the purchase of your next home. Most home warranty policies range in price from $350 to $500 a year. A typical plan might cover air conditioning and heating with ductwork, electrical systems, plumbing, clothes washers and dryers, dishwashers, ranges and ovens, refrigerators and water heaters. At first glance, that sounds ideal. The problem is, general home warranty policies have significant limitations and issues, such as not covering pre-existing conditions, or certain appliances. You’ll still have to pay a small deductible, and you won’t be able to select the repair company you’ve come to know and trust because it may not be contracted under the warranty company’s network. So why bother. Well, if you ask a dozen people whether they think a

home warranty is worth it, you’ll get a dozen different answers. Let’s look at it from both the seller and buyer’s side and see which is right for you. If you’re selling your home, you might think that offering a warranty is a good marketing tool to get the property sold. Actually, about 80 percent or more of residential sales come with a home warranty policy so that’s a common belief. If you own a home and plan to sell, these contracts typically can be transferred to a new owner, something potential first-time homebuyers will take into consideration. After all, if you’re buying a home and the seller is throwing a home warranty policy in, you have nothing to lose.

However, if you’re the one who has to write the check for the policy, there are times when it may not make financial sense to do so. Here’s why. With a newer home, many of the existing warranties may still be in place, including coverage of several appliances, so why buy a warranty on top of a warranty? Since the appliances are new, they should have fewer issues and it’s pretty rare to experience problems with electrical or plumbing items in newer houses. In addition, a relatively new house may still be under a developer warranty. On the flip side, however, today’s appliances and systems have a lot of technology packed into them, meaning

a lot more things can break, and even with new appliances or home systems, the original equipment manufacturer warranties can be less than a year. This happened to my daughter who had a new home built, only to have the microwave break down shortly after the one-year warranty expired. So having that additional coverage can be a godsend in some instances. This is especially true in older homes, which have a higher chance of something going wrong that is not under a warranty. With older appliances, things are going to break and cost money to fix. If you’re concerned about that ahead of time, try to get some money as a closing credit in the sales contract, to compensate for older items; or reflect this issue in the original offering price. If you decide to purchase a home warranty policy, be careful who you buy it from. The Better Business Bureau has seen an increase in complaints regarding online companies offering home warranties. Some of the companies are not even responding to questions raised by The BBB. Before you sign on the dotted line, make sure to fully understand what is or is not covered by the policy. Think about the chances that you will have a loss that is actually covered, and that it will be more expensive than the annual policy cost plus the service visit fee. Be sure to read the warranty’s fine print, because some warranties won’t cover old appliances. As is the case with any extended warranty you buy, several clauses in the contract could render the warranty useless. For example, all systems must be operational for the contract to be valid. If standard maintenance isn’t done, such as cleaning the air-conditioner coils regularly, a repair request might not be covered. Get a copy of the contract before buying a warranty and go with a company that offers good phone support. Once you have all the facts, you can make you own decision, based on your house and appliance ages, and how much risk you’re willing to take for the potential that you may have to cover an entire loss. After you’ve done your homework, you may just decide an emergency repair fund is a better use of your money! n
