A First Fridays Opening Reception will be held on Friday, February 1 from 5:30-7:00 p.m. The quilts from the exhibit will not be for sale, but it will be possible to purchase raffle tickets during the reception for a handmade quilt. Groundbreaking for PACE Riverside Health System, University of Virginia Health System and Jefferson Area Board for Aging (JABA) broke ground for their new Blue Ridge PACE Center at 1335 Carlton Avenue, Charlottesville, VA 22902 (former site of H. The start of construction of the PACE Center marked a pivotal step in bringing the Program of All-Inclusive Care for the Elderly (PACE) to the Charlottesville area. Proven to be both a cost saver and a boon to patients’ quality of life, PACE is a comprehensive alternative to institutional care that has allowed thousands across the U.S. to remain in their homes and communities.
PACE serves those aged 55 and older who meet Virginia’s criteria for nursing home admission. The federally authorized program is funded primarily by Medicare and Medicaid, although those without Medicaid coverage are able to join for a fee. Blue Ridge PACE will accommodate approximately 175 local citizens with comprehensive, coordinated care and full-service offerings needed to prevent unnecessary nursing home admission. The project will also provide an economic stimulus to the region by generating an estimated 30 construction jobs and 75 health care-related long-term positions. Blue Ridge PACE is a joint venture of Riverside Health System, University of Virginia Health System and JABA. Blue Ridge PACE will serve the city of Charlottesville and the counties of Albemarle, Fluvanna, Greene, Louisa and Nelson, once it is given formal approval to commence operations by the Commonwealth of Virginia and Centers for Medicare & Medicaid Services (CMS). Once complete, it will join the approximately 90 PACE organizations serving more than 30,000 participants nationwide. Mill Creek and Lake Reynovia: Diverse, Scenic and Accessible
T
he neighborhoods of Mill Creek, Mill Creek South and Lake Reynovia are in Albemarle County just a few minutes south of Charlottesville. While there are distinct differences between the Mill Creek neighborhoods and Lake Reynovia, all three communities share key similarities, such as wooded lots that back up to Biscuit Run State Park, as well as ample green space and mountain views. Convenience is another real benefit of living in this area. Essential services, such as groceries and restaurants, are within walking distance while the jobs, shopping and cultural activities of Charlottesville are just minutes away, as are the University and the Med Center. Do convenience and natural beauty translate into an area that is popular with homebuyers? The answer appears to be yes. Cynthia Viejo and Bobby Montgomery, agents with Nest Realty, both shared that it is the Mill Creek section of their company’s website that currently gets the most clicks of any of Charlottesville’s neighborhoods. If you are in the market for a new home and appreciate the amenities of Mill Creek and Lake Reynovia, the time to look is now. This area is known to be popular with UVA residents who like the rustic beauty and easy accessibility of the medical center. Since March is the time of year when they receive confirmation of their upcoming posts, those coming to UVA will be looking for homes soon, increasing
competition for listings in this desirable area.
Convenience a Major Factor Ask any of the agents who work Mill Creek and Lake Reynovia and they will tell you that convenience is a major factor in why people choose to live there. Part of that convenience is access to local shopping, which includes a video store, a Food Lion, an Italian restaurant, and a hair salon. Gourmet coffee is also available in the convenience store across the street. All of these are within walking distance, said Loi Patkin with Better Homes and Gardens Real Estate III. She recently had a listing that had been rented to a couple that moved there in large part because, although the wife didn’t drive, she was able to walk to Food Lion when she needed groceries. The Mill Creek area is also convenient for other reasons. Access to interstate 64 makes it easy for people who want to live in Charlottesville but work in Richmond, explained Voe Montgomery, who works with her husband Bobby at Nest Realty. Of course these neighborhoods also provide easy access to UVA, the medical center and the downtown mall. “It’s a straight shot to the hospital,” said Tom Raney with Nest Realty, in reference to this area’s popularity with medical professionals. Raney, who lives in Mill Creek, added that it helps that there are also alternative routes to the medical center in the event of a traffic problem. Families with children appreciate the closeness of the schools, especially Cale Elementary, which is right in the neigh-
borhood. Monticello High School, with its running track, is also nearby and accessible for those who want to go there to work out. For those who like more of a hike, the Monticello walking trails are also nearby, said Bobby Montgomery, adding, “it’s all about lifestyle.”
Natural Beauty A big draw of this area is the natural beauty, much of which was preserved by the developers and builders when creating the lots and siting the homes. Miles Weiss, long time Mill Creek resident and former association board member, explained that Craig Builders, the Mill Creek developer and builder, intentionally left a lot of trees giving the area a “woodsy quality.”
Alice Fitch, with Montague Miller and Co. has worked with Mill Creek buyers and sellers for many years. While the lots are not huge there, “people who can’t afford acreage like the feel of these neighborhoods because there are lots of common areas mandated by the county, and most of the lots back up to woods,” she explained. In addition, some of the homes owners have mountain views or they can see the cityscape thanks to elevated lots. “In warm weather they can sit on their decks and enjoy distant sunset views,” Fitch added. Back in 2009, Raney was surprised and pleased to learn that the house he had purchased a few years prior was now just three lots away from what had become the new Biscuit Run State Park.

Lake Reynovia and Mill Creek, Similar but Different While Lake Reynovia and the Mill Creek neighborhoods are similar, there are some significant differences between the two. For families who like amenities such as a clubhouse, an Olympic sized pool and tennis courts, Lake Reynovia is a great choice. Today’s clubhouse was the original sales office for the com-
munity. Johnson described meeting people there and over the years enjoying seeing them become friends and watching their children play together. Of course the lake itself is a big attraction. Johnson said his family loves the lake, which he described as a “serene place to walk.” Charlottesville native Sybil Mahanes, with Charlottesville Real Estate Solutions, used to swim in Lake Reynovia when it was still part of a campground. She said that the amenities at today’s Lake Reynovia are a natural gathering place for the people who live there. “Children like the lake and the pool and parents enjoy taking them there.” Amenities serving as a gathering place fulfill the vision of the developer and the original homeowners who wanted a neighborhood where people could enjoy themselves and really take advantage of all of its many options, Johnson said. Neighborhood gatherings including an annual bonfire, where people contribute their Christmas trees at the end of the holiday season, are common there. Unlike Lake Reynovia, Mill Creek has no pools or tennis courts. They do have a homeowners association that is responsible for the common areas. However, without the upkeep and liability that come with the clubhouse and recreational facilities, the annual dues are very low, and this appeals to many of the residents, said Weiss. He added that walking is popular there and the
association recently resurfaced the asphalt-walking trail. Both Fitch and the Montgomerys added that Mill Creek is known as a neighborhood that not only offers privacy, but one where people are friendly and look after each others’ homes. Another distinguishing feature of Mill Creek is the chalet style homes, which are described as rustic contemporary, and are in contrast to the more traditional styles found in Lake Reynovia. All of the homes in Mill Creek have cedar siding and the range of colors are all natural earth tones, said Raney who explained that the neighborhood has a strong architectural review board that keeps it that way. The result is homes that almost blend in with the surrounding woods. Mill Creek homes feature a variety of different floor plans including many that are one level or which have a first floor master, Viejo said. As a result they meet the needs of a lot of different families and age groups. She described some that have separate areas or apartments, which work well for extended families living together, or those with older teens. When the homes were constructed, the original owners were able to help site the homes according to their particular tastes. Some are sited for a view, others to take advantage of the sun or for more privacy. The result is a neighborhood with a lot of variety, in part because the homes don’t all face directly onto the street.
Fitch described a client who was widowed in her 70s and moved here from New England to be near her daughter. She was used to older, traditional style homes and they looked first in town, but she didn’t see one she liked. Fitch decided to show her Mill Creek, even though it didn’t seem to quite fit what the woman said she wanted. “I asked her just to trust me and take a look,” Fitch said. Not only did the lady find a house she loved, but over the years has repeatedly thanked Fitch for finding her one that is not in a “cookie cutter” neighborhood.

Something for Everyone This area attracts a diverse group of buyers including singles, couples, and families with children. There are also empty nesters and retirees who appreciate the single story and first floor master suites that are available there and allow for living long term at home, Raney said. Expect to pay from the mid $200,000s to $350,000 depending on the size and location of the home. Both Mill Creek and Lake Reynovia also have townhomes with lower price points, which are attractive to many first time n buyers. People often assume Reynovia is an Indian name or has some other historical significance, said Johnny Johnson, with Better Homes and Gardens Real Estate III. Johnson lives in Lake Reynovia and has been selling homes there from the very beginning as the agent who represented the developer when the neighborhood opened for business back in 1993. Johnson explained that the lake was built by a Dr. Reynolds, who combined his surname with that of his wife’s maiden name, which was Via. Reynolds built the seven-acre lake to have a place to go fishing when he wanted to get away from his practice. At that time he owned 500 acres, which included the areas that became the Mill Creek and Lake Reynovia neighborhoods. It was Reynolds’ sons who sold the Mill Creek portions to Craig Builders, but the family retained the section of land in the middle that had the lake. This was turned into a private recreation area that included 100 campsites, a beach and a dock. People went down for the weekend and enjoyed bands on Saturday night and church on Sunday morning, Johnson said. “Back then it seemed a long way out,” he added. One of Reynolds’ daughters ran the camp as long as she was able, but eventually sold the property to developers from California. Today this former campsite is an active community of 192 homes and many of the original owners still live there. Recently, Johnson pulled up at a stoplight and recognized a lady in the next car as someone he sold a home to when the Lake Reynovia development was new. Not only was she still living in that home, he said, but she was still driving the same car.

By Marilyn Pribus aving built-in bookcases, an entertainment center, or a corner china cabinet can add style, charm and convenience to a home. “The trend I see among today’s buyers,” declares Kelly Ceppa, a REALTOR® associate with Charlottesville’s Nest Realty Group, “is that they favor spaces that are open, connected, and uncluttered. Builtins enhance this and can make the new home look ‘finished’ or custom built.” Built-ins also are a way to incorporate your personality into your home. They can be space-savers or space-makers, require a professional or be within the abilities of a competent Do-It-Yourselfer. “Custom cabinetry is always a positive asset for a home because it allows more storage with less clutter,” Ceppa continues. “For example, walk-in closets with built-in shelving and cabinetry can eliminate the need for dressers in the bedroom, thus opening up more space for living and playing and family.” Another great place for built-ins is the Family Room, she says, where they can hide the television screen, stereo equipment, and game centers to keep the fireplace as the focal point of the room without sacrificing those modern amenities. In fact, fireplaces and hearths frequently extend a foot or more into a room leaving open spaces at either side. Creating shelving or media installations in these spaces can be very effective. It’s almost impossible to have too much storage in your home, but it’s easy to overlook clever places to add shelving—including closed shelves. For instance, shallow shelving of as little as six inches can be installed going up the staircase wall or along one side of a long hallway. “This can be a place to showcase artwork and family heirlooms,” Ceppa suggests. Framing a window with shelves 12-18 inches deep can turn a windowsill into an inviting window seat with shelving or cupboards beneath. Built-ins can convert a bedroom into a library or a den into an office. Corner cupboards in the wastedspace corners of dining rooms are classic. Unfinished cupboards—ready to paint or stain—are available in various combinations of open shelves, glassdoored shelving and cupboards. In the kitchen, people find that built-in seating along a wall or in a corner is a great space-saver because chairs aren’t needed. There also is a

bonus of under-seat storage potential for infrequently used items from holiday décor to the super-sized punchbowl. Access can be simple—by lifting a hinged seat—or more formal with drawers or cupboard doors placed at the accessible ends of the seats. A clever and helpful built-in for families is to create a sturdy, easy-toslide-out covered drawer that is actually a children’s step-up for using the sink. This is much handier than having an extra stool (that could tip over) kicking around the bathroom. Creating a built-in “den” for a dog or lofty perch for a cat can personalize pets’ domains. Since most cats love the security of being above traffic, thoughtfully placed climbing shelves can access a nice resting place in the wasted space above a doorway for example. Depending on the size of a home’s canine residents, built-in beds can be created beneath window seats, kitchen cupboards, benches, and other locations. Entryway built-ins are wonderful for homeowners lucky enough to have a mudroom area or large foyer. Ideally, each family member can have a floorto-ceiling “cubbie” with space below for boots and shoes, hooks for jackets and packs, shelves for hats and other items and perhaps a small compartment for mustn’t-forget items like car keys,
school permission slips or books due at the library. Open storage is best, so damp garments have good air circulation. Check your home for overlooked spots. Does your new fridge leaves 6-8 inches in the old fridge’s space? Create narrow rollout shelving—which can be fronted to look like regular cabinetry— with one-inch edges to keep things from slipping off.
