Reverse mortgages are a special type of federally insured home loan that allows seniors to convert the equity in their home into cash. They can give older Americans greater financial security to supplement social security, meet unexpected medical expenses, make home improvements, and more.
Common MYTHS to a Reverse Mortgage: Lender takes the deed/ title to your home. This is not true!
You need good credit for a reverse mortgage. This is not true!
Reverse mortgage borrowers owe more than their home is worth. This is not true!
Title on a reverse mortgage is no different than any other mortgage you’ve ever had – only the homeowners are on the title.
A reverse mortgage is only based on your home’s equity and the borrower’s age. Income and credit are not qualifying factors.
Reverse mortgages are “non-recourse” loans which means that the borrower can never owe more than the value of the home regardless of loan balance.
There are several ways to receive the proceeds from a reverse mortgage. • Lump sum – a lump sum of cash at closing. • Tenure – equal monthly payments for as long as the homeowner lives in the home. • Term – equal monthly payments for a fixed number of years. • Line of Credit – draw any amount at any time until the line of credit is exhausted. • Any combination of those listed above.

30+ CAAR Members Meet with Lawmakers to Push Transportation, Key Property Rights Issues during Annual VAR Conference On Wednesday, February 6, more than 30 Charlottesville Area Association of REALTORS® (CAAR) members joined with their colleagues from across the Commonwealth to descend on the State Capitol for the Virginia Association of REALTORS® (VAR) Day on the Hill. Transportation issues are dominating the 2013 General Assembly. While all the legislators agree there is a problem with the transportation funding source, there are significant differences regarding how to best “fix” this problem. While REALTORS® have been deeply involved in Governor Bob McDonnell’s transportation funding solution, VAR also recognizes benefits in the competing transportation proposals and is advocating for a solution to be found. The day prior to REALTOR® Day on the Hill, the Governor’s Transportation bill passed the House 53-46. Meeting with Senate Minority Leader David Toscano (D-57th), Charlottesville REALTORS® shared their concerns regarding the linkage between transportation and economic vitality. Toscano indicated his desire to work with the majority to find a transportation solution and advance VAR’s legislative agenda, but indicated some level of compromise will be needed. CAAR member Bill May, who serves on VAR’s Bill Review Committee, said,

“I firmly believe this is the closest we have ever been to solving the transportation funding issue in the 10 years I have been actively participating in REALTOR® Day on the Hill.” Several legislators seemed to echo May’s sentiment. Senator Creigh Deeds (D-25th) said “Transportation is critically important, and we need to get something done.” He raised concerns with the governor’s proposal raiding the general fund and seemed to indicate a desire to increase funding options. Similarly Delegate Matt Farris (R59th) said, “I think we will get something
[on transportation]; too many people behind it not to get something.” Despite his concerns regarding the economic impact on his rural constituents, Farris voted in support of the Governor’s Bill. Delegate Rob Bell (R-59th), who met with CAAR members between meetings on the Capitol steps, indicated his support for VAR’s legislative agenda and explained his vote against the Governor’s Transportation bill. In their meeting with Delegate Steve Landes (R-25th), CAAR members learned that Landes and several other
House members are quietly working with the Governor and their counterparts in the Senate to craft the kind of compromise Minority Leader Toscano discussed. The balance of the 2013 VAR Legislative Agenda is designed to promote homeownership and foster clarity and equity in real estate transactions. Landlord Tenant Legislation, brought forward by Delegates Greg Habeeb (R-8th) and Manoli Loupassi (R-68th), seeks to clarify and strengthen regulations surrounding electronic payments and treatment of escrow accounts.

The Charlottesville-Albemarle SPCA is extending the Carnival Season throughout the month of February, but instead of Mardi Gras, they are celebrating Mardi Growl, a canine party that can’t be beat! Adoption fees will be discounted 50 percent for all regularly priced adult dogs. Plus, every week the SPCA will crown a special King or Queen of Mardi Growl and their adoption fee will be waived. The hope is to see as many dogs as possible parade on out of the SPCA and into loving homes during this month-long celebration. In a public health issue, Delegate David Bulova (D-37th) authored a Dangerous Drug Lab Disclosure Bill that provides protections for home buyers regarding properties damaged due to previous use as meth labs. VAR worked with Delegate Bulova to ensure the proposed regulations protected both public health and private property rights. Delegate Tag Greason (R-32nd) introduced legislation to provide for the “Virginia First Time Home Buyer Savings Accounts.” The interest on these accounts would be tax free provided the proceeds were used for down payment or closing costs on a first time home purchase. At press time, this bill had passed the house 99-0 but was facing challenges in the Senate. As of press time, the vast majority of the VAR Legislative Agenda was moving forward but no solution was yet in sight on transportation. As this is a short session, any such proposal will surface in the next two weeks or will not be enacted. CAAR President Denise Ramey led one of the teams visiting the legislature and said, “I am most impressed with the level of participation and knowledge of the CAAR membership on legislative issues. Our significant legislative involvement in Richmond is part of the reason REALTORS® are the voice of real estate.” During a reception Tuesday before the start of legislative meetings, CAAR’s efforts to support the REALTORS® Political Action Committee were recognized at the statewide level. The Association was honored for exceeding the RPAC fundraising goal for 2012 —$30,000—as well as for meeting the highest percentage of goal. CAAR’s RPAC Chair Kim Armstrong, of ERA/Bill May Realty, and CAAR Past President (2012) Brad Conner, of Montague Miller & Co., played a big role in the successful campaign last year.

Volunteer opportunities, continuing education, conversation about civic life . . . Charlottesville’s Senior Center’s
numerous services, special events, exercise classes, and Lifelong Learning programs make it the region’s hub for social and recreational activity for its 2,000 members and 6,000 annual visitors. Financial programs address money management while “All Things Digital” classes address tech issues. Travel programs range from slide shows with guest lecturers, to day trips and overseas excursions. Volunteers fill three quarters of the positions that keep the Center running, and hundreds help at area nonprofits. “We offer more than 100 programs, all geared to promoting healthy aging and independence, so there’s definitely something for everyone,” says Virginia Peale, the Center’s marketing director. “This summer, we’ll be adding Beginning Band to complement our two existing bands. It’s an opportunity to learn music in a group setting. Often we have shortterm programming on topics of interest, and there are always special events and speakers. The Center is
always open to new program proposals, so there is also the opportunity for anyone to start something.” The U.S. Census bureau expects that by 2030 one out of five people in America will be over 65, while the senior adult population in the Charlottesville area is projected to grow from 27,000 in 2000 to 56,000 in 2025. In

While many retirees relish serving and socializing in established, mixed-age neighborhoods, others seek out developments built specifically for the 55-and-not-old-yet crowd. Like traditional retirement homes—continuing care communities where residents can first live independently and then move to assisted living and health care facilities when necessary—the new “age in place” communities offer “universal design,” barrier-free architectural features that allow residents to stay in their homes. Universal design features include “zero threshold” (no steps) entries, three-foot wide hallways and doorways. Bathrooms come with high toilet seats, walk-in showers, non-slip floors, grab bars and a five-foot turning radius. Pot fillers over stoves eliminate the need to carry heavy pots of waters from sink to stove. Doors with lever handles and lights with rocker switches require less hand strength. All these design elements make one-story homes safe and comfortable for active but less than agile occupants, especially those in wheelchairs.

And let’s not forget top-notch medical facilities. In a state the AARP numbers among the top ten healthiest places to retire, Central Virginia stands out for urban sophistication, back country beauty, and its populace keenly appreciative of its most seasoned senior citizens. And the word is out. “I’m hearing more and more from people relocating here that this community has a reputation as being age-friendly,” says Gordon Walker, CEO of Jefferson Area Board for Aging (JABA), which serves seniors, their caregivers, and their families in Albemarle, Fluvanna, Greene, Nelson, and Louisa counties as well as the City of Charlottesville. That’s age-friendly instead of agesegregationist, as in, for example, JABA programs for kids and seniors alike at its seven community centers. Walker calls intergenerational interactivity “one of the appeals of Charlottesville. Not that Florida’s losing all its shine, but a lot of retirees are looking to relocate in Virginia in communities where there’s a younger generation as well. I think the Boomer population in particular is looking at how they can continue to be civically engaged and not just be in a gated retirement community, but remain very active in a multi-generational community.” “New England, New York, New Jersey, Northern Virginia – retirees are coming from all over,” says Karen Kehoe, Senior Real Estate Specialist, and they’re coming with talents and skills and interests that enrich the community. “They’re coming in at 50 and 55 years old, and they’re very active. These new model villages, virtual resorts for boomers entering not their second childhoods, but their second, carefree youths, offer amenities like pool and fitness centers, and bocce and tennis courts, that facilitate community and make for luxury living. “Buyers moving from up-North find our prices attractive “says REALTOR Inessa Telefus, who has helped many seniors to find homes. Vince and Mary Donnelley came up from Chapel Hill, North Carolina four years ago to be near their daughter and grandkids. “I wanted to live near the university so I could do things like I’m doing today,” Vince says—things like watching basketball and football games, and golfing with friends. The Donnelleys found an over-55 community “much more attractive than living in a single-family house in a subdivision where most of the people were younger and worked. We’d been there, done that. Four Seasons is a beautiful community, very social and very active. The house is great, the community’s great, and the area’s great. We think it’s the best place we’ve ever lived.” Despite its name, Four Seasons at Charlottesville is located in Ruckersville in Greene County, where it offers wonderful views of the Blue Ridge Mountains. The development’s 110 luxuriously appointed homes feature first floor master suites, two-car garages, and “land design inspired by Thomas Jefferson.” REALTOR Linda Broadbent calls it “a very cordial, collegial community with beautiful club and facilities— very country club-like with a beautiful
indoor pool and fitness center, lovely accommodations, and individually detached homes.” Homeowners enjoy a cyber café, fitness center, card tables, billiards room, library, sports TV area, bocce and croquet lawns, tennis courts, lake, indoor and outdoor pools and a spa, putting green, and walking trails. The clubhouse boasts a full-time activities director. On the edge of horse and golf country, just off of Old Ivy Road, Charlottesville’s University Village is set on a hill with a 360-degree panoramic view of the city and the mountains, offering what Broadbent calls “some of the prettiest views in the whole area.” Along with a dining room serving food five nights a week, the Village’s amenities include a fitness center with aerobics room, a 75-foot swimming pool, a bocce court, a library, an arts and crafts studio, a game room, underground parking, chauffeur car service, and four well-appointed overnight guest rooms for friends and family. Building and grounds are “exquisitely maintained,” says Broadbent. While a few of the Villages condominiums are rentals, most are owner-occupied, and owners have a direct say in community management and governance, electing members of the Villages Board of Directors. The 16 villas at RoseWood Village at Wintergreen in Nellysford sit next to the 27-hole Reese Jones Stoney Creek Golf Course. RoseWood’s Development Director Shareef Tahboub describes the vision for the community as “a self-sustaining village within the Stoney Creek community, a place where folks can age in place, have care services available to them, but really get out and enjoy all Wintergreen has to offer with very little home maintenance. The idea was to create a retirement community within Stoney Creek that meets some very specific needs at Wintergreen and in Nelson County.”
Maximizing Property Assets Old age isn’t cheap, but more and more seniors are turning to what’s called a reverse mortgage as a means of paying off existing mortgages, paying for home improvements and repairs, and generally securing financially sound retirements. “The products have really turned mainstream in the

A great area to live and great places to live in it. It’s no wonder seniors love Central Virginia. n

By Marilyn Pribus t isn’t easy being green,” croons Kermit, Sesame Street’s iconic frog. But actually it’s getting easier all the time and it really helps to get children involved in your home’s operation. They can learn from an early age how to be environmentally responsible. In fact, once they are tuned in to how they can play an important role in the family’s green endeavors, you may find them tsktsking when you leave a light on or have a leaky faucet. They can be a real help in improving your home’s energy performance. “Home purchasers today are definitely concerned with home performance. They want to see utility bills when they are shopping for a home,” declares Earth Advantage Home Performance Specialist Sara Greenfield, owner of Charlottesville Fine Properties. Greenfield is certified in this significant program offered by the National Association of Realtors. “A home’s energy efficiency and systems performance are real keys for me and my buying clients. Charlottesville area builders and real estate professionals are also very aware of a home’s
performance,” she adds, noting that many are committed to purchasers receiving the best home for their dollar when it comes to energy efficiency. “Kids today are very aware of the importance of being green with projects like saving energy and water conservation,” Greenfield continues. “Individuals and families in our area definitely do get involved.” As an example, she cites the Albemarle County Water and Sewer Authority. “They have free puzzles and games in their lobby [at 168 Spotnap Road in the Pantops area] promoting water conservation for children and adults. Saving water is fun for children to learn about and it saves on the family’s utility bill at the same time.” “Make being green part of your family culture,” urges Charlottesville’s Better World Betty (www.BetterWorldBetty. org), the a.k.a. of a local mom and blogger who describes herself as a “passionate sustainable lifestyle enthusiast.” She suggests several ways to do it. “Turning out lights and adjusting the thermostat are always the ways we’re told to start saving energy,” she says, then goes on to recommend some other tactics. “Involve kids in recycling as one of their chores,” she says, noting that her
children sort recyclables before the family delivers them to the McIntire Recycling Center. “Vampire electricity is huge these days,” she points out, “and kids interact with electronics so much, it’s a good place to concentrate.” (Vampire power is the wasted energy used by “standby” electric products such as televisions and computers that draw current even when “off.” Other examples are chargers for power tools or cell phones that suck energy when they are plugged in, even when they aren’t charging the product.) Have your kids research ways to conquer these vampires without wooden stakes and garlic. Hint: power strips are a good place to start. Teens can organize a neighborhood “eco-team,” Better World Betty continues. This might serve as credit for a scouting assignment or even a school volunteer requirement. “The kids can get together to create a team to come up with ideas. An example might be asking neighbors to make a pledge to target home-energy or water use in their homes.” The youngsters could do some computer research to prepare an information sheet on the ecological and financial benefits of conservation.
When it’s time to update youngsters’ rooms, enlist them in being green-minded about it. For instance, you might have them research VOC paint—paint with volatile organic compounds—and the environmental benefits of low-VOC paint. Instead of new furniture, can previous furniture be repurposed? For example, could a “cute” toy chest be turned on its back with some added legs and painted in a bright new color to transform the former chest lid into a drop-down desk surface? Finally, let your kids benefit from the actual financial savings for your family. Compare this month’s utility bills with the same month last year and reward the children with a percentage of that savings. Less water and power usage puts more money in the family budget and when it’s time to sell, several years’ worth of low utility bills can be an excellent selling point. n Marilyn Pribus was “Ms. ZEW”—the face of Zero Energy Waste—at Langley Air Force Base when her husband was stationed there.
