Local Resident To Sell Bruce Springsteen Autographed Harley
Piedmont Council for the Arts (PCA) is excited to celebrate Youth Art Month in partnership with the Albemarle County Public Schools. Youth Art Month is an annual observance every March to emphasize the value of art education for all youth and to encourage support for quality school art programs. It provides a forum for acknowledging skills that are fostered through experience in the visual arts that are not possible in other subjects offered in the curriculum. During Youth Art Month, the CitySpace Gallery will be filled with artwork created by Albemarle County Public Schools students in elementary, middle, and high school. All 26 Albemarle County public schools are represented in this exhibit. A First Fridays Opening Reception will be held on Friday, March 1 from 5:30-7:00 p.m. There will be light refreshments, live acoustic music by the Monticello Chamber Music Class, and a hands-on art activity table for children. This event is FREE and open to the public. The exhibit will remain on display through Thursday, March 28. Albemarle County resident Cleve Brannock has decided it is time to sell his custom 2008 Harley Davidson motorcycle signed by Bruce Springteen and other members of the E Street Band and donate 20 percent of the sale price to the University of Virginia Children’s Hospital. Brannock, who is the original owner of the autographed Harley Davidson and a mortgage broker, is not sure just how quickly the bike will sell but is using social media to spread the word. He has created a website featuring photos of the bike along with biographical information about Bruce Springsteen hoping to catch the eye and pocketbook of either a diehard Rock and Roll fan or Harley Davidson collector. The custom 2008 Harley-Davidson FLSTSB Softail Cross Bones Motorcycle is in mint condition featuring the American Flag, Stars, and Stripes along with the rock star’s signature and living members of his famous band. Brannock says he has kept the Harley garaged in order to maintain its pristine condition and rides it on occasion for the thrill and to keep all mechanical parts in top condition. tesville Ten Miler. One of Central Virginia’s favorite footraces, the event is presented by the Charlottesville Track Club and supported by generous sponsors and volunteers. Over the years, proceeds from the race have supported many local nonprofits. This year’s beneficiary is the Senior Center. “We’re thrilled and incredibly grateful to be part of this community event,” says the Center’s executive director Peter Thompson, who is also running the race. “The proceeds will sustain our efforts to promote healthy aging, which is now a critical issue for communities across the country.” In our region, the number of older adults is more than doubling—from 27,000 in 2000 to 56,000 in 2025. Increasing the number who live highquality, productive, and independent lives is vital for community health. The Senior Center focuses on researchbased methods to meet this need, providing opportunities for people to pursue lifelong learning; maintain physical wellness; explore creativity and spirituality; stay socially connected; and remain purposefully engaged. The Center’s impact reaches beyond individuals to support families, relieve strained social services, and help area nonprofits through its volunteer program. It also partners with other organizations on programming to meet broader community need. A “Charity Chaser” has been added to this year’s event to provide additional support to the Center, which receives no government funding. Thompson will start the race at the back of the pack and is soliciting pledges for each runner he can pass. As added incentive, an anonymous donor will match every dollar raised, up to $50,000. There seems to be general agreement that to be called an estate, a property has to have a good-sized house along with some significant amenities. Donna Patton, managing broker at Better Homes and Gardens Real Estate III, said that an estate is very grand, with at least 6,000 square feet. It doesn’t necessarily have to have a lot of acres, perhaps as few as 20, she said. Some horse farms are estates, but many are considered farms. Unless, Patton said, they are in Keswick where many horse properties are also estates that come with large homes and high price tags. Estates are typically priced in the millions, she added, while some farms can often be had for several hundred thousand. Steve White, REALTOR® with Roy Wheeler Realty Co., said that many historic homes are considered estates. He described a farm in Orange that he sold recently. It was an historic property that had 58 acres and an 8,000 square foot home plus many amenities including outbuildings and a separate outside office. On the other hand, he also sold a 4,300 square foot property on 14 acres that he said was not an estate because the house, while quite spacious, was a cape cod built

The Farms and Estates Real Estate Market The agents were positive about the current state of the farms and estates market. “Things are booming,” said Rick Walden with Virginia Estates. He went on to describe a 132-acre farm with a lake and no buildings that was only on the market for 10 days before it received multiple offers. In another situation, a property that had been on the market for three years suddenly had three people bidding on it at once. It’s so good, in fact, that Walden expressed concern about the current low inventory in these kinds of properties. “Now is the time,” he said, “for people who want to list their properties to get them on the market, because right now it’s hard to find what people are looking for.” Patton echoed Walden’s sentiments about inventory, stating that while there are some beautiful estates on the market right now, small farms are harder to find. The market has definitely improved, Kreh agreed. “We are seeing many more inquiries about and interest in higher end properties and this is a significant improvement,” he added.

In general, he continued, estates have manor houses, but not necessarily a lot of farm buildings. Their higher prices reflect the amenities and improvements. He agrees that homes listed in the National Register of Historic Places often qualify as estates. In some instances there may be a property that isn’t exactly a farm nor is it an estate, but has qualities of both. Murdoch Matheson, with Frank Hardy, Inc., described an historic farmhouse listing on 150 acres. The house isn’t grand enough to be considered an estate, but it is also no longer a farm.

Farms, on the other hand, need good soil, fencing and a source of water. From his perspective, with farms, the focus is on what will make them productive. He added though that horse farms, which often have a lot of money invested in barns, paddocks, board fencing and equestrian facilities, may be considered estates, especially if they come with a very nice house.

“It’s not as strong as it was before the meltdown,” White said, “but we are definitely headed in the right direction.” He added that agents are doing a great job of getting accurate information to sellers on pricing which reflects the current state of the market. “The properties that are selling are priced well to sell.” He shared the example of an estate property that sold for $908,000 in 2007. It went back on the market last year and just sold again, but for $650,000. Walden shared a similar story about pricing. One of his listings, a 2,500acre estate on the James River, features a 2,200 square foot house. The listing price that was $24 million dollars to start is now $10 million. The good news is that there are four parties who have expressed an active interest in purchasing it. “We are seeing more activity than before in country properties,” said Matheson. He explained that larger properties require more maintenance and therefore more cash. For this reason the market for these country properties tends to parallel trends in the equity market. When people are making money they are more likely to be in the farms and estates market. In a no-growth economy, people are less inclined to put money into property.

Who are the Farms and Estates Buyers? Who are these people? They are a mixed bag, White said. Some are local; others come from all over the country and overseas. Many are over 40 or are empty nesters, but we see our share of younger buyers as well, he continued. There used to be a category of buyers who purchased farms and estates as second homes. “There are fewer of these than there used to be,” Matheson
said. Today’s farms and estates buyers are often individuals who have achieved success in business and want an opportunity to enjoy time in the country. They recognize that there is a finite window in which they can live this kind of lifestyle and choose to go for it while they have the resources to make something of it and are not too old to enjoy it. Many of the buyers are retirees, Patton said, or they are people who are anticipating retirement. Often they are young retirees, since more elderly buyers don’t want to deal with the upkeep required for country properties.
Conservation Easements are a Factor in the Country Property Market Conservation easements are a way to voluntarily restrict the usage of a
property by selling or donating certain rights, such as subdivision or development, in order to protect resources such as water or migration routes. This is a legally binding agreement that passes on when the property is sold or inherited. The result is large areas that are guaranteed to remain country properties, assuring the continuation of this gracious lifestyle. Conservation easements can be a big plus for people who buy country property and don’t want to have to worry about nearby development. “Their property will remain as they see it,” Patton said. She explained that easements vary from property to property and some may be more restrictive than others. The whole community benefits from conservation easements, Matheson said. There is a short-term drop in value for a property that goes under easement because the restrictions on its usage reduce the number of entities who would have an interest in buying it, but long term it is worth it, he continued. While conservation easements are found everywhere, Albemarle County is especially well represented. Walden explained that you will find just about every large property protected this way in Albemarle.
Marketing Farms and Estates
what it is you are marketing. A horse property would be presented very differently from an historic estate or a mini farm. The next step is to consider who would buy it, and then use the right language to present it. Today 90 percent of buyers start their property search online, so it is critical to use the Internet for marketing. “We were one of the early companies to have an online presence,” Walden said. He explained that their website is very user friendly, and that there are five or six ways to search for properties there making it accessible to people with all different styles of acquiring information. White gets information online using social media, plus various websites and Multiple Listing Services to which he has access. Using all of these routes he is able to get his information to markets as far away as Richmond and Northern Virginia in a very short period of time. His first step though is to hire a professional stager who goes through the house and coaches the sellers about how to make the best impression on buyers. He then gets a photographer to take pictures for a visual tour and for a color brochure. The Pros and Cons of a Reverse Mortgage

By Gina Farthing any people have seen the multitude of TV commercials with wellknown personalities such as actors Robert Wagner, Peter Graves and Henry Winkler, former U.S. Senator Fred Thompson and singer Pat Boone extolling the virtues of reverse mortgages. The actors talk about how a reverse mortgage can allow seniors, age 62 and older, to remain in their homes with no mortgage payments, obtain tax-free sums of cash with which to live their dreams and be used as a financial tool. These claims are all true. One advantage the celebrity spokespeople don’t mention is the ability to purchase a home with a reverse mortgage.
Benefits to reverse mortgages Local mortgage representatives say that though reverse mortgages might not be necessary or desired for some people, a lot of cases make sense. John O’Connor with American Nationwide Mortgage Company has been working with reverse mortgages for just over 10 years.
Just like in the television commercials, O’Connor lists the pros of the reverse mortgage program: • Homeowner retains title to the property and even upon death title can be passed to heirs • Reverse mortgage loans are backed by the federal government with Federal Housing Authority insurance • No monthly mortgage payments • Opens homeowner up to tax-free money for investing, vacations, paying bills and more • Eliminates a debt •
If the home is sold for less than the balance on the loan, homeowners or heirs are not required to make up the difference
• Reverse mortgage applicants receive housing counseling from HUD-certified counselors • No qualifying based on income for a reverse mortgage • Could save a home from foreclosure
Tammy Wilt and Peter Cefaratti, two additional mortgage bankers in Charlottesville, confirm these benefits. “Reverse mortgages are great for people in the right situations,” Wilt said. “Converting equity in your home can lead to a lump sum or a stream of money,” Cefaratti, of PrimeLending said.
Home buying with no monthly payments O’Connor said, “Most of the benefits cover [refinancing], but people also can use a reverse mortgage product to purchase a home. A lot of people don’t know this.” Cefaratti agreed. “Even a renter can use a reverse mortgage to buy a home with no monthly payments.” Wilt had a client who was a first-time homebuyer at age 68. “She’d never owned a home and invested her money,” Wilt said. “When she finally decided to buy, she was
able to get a home with no monthly payments.” What links all the reverse mortgage products, whether a refinance or a new purchase, is equity in the property. That, plus the age of the borrower, are what decide the mortgage amount.
Cons of reverse mortgages The younger the borrower is, or closer to at least age 62, the more equity in the home that is required. For homeowners that have been paying on a regular mortgage for years, equity is something they have built up through their payments over the life of their mortgage. New purchasers have to buy into that equity, meaning a larger amount up front in order to get the reverse mortgage. cent the closer a person is to 62, but O’Connor said he had seen it for much less. O’Connor added that to be clear, no down payment is due on a traditional reverse mortgage. That is the major difference between a reverse mortgage and a conventional mortgage. “Probably less than one percent of reverse mortgages are [new] purchases,” said O’Connor.
“Most of the benefits cover refinancing, but people also can use a reverse mortgage product to purchase a home. Another fact that some might consider a downside to the reverse mortgage product is that the homeowner must still carry homeowners insurance and pay their property taxes, since the home is still owned by them. There also will be different closing fees based upon which reverse mortgage product is selected, plus appraisal fees and the FHA insurance fee.
The age requirement can also be viewed in a negative light. Since the minimum age is 62, couples that have one partner younger than the minimum can only be qualified on the partner that is 62 or older and reverse mortgage amounts are determined on the age of the youngest partner over the minimum. With a reverse mortgage, equity in the property declines, versus how it increases with a conventional mortgage product, thus the balance on the loan increases due to accruing interest. “It’s eating up equity,” Cefaratti said. “Ideally, there should be equity at the end of the reverse mortgage so the home can be kept or sold.” Reverse mortgages come due when the homeowner moves or passes away. “They can be paid back through any means,” he said, “including cash, a reverse mortgage or a regular mortgage. But if your home is worth less than the amount owed on the reverse mortgage loan, neither your estate nor your heirs are on the hook for the deficit.”
Product education a must All three mortgage bankers agree that when a homeowner is interested in finding out more about reverse mortgages, they should contact a lender that handles the product and use the mandatory housing counseling to have all their questions answered. “It’s unbiased and it makes sure the client understands the program,” Wilt said. “It’s a great thing about the program. It protects the borrower.” ■
