After a thorough review process by the Future Fund Grants Committee, the membership voted online to determine the grant recipients. Including this year’s awards, this Future Fund has distributed over $225,000 to area nonprofits and engaged over 400 members in collective philanthropy.
New Holistic Center Opens The co-ministers and board of Unity of Charlottesville (UOC) are pleased to announce the opening of the new Unity Holistic Healing Center (UHHC). Created to provide services for the spiritual growth and transformation of Mind, Body, and Spirit, the new Center is an embodiment of UOC’s goals to serve not only its community but also the Charlottesville area community as a whole. The Center is comprised of certified practitioners and registered nurses who are affiliated with Unity. Each offers an array of professional services and classes covering a wide range of modalities, including massage, life and health coaching, reflexology, and more. The Unity Holistic Healing Center is located on the Unity campus at 2823 Hydraulic Circle, and is housed in a separate, newly renovated 1,200 square foot building. Inside are individual practitioner offices and a common area for classes and workshops.
Joanne DiMaggio, director of Unity Holistic Healing Center, spearheaded efforts to make the Center a reality. “The building underwent a renaissance two years ago when members of the congregation began working to bring it back to life after a flood,” said DiMaggio. “Once the renovations were complete, the Unity’s board began discussing the best use of the building. When the idea of a Unity-based Holistic Healing Center was proposed, it was a natural fit. Having a place where our practitioners could meet individually with clients and conduct workshops in their modality was enthusiastically embraced by the congregation and now we are hoping the community at large will come and enjoy the services offered here.” Stephanie McMillan, a Life and Health Coach, also was excited about having a healing center at Unity. “UHHC is a natural extension of Unity of Charlottesville. Healers from many modalities have stepped forward to work
Charlottesville Restaurant Week turns five this July with an event to celebrate eating out and raise money for local youth. Restaurant Week was started in 2009 as a way to celebrate the vibrant dining scene in Charlottesville and raise money for deserving charities. During the designated weeks (now twice each year), diners get three-course meals at over 20 area restaurants for fixed discount prices of $16, $26, or $36. Restaurateurs agree to donate $1 per plate sold to the event’s charitable partner. Past charities have included the Blue Ridge Food Bank and the PB&J Fund. This year’s event is July 8-14 and benefits The Boys and Girls Club of Central Virginia. It’s the largest event yet! At their annual awards ceremony, the Charlottesville Area Community Foundation’s (CACF) Future Fund announces grant awards totaling $55,000 to Jefferson Area CHiP and Club Yancey. The awards will promote the organizations’ educational missions. Jefferson Area CHiP received a $40,000 grant for early childhood health care and development education and intervention. Sarah Cooper, Family Support Supervisor at CHiP, thanked the Future Fund for the investment in their mission. “The Future Fund’s contribution to Jefferson Area CHiP validates the community’s emphasis on the importance of early learning opportunities for children, and how that impacts the greater community. CHiP changes lives, two generations at a time, recognizing and empowering parents as their young child’s most influential teacher.” Club Yancey was selected for a $15,000 grant to support an extendedschool-day program that provides academic and enrichment opportunities to some of the most underserved and at risk children in Albemarle County. Kimberly McLaughlin, Club Yancey Program Director, explained the impact of the Future Fund grant. “This grant will allow our proven program to continue its work in developing productive and positive schoolchild-parent partnerships, allowing for optimal outcomes in math, literacy, and social – emotional competency. The Future Fund Grant will be providing opportunities for field trips, student activity clubs, professional tutoring, and increased staffing. Thank you for your support of our schools, children, and community.” Founded in 2009, the Future Fund is a giving circle at CACF that allows people in their twenties, thirties and forties to leverage their charitable contribution to support Charlottesville area nonprofits. The Fund engages members in philanthropy, educates them about the work of local community organizations, and provides an opportunity to meet new people. Year Four of the Future Fund included 140 members. Their contributions, along with $10,000 raised by members through the spring Dine Local. Give Local. event with the Clifton Inn, generated a total grant amount of $55,000.

Walkable neighborhoods have become increasingly popular in recent years and studies show that this kind of easy access to restaurants, coffee houses and other activities such as parks and recreation adds value to the homes there. Easy access to important resources is a big plus for Belmont residents. “People can easily get to the downtown mall, UVA and Pantops,” Ramsey said. Cynthia Viejo of Nest Realty Group explained that she has had her eye on the Belmont neighborhood for years, watching it grow. She spoke of its proximity to the downtown mall as a huge benefit. As the vibrancy of the mall increases so does the appeal of Belmont, which also benefits from more affordable pricing than properties north of town, she explained. Of course Belmont has a number of trendy spots in its own downtown. “People like that they can walk out their front door and enjoy brunch right in the neighborhood,” Viejo said, adding that more and more people love being able to leave their cars behind. Tom Raney, also with Nest Realty, explained that there are four distinct neighborhoods within Belmont. One of these is an area below Elliott Avenue and home to Belmont Park, which has recently added a water feature. Families like this park, which is a great place to take children and walk dogs. The popularity of the streets in this part of Belmont reflects resident appreciation for what the park has to offer, Raney said, who added that he sees a lot of young couples with children under eight who buy in this part of Belmont. elmont is a community in southeast Charlottesville known for its charming older homes and its accessibility to popular amenities. A big part of this neighborhood’s appeal is its walkable access to the downtown mall with its shops, restaurants, galleries and other attractions. Residents who want to stay even closer to home can enjoy similar activities without even crossing the bridge to downtown when they choose a restaurant, or enjoy a leisurely coffee in the area known as downtown Belmont. This neighborhood called Belmont, or Belmont-Carlton, has been part of the growth and development of Charlottesville from colonial times. According to an article on the history of Belmont by James Buck, when Charlottesville was still young, two major roads leading into town intersected in what is now the Belmont area. One of these, which was really more of a path through the woods than an actual road, was called “three notched road” because of three distinctive notches placed on trees marking the way between Richmond and Charlottesville. The other was Old Scottsville Road, which brought traffic from Scottsville, the site of Albemarle County’s first courthouse before it moved to Charlottesville in 1761. The development of a community at the intersection of these two major routes into town was a natural result of their importance to early residents of this area. The area’s development also was impacted by its proximity to the railroad, which carried goods and passengers on an east west route through town. As the railroad gained in importance at the start of the 20th century, so did the demand for housing

Part of the appeal of a community like Belmont is the older homes there which, Ramsey said, have a lot of “character and charm,” compared to those available for the same price in suburban areas. He described Belmont as an “historic gem.” Another characteristic of traditional communities like Belmont is that the streets are laid out in a grid. Ramsey said that at some point developers and planners decided that a street layout with curves and cul-desacs was a better way to go and most new subdivisions are built with that in mind. Now, however, many are recognizing that the traditional grid pattern with alleys running behind the homes is more efficient. For people who feel this way, urban communities like Belmont are a great choice and part of the appeal of living in town. Buyers who like the Belmont community and street layout, but prefer a newer home, can also find what they want there. Belmont is a “real neighborhood,” Viejo said. This is in part due to the walkability of the area. When you’re out and about on foot you see and meet people and this adds to the concept of community compared to a neighborhood where everyone walks out the door and drives off in a car. Ramsey also referenced the strong sense of community in Belmont. He described the homeowners association there, which he said does not have to be concerned with maintaining roads and common areas as do those in new communities, but instead is more about creating social ties. However a visit to the website shows that it also advocates for neighborhood improvements, such as better sidewalks, parks and drainage and helps maintain a Neighborhood Watch Program. Unlike other such associations, this one has no homeowner fees, a real plus for many.

recently had such a listing and received multiple offers within 48 hours of its going on the market. In addition to new homes, there are numerous renovated properties available in Belmont. Raney explained that some common additions to traditional two bedroom one bath homes there include a great room and an open kitchen, which have above them a master bedroom and bath complete with a walk-in closet. Lots of people are more cautious about real estate than they once were, he explained, and prefer new or renovated homes. Those that have been upgraded for energy efficiency are also popular choices. While many of the home choices in Belmont are single family, for those individuals who don’t want the maintenance associated with home ownership, there are some townhomes and condos available. Belmont “has it all,” Viejo said.

listings received more showings in the last six weeks than in the previous two years. Ramsey characterized the market in Belmont as being in equilibrium explaining, though, that since demand is still strong, it is leaning towards becoming a sellers’ market. As evidence he described two recent lost sales due to multiple bids on the same property. “The market in Belmont is very hot,” said Viejo. “There is lots of interest in this area and many homes under contract.“

With a range of properties and price ranges, Belmont attracts a wide spectrum of buyers. For those starting out, Belmont offers a few first time buyer properties, some renovated, some not, said Viejo. The higher end properties tend to be older with more charm and closer to the mall, she added. Many of the buyers are locals who want to be “cool and hip,” Viejo continued, while those who move from out of the area are looking for a walkable neighborhood. “We see singles and young couples with families,” she
added, “while new construction appeals to retirees who don’t want to take on an older home and don’t want the responsibility of maintenance. It’s a nice blend of all ages.” Often the buyers are already living in Belmont and move up to a bigger home, or one which they can renovate, said Bob Hughes of Nest Realty Group. However, there also are people coming in from out of the area like one of his clients, a professor at the university, who moved here from New York City and chose Belmont. Another owns a restaurant in Richmond, but chooses to live in Belmont. This neighborhood has something for everybody, he added. Raney worked with a young couple who decided to relocate to this area in part to be near family. They also own a business on the mall, and when it came time to buy a home, they said it had to be in Belmont. Across the street from them is a home bought by an entrepreneurial couple who renovated it but didn’t move in. Instead they live elsewhere, but rent it out many weekends to people visiting Charlottesville. They stay there when they are in the area and especially like the fact that they can walk to the mall or downtown Belmont for dinner.

A special program at City Market is the SNAP station (Supplemental Nutrition Assistance Program) where food stamps may be converted to wooden “coins” redeemable for foods to be taken home for preparation. The first ten dollars are doubled so SNAP shoppers get a valuable bonus towards farm-fresh foods. Any shopper who hasn’t brought enough cash—many vendors don’t accept debit or credit cards—can use a debit card (for a mere $1 fee) to get a different type of token to swap with any vendor.
Markets Have Personality Farmers Markets are flourishing throughout Albemarle, Fluvanna,
Greene, Louisa and Nelson Counties. Charlottesville’s City Market is the largest in Central Virginia, while smaller ones are held in a variety of venues including subdivisions and community parks. (See sidebar.) Every market is different. Some are shady, some are under tents, some have individual canopies, some have seating. Many regularly have Master Gardeners in attendance offering gardening expertise such as pest identification and recommendations for home gardens. The Tuesday afternoon Fluvanna Farmers Market is at Pleasant Grove Park, a county park on the National Historic Registry. The Nelson Farmers Market in downtown Nellysford frequently features live music while the Mineral Farmers Market sometimes has demonstrations which capture the kids’ interest. An especially appealing feature of all these markets is the chance to visit face-to-face with the growers, bakers, cooks and artists. Many markets also have food and beverages to carry home or enjoy on the spot. Not all items are available at all Farmers Markets all the time. Some vendors participate at only one market, others miss a time now and then, and a number of items are seasonal. Many shoppers visit different markets on different days. Markets typically have a waiting list of vendors and some fill when they can until a permanent slot opens up.
Much of the charm of visiting markets is discovering a new bread for your table or an unusual plant for your garden. What will you find? Here’s a short list: fresh seasonal produce, often organic, including fruits and veggies. Flowers in bouquets, pots or as seedlings. Honey, preserves of all sorts, flavored vinegars, chutney, eggs, meat, cheese, baked goods, candles, candy, jewelry, sewn items, pottery, woodcrafts, furniture, and soap.
