olfers looking for a home near their favorite course are fortunate to have many wonderful communities to choose from ranging from Spring Creek, Lake Monticello and Glenmore on the east side to Old Trail and Farmington on the west. Those seeking spectacular views and cooler summer temperatures can choose Wintergreen in Nelson County where the Devil’s Knob course is always at least 15 degrees cooler than in the valley. When the skiers take over, there is still golf available at Stoney Creek, Wintergreen’s other course where it is warmer and the course is open most months of the year. Local golf courses range from public to private with some semi-private options that offer member-
ships, but are also open to enthusiasts who prefer to pay a fee each time they play. Variety in course construction can vary substantially from place to place, and golfers looking for different kinds of challenges have a lot to choose from, from courses that feature water, or others where they may confront more sand. If you enjoy golf and you move to this area, you will have “no problem finding a place to play,” said Michael Guthrie, Principal Broker for Roy Wheeler Realty Co. The popularity of golf means the courses can impact the value of nearby properties, with adjacent lots often bringing higher prices than those on nearby streets. Golf courses also add aesthetic value to their communities by increasing the amount and quality of green space and offering wide open spaces with long vistas and, in some instances, spectacular mountain views.
Natural Beauty Benefits Golfers and Non-Golfers Alike A big benefit of golf courses is the natural beauty they offer to nearby residents whether or not they play the game. “Golf courses add large amounts of green space, less density and better views,” said Denise Ramey with Roy Wheeler Realty, Co. These are great for the golfers, but are also attractive to their non-golfing family members and neighbors, Ramey added. He explained that golf had always been part of his life as his father was a club pro for many years and now at 83 still regularly achieves golf scores that better his age. With that kind of childhood, Marianella had always had a dream of living on a golf course, and eventually the natural beauty of Devils Knob at Wintergreen was enough to entice him and his family to relocate from Richmond and live in what had once been their second home. “Wintergreen is a very natural environment with wild life, birds, and beautiful wild flowers,” Marianella continued. “All of that enhances the golf course views and experience.” Living right on the course is also very
convenient. He often takes advantage of the green, which is right outside his back yard, to practice putts and cuts in the evening after other golfers have put their clubs away. “It’s not always about golf,” said Barbara McMurry with Montague Miller and Co. She explained that when you live on a golf course, it’s like having a very large back yard.
Golf Courses Enhance Property Values Living on or near a golf course can improve the value of your property. Tom Pace, with Better Homes and Gardens Real Estate III, lives and works in Glenmore, a gated community in Keswick east of Charlottesville. The well-manicured grounds on and around the golf course help maintain the value of properties in the community, he said. They also are appreciated by residents who take advantage of walking and riding trails that run parallel to the course. Guthrie, explained that a golf course lot often will sell for more, in part because with no house behind them, homeowners can enjoy the vistas and views that come with more open space. Being in the path of a lot of errant shots can be dangerous, and you may lose a few windows, or suffer damage to your siding, he explained. Homebuyers are often willing to pay more to live near where they can play their favorite game because they view the housing and the golf opportunity as a package. They consider the “perceived value of the whole,” McMurry said, and as a result will pay more because they are getting more. Even non-golfers may be willing to pay more to live in these communities, Guthrie explained. If the community and the course are well run, all of the homeowners have the privilege of living in a “richer, more viable community.” While the difference in the price of golf course lots compared to others in a community varies by subdivision, in Wintergreen Marianella explained that some may bring a premium of as much as $50,000.
Golf Brings People Together Golfing is a social activity that brings people together and offers ways to meet friends and help build a sense of community. A good example is the club at Glenmore. Pace explained that Jack Snyder, the golf pro there, works to build camaraderie amongst the members. The fun tournaments he organizes are an easy way for people to meet each other while practicing their game. Special golf programs for children and youth are attractive to families while offering waiting parents another outlet for socializing. People moving to this area will not have a problem finding a place to get to know others through golf, Guthrie said, adding that retired golfers and others looking for reasonable-cost places to play will find them. One great option is the Spring Creek golf course, which Golf Digest rated as the best new affordable public course in America in 2007. In 2011, Golf Digest rated it number 70 in the top 100 public courses. Many golf-related amenities are also available, McMurry said. There are lots of clinics and good teaching professionals for people serious about improving their game as well as special opportunities such as twilight leagues created for business people who prefer to play late in the day because of the demands of their jobs.

Marianella described the market in Wintergreen, including Stoney Creek, as moving steadily. Stoney Creek was in a bit of a lull, he said, but it is coming back. While they are seeing an increase in properties sold, prices have not increased significantly, which means these homes continue to be a very good buy. Prices will start to rise, he said, as they sell off the available inventory so now is a great time for buyers to find their perfect golf community home. In Glenmore lot sales are going well due to new construction, said Pace, who added that this year so far, seven lots are either closed or under contract. Resale homes are also doing well. This year thirty six homes are either closed or under contract and that is eight more than at this same time last year, a significant increase. Upgrades to the adjacent restaurant, Devils Grill, will allow golf fans to sit on the verandah and watch others play, said Mary Hamilton, office manager for Wintergreen Resort Premier Properties, part of Roy Wheeler Realty Co. One of Ramey’s clients bought a house in Spring Creek after checking out the other options. In the end he chose that community in large part because he was impressed by the quality of the course and wanted to be able to play there regularly. As a homeowner he can take advantage of the special rates and other benefits available to people who live in the community. Some golfers prefer a private course, Ramey explained, because they don’t have to compete with non-members for tee times, and the courses are often less crowded. One of Guthrie’s agents recently sold a home to an individual who chose Farmington because he wanted all of the advantages that came with living and golfing there.

Depending on the community, buyers can choose from a variety of home styles and prices ranging from town homes to estate homes and including everything in between. Proximity to the golf course offers other kinds of options to community residents. Ramey explained that at Old Trail, golfers have the choice to walk to the driving range while friends and relatives may walk to the course to watch them play. In a gated community like Glenmore, which has private roads, homeowners who want to leave their cars in the garage also have the option of riding to the course in golf carts, Pace said. By Marilyn Pribus While pets in rural areas may have space to roam, people in cities and developments often have rules and laws about leashes and other restrictions. In this case, dog parks are popular. Here is a sampling of some in our area—all but the last in Charlottesville:

— Darden Towe Dog Park, 389 Elk Ridge Drive. Take Route 20 north from 250 to the stoplight. A one-acre fenced area with doggie water fountain and picnic table. Online user comment: “The ground is hilly and you’ll definitely get dirty paws, but the people and other dogs make it worth it.”

While some developments have sidewalks or paths that invite people to stroll with their pets, Savage points out, “It can be nice to have a home near a place with many walking paths such as Pen Park with its trails down to the Rivanna.” “Many neighborhoods have ‘puppy play areas’ where dogs can have fun,” adds Viejo, “and many such as RiverRun and Mill Creek South have doggie sanitary stations that make it easier for owners to dispose of the dog waste.” Also, see our listing of public dog parks. In addition, there are many pet-lodging facilities and individual dog-sitters, plus an increasing variety of ‘doggie day care’ options.
“More and more people understand the importance of animals in their lives,” concludes Viejo. “More and more things are happening in this community to include animals when walking, dining, even visiting loved ones in a hospital or assisted living center. Animal lover that I am, I’m grateful this is happening. It makes for a community that is rich!” ■ Marilyn Pribus and her husband live in Albemarle County with Nelly, their mostly Aussie Cattle Dog mix adopted three years ago from the CASPCA. Their neighborhood Home Owners Association maintains two “poop bag” stations which provide fresh bags and a place to dispose of used one.

Modest entry fee. “This dog park tops them all,” posts a user. “Large shaded area.” — River View Park at the end of Chesapeake Street allows off-leash dogs on parts of the Rivanna Trail on Tuesday, Wednesday and Thursday. — The Pleasant Grove Park in Fluvanna County has a fenced-in dog area near the Eastern Trailhead Entrance on Route 53 (turn west from Route 15 near Palmyra.)

“I can’t remember a time when there were no animals in my life,” declares Cynthia Viejo, a REALTOR® with Nest Realty Group.” Being a pet owner in this town is wonderful. You see doggie water dishes up and down the Downtown Mall—the soul of Charlottesville—and many outdoor restaurants allow dogs by their patios so they can get some shade, partake of the fun atmosphere and make new friends.” Viejo is “mom” to Ebony, a 19-yearold cat, and a rescue dog named Bella, adopted from Animal Connections. “My second dog, Shug, came from the amazing CASPCA [CharlottesvilleAlbemarle SPCA],” Viejo continues. “It’s an organization that believes in total animal advocacy. Under the helm of Susanne Kogut this organization does great things in this town.” The CASPCA, the Fluvanna SPCA and Nelson County’s Humane Society/ SPCA are no-kill facilities. Typically such organizations shelter lost or homeless pets, provide low-cost spay/ neuter services, host vaccination clinics and have animals for adoption. Online previews are often available. A web search for “adopt pet” plus your county frequently leads to photos of available pets searchable by species, gender, and size and with descriptions such as “energy to burn” or “shy, but likes other cats.” Viejo is such an ardent support of the CASPCA that she created their Dogs and Cats Around Town Fundraiser, now in its second year. “I am a total townie and believe in supporting local,” she says, “so I did this to bring together local businesses and artists.” This year a dozen colorful and charming “pets” have been created and are looking for “forever” homes. Foundation Hosts Bowling Fundraiser with an Elegant Twist The Woodrow Wilson Rehabilitation Center Foundation will host its 2nd Annual Bubbles & Bowling fundraiser on Friday, June 21, 2013, from 7:30 p.m. – 10:00 p.m. at Staunton Bowling Lanes,
831 Greenville Ave., Staunton, Virginia. This event will raise funds to support job training and medical treatment for Virginians with disabilities at the Woodrow Wilson Rehabilitation Center. The evening will include friendly team competition, two games of bowling with shoe rental, as well as food prepared by the Center’s food services students, great prizes and plenty of bubbles—Champagne, beer and soft-drinks. There is no registration fee for participation, but each five-member team is asked to raise $500 to support the Foundation. Supporters’ gifts are taxdeductible and can be in the form of business sponsorships, pledges from family and friends or a combination. Pre-registration is required.
