How about an empty house? “An empty house doesn’t look welcoming,” Riordan points out. “Some people can’t visualize what it would like with furnishings, so you have to have something to draw them into the space.” The answer? Staging, of course. “We use small vignettes,” she explains. “The living room will have at least one upholstered piece, an art piece, some lamps and little accessory items and if it’s not carpeted, an area rug. We’d also do the dining room, master bedroom, kitchen and perhaps an office area.”

In 2007, for example, Stage to Sell was retained by Wachovia to assist more than 175 employees in marketing their properties as part of a corporate relocation package from Richmond to St. Louis, Missouri. Today, they have on-going partnerships with several local realty companies and work with individual homeowners. It can be hard for homeowners to really see their own dwelling, explains Liz Blankenship. “Homeowners are emotionally and financially invested in their home, so it’s really hard for them to view it as a ‘product’ for sale competing with other houses for sale. An uninvolved, objective eye can really help.”

First Impressions Blankenship agrees with REALTOR® Roche that first impressions are crucial. Play up curb appeal. Don’t have your house hidden in a jungle of greenery. Trim bushes a month ahead so they are tidy but not just barbered. If you don’t have a regular garden service, consider investing in a onetime overhaul of your yard, spreading fresh mulch on the gardens, re-sodding bald spots in the lawn if necessary and generally sprucing things up. Keep the yard tidy. Potential buyers don’t want to climb over children’s bikes in the driveway. If you have a storage shed, be sure it is entirely presentable—no rust or a door that doesn’t quite close. Repaint it if necessary. “Put away hoses and trash cans and leaky flower pots,” Blankenship suggests. “Have clean porch chairs or
cushions. Repaint your mailbox and be sure it’s standing straight. Be sure your house numbers are clearly visible from the street and freshly polished. Power wash the house and remember that professional window cleaning does wonders to freshen a property.” Houses with curtains and blinds drawn are rather like a person in mirrored sunglasses and don’t have a welcoming look from the street. Even if you usually close the blinds against the sun or for privacy, keep them open while the house is on the market.
Through the front door “Get a fresh coat of paint on the front door. Invest in a nice welcome mat,” continues Blankenship. If your front door is “blah,” consider replacing it with a spiffy new door or even a vintage door with lots of character from the Habitat for Humanity resale store. A handsome up-to-date light fixture is a modest investment. Once past the front door, Blankenship says, “Ask yourself: What will pull someone into the house? Where does your eye go? You need a focal point to draw you into the space.” She notes that this could be artwork, a small table with a small lamp in the foyer, even an inviting chair. “People like a place that’s ready,” she adds. “They don’t want a place with a lot of work to do. Painting is one of the most economical investments with one of the bigger payoffs.” Staying neutral is wise, but the house doesn’t have to be stark white throughout. “There are a whole lot of whites,” she points out. “Many have a hint of color to them and warm and natural tones are most welcoming.” You always want the first inside look to be strictly adult space, so if an area visible from the front door is filled with toys, change it for the duration. Make rooms look larger. The more light in the room, the more spacious it will appear and it’s smart to reduce the amount or size of furniture, too. Highlight special architectural features like custom moldings, columns or hardwood floors. Be sure rooms are “single purpose.” For instance, make the guest room strictly a guest room rather than including a part-time office. “The biggest problem in most homes? Too much stuff!” says Blankenship without hesitation. “It’s an almost universal problem.” She observes that many people have things passed down from family members and feel they have to be the steward. “It’s often not even something they like, but they feel an obligation,” she says. Often, she adds, when she points this out, people
finally find it possible to dispose of things. You can always take a photo of the items—even hang a picture of them in the future. After de-cluttering and neutralizing the house, Blankenship’s partner Beth Riordan says the next step is to depersonalize it. “You don’t want your wedding portrait over the fireplace,” she says. Get the snapshots off the fridge, school pictures off the wall and the scrapbooks—no matter how charming—off the coffee table. Remember, you want potential buyers to see themselves in the house, not your family. Bathrooms are especially personal spaces so take particular care. “You don’t want people to spot your bathrobe on the back of the door. Make every bathroom ‘hotel spotless,’” Riordan recommends. “Use a basket system to make it easy to store things away.” While there’s a temptation to stash items out of sight in closets, most potential buyers don’t hesitate to open doors, so be sure closets are orderly, clean and fresh smelling. Show there is adequate storage by removing items so there is empty space on the shelves and clothes aren’t jammed together on the rods. Kitchens are always major selling points and definitely should look bright and spacious. “Often people leave too many items on kitchen counters,” Riordan says, “which makes it look like there isn’t ample storage.” It’s good to have a few items on display such as a set of canisters, a pretty bowl of very fresh fruit and some colorful dishtowels—just enough to show the kitchen is very usable, but not cluttered. Counters, sinks and cabinets should be spotless. Kids rooms can be a problem, so enlist youngsters in keeping them tidy. Get covered storage tubs for the closet. Have a definite “kid zone” showing there is plenty of space to play while containing playthings. “Triage the toys to a single space,” recommends Riordan. “Definitely don’t have them all over the house.” Animals can be a turn-off for some potential buyers. “In the best of all worlds, Riordan says, “have a friend keep your pets while the house is on the market.” If this isn’t practical, she says, “Be very aware of pet odors. Stash pet dishes and beds—especially cat trees and litter boxes—out of sight.” And definitely get any animals out of the house when it is being shown How important is it to stage a garage or cellar? “People aren’t so particular about those areas which they see as secondary features,” says Riordan. Still, she adds, keep things tidy and swept out. If garage walls are marked and

They put nearly half their furniture in storage with their mover, kept fresh flowers even in the bathrooms and (when they had enough notice) popped a half-dozen brown-and-serve rolls into the oven.

“A screen porch adds living space and extra pizzazz,” chimes in REALTOR® Sue Raupp of Sloan Manis Real Estate Partners. “When my husband and I built our home here, a screened porch was a must for entertaining and just for the two of us. And the dog.” If you don’t have a screened porch, consider this economical way to add an extra room in your home for at least half of each year. First, decide on your porch placement considering your lot’s dimensions or slopes. Perhaps you’ll want exposure to breezes from several directions or a sheltered spot if your location is constantly windy. You may want to site the porch for privacy or a wonderful view. Having an existing paved patio or deck may also dictate the placement. Often porches are built on a cement slab, which should be slightly graded for good drainage and can be tinted or pebbled. Other times, a foundation is created with a shallow crawl space beneath or an existing deck (with screening underneath to deter insects) can become the base for the porch. Next, decide on the style of your porch which may depend on how you plan to use it. Will it be a quiet

Finally, various counties may have differing porch building codes, so it’s critical to be sure your plans are in compliance and your home can handle the additional weight burden of the porch and its roof. Add a ceiling fan and enjoy the birds, butterflies and fireflies without any pests.” Indeed, a screened porch is a definite benefit in this region’s climate. It affords shade and comfort on a hot day, blocks the flying herds of biting critters that appear at twilight and there’s nothing like enjoying a summer rain while sheltered by your porch. While some homes come with this amenity, it’s often an addition to an existing dwelling.

Wood is always popular – either cedar or redwood or pressure-treated yellow pine – and low-maintenance materials such as aluminum or plastic-and-fiber composites are available in many textures and colors. In some cases, homeowners have screen walls which can be removed and stored over the winter. Although it’s a more expensive approach and you must have a storage place, this strategy adds to the longevity of the screens and makes them easier to clean and repair,.

NEWS & VIEWS Central Virginia SCORE To Small Business Workshop Series on August 23
Central Virginia SCORE, mentors to America’s small business, introduces a series of business planning workshops for entrepreneurs on August 23, 2013 to address the many individuals interested in the idea of small business ownerships as an option to the unemployment crisis currently looming over the American economy. Still committed to creating one million small businesses by 2017, the workshop series entitled Simple Steps for Starting Your Business was designed to help entrepreneurs test a small business idea and create a business plan. The series includes one, free “Startup Basics” workshop and three business planning sessions for just $75. Workshops focus on the business concept, marketing, and financial projections. Each session includes exercises to help the entrepreneur plan for success. Participants will also receive unlimited free and confidential mentoring sessions with SCORE mentors as part of the workshop series. “This program will help entrepreneurs understand the crucial components of starting a business,” says Tom Weaver, SCORE Chapter Chair. “Our goal is to help our community grow. Helping small business owners test their ideas and complete some initial planning for their start-up is essential to achieving success,” adds Weaver. The Simple Steps for Starting Your Business Workshop Series was developed by SCORE/Bank of America as a one-stop training program for small business start-ups. “At the end of the four workshops, attendees will have a solid understanding of start-up basics, marketing strategy, and financials,” says SCORE CEO Ken Yancey. He adds, “This is a blended learning model bringing workshops, learning exercises and mentoring to entrepreneurs in a one-stop training program to help entrepreneurs make a smart small business start.” These workshops will be held at the Albemarle County Office Building courtesy of the Albemarle County Economic Development Office. Multimedia Exhibit at CitySpace Gallery Recaps the 2013 Storyline Project
Piedmont Council for the Arts (PCA) is proud to present an exhibit of photographs, original artwork, and audio recordings from the 2013 Storyline Project, a hands-on project for youth in the Charlottesville Parks & Recreation summer camp. Each year, the Storyline Project guides rising 4th-6th graders through unique walking expeditions that culminate in the creation of a mural on the Community Chalkboard. This year’s theme was “Transit,” utilizing rivers, bikes, and buses. Working directly with volunteers, participants combined their own observations with information from guest speakers to construct creative responses. On July 8, campers explored the James River in Scottsville and learned about its role in transit. On July 9, they rode bicycles through the streets of Charlottesville while learning about the history of local neighborhoods. On July 10, they rode a city bus along a special route while writing poems and drawing. Then, on July 11, the campers’ sketches coalesced with the collaborative creation of a mural about transit on the Community Chalkboard, located at the east end of the Downtown Mall. They also engaged in a freestyle rap about the week’s activities with local poets. A First Fridays opening reception for the exhibit will be held on Friday, August 2 from 5:30-7:00 p.m. at CitySpace. The reception is FREE and open to the public. Refreshments will be provided. The exhibit will remain on display through August 30. CitySpace is open to the public Monday-Friday, 9:00am-5:00pm.
Loaves & Fishes Food Pantry, Inc. recently hired Margaret McNett Burruss as their first Executive Director. Ms. Burruss comes to Loaves & Fishes with over 13 years experience in nonprofit management. Prior to joining Loaves & Fishes, she worked 11 years as an associate director with China Harvest, Inc., a non-profit working to provide humanitarian and other assistance to the poor and underserved in China. Ms. Burruss has long-time ties to the Charlottesville area, having graduated from high school here (Tandem School ’83), and being a two-time UVA alumna (Commerce ’89, GSAS ’12). “I am excited to be joining Loaves & Fishes at this time of increasing need in our community,” said Ms. Burruss. “Unemployment and a tough economy have put added stresses on many families in the Charlottesville area. At Loaves & Fishes this has resulted in ever increasing numbers of families coming to us for help. I look forward to putting my non-profit experience to work giving back to the community that has given me so much.” Loaves & Fishes board chair Jerry Denney noted, “Margaret brings her high energy and relevant experience to our largely volunteer organization at a time when the need to feed Charlottesville area families shows no signs of abating. In the short time that I have worked with Margaret, I see one of her strengths in being able to comprehend the multiple layers of complexity in keeping an organization like Loaves & Fishes focused on attaining our mission mantra of Neighbors Nourishing Neighbors.” In the last fiscal year, Loaves & Fishes gave out over 800,000 pounds of food and served an average of over 1000 families a month. In recent months, that number has risen to over 1200 families. Loaves & Fishes expects they will give out over 1 million pounds of food this year. Summer months are particularly challenging for food programs such as Loaves & Fishes, since children who are on free- and reduced-price school lunch programs are home, thus increasing the burden on grocery budgets for low-income families.
