reenbrier is a neighborhood of brick ranchers and split-level homes built in the 1950s and 1960s. It is conveniently situated between Route 29 and John Warner Parkway and between Rio Road and the 250 Bypass. Originally in Albemarle County, Greenbrier became part of Charlottesville when the city annexed it in 1964. The school draws children from several adjoining communities, and the Greenbrier name is often used to describe the school district, a larger, but similar area to the actual neighborhood. Thanks to its many amenities and especially to its location, Greenbrier did not suffer as much as many other parts of town during the recent real estate downturn. nearby Sperry Marine, and this gave the neighborhood a real “jump start,” said Robert Ramsey with Roy Wheeler Realty, Co. The solidly built new homes and what was then the new school were appealing to the engineers who went to work at Sperry Marine, he continued, saying, “It was a real heyday for this neighborhood.” Today these homes continue to appeal for many of the same reasons. Ramsey described them as “well built solid middle-class homes that have stood the test of time.” He should know, having purchased his first home in Greenbrier in 1979. He then sold it for a profit in 1981. He explained that Greenbrier continues to be a great place to live and invest in a home. “I would buy in Greenbrier without hesitation,” he said, adding that when evaluating a home from an investment standpoint, this neighborhood is “a safe place to buy.”

Greenbrier’s Real Estate Market The agents are looking forward to a profitable real estate market in 2016 and their feelings about Greenbrier are just as rosy. According to Sloane, “the overall market is probably as strong as it has been since the sub-prime bubble.” He added that the City of Charlottesville is “very hot” and “in some cases it is back to when things were crazy,” meaning prior to the recession. Ramsey agrees, describing the market as “light years better than it was two years ago.” There are still challenges, Sloane explained, saying that “financing is still tough,” and at the same time, interest rates are creeping up. While this may be perceived as a negative, Ramsey said

Convenience and well-built homes are just two of Greenbrier’s amenities. Heather Griffith, with Nest Realty, lives in a neighborhood adjacent to Greenbrier and knows the area well. She explained that part of why many people like this area is what she called “the really big lots,” which are both flat and deep. For homebuyers who want to live close in and enjoy the privacy that comes with a generous lot, this neighborhood is a good choice. Greenbrier residents can also enjoy the extra green space that comes with Greenbrier Park, a 28.2 acre undeveloped area with walking and biking trails that cut through the neighborhood along Meadow Creek. Greenbrier Marsh, one of just two such natural marshes in Virginia’s Piedmont region, is a special feature of the park. Local residents also have easy access to McIntire Park at the far end of their neighborhood, while Penn Park is an easy distance to the east.

Where Buyers Come From
the perception of coming higher rates will encourage buyers to enter the market because they are “motivated by fear of further rate increases.” About Greenbrier’s market, Griffith described it as a “hot neighborhood.” Homes there “will sell within a week if priced right,” she said. If they are overpriced they will sit for a while, but most sell within 30 days, some in just a day or two. Sloan agreed saying, “if the sellers are realistic and the price is attractive a home will sell.” The down side of this kind of market is an inventory shortage and Griffith has a list of buyers, especially first timers who are “just waiting for more Greenbrier homes to come on the market.” Part of the reason for Greenbrier’s popularity is that it is affordable, even for first timers. Sloane recently sold two homes there, the most recent being a 3-bedroom brick ranch that needed a fair amount of updating. The home sold in the mid $200,000 price range. “Add to that the $15,000 to $20,000 to update the kitchen and baths,” Sloan said, and you have “a nice home and neighborhood to live in.” Griffith had a similar take on the current market dynamics in Greenbrier. She emphasized the affordability of the homes, which are mostly in the $250,000 to $375,000 range. Many of them are ranchers or split levels with 1,400 or so square feet and some also have basements giving them additional
potential for expansion. It is common for people to move in, she explained, and then change the home to suit them by updating, painting the brick and adding on rooms. Her family did that three years ago, bought a rancher on an acre lot, and did a complete renovation. The result she said is a home that can easily accommodate a family of four.
Greenbrier Buyers Greenbrier buyers are often couples or young families, either first timers or those moving from a townhome to a single-family residence. While $250,000 may seem like a bit of a stretch for some first time buyers, Sloan said in many cases their mortgage payments would be comparable to the high rents that are common in our area. If they have money for a down payment, he explained, then the monthly mortgage can be in the $1,500 to $1,600 range, not that different from what they may have been accustomed to paying at some of the newer apartment complexes. Another group of buyers who like Greenbrier is Boomers moving back to town. Ramsey described this group as those who moved out to the suburbs and bought a big family home for when they had children living at home. Now they are empty nesters that are not quite yet ready for a condo, so they move closer in and buy “a simple brick ranch.” As an aside he added, “We didn’t want what our parents had.” And the good news for the market in
Greenbrier and other close in areas is that apparently at a certain age we do. Griffith agrees that the neighborhood also appeals to retirees and empty nesters thanks to its convenience and the one level living offered by the ranchers there. In general, though, the market in this area reflects what Sloan called, “a changing of the guard.” Several of his recent sales have been to young couples purchasing from what he described as, “longer term owners, retirees who are

She also has worked with clients from as close as Charlotte, and as far away as Colorado and Austin. She added that the Austinites appreciate living in a college town with much lower property taxes than what they were used to back in Texas. Many buyers move here from out of the area for jobs at the University, Griffith explained. Others are here for jobs with private equity companies like Apex Clean Energy, a Charlottesville based company that recently was selected from a global pool of nominees for a prestigious award. Often these clients rent for a year, get acquainted with the community and then buy, as did some of her recent clients. Another group of buyers were once students at the University. Griffith has worked with a number of Darden students who, she said, “go live in the big city for awhile and then come back here to raise families. Lots of medical students also want to stay in the area,” she added. If you want to live in a community where you know your neighbors and love the privacy of a big yard, ask your agent about Greenbrier. Don’t wait, though. This means a generator may be a good option, especially in rural or remote areas or if a family member has an electric-power medical device. It’s important to completely understand the operation of a portable generator and use it safely. The main hazards with a generator are carbon monoxide poisoning, fire, and electric shock or electrocution. Never operate inside a garage, carport, basement, or crawlspace, even with ventilation, because carbon monoxide, which can’t be seen or smelled, can quickly lead to incapacitation. Keep the generator dry and operate it on a dry surface under an open canopy-like structure, such as under a tarp held up on poles. Do not touch the generator with wet hands. Don’t connect the generator to your home’s wiring since this can create a safety hazard for utility workers mending the lines. Instead, use extension cords to connect appliances directly to the generator.

Basic equipment • Have a good stash of batteries in the sizes you need for flashlights, radios, and other electronics. For convenience and thrift, order by the dozen (or more) on the Internet. • Have a cell-phone charger that operates from your car battery. • If you have a landline, keep one phone that connects directly to your wall plug. (Cordless phones require electricity. Nearby cell towers may also be without power.) • Invest in at least one portable “juicepack” (many have a built-in flashlight) and keep it fully charged to recharge electronic devices.

Essential circuits such as those supporting medical devices, well pumps, heating, refrigerators and freezers are connected, while few people worry about the laundry room or the dishwasher. These automatic back-up generators switch on when they detect a problem with power from the utility company. Depending on the system, generator-supplied electricity is available with only a few seconds’ interruption of service. When the utility company’s service resumes at a safe and constant level, the system automatically switches back to the power line. Generators are often installed near AC units and near the service panel for the home. Their power was once out for three days, but they kept the fridge closed and heated coffee, tea, and canned soup on their freestanding woodstove.
