This much-anticipated, free celebration honors current participants in the Virginia Folklife Apprenticeship Program, which pairs masters with apprentices in a diverse range of traditional folkways. Showcase highlights include performances by stellar old-time musicians the Whitetop Mountain Band; the last surviving member of blues and soul legends the Holmes Brothers, Sherman Holmes, with his apprentice Whitney Nelson; numerous bluegrass artists in-

cluding Danny Knicely, Herschel Sizemore, and Billy Baker; and musical traditions as diverse as Russian balalaika and polka accordion. The music program will also feature an appearance by Old Regular Baptist hymn master and National Heritage Fellow Reverend Frank Newsome. At the conclusion of the showcase, all in attendance will be invited to join in a traditional square dance led by Shenandoah Valley master callers Eugene and Ellen Ratcliffe. Participating master crafts people at the Showcase include Mama-Girl, whose enchanting paper sculptures are truly joyous; Sochietah Ung, a master of Cambodian costume making celebrated for his intricate crowns; Richard Pippin, a photographer who explores traditional methods including tintypes; Jim Bordwine, a salt maker who regales listeners with tales of all things salt; and Rick Green, a master blacksmith who will have his forge blazing.

The Apprenticeship Showcase features more than great music and crafts. The event is a feast for all the senses, as culinary masters of the folk world return to serve up some audience favorites: • The Proclamation Stew Crew will cook 600 quarts of delicious, real Brunswick Stew. Though preparations begin at 5 AM, complimentary bowls will be ready at about 1 PM, and additional quarts will be on sale to take home. • Frances Davis, the “Fried Apple Pie Lady,” will be on hand to demon-

strate and share her legendary pies. • Joey Mirabile of Joey’s Hot Dogs in Richmond will have his mobile cart on site, sharing his family’s legacy of purveying hot dogs. These are so good and so simple, but unlike any others. • The amazing oyster-shucking world champion sisters Deborah Pratt and Clementine Macon Boyd will be back to demonstrate their skills and rekindle their rivalry in our annual oyster-shucking contest. Feared throughout the oyster shucking

ationally vacation home sales are healthy and baby boomers in retirement and pre-retirement are the main drivers of this market, said Lawrence Yun, Chief Economist for the National Association of REALTORS® in a recent report. Although year-over-year sales were down 18.5 percent in 2015, they were still the second highest they have been in the last 10 years, according to the NAR’s 2016 Investment and Vacation Home Buyers Survey. In 2015, vacation homes made up 16 percent of total transactions (down from 21 percent in 2014) while yearover-year investment home sales stayed the same at 19 percent, despite declining availability of low priced properties. Yun’s report tells us that many of these investors are buyers with plans to rent their properties to short-term renters like vacationers, but still stay there themselves on other occasions, making them second home buyers rather than traditional investors. Our local market reflects these national trends, and while prices are rising in some areas, there are still many good deals for buyers attracted by our natural beauty and the many recreational and cultural activities available here. Whether you are a weekend buyer who enjoys the peace and quiet of the countryside after a stressful week, a UVA grad with fond memories of Charlottesville from your university days, or someone who wants a beautiful place to spend the warmer months in spring and summer before returning to Florida when cold weather arrives, you can find what you are looking for here. Ask your agent about the many varieties of housing and lots to choose from. If you like the idea of living in a rustic cabin in the woods or on a farm or estate on large acreage with lots of privacy, you can find it here, and chances are it will also come with a view of the mountains or have its own pond site. If you enjoy outdoor activities such as skiing, snowboarding, golf, fishing or boating you can find them here as well when you buy a home or condo in one of our resort communities. Our local REALTORS® report the vacation and second home market is active and continuing to improve compared to last year. At the same time, price increases for the most part have been modest, which means there are still many good deals available for buyers who act quickly. This, plus continuing low interest rates, means second homebuyers can find the perfect

The Waterfront Market is Active Local agents who specialize in waterfront and water access properties are optimistic about the second home market. Tom Morace, with Century 21 Monticello Properties, explained he is seeing many buyers from Northern Virginia expecting to retire in the next two to five years. Part of the popularity of our area for this group is its location, just two to two and a half hours from where they live. Of course they also like being able to enjoy Lake Monticello in the summertime and the easy accessibility of Wintergreen for skiing and snowboarding when winter arrives. At one time, Morace continued, buying a vacation home meant finding a small little place in the country that was just adequate for weekend visits. Now he is seeing a new trend. Many of these buyers are looking for higher-end properties, such as waterfront or golf course homes, where they can either live comfortably when they retire, or resell for a profit when they are ready to move on to someplace else. New construction is also popular with this group and he just sold a waterfront lot to a couple planning a future move to

this area in part because they have connections at UVA. Lake Anna is also a popular spot for vacation buyers from Northern Virginia and Maryland as well as other close locations such as Richmond and Charlottesville. Libby Sandridge, with Dockside Realty, described the Lake Anna market as “very busy,” with a healthy 41 homes currently under contract. She reported that prices are still low, favoring buyers, but they are edging up. In an article she wrote in January, she reported that 32 waterfront homes

sold in Lake Anna in the last quarter of 2015, up from the same period in 2014, while the number of lake access homes stayed at 24, the same number as 2014. Another bright spot was lot and land sales, with over a third being waterfront. In reference to Lake Anna, Sandridge said that “vacation rentals are booming...and vacationers are finding it harder and harder to find a rental.” This demand for short-term rentals is good news for investors and second homebuyers who want to offset their

mortgage payments by renting their property to vacationers during times when they are unable to use it themselves. Sandridge added that there are rental agencies available to handle the details for those who want to use them. Sharon Duke, with William A. Cooke, LLC, is also excited about the Lake Anna activity saying, “second home sales have picked up a lot.” She described a concurrent increase in lot sales adding that “custom homes are being built.”

For people who like waterfront but want to enjoy the peace and quiet of a smaller more private lake with less boat traffic, Blue Ridge Shores in Louisa County is a popular option. Duke described it as a place with lots of second homes, many of which have been purchased and remodeled to better suit the needs of current owners. The market at Blue Ridge Shores is “very good,” Sandridge said, describing it as a place that has a “family atmosphere.” She currently has a waterfront listing under contract in that neighborhood.

rently pending. Timeshares bring “a steady stream of buyers to Massanutten,” Curreton added. People come year after year for a couple of weeks and then suddenly say “Oh look there are houses here,” he joked. Many homes in Massanutten are occupied full time, some of which are investment properties used for fulltime rentals. However, Curreton said it is not unusual to find homes in every neighborhood, from those on top of the mountain near the ski area and golf course to those at the very bottom, that double as vacation rentals.

Business is Good at Ski and Golf Resorts

The Home Owners Association rules permit second homebuyers to take advantage of the demand for vacation rentals so long as they meet a few common sense requirements like no noise after 10:00 p.m. Another popular year-round resort in our area is Wintergreen in Nelson County. Sales declined in 2014 after the owner announced the resort was for sale. However, the number of sales increased 20 percent in 2015 after new owners acquired it ending the uncertainty, explained Brian Chase, Managing Broker of Wintergreen Resort Premier Properties. Uncertainty still exists about the fate of the Atlantic Coast Pipeline that could impact property values all over Nelson County including at Wintergreen. Chase suggested that 2015 real estate sales would have been substantially higher without the pipeline controversy.

Twenty-five years ago he was typical of the many people who live in northern Virginia and buy a vacation home in the mountains. He enjoyed it on weekends for a number of years until he finally decided to make it his permanent residence, and for the last twelve years he has lived there full time. Curreton is optimistic about the current market, saying that it seems to be on pace to exceed 2015 when REALTORS® enjoyed the most sales in that area since 2007. nless folks are having trouble falling asleep, it’s pretty darn seldom they actually study their ceilings. This means they are overlooking an opportunity to include a room’s “fifth wall” in their decorating scheme. Too bad, because ceiling décor can make some dramatic and effective statements. It’s pretty much traditional to paint ceilings white and this often makes good sense because white reflects light coming through windows or cast by lamps to make a room brighter and feel larger. On the other hand, painting a ceiling can tame a “too-tall” room or expand a small one. Wallpapering a ceiling adds a particular charm and employing special materials such as wood or tin can make a powerful impact while concealing unsightly stains or cracks at the same time.

CAAR REAL ESTATE WEEKLY WWW.CAAR.COM

HOUSE & HOME

Canny uses for paint The easiest and least expensive strategy simply employs some paint and a brush, roller, or sponge. Using color overhead creates some useful effects. For instance, a very small room might simply use the wall color for the ceiling as well since the monochromatic scheme will appear more expansive. Another technique is to use hues in the same color family—think the three colors on one of those paint sample cards. This adds richness to the décor so don’t be afraid to use the darkest color on the ceiling. Some paint company websites have a utility where you can upload your own photo and tinker around to see your own room “painted” with various colors. Warm tints tend to advance, and cool ones recede, so if you want to make your room seem taller, stick to cooler hues like blues and greens and make the ceiling one shade darker than the walls. On the other hand, if you want high ceilings to seem lower, use a warm color, such as red, orange or yellow. A ceiling can also be “lowered” by

LOOK UP for Decorating Options BY MARILYN PRIBUS

extending the overhead color down the walls by a foot or more. Another decorating scheme could feature an attractive stencil or painted area around a light fixture or chandelier. And you don’t have to be particularly artistic to paint a design—either symmetrical or free form—overhead. Finally, you can use paint to create a faux “trayed” or “coffered” ceiling. Paint half-round moldings in a color that compliments the room décor, then glue them to the ceiling.

Other décor Wallpaper doesn’t have to stay on the walls and a continuation of a wall covering onto the ceiling can liven up a

dull room or create the impression of a canopied bed. In a small room, consider papering only the ceiling to provide color without overwhelming the area. Just as with paint, you can create a faux “trayed” or “coffered” ceiling by papering a portion of the ceiling, then outlining with painted half-round. Tin ceilings originally became popular in the mid-1800s with the new availability of thin, mass-produced tinplate and were a less expensive alternative to plastered ceilings which required skilled craftsmen to install. Tin reached its height of popularity in the 1890s and some older homes still have original tin ceilings. Today, tin is enjoying renewed popularity, especially as peel-and-stick tiles which can be applied easily. These tiles come in a remarkable variety of patterns and colors and have the added advantage of concealing ceiling problems. Tin tiles are available at local home improvement stores or on the Internet. American Ceiling Tile’s website, for example, has dozens of patterns and colors available including metallics in gloss or satin finishes. Sample packs with various colors may be ordered for a modest fee to get a good look at what looks appealing on the website. Wood is another way to hide overhead problems while adding warmth

and personality to a room. A ceiling of dark wood can appear to recede, so could work well in a small room, while a room that is already dark would benefit from a light wood such as pine. While old-fashioned beadboard went up a stick at a time, today’s panels of fiberboard or wood fiber/resin combination can be milled to mimic the real thing. Using these panels on a ceiling, either white or painted, creates an antique feeling and can hide a variety of overhead problems.

Special extras By making part of the ceiling different, you can define an area of a large room in much the same way an area rug does. For example, adding reclaimed wood to an area of ceiling near a fireplace can define a cozy sitting area apart from the rest of the room. Wallpapering a section of a great room ceiling can designate a dining area. Another way to add ceiling interest is with “roses” or “medallions.” These features, traditionally of plaster but now available in high quality urethane, often surround light fixtures or chandeliers. They are symmetrical and usually round, but sometimes oval or rectangular, and come in sizes ranging from four or six inches in diameter to three feet or more. They are available in a number of interesting shapes and a rainbow of colors. The bottom line is that turning your attention to the ceiling can enhance your home’s personality and décor. n Marilyn Pribus and her husband live near Charlottesville. Their ceilings are plain white, but after writing this story she is studying them critically.

Charlottesville’s Most Blissful Fundraiser “Sit-a-Thon” fundraiser keeps yoga, massage and acupuncture accessible to all A nonprofit invites the community to sit still and change a life at a fundraiser that keeps holistic health care services like yoga, massage and acupuncture accessible to anyone who needs it, regardless of income. On Saturday, June 11th, Common Ground Healing Arts hosts its fifth annual Sit-A-Thon – guided meditations on the hour, every hour, from 10:00 am until 6:00 pm. The day ends with a kirtan, a call-and-response musical meditation. Like a walk-a-thon, Sit-a-Thon team members are gathering financial sponsors to support their personal meditation challenge. Walk-ins are also welcome to participate by attending any of the meditations on the day of the event. All meditations are offered by donation. A guide will lead meditators of all levels, including those new to meditation. Each meditation leader brings something unique to the day. This year sits will include a Gong Meditation, Family Meditation, and meditation combined with acupuncture, in addition to other great offerings. Also like a walk-a-thon, the Sit-aThon benefits participants’ health. Studies show that meditation is associated with improvement as related to stress, anxiety, addiction, depression, eating disorders and cognitive function, as well as reduced blood pressure and pain response. Common Ground aims to raise $20,000 at the event, all of which will go directly toward providing free and reduced rate services to Charlottesville-area residents this year. The Sit-A-Thon takes place in the yoga studio of Common Ground Healing Arts, on the second floor of the Jefferson School City Center. Parking is free. For more information, visit commongroundcville.org or call 434-218-7677. Common Ground Healing Arts is a nonprofit wellness studio committed to engaging the whole community in healthy living. Practitioners provide the evidence-based complementary health practices of yoga, meditation, acupuncture, and massage free of charge in locations such as Sunrise Park Community Center, Westhaven Nursing Clinic, and the Fluvanna County Correctional Facility for Women. Services are also avail-

able on a sliding scale basis in the studio in the Jefferson School City Center. In 2015, 1,500 clients visited Common Ground more than 9,000 times.

Bonnie Gordon Appointed as a Robert Lehman Visiting Professor in Residence Bonnie Gordon, associate professor of music in the Critical and Comparative Studies program at UVa, has been appointed as a Robert Lehman Visiting Professor in residence at Villa I Tatti, the Harvard University Center for Italian Renaissance Studies in Florence from January to June 2017. Her project is Voice Machines: The Castrato, The Cat Piano and Other Strange Sounds. At I Tatti she will complete her book Voice Machines: The Castrato, the Cat Piano, and Other Strange Sounds. The book uses the castrato to tell a story about sound, voice, and technology in an era that often gets cast as pre-technological. Modern scholars often fail to hear earlier techno-cultures because the materials and language through which those materials circulated differ so radically from what we know today. Early modern technologies, for instance, centered not on computers, wires, and sockets but on hydraulics, motion, force, and theatrical illusion. The book emerges from her interest in the experiences of sound in Early Modern music making. Her first book, Monteverdi’s Unruly Women (Cambridge University Press, 2004) frames the composer’s madrigals and music dramas written between 1600 and 1640 as windows into contemporary notions of sound, body, voice, and senses. She explored similar issues in articles about contemporary singer-songwriters Kate Bush and Tori Amos. She co-edited with Martha Feldman an interdisciplinary and cross-cultural volume of essays about courtesans entitled The Courtesans Arts, (Oxford University Press, 2006). Outside of early modern Europe Bonnie Gordon has published on Thomas Jefferson and the Silencing of Black Sounds; the topic which her third book will explore. The legacies of this silence led her to co-found UVa’ Arts mentor program; a program that pairs UVa students with under resourced children in Charlottesville for variety of arts experience. Outside of the academy she has published in Slate and the Washington Post and plays rock, jazz, and baroque viola. Previous fellowships include the American Association for University Women, The Radcliffe Institute for Advanced Studies and the National Endowment for the Humanities. The Harvard University Center for Italian Renaissance Studies is devoted

to advanced study of the Italian Renaissance in all aspects, including the history of art; political, economic, and social history; the history of science, philosophy and religion; and the history of literature and music. Each semester, two distinguished senior scholars serve as Visiting Professors. Such appointments are made taking into account the synergy of the nominated Fellows in a particular year, their respective projects, and the potential for dynamic interdisciplinary exchange. For more about the program visit: http://itatti.harvard.edu/upcoming-appointees

Tom Tom Founders Festival Concludes Most Successful Year To Date The Tom Tom Founders Festival’s week of talks, entrepreneurial competitions, concerts, and public art took place over April 11-17. Tom Tom 2016’s total attendance exceeded 38,200 across 51 events. Tom Tom’s 2016 attendance marks a 45 percent increase from 2015, when the Festival hosted 26,260 attendees. From its inception in 2012 with 6,700 attendees, Tom Tom has grown nearly 470 percent. 2016 Highlight Numbers: • 38,200 total programmatic attendees • 49 bands and performers played Tom Tom stages. • 81 speakers at talks, panels, and Summits • 136 artists and creative vendors • 389 participating organizations, nonprofits, projects and initiatives • 120 cash and collaborating sponsors City As Canvas Tom Tom’s total attendance figure does not factor in projects like Tom Tom’s City As Canvas art initiative. During the week of Tom Tom, four artists created four new murals throughout Charlottesville. These included murals by Christy Baker at 1010 Wertland Street; Mickael Broth at 1327 E High St.;Laura Wooten at 963 2nd St. SE, and Ed Trask at 1105 Carlton Ave. Another example includes the collaboration with Charlottesville Area Transit for the City Art Bus, which is projected to impact 15,000 riders. In spite of the increase in sales in 2015, median and average values are still down, Chase said indicating that the current market there still very much favors buyers. “There are great opportunities for every segment of the vacation buyer market,” he said, explaining that there are some condos available for less than $!00,000. Long term these kinds of prices mean the potential for “ a good bit of equity...for the smart people who get into the market now,” Chase said.

same as for owner-occupied homes,” said Lee McAllister with Fulton Mortgage. She added that the rates are competitive although they may be slightly higher than for a primary residence. “Condos can be challenging,” Chase said. McAllister agrees adding that they can often be easily financed with a 25 percent down payment. “Always check with your lender to determine your project’s eligibility,” she advised. “The lender may need the condo association to complete a questionnaire or provide additional information,” she added. She suggests you also inquire if the lender has a “special program for non-warrantable condos,” as her company does.

His retirement business is raising and training hunting dogs, something that requires both space and privacy. All of them love the large tract of land with its wooded acreage and pond sites, Christiane explained.

Is A Second Home for You? If you are looking for your own personal get away, and if you love the privacy of rural acreage or the resort lifestyle of a home on water or the ski slopes, now is a great time to buy a second home. Prices are still reasonable and interest rates low, making choosing your favorite home the most difficult part of the process. Fortunately, one of our local agents can help you sort through the choices to find the n home that suits you best.

Private Rural Acreage Rural acreage is also popular with second home buyers, explained James Dickerson with Charlottesville Solutions who has noticed many people want a “country retreat,” or home with 2-10 acres. These buyers are motivated by a desire for privacy and recognition of the long-term investment value of these properties. Some of them have plans to eventually live there permanently but not all of them. Christiane Gathright, with Montague Miller and Co., recently relocat-
