With Story House Real Estate Clients Start Their Next Chapter

ry by consulting with the professional team at Story House Real Estate.

A local, woman-owned brokerage firm, helmed by one of Central Virginia’s top residential real estate agents, begins a new chapter in business. The Sasha Farmer Team is now opening as Story House Real Estate, founded on the belief that every home—and every buyer and seller—has a unique story to tell. “We really try to listen to our clients’ stories, their dreams and goals,” said owner and team leader Sasha Farmer. No real estate transaction is quite the same as the one written before, and the dedicated professionals at Story House pay attention to every detail. Their standard is to deliver more than what clients expect from a real estate company. They have curated a 6-person team to cater to their clients. One story that won’t be rewritten at Story House is the team’s mission statement to “always aim to delight and surprise our clients with the highest level of customized service.” “Story House Real Estate is an extremely responsive team that builds their client relationships to be part business, part friendship, and part family,” said client Shannon Kontalonis. “It shows when they fight aggressively and knowledgeably on behalf of their customers, or they send you birthday treats in the mail, or they get to know your housing needs so well that they follow up on them years later. While it seems most agents get into the business for autonomy and income, the Story House team truly wants to make their clients happy, improve lives, and invest in the Charlottesville community.” Client Megan Cronk said, “Selling our home with the Sasha Farmer team was not only simple and seamless but also was an absolute pleasure. We will be forever grateful that we chose them to sell our house, not only because of

their flawless approach but because the end result surpassed our expectations.” “We will be recommending the Sasha Farmer team to anyone who desires a professional and approachable real estate team with the passion and persistence to find their forever home in the heart of Virginia,” Cronk said. Local home buyers consistently rank Farmer as one of the Best Real Estate Agents in Charlottesville in reader polls by the C-ville Weekly and the Daily Progress. Farmer, an international real estate speaker and coach, has been recognized by REALTOR® magazine as one of the Top 30 REALTORS® Under 30, Inmans Top 101 Real Estate Influencers in the Nation, and by Charlottesville Area Association of REALTORS® as Sales Associate of the Year. Story House will continue the Sasha Farmer Team’s affiliation with Montague, Miller & Company REALTORS, sharing resources and knowledge to better serve their clients. “This is an amazing and innovative opportunity for the two companies to work together to meet the demands of each,” Farmer said. “To be able to continue my role in coaching and growing a large company of agents alongside my mentors, all while catering my own firm to the changing demands of the real estate market, is truly a win for us both. I commend Montague Miller for the willingness to craft something new in a market based on constant change.” With the launch of Story House, Farmer and her team look forward to helping new clients write the next chapter of their own stories. “With every new contact we receive, a page is being turned,” said Farmer. “Whether it is the new home buyer, just beginning one of the most exciting chapters in their lives, or the retiree moving into the last chapter of homeownership and downsizing, we cherish the opportunity to be part of their journey.” Farmer invites Central Virginia home buyers and sellers to start their next sto-

What’s Happening in Town? HAND TO GOD Opens at Live Arts April 13, 2018 HAND TO GOD is the small, funny, and irreverent play that rocked the New York theatre scene in 2015 when it won the OBIE for best play and went on to receive five Tony Award nominations. Now it is premiering in Central Virginia at Live Arts. The play has been described as The Exorcist meets Avenue Q. It is a hysterical journey to the basement of a church in Cypress Texas, where Jason, a painfully shy, mild-mannered kid joins his mother Margery’s Christian Puppet Ministry. Jason’s alter ego, Tyrone, is a foul-mouthed, independent, and diabolically funny puppet who has other plans for his human. While the main relationship of the play is between a boy and his demon-possessed puppet, director Cristan Keighley says, “what speaks to me is that HAND TO GOD is [also] about a woman trying desperately to fill a void.” What, in HAND TO GOD, will fill that void? Keighley says, “love.” Producing Artistic Director, Bree Luck, says, “HAND TO GOD is one of the funniest, most honest plays I’ve read, and this team is bringing on the belly laughs up close and personal.” Also, she continues, “If comedy is the most efficient way to take on the more challenging aspects of being human, and I think it is, then HAND TO GOD is a fast train to grappling with some of life’s hardest issues.” HAND TO GOD is the fifth play in Live Arts’ 27th season.

Enjoy a Close-in Country Lifestyle for Less

LOUISA BY CELESTE M. SMUCKER

The county is a good choice for couples that have one spouse working in Richmond, the other in Charlottesville. If they live near Zion Crossroads, either can jump on the interstate and be at work quickly. Of course the one working in Charlottesville has the benefit of never having to contend with sun in their eyes as they drive to and from work. Louisa’s relaxed pace of life is attractive whether buyers choose to live on a scattered lot in the country or move into a neighborhood like Spring Creek, a gated community with an award winning golf course or Forest View that features beautiful old trees and acreplus home sites. “I work in Charlottesville but quickly realized I did not want to live there. Spring Creek is perfect as we are between Charlottesville and Richmond (great for shopping), and also have some conveniences right outside our gates (Wal-Mart, Sheets, Lowe’s). Still we feel we are out of the hustle and bustle and honestly feel we have the best of both worlds—country life but

Louisa’s real estate market is hot, with inventory shortages and rising prices, and agents have high expectations for 2018. The 2017 year-end market report showed a 2.7 percent year-over-year increase in Louisa’s closed sales of single family detached homes and a 40 percent increase in sales of attached homes. Median days on the market were down significantly from 93 to 71, while median prices increased from $209 thousand to $222 thousand.

Louisa’s Lifestyle Homebuyers who choose Louisa for its central location and rural living opportunities will find many other reasons to like living there.

with the conveniences,” said a recent Spring Creek buyer. Charlene Easter with Spring Creek Realty shared how much one of her buyers enjoys living in Louisa explaining that they love the community but also appreciate that “quiet time is always nearby, especially to enjoy the wide variety of birds.” “Louisa has some great vets,” said Olivia Ryan with Valere Real Estate in Mineral. She has noticed that just as parents choose to locate near good schools, pet lovers want to be near veterinarians and other resources like pet sitters and pet walking areas all available in Louisa.

Ryan is also enthusiastic about the number of unique eating establishments in the county. She referenced Pomme in Gordonsville that features “Upmarket French cuisine and an extensive wine list served in a cozy setting with a charming patio.” Alternatively there is Tavern on the Rail east of Mineral that offers “upscale yet relaxed dining” in an 1837 building that is a Nationally Registered Historic Landmark. Tavern on the Green at Spring Creek is another popular choice for dining out that is easily accessible from the interstate. The full service restaurant and bar with WIFI overlooks the lake and the 18th green. Vineyards are popular these days and Louisa County has its share. A quick Google search will uncover a list of locations where visitors and residents can sample the stock and attend festivals and events. Valere noted that Cooper Vineyards, which is a mile from her house, is known for its wines as well as its LEED certified “green” construction.

Terrific Home Prices, Low Taxes and Other Amenities Homebuyers who have been shopping in Albemarle or Charlottesville may be surprised at what they can save by locating a little further out. One Louisa resident with a Pantops-area job likes the ease of the commute, having moved there from a big city. She also couldn’t be happier with the great deals she got both price-wise and property tax-wise compared to living closer in. And she isn’t the only one. A Spring Creek buyer explained that while Western Albemarle was appealing, they picked Louisa because, “it was a better value for our dollar.” For other buyers moving from big cities, it is the lifestyle free of congestion with access to good health care that makes Louisa a top choice. Buyers also like Louisa’s proximity to DC, the mountains, and the beach, plus its easy access to universities in both Charlottesville and Richmond. And if you are a telecommuter or someone who works from home you can count on the availability of high speed internet across the county, said James Dickerson with Charlottesville Solutions. Thanks to active commercial development in Zion Crossroads, Louisa residents can find much of what they need nearby saving trips to town. Lowe’s and Walmart are popular spots also attracting people from the east end of Charlottesville who want to avoid the city’s congestion. Louisa residents also love the new and growing 5th Street Station, where

they can shop at Wegmans and a host of other stores, have lunch, or enjoy a movie just a short drive from home.

Celebrate Louisa’s History Once part of Hanover County, Louisa became its own entity in 1742 when it had enough families to justify a courthouse. The County is named after the youngest daughter of King George II of England and Queen Caroline, and enjoys a rich history on display at the Historical Society’s Sargeant Museum located in the town of Louisa. History enthusiasts curious about their property’s past can consult maps of land grants dating to as early as 1720 and perhaps discover who lived on their land prior to the Civil War. Visitors can also learn about historic figures such as Patrick Henry who practiced law in Louisa and represented the county in the House of Burgesses. Significant events are also chronicled there such as the Battle of Trevilian Station, the largest cavalry battle of the Civil War, fought in Louisa in June of 1864. There is more to history than learning about important happenings and famous people, however, which is why the Historical Society sponsors events like the annual Heritage Day that is all about what daily life was like in the early 1800s before the Civil War. The free function features living history demonstrations from craftspeople such as woodworkers, weavers, hearth cooks, herbalists demonstrating natural dyeing, and gardeners. Native American basket weavers from Maymont in Richmond will be showing off their craft as will spinners sent by the Fluvanna Historical Society. Did you ever have questions about the manly art of dueling? Heritage Day is your chance to learn more and see a demonstration by duelists from Pennsylvania. Or visit Trevilian School and see an 1800s school marm in action. Harnessing demonstrations by the Old Dominion Draft Horse and Mule Association will give a flavor of the importance of animals during this time period and visitors can also observe the arts of blacksmithing and horse wrangling. Heritage day will have special interactive kids events like making corn shuck dolls, weaving bracelets and baskets, and spinning and carding wool. Riding a barrel train and playing period games are also on the schedule for the day. The festival draws hundreds of people from as close as Charlottesville and as far away as DC, Richmond and Fredericksburg. Mark your calendar for Saturday April 28 from 10 a.m.to 4 p.m. (rain or shine) on the grounds

Louisa’s Real Estate Market Agents are excited about this year’s market that got off to a good start and is expected to continue to be strong. Dickerson said they are seeing activity in all sectors of the Louisa market from first timers to retirees. Many of the latter are Boomers now retiring and downsizing, while others, still working, are buying homes to enjoy on weekends and eventually to live in after retirement. Millennials moving out of rental properties and into home ownership are another active group, many of them first time buyers. Often the high cost of land and building materials puts new construction out of reach for first timers. In Louisa, though, they will find affordable new home options and can take advantage of the USDA Rural Housing Loan that offers 100 percent financing. And it’s not unusual for first time buyers to find a house on a couple of acres and still have mortgage payments that are less than what they pay to rent, Dickerson said.

Ryan noted that Louisa’s spring market is characterized by “early, early activity” that “translates across the board.” She is pleased to see properties selling close in to activity centers like Zion Crossroads, but also those that are “miles from things.” People come from all over to live in Louisa, Ryan continued adding that her clients include everyone from young people to retirees. In some in-

stances the retirees are also very young such as some “tech-folks” who retired at age 36. She also sees beneficiaries of corporate buy-outs that are given a nice package to retire early.

New Construction New homes are popular these days and builders are busy in Louisa as they are elsewhere in our region. Many like the friendliness of neighborhoods like Spring Creek, but building on scat-

tered lots is a popular option said Diane Miller with Long & Foster - Lake Monticello. She added that there is “a lot of building going on” in Louisa in general. Those who like the idea of a gated community with a golf course that regularly ranks high on lists of best public courses nationally and statewide should definitely check out new home options in Spring Creek. While single family homes predominate, villa homes are also available and very popular. David Boisvert, Sales Manager for Atlantic Builders, one of Spring Creek’s featured builders advised that their villa homes sold out within 15 months of the time his company started to build there. Fortunately for villa lovers, Stanley Martin Homes recently began building their own models at Spring Creek. Homebuyers there can also access individual garden plots and enjoy neighborhood gatherings around a community fire pit. Are you longing for a quiet rural lifestyle with privacy and easy access to town? If so, talk to your agent about Louisa, but be prepared to act quickly, as inventory is low and the well-priced homes don’t last. n Celeste Smucker is a writer and blogger who lives near Charlottesville.

M

ost of us dread our electric bill after summer’s first hot spell. You might be surprised to learn that air conditioning accounts for about five percent of all the electricity produced in our country, approaching $30 billion annually. Closer to home, air conditioning can contribute as much as 45 percent to your mid-summer energy bill. Here are some proven ways to reduce that cost.

$

AC Tips If your unit is more than 15 years old, consider replacing it with a new ENERGY STAR® energy-efficient system. It could greatly reduce your energy consumption and pay for itself in several years. There are less expensive tactics as well. Check your ductwork, particularly looking for dirt streaks at the seams, which often indicate air leaks. Seal them with duct mastic. Ensure your air registers aren’t blocked by furniture, rugs, or toys. Changing your unit’s air filter regularly saves up to 15 percent of AC electric consumption compared to a clogged filter. Experts say it’s not wise to reuse disposable filters because simply vacuuming a filter can compromise its efficiency. A better plan: employ reusable filters that are designed to be washed repeatedly and save money in the long run. Besides, you’ll never be caught without a fresh filter. Set your thermostat at 78 or higher. This reduces energy use while keeping humidity low. For every degree you cool below 78, you increase your energy usage by 3-4 percent. If you’re leaving home for longer than an hour, turn the AC off. It’s a myth that leaving the AC on low uses less energy than cooling down a space that has gained heat in your absence. Setting the thermostat lower when you return doesn’t cool things any faster, either.

Fans There’s a reason those “Casablanca” fans are popular. They don’t just look pretty, they cool things by increasing the “wind chill” in your home. Even on low, so that you hardly notice a fan is wafting the air around, you can raise your thermostat setting 3-4 degrees

and still be comfortable. Ceiling fans come in many styles these days, from Victorian to modern. Actually any sort of fan that circulates air will serve, but be sure to place table or floor fans away from high traffic areas, young children or pets. Running a whole-house fan in the evening or early morning on days when the outdoor temperature is low can bring in cooler, fresh air and expel hot air from the attic.

Made In The Shade If at all possible, keep your AC unit cool. If it’s in direct sunlight much of the day, provide some sort of roof, awning, or trellis to create shade. Be cer-

tain you have adequate clearance so the shading device doesn’t interfere with air flow around the unit. While shading your AC unit can help keep things cool, shading the house itself can pay bigger dividends. Trees to shade the roof are a wonderful benefit, especially deciduous trees that block the sun in the summer, but allow it through to warm your home during cold weather. If you don’t have trees now, plant some that will shade your exterior as they grow. Check with a nursery or Virginia’s extension service at ext.vt.edu for recommendations on the type of trees to choose and how to plant them

where they will not interfere with water lines, driveways, or your home’s foundation. Radiant barriers reduce heat in the home by blocking direct rays from the sun that come in through the windows and raise the indoor temperature. The least expensive barriers are blinds and drapes. If your budget allows, purchase insulated “honeycomb” blinds, which work year round keeping heat out in the summer and in during cold weather. These are more expensive, but you might be able to supply one room at a time until your house—especially the sunny side—is completely furnished. Awnings can provide both shade to your windows and nostalgic charm. Newer schemes such as solar screens and films can also reduce the sun’s heat through windows. A thrifty alternative is roll-up sun blockers such as bamboo screens hung outside that can be deployed during the time the sun is most direct on windows. A more ambitious scheme that can add considerable visual appeal to a home is framing sunny-side windows with trellises supporting deciduous vines blocking the sun in the summer but admitting its warmth in winter.

Play it Cool, Man Avoid heating up the inside of the house. Don’t use the oven during the heat of the day and remember that microwaves use less energy and produce much less heat. Even better: a chilled summer meal of salad and sandwiches or grilling outside. One family even put their often-used pizza-heating-sized toaster oven on a shelf just outside the kitchen. Remember, too, that lighting can produce considerable heat, especially with old incandescent bulbs where as little as 10 – 15 percent of the electricity actually produces light while as much as 90 percent simply creates heat. Replace old lightbulbs with more energy efficient styles. Computers, washing machines and dishwashers, hair dryers, clothes dryers, and TV sets all generate heat. Reduce their usage, especially during the heat of the day. Marilyn Pribus and her husband live in Albemarle County. Their yard has many mature trees providing good shade and they spend a lot of time enjoying the ceiling fan on their screened porch.

There’s a reason those “Casablanca” fans are popular. They don’t just look pretty, they cool things by increasing the “wind chill” in your home.

Frank Williams has witnessed a lot in nearly 80 years. After growing up in Flint Michigan — and being expelled from high school for dating the white girl he later married — he moved to Chicago in 1962.
