Herbert Hoover, and his wife Lou Henry Hoover in 1929. The camp resides at the headwaters of the Rapidan River in Shenandoah National Park, and was originally intended as a rustic retreat for the Hoover Family. The first family’s residential cabin at Rapidan was called the “Brown House,“ in contrast to the White House where they spent most of their time. Camp Hoover did, in fact, function much like the current day presidential retreat at Camp David, which is located in Thurmont, Maryland. Famous heads-of-state, inventors like Thomas A. Edison, aviator Charles Lindbergh, and others visited the compound throughout Hoover’s presidency. After Hoover lost his bid for re-election in 1932, he and his wife offered the camp to future Presidents, and donated it to the federal government to become part of Shenandoah National Park then under development. In 2004, Shenandoah National Park completed restoration of the grounds and three cabins located on the property. Today, the camp can be accessed via a 4.1-mile round-trip hike on Mill Prong Trail, which begins on Skyline Drive in Milam Gap. The National Park Service also offers guided van trips to the site from the Harry F. Byrd Visitor Center at Big Meadows. During the spring, summer and fall, visitors can tour the Brown House (where the Hoovers lived during their visits), as well as the Prime Minister’s Cabin and Creel. The camp was designated a National Historic Landmark in 1988.

MADISON COUNTY:

Wide Open Spaces, Historic Places and a Small Town Feel

CAAR REAL ESTATE WEEKLY WWW.CAAR.COM

BY KRISTIN BRUNO

L

ocated in the North-Central portion of the Commonwealth of Virginia, idyllic Madison County rests on a 322 square-mile swath of land—a part of which includes Shenandoah National Park. Established in 1792, the county was named for the Madisons— an influential family known for their extensive land holdings and area businesses. The most prominent descendant of the family was James Madison, the “Father of the Constitution,” who would ultimately become the 4th President of the United States in 1809. Known for its stunning natural beauty, wide open spaces and historic sites, Madison County is a popular location to visit and a lovely place to call home. Steeped in rich history, the county has played host to

several visitors of historical importance over the years including Civil War Generals Stonewall Jackson and J.E.B. Stuart, and President Herbert Hoover.

Civil War Encampments and Battlefields The old Blue Ridge Turnpike that runs through Madison was the route that General Stonewall Jackson and his troops commonly took to and from the Shenandoah Valley. Today, there are several towns in the area that still preserve the sites where Jackson and his troops camped in 1862. These areas are clearly delineated with historic markers. There are a number of other places of importance with respect to the Civil War located in the county. Two battles were fought in Madison—one at the James City

Battlefield on Route 29, and the other at the Jack’s Shop Battlefield located on the Scenic Byway Route 231 at Rochelle. On September 22, 1863, General J.E.B. Stuart and his troops encountered two Union divisions that quickly surrounded them at Jack’s Shop. Stuart’s Horse Artillery was successfully employed, allowing his troops to march southward towards the Confederate controlled town of Liberty Mills. Later that fall—in James City—General Stuart and his troops again engaged with Union forces on October 10, 1863. Both of these locations have historic markers, as well.

Rapidan Camp The 164-acre Rapidan Camp—also known as Camp Hoover—was built by the 31st President of the United States,

The Great Outdoors The Rapidan Wildlife Management Area, portions of Shenandoah National Park and Skyline Drive—as well as popular hiking destinations like Old Rag Mountain—are located in Madison, making the area a paradise for “outdoorsy” types, who flock to the area to hike, fish, rock climb and camp throughout the year. A portion of the 10,326 acres of the Rapidan Wildlife Area is located in Madison. Spread along the eastern slope of the of the Blue Ridge Mountains, there are four tracts of land that adjoin Shenandoah National Park, where elevations can vary from 900 to 3,500 feet. The Rapidan, Conway and South Rivers are the area’s major waterways. The Rapidan—in particular—is a popular place for hunting, fishing and horseback riding. Camping is allowed with some Wildlife Management Area restrictions. One of the more popular places in Shenandoah National Park is Whiteoak Canyon, with its six waterfalls that vary in height from 35 to 86 feet. The lower trailhead is located in Madison, with a parking lot as the starting point to the Lower Falls, which are approximately a mile up the trail. The swimming holes at the bottom of the falls are particularly popular during the summer. For those who are more physically fit, the steep climb to the Upper Falls (the highest of the six) is well worth the exertion, and terminates on Skyline Drive. Finally, a favorite spot for hikers, rock climbers and boulderers is Old Rag Mountain, located in the town of Sperryville. This exposed rocky summit is

accessible via a network of hiking trails in Shenandoah National Park, some of which can be challenging, due to the rocky terrain. Old Rag is a unique rock climbing destination in the mid-Atlantic States, in that its large granite exposures are similar to those most commonly found in the Sierra Nevada and Yosemite. Climbs can vary from between 50 and 100 feet, and can range in difficulty from beginner to expert. Old Rag also has an underdeveloped bouldering section—with an exposed surface—making it quite challenging.

A favorite spot for locals and visitors alike is the historic Graves Mountain Lodge, located in Syria. Situated on 1,500 acres of land adjacent to Shenandoah National Park, the Lodge was established in the 1850s. Originally a small travelers inn, it now boasts 55 rooms and 16 cabins. Visitors and guests can enjoy all-youcan-eat homestyle fare in a spectacular natural setting. The aforementioned falls of White Oak Canyon are within a 5-minute drive from the Lodge, and there are plenty of hiking trails that run through its orchards, which play host to visitors during their Apple Harvest Festival in October. The Lodge’s Circle B Stables are open for guided horseback rides for ages 8 and up. Yoder’s Family Market has been a popular mainstay in Madison County since 1984, when Owen and Irma Yoder made the decision to sell the baked goods, cheese, and other goodies they were making and selling from their home, in a retail setting. Today, not only does the family sell homemade baked goods, but also herbs, cheeses, fruits, vegetables, books and gifts in a recently expanded and relocated store along Route 29. The Bavarian Chef—located on Seminole Trail—has been a Madison County mainstay since 1974. Owned and operated by the Thalwitz family, the restaurant offers generous portions of authentic German cuisine in a family friendly atmosphere. It has appeared in Bon Appetit magazine, and has been featured in both the New York Times and the Washington Post.*

The Central Virginia Piedmont area has the ideal topography for viniculture— making it a popular place for oenophiles. Madison County alone boasts a number of nationally and internationally known wineries. Favorites include Prince Michel Winery, Early Mountain Vineyards, and the Blue Quartz Winery. The county also features The Foothills Scenic Wine Trail. Located between Old Rag Mountain and White Oak Canyon, the trail includes DuCard Vineyards and Sharp Rock Vineyards—both of which feature stunning mountain views that can be enjoyed while sipping a glass of wine. For beer aficionados, there is the popular pet-friendly, Bald Top Brewing Company. Recently, several wineries have branched out to include beer among their offerings; Prince Michel Winery added its Tap 29 Brewery, and Blue Quartz Winery its Shotwell Run Brewing Company. Sev-

eral of these wineries as well as breweries offer tastings and tours.*

The Real Estate Market According to recent estimates, Madison County boasts a population of just 13,308 residents. Ellen Butters—REALTOR® with EXIT Cornerstone Realty— relocated from Northern Virginia to Madison in 2001. She finds that there are several reasons people choose to move there. High on the list is its small town atmosphere. “There are more cows than souls in Madison,” Butters explains. “There are only four stop lights in the area, few schools, and the community is close-knit and welcoming. Residents keep an eye on each other, and are neighborly and kind.” She and her husband found the area particularly appealing because it was within an hour-and-a-half drive from Northern Virginia, and offered the wide open, natural spaces they longed for. While there are few transplants to the area (Butters explains that a significant portion of people buying homes in the county are generational), those who do make the move appreciate the lower price points, better prices per square foot, and the fact that homes are commonly situated on larger parcels of land (there are very few subdivisions in the county). The area is also appealing as it’s within a doable driving distance to D.C. as well as Charlottesville, which is a mere fortyminutes away. Madison also boasts lower tax rates than many surrounding counties. Depending on the time of year, and other factors, home prices in Madison County can range anywhere from $100,000 to $4.5 million. As of February 2020, the median home price in Madison was $385,000, up from $281,000 during the same time last year, a substantial 37 percent increase. The average days-on the-market currently rests at 154. Not surprisingly, historic homes often come up for sale in the county. There is also a wide range of acreage available in Madison, with a number of homes situated on anywhere from 100 to 1,000 acres. The emergence of COVID-19 is understandably having an impact on the real estate market in Madison—as well as the rest of the state and country. However, Butters predicts a good late-Spring market. Real estate companies—including her own—are using technology in an effort to sell homes during the pandemic. Virtual tours of homes have become prevalent and, of course, photographs help in selling homes as well. Neighborly—and with a small town feel—Madison County is the perfect place to settle for those who yearn to live in a quiet country setting, while still in proximity to Northern Virginia and Charlottesville. Close-knit, welcoming, and naturally beautiful, the county is a must-see for visitors, as well as for those looking to purchase a home. *Please be advised that due to COVID19 wineries, breweries, and restaurants are currently closed for tastings, tours and in-house drinking and dining. However, curbside pickup is available at select establishments. Kristin is a writer—and transplanted New Yorker—now living in charming Nellysford, Virginia.
