aving a “green” home is smart on many levels. For residents, it shows up in lower utility bills and often a quieter and more comfortable dwelling. For our community, it means less energy consumption, which reduces the need for new power sources. “Green properties are becoming more sought after as people watch their pocketbook and impact on the environment,” declares REALTOR® Paul McArtor of Avenue Realty in Charlottesville. “As house prices continue to climb, one way to help offset some of the costs is with lower utility bills.” “Newer homes are being built with energy efficiencies in place, but it’s also easy to update an older home to increase its “green-ness,” chimes in REALTOR® Greg Slater, Associate Broker with Charlottesville’s Nest Realty. “Both new homes and retrofits are generally moving toward more green features fostered by technology,” Slater continues. “Strategies include water-efficient features such as dual-flush toilets and low-flow faucets and low-E windows.” Special window coatings minimize ultraviolet and infrared light without compromising visible light.

“Green” features such as ENERGY STAR®-rated appliances, heating and air conditioning units, lighting fixtures, and even roofs are pretty much standard these days, Slater continues. “Substantial insulation is another definite plus. A tightly built home with better insulation costs less to operate without substantially driving up the cost of that home.” Insulation reduces the exchange of heat through walls, attics, air ducts, and roofs. In a well-insulated home, less warm air escapes from the house during the winter, and less cool air escapes during the summer, reducing energy demands. Improving insulation in older structures can lower annual heating and cooling costs by up to 20 percent. New insulating materials and installations are being continually devised. In addition, desirable new tech features are emerging almost daily. These days homebuyers are installing good wi-fi setups which contribute to energy savings. “Thermostats these days are programmable and wi-fi connected,” says Slater. “And tankless, on-demand water heaters have great convenience. They have a memory, so you get hot water right away and you don’t run out.” This is true even with teenagers in the house.

“Another trend really popping up is solar panels—basic or retrofit,” Slater adds. “With the help of appraisers, solar has an add-on value as well.” One organization he cites is Charlottesville’s Pearl Home Certification, that verifies the value of environmental upgrades such as solar panels and other energy-efficient components. Certifying these various components ensures they are included in appraisals so homeowners can recoup the value of their “green” improvements for either refinancing or resale.

And when it’s time to sell? “Folks really want energy efficiency these days,” Slater notes. “Today’s homebuyers are looking more closely at properties with particular attention to special components and construction to enhance energy savings.” This interest is reflected in one seller’s posting on the local LEAP website: “When I decided to move, having the LEAP certificate in the book my REALTOR® put together gave me a competitive edge over houses offered at the same price.” A building labeling program like LEAP’s can help increase the value of energy-efficient homes, create market-

Formed in 2009, it’s a community-based non-profit providing property owners with a onestop shop of what to do, whom to consult, and how to pay for improvements to make their dwelling more efficient. “Homes can improve in a number of ways,” says McArtor. “Better appliances, new windows, adding more insulation, and installing solar panels are likely projects. Newer houses are being built with energy efficiencies in place, but it’s also easy to update an older home to increase its “green-ness”. Starting with an energy audit is a great first step. Residents in Charlottesville and Albemarle County can schedule a 90-minute comprehensive home energy assessment with LEAP for only $45. This includes an evaluation by a certified Residential Building Analyst, a blower-door test, an infrared camera scan, the installation of some free energy-efficient products, and a checklist of potential energy-smart home improvements. LEAP shows people how to conserve water and energy while working toward job creation, local economic development and good environmental practices. LEAP guides its clients through financing and the bundling of existing incentives from all levels of government and local utilities. Visit LEAP’s website at leap-va.org for inspiring and useful information, to sign up for a free e-newsletter, and make an appointment for your home’s assessment. Here are just two of the comments on the website. “The auditor linked us up with a financial program we qualified for which provides energy grants,” posted one client. Another posted “I love that LEAP exists. We are installing solar through their Solarize program, and LEAP has been a great partner in that process.”

ENERGY STAR®: Another Tactic Always keep an eye out for the ENERGY STAR® label. This governmentbacked program helps businesses and individuals discover superior energy efficiency. Research shows that people want energy conservation, not just to save money, but because it’s better for their family’s health, the health of their community and, for that matter, the entire planet. The EPA enters into formal agreements with various manufacturers and retailers spelling out terms and conditions for using the ENERGY STAR® name. To maintain consumer trust, the EPA requires third–party certification requirements and testing with a percentage of all ENERGY STAR® products subject to “off–the–shelf ” verification testing each year to ensure the items still meet requirements. What can earn the ENERGY STAR® rating? The lengthy list includes washers, dryers, fridges, freezers, dishwashers, ceiling fans, water heaters, computers, phones, television sets, air conditioners,

Small Steps Make a Difference While some energy-efficient moves can be pricey, there are always small moves, which can contribute to lower utility

bills and that “green” feeling of being a friend of the environment. McArtor lists some of the less expensive DIY installations and tricks. Install water-efficient shower heads,” he says, “use spray foam to seal your home’s air leaks and add weather stripping.” And that’s just for starters. For example, remember, the sun is your ally in winter, so open your blinds to sunshine whenever possible. When the sun isn’t shining, close your blinds or drapes to keep the warm air inside. In summer, block direct rays with those same blinds and drapes. If your budget allows, purchase insulated “honeycomb” blinds, which work year-round. If need be, supply one room at a time with insulating blinds until this project is complete. supporting deciduous vines for shade in summer and sun in winter is practical and attractive at the same time. Beware of “vampire” electric usage which can add as much as ten percent to your bill. Energy vampires are appliances that, even when turned off, utilize a small amount of standby power. Some homes have as many as 20–40 vampire devices ranging from TV sets to coffeemakers to rechargeable items as diverse as cell phones, computers, and toothbrushes that sip power even when fully charged if they stay connected. Numerous websites offer suggestions and videos on energy-saving strategies ranging from using the best lightbulbs to installing ceiling fans to air drying items instead of using a dryer. Internet connectedness can enable you to turn on the heat or AC a half hour before returning home rather than operating all day. Before making a financial commitment, browse the internet to learn more about energy conservation and explore reimbursement and tax-credit programs offered by many jurisdictions for installing low-flow water devices, solar panels, and other energy smart projects. One example: Charlottesville Utilities Department offers a $200 attic-insulation rebate. For more information, check out charlottesvile.gov/utilities.

Simply reducing water usage makes a lot of sense since it requires considerable energy to process, pump, and deliver safe water to our taps. Water usage reduction is a global concern that we can act on locally as individuals while saving on our water bill. A major step is installation of low-flow models of toilets. The American Water Works Association pegs nearly one-third of an older dwelling’s water usage to flushing. Low-flow models, at 1.6 GPF (that would be “gallons per flush”) halve this usage and HETs (High Efficiency Toilet) use a mere 1.3 GPF. Increasingly popular dual-flush toilets employ half-flushes for liquid waste and nearly 70 percent less water overall than even a low-flow model. With larger diameter trapways, HETs don’t clog as often as conventional models, so employ significantly less water to flush efficiently.

Low-flow showerheads also provide considerable savings. While older showerheads can impart 5.5 gallons per minute, newer ones have flow rates less than half as much, yet their design makes the water flow feel forceful. Another tactic is the tankless water heater. Carol and Charles Morrill of Charlottesville first learned about these heaters while surfing the internet. “We had our first tankless installed in about 2003,” recalls Carol. “You have to have a gas line and there are other special plumbing requirements, so initially there’s an extra cost.” Still, she adds, “We’re even more budget conscious now and we believe it’s more efficient, so we recently repurchased a Rinnai tankless.” Today’s dishwashers use as few as 3 gallons per load—less than a third of older models with a variety of options from quick rinse to 30- and 60-minute abbreviated cycles to full programs. Many have their own heaters which bring water temperature to a sanitizing 140-145 degrees, higher than most homes’ water heater settings. Twenty years ago, most washing machines used more than 40 gallons of water for an average load. Since then, federal standards have grown stricter and “very good” washers use less than half that while “excellent” washers use 13 gallons or less for a load.

Now add in light bulbs and battery chargers for cordless products from phones to hedge trimmers. Even traffic signals. While ENERGY STAR® labels are familiar on individual products, there is also a certification called “ENERGY STAR® for New Homes” and having this certification is a strong selling point with homebuyers. Verification is made by third-party organizations such as LEAP.
