“Solarize Charlottesville” Makes Solar Easy and Affordable From now through September 2014, solar power for homes will be easier and more affordable than ever thanks to Solarize Charlottesville, a new program that offers bulk purchasing discounts and free solar site assessments. It is a limited-time, one-stop-shop for community members to learn more about solar power options for their homes and facilitate the installation and financing of their own project.

This grassroots, community-based outreach initiative is sponsored by the Local Energy Alliance Program (LEAP) in partnership with the City of Charlottesville, Albemarle County, and the UVA Community Credit Union. Charlottesville and Albemarle homeowners will be encouraged throughout the summer to “Soak up the sun. Soak up the savings.” Key Points • Easy. Homeowners in Charlottesville and Albemarle can get started with a simple online application, take advantage of a free home energy check up and on-site solar assessment, and have until September 30 to sign a contract and lock in the discounts. • Affordable. The foundation of Solarize Charlottesville is community participation. When a community decides to rally behind solar, local installers are able to lower their prices. This is a result of bulk purchasing, offset marketing expenses, reduced travel expenses, and
the guarantee that solar installation crews will be kept busy. • Discounts. The local contractors taking part in Solarize Charlottesville are Altenergy and Sigora Solar; they will be offering the same systems at the same prices – which are lower than we’ve ever seen in Virginia (likely a 15-18 percent discount). • More Savings. In addition to Solarize discounts, LEAP will help participants access a 30 percent federal tax credit, affordable financing as low as 2.99 percent APR* through UVA Community Credit Union (City of Charlottesville homeowners may even qualify for 0 percent APR* loans), and navigate the Solar Renewable Energy Credit (SREC) market. • Best Deal. A small 3kW system that might cost $12,000 normally will be reduced to $6,800 (first through the Solarize discounts and then with the federal tax credit) • Smart. The cost of solar panels has dropped 60 percent since 2011 according to the Solar Energy Industries Association. Meanwhile the Energy Information Administration projects a 2 percent annual rise in residential energy rates for the Mid-Atlantic. Now is the time to lock in low electricity rates with solar. • Proven. Similar, successful programs are underway in Blacksburg and Richmond. Quotes from Solarize Partners
Cynthia Adams, Executive Director, Local Energy Alliance Program (LEAP): “With Solarize Charlottesville you’ve got a limited time to score an unprecedented deal on solar power for your home. By adding solar to your home’s energy mix, you can lock in savings and make your roof part of our clean energy future.” Satyendra Huja, City of Charlottesville Mayor: “Solarize Charlottesville is an exciting opportunity for our residents to embrace long-term energy savings, preserve natural resources, and gain the benefit of powering their homes with the sun. As we enter into long summer
days and hot weather, it feels good to realize that we as a community can use the sun to cool our homes and help reduce stress and blackouts on the electric grid.” Jane Dittmar, the Chair of the Albemarle County Board of Supervisors: “We welcome this partnership with LEAP to provide our residents with an opportunity to explore and potentially utilize alternative energy solutions in their homes.” Alison DeTuncq, President/CEO, UVA Community Credit Union: “We’re committed to helping our community members find ways to save energy, save money and improve their homes. As such, we’re excited to offer low-cost PowerSaver Loans to homeowners to support this initiative.” *Annual Percentage Rate. See uvacreditunion.org for details. The comedian will also share the stage with jazz greats, The Robert Jospe Experience. This monumental moment for Charlottesville will take place on Saturday, July 26 at the V. We Are Tiwi (through Aug 24, 2014) This exhibition features paintings by Tiwi artists from the communities of Milikapiti and Pirlangimpi on Melville Island, roughly sixty miles north of Darwin off the northern coast of Australia. The word Tiwi means ‘we the people.’ Tiwi painting derives its aesthetic from ceremonial body paint design, which is non-figurative and usually geometric. Kulama. Tiwi artists use ochres and other natural pigments on canvas to represent aspects of the Pukumani and Kulama ceremonies. Paint is sometimes applied with an ironwood comb, called pwoja, which creates straight lines of dots. National Stand Up Comedy Series and the Squeaky Clean Comedy Tour, provides the third installment of the Comedy with a Taste of Jazz Series. Comedian Liz Miele has performed stand-up on national programs as mentioned, but not only has she been in your living room on the television screen, Liz has toured the country and overseas. She has shared the stage with many of today’s top comedians and made it difficult for even the best to follow her. Her range of comedy is very wide and she has brilliant material for any audience. Although this show is targeting adults, Liz’s content is not raunchy or vulgar. Robert Jospe has been pegged as one of the best drummers on the east coast. His trio hits hard and delivers a jazz sound unheard of today. Some have stated that Robert Jospe has the ability to appear magical on stage. The event promoter tried to figure out a way to top the first two shows with John D’earth and Art Wheeler. Well, that would be impossible, but the shoes have been filled. The musicians and comedian will perform two sets each, respectively, so prepare your mind to switch from live jazz to comedy and back again. The V. Earl Dickinson Main Stage was chosen as the host venue because of its acoustically enhanced facility and its convenient location, close in proximity to downtown Charlottesville, interstate 64 and route 20. Tickets are a low $15 for students, seniors and groups of 15 or more, and only $20 for general admission. Tickets are available at the new Sidetracks Music, Plan 9 Music, or Payne’s Beauty Supply or online at www.UnitedNationsofComedy.com For more information contact 434-825-0650.

Later still, many people opt for a continuing care retirement community (CCRC) which provides independent living with options for assisted living or nursing care without having to move again.

little balance on their mortgage. The reverse mortgage lets them convert a portion of their home equity into cash which can be used for various reasons. “The house may be paid off,” O’Connor says, “and a reverse mortgage could be useful in updating, or even making the home handicapped accessible which can involve considerable expense.” Borrowers still retain ownership of the house and the FHA mandates counseling about a reverse mortgage which provides reassurance to people considering taking this step. O’Connor cautions that substantial up-front costs make reverse mortgages unwise if borrowers will be moving fairly soon.
he kids have flown the coop and it’s just the two of you again. You are facing a threshold to another stage of life. So now what? Do you revamp your current home, turning your children’s rooms into a craft room, an office, a media room or a gym? Do you find a 55+ venue where you don’t have to mow the lawn any more? Do you downsize? Do you upscale? The move from the empty nest is generally the first step of transitioning to a later-life living situation. Each step you take makes it easier to take the next step when the time is right, because the difficult decisions have been made. Many empty nesters make definite changes in terms of less square footage and more convenience and luxury. There are several primary strategies. Some people prefer to stay in the family home, often updating and remodel-
Many people just stay put and there are the benefits of knowing your neighbors and continuing to enjoy the home they’ve cared for over the years. Some people make significant upgrades to create an updated kitchen, an art studio, a gym or a home office. Others finally add a garage or screened porch. Another popular option is to remodel a multi-level home to create a first-floor bedroom. “When empty nesters are looking ahead and thinking about ‘aging in place,’ they want a firstfloor master suite,” points out REALTOR® Sue Raupp of Sloan Manis Real Estate Partners. John O’Connor of American Nationwide Mortgage Company says this might be a good time to consider a reverse mortgage. theaters and restaurants. Other choices might include a place in a golfing community or on the water, making new friends who have similar interests. Many people hang up their gardening gloves and give away their canning jars, opting to shop at City Market on Saturday mornings instead. Still others choose smaller dwellings in family communities—sometimes in the neighborhood where they already live—because they enjoy seeing children at play and hiring a neighborhood teen to mow their lawn or feed the cat if they are away. Since downsizing usually involves shedding some belongings, it’s important to remember that transitioning to a fewer-possession life can be difficult. There’s the attic space over the garage filled with holiday decorations and fifteen years’ worth of children’s sports trophies. There are shelves with too many books, kitchen cupboards with too many big pots and pans. There can be a real emotional impact akin to grieving when disposing of all the things that must be sorted out and sold and donated and packed. To say nothing of leaving that doorjamb marked with the kids’ heights as they grew taller and taller—and knowing it will probably be painted over by someone else. On the other hand, casting off

ballast for a new, less-encumbered life can be liberating. Even if you aren’t planning to downsize for a number of years, you can begin revising your outlook. If you are replacing furniture, for instance, consider how it might fit in another, smaller home. Start giving family heirlooms to the children for them to enjoy right now. Then again, some empty nesters move to larger homes. One couple, after living in a Charlottesville family neighborhood for almost 20 years, is moving to Four Seasons, an age-restricted development in Greene County. “We’re definitely not downsizing,” the wife confesses. “That’s good because both of us are home all day. The new house gives each of us our own “space” to pursue our individual interests. My husband gets his man cave and I get my writer’s retreat. We’re at that stage of life where we value a quieter, more relaxed lifestyle, which we feel we’ll find in a 55+ community.”

neighborhood children, no matter how well behaved they might be. Such communities generally require one partner to be at least 55 years old. These are often called “active adult” communities because they offer social interactions with other seniors. Homes are often smaller and on a single level. Typical options are single-family homes, attached villa-styles home with first-floor master suites or townhouses if stairs are not an issue. Other amenities frequently include yard care around homes which means residents can simply lock their doors and leave to travel or visit family in other cities. Typically these communities include a clubhouse for gatherings and the clubhouse often includes a swimming pool—sometimes an indoor pool—a fitness center and an area for entertaining parties. Since the Charlottesville region is increasingly popular with retirees, builders are responding. A limiting factor for new construction, however,

is finding close-in land where builders can still develop affordable properties. Single-story housing requires larger— hence, more expensive—lots and retirees aren’t looking to put all their money into a house. “EasyLiving Homes” are an increasingly popular option, according to REALTOR® Cynthia Hash of Keller Williams Realty in Charlottesville. This is a voluntary certification program encouraging builders to include accessibility features in new-home construction. “Accessibility,” Hash explains, “includes things like wider hallways, lever door handles instead of knobs, no-step entries, grab-bars, roll-in showers, and other more subtle features like cabinet depth.” If the home isn’t all on one floor, it should have an elevator of chair lift. While these features are nice for older residents, they are also helpful for people with long- or short-term disabilities, even young parents with strollers. “This is a really big demand for this kind of EasyLiving property,” says REALTOR® Linda Broadbent of Better Homes and Garden/Real Estate III, citing Charlottesville’s new Dunlora Forest development. “While it wasn’t labeled as 55+, it has appealed to the demographic from their 60s to their 80s. The builders had no idea it would sell out so quickly, but the EasyLiving concept that’s all on one floor in a desirable location is very popular. The need is definitely there.” She also points to University Village, a long-established condo development with units ranging from a single bedroom to penthouses. “Again, it’s a good location and 80 percent of the units are for 55+. Just in the past year, the market there has become very tight for potential buyers.” Still, there are a number of communities in different price ranges that fill the bill. REALTOR® Hash points out that agents can check MLS for specific features like single-story construction, no-step doors, and roll-ion showers.
“Some agents don’t fill in those fields on the listing which is really too bad,” she laments. “Those features are very important to some people.” Another area in Charlottesville with homes for purchase (sometimes rentals are available) is Branchlands catering to those over 55 with both condos and townhouses. “It’s a steady market of older properties,” Broadbent says. “It’s still very nice, walking distance to the Senior Center and close to many other amenities. People often update when they buy there.” Outlying areas tend to be less expensive. Broadbent observes. “In Fluvanna County, The Villages at Nahor offers single-level homes with garages. It’s also close to Lake Monticello.” This proximity means there are services available nearby, from grocery shopping to satellite medical facilities. Southern Development, which built Dunlora Forest, is new developing Village Oaks opposite the main gate of Lake Monticello. Streets are paved and the first homes—EasyLiving certified— are under construction. “Rosewood Village Villa in Nelson County isn’t age restricted,” Broadbent continues. “But again, it’s very attractive to an older demographic.” The development encompasses golf villas, luxury condos, a village center, in-home care and services, and an assisted living community. “In Greene County,” Broadbent continues, “Four Seasons has homes on one level and a very active social community with a beautiful clubhouse and indoor pool. Because it’s a bit farther out, the prices are very reasonable.”

Trail includes independent and assisted living apartments as well as memory care in the middle of the multi-generational neighborhood of Old Trail Village, and Beaver Hill is a 55+ community with 43 manufactured homes for rent or possible purchase. A Continuing Care Residential Community (CCRC) such as The Colonnades and Westminster-Canterbury of the Blue Ridge is another option. CCRCs feature independent living, assisted living, skilled nursing care and often memory care in the same location. This continuum of care guarantees lifetime housing and increased levels of care as people’s needs change. This can be a particularly good option when one partner has serious health issues. Often a substantial buy-in is re-
quired, but month-to-month options are sometimes available as well. Charlottesville has been named a particularly favorable place to retire attracting people from other parts of the country. Local residents often opt to stay while changing their living arrangements. Whatever their plans, empty nesters have a wide variety of choices in Central Virginia: downsizing, upsizing, single-flooring, moving, staying and remodeling, being in a family community, or living in an n age-restricted environment. With an eye to the future, Marilyn Pribus and her husband bought a single-level house when they moved from California almost seven years ago. They live in an Albemarle County family neighborhood near Charlottesville.

“T
here’s a lot of interest in beekeeping in this area and across the country,” declares Art Freeman, treasurer of the Central Virginia Beekeepers Association which now has 241 members. “It has to do with increased public awareness of the bee colony collapse problems.” Freeman started keeping bees in Connecticut in 1975. “I went to my first class up there and got hooked right away,” he says. “When you study these creatures it’s absolutely phenomenal to understand how a colony operates as an organization. You can have up to 60,000 bees in a single hive.” He currently has seven hives on his Fiddlers Green Farm property in western Albemarle County, and has had as many as 13. “I’m technically retired,” he continues, “but working harder than I ever did. My wife and I started a business called BugBeWear. We’re on the Internet with treated clothing which protects you from ticks, mosquitoes, chiggers, gnats—everything you don’t want on you.” Do casual beekeepers make a difference in the colony collapse situation? “It doesn’t necessarily help or hurt,” he says. “It’s a combination of various stresses on bees and seems to be diminishing at this point. Problems have popped up periodically over the centuries, then within a few years they seem to go away.” He observes that beekeepers normally tend to lose hives over the winter then build them up again in the summer. “It’s just part of the normal cycle,” he says. Sometimes, however, things happen that aren’t entirely normal. “My first hive was eaten by a bear,” recalls Kathy Frase, a Certified Registered Nurse Anesthetist at UVa who has kept bees for 14 years. “I didn’t know you really need an electric fence in rural areas.” She has since had backyard hives in the Mill Creek neighborhood just south of Charlottesville. Previously a city dweller, she started beekeeping when she lived in the country for first time. “I had a garden
Three Suggestions for Backyard Beekeepers.
Beehive Grant Program The State of Virginia is now willing to pay for you to take up beekeeping. The Virginia General Assembly created the Beehive Grant Fund to promote the establishment of new beehives. Under the program, people can apply for a grant from the fund to cover the cost of purchasing a new hive or materials to construct a new hive. The grant will pay for the actual expenses incurred up to $200 per hive, not exceeding $2,400 per person, per year. You can find out more about the grant at www.vdacs.virginia.gov. Norfolk Beekeepers Association President Frank Walker thinks the new grant will encourage more people to keep beehives. “The goal is to try and encourage more people to buy beekeeping equipment and get involved in bee keeping because it’s vital – the honey bee is one of our greatest natural resources,” Walker explained.
Zen OF BACKYARD The

and it just seemed like a natural extension.” Even before she got her first hive, she joined a Culpeper beekeeping club and took some classes. In the following years, she has taught classes herself and makes presentations to various groups with her portable glass-sided hive populated by live bees. She explains that bees will travel as far as five miles from their hives so are vulnerable to pesticides over thousands of acres. “Queens can live up to
six years,” she adds, “but most keepers now remove the old queen and put in a new one every year.” What can you do with your hives and honey besides dispensing neighborly good will with gifts of honey? Some people sell their bees and/or honey, Frase says. However, if you are going to sell live bees, they must be inspected by the Virginia licensed bee inspector in your region. “There are rules on selling honey as well,” she adds.
Frase has found tactics besides becoming a honey vendor over the years. “I’ve made a dynamite poison ivy salve,” she says. “Put it on at the first sign of a red spot and it stops it right there.” She has also made lip balm, soap, and lotions. “There is a certain Zen of beekeeping,” concludes Frase. “There is nothing finer in the world than lifting the cover on a hive on a summer day to smell the aroma of warm beeswax and fresh honey and hear the contented hum of the bees.” n Marilyn Pribus and her husband live in Albemarle County near Charlottesville. They deliberately cultivate bee-attracting plants in their gardens.
First, recommends beekeeper Kathy Frase, check with your homeowners association if you are involved with one. Some may have rules about keeping hives. Next, be a good neighbor. “Don’t work your hives when your neighbors are out in their yards,” she suggests. “And bribe your neighbors with honey. It doesn’t matter who does the stinging—if you have bees, they’ll say it’s yours.” Finally, just as with a garden, there are things you have to do when they need doing. “In some seasons, there’s little to do and some seasons a lot,” she says. “In mid-summer, it can be really hot to put on a bee suit and veil. Your neighbors will think you’re crazy, but it’s got to be done.”

Dealing with Aging Parents While Raising Kids ARTICLE WRITTEN BY: WEALTH MANAGEMENT SYSTEMS, INC. COURTESY OF: ERIC F. PARKER, CFP®, WEALTH ADVISOR BRANCH NAME: MORGAN STANLEY - CHARLOTTESVILLE, VA PHONE NUMBER: (434) 220-3809
A
re you “sandwiched” financially and emotionally between an aging parent and an adult child? According to a recent study, nearly half of Americans in their 40s and 50s have a parent aged 65 or older and are either raising a young child or financially supporting a grown child (age 18 or older).1 Among this group, 15% are providing financial support to both an aging parent and a child. While the “Sandwich Generation” is a demographic trend that has been documented for some time, the financial implications associated with caring for multiple generations of family members has been escalating in recent years, with the bulk of the financial pressure coming from adult children as opposed to aging parents. More than a quarter of respondents (27%) provide primary financial support to their adult children, up from 20% in 2005. By contrast, just 21% of middle-aged adults report having provided financial support to an aging parent in the past year, a number that has not changed since 2005.1 One explanation for the growing need for financial support among the nation’s young adults is the toll that the Great Recession has taken on this
demographic group. According to U.S. government data, the percentage of young adults employed in 2010 was the lowest it had been since 1948.2 Despite the added financial resources being directed toward the young, the study found that, in general, the public places more value on supporting aging parents than on supporting grown children. Among all survey respondents, 75% said adults had a responsibility to provide financial assistance to an aging parent in need, while only 52% believed parents had the same responsibility to help out an adult child.1
What Can You Do? If you are supporting both a parent and a grown child there are a number of resources and support services you can turn to for help. For your parents, consider the following. Enroll them in adult day care or hire a home health aide. Whether they live with you or on their own, you may need to consider helping them to manage medication, to conduct daily tasks such as bathing or meal preparation, and to make arrangements for assistance with household chores. A visiting nurse and home care agency may provide assistance in these areas. The average adult day-care program costs $70 per day, and a home health aide costs an average of $21 per hour.3
Consider engaging a health care advocate. Professional health advocates or private health advisories can ease the burden associated with health care planning. In addition to facilitating and expediting care during major illnesses, private health advisories can also help you develop a comprehensive and customized health strategy based on your individual needs and personal health issues. Investigate potential tax breaks. You may be able to contribute up to $5,000 per year to your employer’s dependent care flexible spending account, if available, provided your parents live with you more than half the year and you pay for them to attend an adult day-care program. If you don’t have a flex account, you may be able to claim the dependent-care credit on your tax return, The maximum amount of expenses to which the credit may be applied is $3,000 for one dependent or $6,000 for two. The applicable percentage of the maximum amount of expenses that you receive as the credit varies with your income, from a high of 35% of the maximum amount if you have an income of $15,000 or less, to a minimum of 20% of the maximum amount if your income exceeds $43,000. Search online for local support services. In addition to day care and health aids, many states and communities offer other services that can help both you and your parents cope. Look online under “elder,” “geriatric” or “senior” care services for support programs near you. Encourage parents to update their estate plans and beneficiary designations. Even if they already have an estate plan in place, there is a good likelihood that it could be out of date and may not take into consideration life events that have transpired over the years, such as the birth of grandchildren, divorces, remarriages or other factors. For dealing with your grown children, consider the following. First, talk to them about your financial realities. Live-at-home adult children may not be aware of what it costs to run a home while supporting aging parents at the same time. Letting them know the costs you face each month makes those costs real to them, and can encourage them to shoulder some of the responsibility themselves. Share the common costs. Most live-at-home adult children are there for a reason, often due to lack of a job or inability to afford a place of their own. But that does not mean they should not shoulder a portion of household expenses. Work out a realistic rent or cost-sharing arrangement and stick with it. Separate the individual costs. Is your live-at-home son or daughter a finicky eater? Do they demand certain foods or sundries that you would not buy otherwise? Then let them pay for
them. They’ll learn to appreciate what their tastes are actually costing, and avoid resentments on your part. Share the chores. Assigning chores and responsibilities may seem obvious, but often it’s overlooked, leaving mom and dad to do all the work. Garbage, lawn care, housework, laundry--make it clear to all who is responsible for what task. Don’t make it too comfortable. If your goal is to eventually nudge your fledglings out of the nest, you need to provide incentive. That means not treating them as permanent guests, but as temporary live-at-home adult children, with obligations and responsibilities of their own. In the end, they will appreciate it as much as you. n Footnotes/disclaimers: 1 Source: Pew Research Center, http://www.pewsocialtrends.org/2013/01/30/the-sandwich-generation/” The Sandwich Generation: Rising Financial Burdens for Middle-Aged Americans,” January 2013. 2 Source: U.S. Bureau of Labor Statistics. 3
