CAAR Member Jeff Spinello Honored with First Quarter Good Neighbor Award Charlottesville Area Association of REALTORS®(CAAR) has announced that Jeff Spinello of HomeSell Realty is the first quarter Good Neighbor Award recipient. The Good Neighbor Award program highlights local REALTORS® who dedicate significant time and interest to projects that make a lasting impact on our communities. Jeff was nominated by his Broker, Allan Ebell, for his dedication, commitment and fundraising efforts for Fluvanna SPCA, Peaceful Passing, and Caring for Creatures. For the past four years, Jeff has conducted elaborate light displays for Christmas, Halloween and the 4th of July at his home in Palmyra. The light displays take three months to design,

set-up, and coordinate to music. An average display involves 65,000 lights and 7,000 feet of extension cords. While Jeff started these light displays as a nice gesture, the light shows gained popularity from Central Virginia residents and beyond who encouraged him to accept donations as a thank you for his hard work and creativity. He quickly saw an opportunity to donate all the proceeds from the light displays to his local animal and rescue organizations. “The Good Neighbor Award is a great way for the membership as well as the public to learn how REALTOR® members are making a difference in the community,” said Donna Patton, CAAR President. “I’m really looking forward to seeing Jeff’s next light display for the 4th of July.” Two $125 donations were made to both Peaceful Passing and Caring for Creatures on behalf of Jeff Spinello.

on the economic impact of UVA and its role as a major research institute determined that the University’s total impact on the local economy in 2005 equaled $1.125 billion, with the UVA payroll alone totaling $790 million. During the same period, UVA enrollment increased by 12.5 percent. “Many students want to stay in Charlottesville after graduation because their experience has been very positive,” says UVA Associate Vice President Of Career And Professional Development Everette Fortner. “Of the 116,152 UVA alumni and students who are on LinkedIn, 12,929 state they are in Charlottesville. It is hard to pull current students out of that, but 10 percent is pretty accurate. In Charlottesville the number one employer is the UVA Health System. Additionally, more and more alumni are starting businesses here in Charlottesville because of the growing entrepreneurial eco system that the City and University provide.” A 2014 Batten Institute case study on the economic impact of entrepreneurial alumni reported that 65,000 companies have been created, approximately 38,000 of which are still active. Globally, 2.3 million people have worked at companies founded or directly supported by UVA graduates, and those companies currently generate global revenues worth $1.6 trillion annually. Those companies operating in Virginia have created more than 371,000 jobs. A study published by UVA’s Darden School of Business in December 2014 counted 2,944 business ventures in Virginia, and 675 in Charlottesville alone. Twenty-nine percent of UVA alumni in the study identified themselves as “entrepreneurial,” but the real numbers were even higher: 19 percent were founders,11 percent were early employees (one of a new company’s first five), 12 percent were board members, and 7 percent were investors. Sixteen percent of UVA alumni entrepreneurs had taken entrepreneurship classes and programs at the university. What’s more, the study found, business creation by UVA alumni over the long term is on an upward trajectory, with 2010 being the single highest year so far. Most impres-

sively, as Darden reported, “the survival rate of UVA alumni ventures compares favorably to national averages.” “I think it’s Charlottesville’s most vital partner in the community we’re building,” says Mayor Mike Signer when asked what the university means to our quality of life. “They are our biggest employer; they’re the source of a lot of our history and culture and arts. Especially with the new provost, Tom Katsouleas, there’s a new focus on innovation and technology, which is very exciting. They have been a part of a couple of recent meetings that I’ve been a part of and they’ve been a part of meetings that I’ve convened. As Mayor I believe the City and the Uni-

versity should work hand and glove, and I know a lot of graduates believe the same thing.” A Virginia native, Signer first came to Charlottesville to study law at UVA. “There is a pretty good cohort of Law graduates who stayed here,” he says. “It was the hook for them, like for me. When I had my tenth reunion in 2014 it was pretty wild, because all my friends were back here and were very jealous of what we have living in Charlottesville.” “Many of my law school classmates can’t wait to return to Charlottesville,” concurs another of Signer’s classmates, Rob C. And, a student-run marketing group from Hack Cville helped us launch our platform into the University community.” “The more businesses that the University can foster and that Charlottesville can sustain, the better off we will all be,” Masri says. “With the educational and academic resources, along with the other intangibles, that the University brings to the area, there is no doubt Charlottesville has what it takes to be a true entrepreneurial ecosystem.” According to UVA’s Charles, in fact, a 2015 Brookings Institution report noted that Charlottesville’s annual rate of first-round venture capital financing is nearly two and a half times higher than the national average. Over $65 million in follow-on funding has been invested in UVA research projects that have strong potential for improved

healthcare as well as commercial and industrial applications. And according to AffordableSchools.net, UVA is one of the top 50 entrepreneurial schools in the country, for both its entrepreneurship centers and its top-ranked business schools. Its Licensing and Ventures Group (LVG) was recently recognized among 6 technology transfer “star performers.” UVA’s numerous and widely varied economic development activities include entrepreneurial development and start-up creation, public and pri-

vate partnerships, workforce and talent development, and infrastructure and funding. iLab Incubator supports student, faculty and community entrepreneurs in developing early-stage business ventures. LVG, located in the Coca-Cola Bottling Works with co-working space for University-based entrepreneurs, supports hundreds of invention disclosures, patent applications, commercial transactions and new company launches. The newly approved Seed Fund, to be professionally managed and administered by LVG, will have a $10 million fund, expendable in up to $1 million increments over ten years, and is expected to make 2-4 seed stage investments a year, funding critical experiments and UVA-affiliated new ventures. The state-of-the-art UVA Research Park has 23 tenants and more than 1,200 workers. Its sponsorship of the annual “4 the Wounded” 5k race has raised over $515,000 for military veterans, personnel, and their families since its inception in 2011. “UVA is our most powerful economic engine for sure,” Hulbert avers. Or as Masri puts it, while “Charlottesville wouldn’t be Charlottesville without UVA, UVA wouldn’t be UVA without Charlottesville. There is a symbiotic ren lationship between the two.”

A large clubhouse offers a pool and fitness center and there’s a busy calendar of activities from hiking to water aerobics to mahjongg.

Options other than buying a home

S

uddenly the children are gone and there you are with an empty nest. What’s next? Do you look for a smaller nest? Refeather this one by repurposing the youngsters’ rooms into a craft room, an office, a media room or a gym? Do you seek a 55+ community where you don’t have to mow? Find a high-rise downtown condo? Many empty nesters make definite changes in terms of less square footage and more convenience and luxury. There are several strategies. Some people prefer to stay in the family home, often updating and remodeling. Others decide to move to a smaller place, sometimes in an age-restricted development. Later, they might transition to an apartment or condo. Later still, many people opt for a continuing care retirement community (CCRC) which provides independent living with options for assisted living and nursing care without having to move again. Charlottesville often appears on “The Best of…” lists as a particularly desirable place to retire, attracting people from other parts of the country. Local residents often opt to stay right here but change their living arrangements. Whatever their plans, empty nesters have a wide variety of choices in Central Virginia: moving, staying, downsizing, going single-story, remodeling,

being in a family community or living in an age-restricted environment.

Staying put Folks who like their neighborhood often decide to stay where they are. Frequently this is in a family community where people enjoy seeing children at play and hiring a neighborhood teen to mow their lawn or feed the cat if they are away. Sometimes they will move to a small dwelling in the same area. Others stay in their own home and make significant upgrades. They might update the kitchen, add a garage or screened porch. One of the most popular remodeling options is to create a first-floor master bedroom suite, perhaps with a spa-style bathroom. On the other hand, the proceeds from selling a larger home means people can purchase an upscale home with less square footage such as a luxurious condo near Downtown where they can walk to the library, shops, theaters, and restaurants. Other choices might include a smaller home in a golfing community or on the water.

An age-restricted neighborhood Some folks head for an “active adult” community. Typically, one partner must be at least 55 and these developments frequently offers social activities, yard care, and often a clubhouse with a fitness center, swimming pool, and meeting area. There are a number of such developments in our region.

For example, Charlottesville’s University Village is a well-established condo development with units ranging from one-bedroom floor plans to penthouses. Amenities include a pool, fitness center, dining and more. Eighty percent of its units are designated for those aged 55+. Another established area in Charlottesville is Branchlands offering both condos and townhouses to those over 55. It’s near the Senior Center and has a variety of options for purchase or rental. Rental apartments are also part of this community. Since the Charlottesville region is increasingly popular with retirees, builders are responding with new developments and EasyLiving Homes are an increasingly popular option. This voluntary certification program encourages construction including accessibility features such as wider hallways, lever door handles instead of knobs, no-step entries, grab-bars, and roll-in showers. These features definitely appeal to retirees and people approaching retirement and are easily incorporated into new homes with an eye to buyers planning to “age in place.” Such features can also be part of a renovation without adding a great deal to the cost. For example, although Charlottesville’s Dunlora Forest wasn’t marketed as a 55+ development, its one-floor EasyLiving homes attracted that demographic and the project sold out quickly. Because single-story homes require more land and land is expensive, intown properties tend to be more expensive than those in outlying areas. For example, The Villages at Nahor and Village Oaks, both in Fluvanna County

Those who prefer to rent might consider The Independence, an apartment complex at Pantops which offer activities, transportation, a fitness center, and a little dog park. (Some pets are permitted.) Also in the Pantops area, Commonwealth Senior Living offers month-to-month rentals for independent living, assisted living and also memory care. Amenities include housekeeping, a dining room, and transportation. In Crozet, the Lodge at Old Trail includes independent, assisted, and memory care living with amenities such as a fitness room, underground garage, dining options and planned activities. A continuing care residential communit such as The Colonnades or Westminster-Canterbury of the Blue Ridge is another option. CCRCs feature independent living, assisted living, skilled nursing care and often memory care in the same location. This continuum of care guarantees lifetime housing and increased levels of care as residents’ needs change. This can be a particularly good option when one partner has serious health issues. Often a substantial buy-in is required, but month-to-month options are sometimes available as well. n With an eye to the future, Marilyn Pribus and her husband bought a single-level house when they moved from California almost nine years ago.
