VFH Announces the Launch of Discovery Virginia A Free Digital Archive of Cultural Resources from the Commonwealth Virginia Foundation for the Humanities (VFH) recently launched one of the nation’s first digital repositories created by a humanities council to preserve its own content. Titled Discovery Virginia, the digital archive contains more than
6,000 of VFH’s preserved assets and projects since the organization’s founding in 1974. The free digital archive is accessible to the public online at DiscoveryVirginia.org, allowing learners of all ages to easily access more than forty years’ worth of dynamic cultural and historical resources. The goal of the project is to preserve and provide public access to the Commonwealth’s unique and rich cultural heritage. The idea for the project came as a result of the physical degradation of some of VFH’s most valuable and celebrated content. Since early 2016, Discovery Virginia program director Sue Perdue and her team at VFH have addressed this time-sensitive dilemma by collecting and digitizing hundreds of hours of audio and film from VFH programs such as Virginia Folklife, With Good Reason, and more. Discovery Virginia users can look up a topic through its easily navigable interface, and the website will generate hundreds of results across multiple collections, subjects, and VFH programs. VFH executive director Matthew Gibson commented, “For almost 45 years, Virginia Foundation for the Humanities has created programs and opportunities for Virginians to connect with ideas and one another to build stronger communities. Discovery Virginia is a digital archive of not only that past work, but also the work we’ll pursue in the next 45 years.” The website will allow users to trace VFH’s current and most recent work back to its roots. For example, this past summer, VFH’s Encyclopedia Virginia launched a Google Street View 360-degree virtual tour of Tangier Island. But when searching the term “Tangier Island” on the Discovery Virginia site, audiences will find not only the virtual tour, but also an audio walking tour of the Island dating back to 1981, before Google even existed. The site will also serve as a platform to deliver the content of smaller organi-

nities when they visit there as tourists, drawn to the quaint shops, excellent local restaurants and vineyards where wine tastings are a fun way to find new favorites. History lovers come for guided tours through Montpelier, the home of James and Dolley Madison, and to visit the site of the popular Montpelier Races where both horses and Jack Russell terriers compete every first weekend of November. And those intrigued by the unusual and scary can also check out Gordonsville’s historic Exchange Hotel, where numerous paranormal sightings have been reported over the years. Once they see what Orange County has to offer these same tourists may start looking for a REALTOR® and, when they find the perfect house or estate, breathe a sigh of relief as they let go of urban stress and settle into the laid-back country life they have been dreaming about. Local agents report an improving market helped along by depleted inventories in Charlottesville and Albemarle that have pushed home buyers further out in their search for a suitable place to live. Fortunately, favorable prices and continuing low interest rates combine to make for an excellent time to buy, facilitating transactions for everyone from first-timers commuting to Charlottesville, Culpeper, Richmond or Fredericksburg for jobs, to those looking for the privacy of a gated community, the historic splendor of an estate, or a farm for raising livestock.
Orange County’s Real Estate Market Local agents are enthusiastic about Orange County’s market and agree it is definitely coming back to life. This optimism is reflected in Long and Foster’s Market Minute for the month of October that shows 50 homes sold—a year-overyear 19 percent increase—plus a healthy decline in active inventory of 22 percent. Other positive signs are a 5 percent yearover-year increase in the median sales price and a 19 percent decrease in the average number of days on the market.
Keller William’s Tom Woolfolk also described Orange County’s 2017 market as one characterized by both a tighter inventory and fewer days on the market compared to a year ago. “If priced right the homes will move,” he indicated, adding that there is an active market in the $150,000 to $200,000 price range which, he says, “will always do well if the house is decent.” While there are even a few options near $100,000, first timers should be aware that these properties may not be in a condition that is acceptable to lenders. On the other hand, they can be attractive to investors who pay cash, renovate and resell or hold for rental, Woolfolk said. He described the rental market as “perennially strong,” since there are always families that can’t qualify for a mortgage. Justin Wiley, with Wiley Real Estate Orange, said “the market is more active than it has been,” although it still lags behind Albemarle and Charlottesville. He is happy to say that “the overall land and farm market has improved this year,” with more activity in areas closer to Charlottesville and in properties priced at under $1 million. There are also “signs of improvement” in the over $1 million market for farms, he added. “The improvement in the real estate market over the past three years has impacted Charlottesville and Albemarle dramatically resulting in a very low inventory of available homes,” said John Ince with Nest Realty Group, adding that “this has put more pressure on neighboring counties like Orange and Greene.” This is especially true in the parts of these counties that are within 30 minutes of Charlottesville, he concluded.

When it comes to first timers, Ince suggests the best opportunities will be found in the Towns of Orange and Gordonsville, “with much more affordable prices [compared to] similar homes closer to Charlottesville.” As far as farms and estates, “there are currently several noteworthy estates available in Orange County with prices up to $4.5 million,” Ince said. This should not deter buyers for whom those prices are out of reach as “there is also a good inventory of smaller country properties with acreage for under $400,000.”
Orange County’s Allure Many Orange County buyers are drawn to the small town atmosphere in communities like Gordonsville and the Town of Orange and appreciate the slower pace of life that makes this county so popular. Of course easy access to the amenities of Charlottesville and other nearby urban areas makes a move to Orange even more enticing. If you are tired of battling traffic you may be ready for what Jack Samuels with Jack Samuels Realty described as the “peaceful, easy feeling,” that characterizes Orange County along with the strong sense of community in a place where “people all know each other.” He added that “life is a lot easier

It’s close enough to Charlottesville, but you can still have a rural life,” he added stating he also likes the tax savings compared to when he lived closer in and finds the overall cost of living lower. Although he grew up elsewhere Wiley moved to Orange some years ago and while he has observed a lot change in his time, “it still feels like it used to,” he said. Some other benefits of Orange include its easy access to shopping and medical care and its location to the north, which takes the stress out of getting to the main airports. ow ya gonna keep ‘em down on the farm (after they’ve seen Paree)?” some people still say, but they’re just showing their age. Cities have their charm (and suburbs have their convenience), but they’ve never been places to see the stars and they’re no longer where all the action is. If the hippies picked up their Whole Earth Catalogs, dropped out and went back to the land to flee “square” society, their Gen X and Millennial grandkids (biological and spiritual), a revolution or two later, are bringing hip urban energy and enterprise to the Virginia countryside all around Charlottesville. The country is cool again, or the country has always been cool for those cool enough to know it—take your pick, but look around. It’s pretty out here, and it’s quieter and cheaper, and the living is easy. “I like the privacy,” says Sharon Duke, REALTOR® with William A Cooke, LLC of her Louisa
home. “I like having land around me. When I go home I like it to be kind of a sanctuary, I don’t like people just showing up at my door.” Many of the people who come to her, Duke says, are looking to trade in city living for the same deal: “There are the people who just want to have that open space to look at, and there are the people who want to actually use those open spaces—to have livestock, to do farming—because that’s how they can afford it. They want the right to do whatever they want to with their land. I often have people calling that don’t want to have covenants and restrictions; they want to have room to do some gardening, to have some chickens or goats and have fresh eggs or make goat cheese, or something like that.” Quite a few of her clients, Duke says, start cottage industries: “Some do woodworking, some save their seeds and sell them at farmer’s markets. Some are going the green route and doing turkeys. One of them wanted the
country because they got started doing bees. I’m on the board for the Chamber of Commerce and we have quite a number of small cow farms.” Then there are the ever-ingenious crafts people who make adult beverages. “More and more cideries are coming out to the country, and we have plenty of wineries,” Duke adds. “And hops growers—there are two places I’m aware of in Louisa that are selling hops to the breweries.” Marlo Allen, Associate Broker with Mountain Area Realty, grew up on 20 acres in Nellysford and sees the same thing happening in Nelson County. “This is my backyard so to speak,” she says. “I love it here. I have 18 acres on the Rockfish River. People are moving to Nelson County quite often from northern areas that have maybe higher taxes, more congestion, and more traffic. They’re coming here to get away from that. “A lot of times people moving here are looking for a little quieter lifestyle,
but still want easy access to shopping and medical care and those types of things. I think one thing that we have going for us is we’re a half hour from Charlottesville, so you still have the culture and the arts and the shopping and whatever you may need as an easy commute. But you can come home to the peace and quiet, more acreage, more distance from your neighbors. “I get people who are looking for a rural setting with views and quiet, maybe water. Just the other day I got a call from someone who was looking for a mini-farm, a place where you can raise a few chickens and grow your own vegetables.” Then there are the “enterprising” types, “who want to capitalize on the tourism industry that we have”: the breweries, wineries and cideries of Route 151—“Virginia’s Weekend Address”—for example, or the hiking, skiing and other year round attractions of Wintergreen Resort. “Whether it’s

small businesses like B&B’s or raising gardens or just being able to raise their own food, they don’t get that opportunity on a small parcel in the city.” Everyone knows the cost of living is lower in rural areas, and the cost of housing is too. From grand, historic estates to starter homes (especially for those who don’t mind living up close to the road), there is “a little bit of everything for everyone,” Allen says. “Today I closed on a home that was just under $100,000. In mid-year 2017 our county median was $250,000, so we’re going to be hovering somewhere around that now. Last year our median was lower, so we are on the rise, but it’s still affordable. There are affordable options here for first-time homebuyers. Or if someone wants a big farm and wants to pay $800,000 or $900,000 for it they have that option too. There are plenty of people who are more interested in the land and the barn than they are in the house. The house is not that important to them—they spend all their time outdoors. “Not everybody wants to do a commute to work,” Allen notes, “but for the people who do want to be out here it’s because they want more land, more privacy, and the serenity that this area offers.
