NEWS & VIEWS Real Estate Related News Lowe’s to Partner With Greater Charlottesville Habitat for Humanity For Southwood Neighborhood Revitalization Lowe’s contributes $100,000 grant and volunteer support to community festivals, neighborhood beautification projects and community organizing work that puts residents at the center of the neighborhood’s redevelopment and revitalization efforts Recently Lowe’s Heroes—an employee volunteer program—cleared trails at Southwood. Their work helps to continue to provide access to over half a mile of walking trails that cover the undeveloped area that will comprise Southwood’s first phase of redevelopment. Lowe’s also awarded Charlottesville Habitat for Humanity a $100,000 grant to help complete the project. In October of 2017 a group of resident leaders, along with the landscape architects and engineers who had been planning the first phase of Southwood, walked the acreage that will be the location of the first new neighborhoods in the redeveloped community. This trip to see the location of their future homes was deeply impactful and brought the drawings and maps they had been studying and creating into concrete reality. They were able to imagine that what were woods today would be the parks and backyards of their future. From that walk came the idea to create a series of trails on this land to allow more community members to experience the same understanding of what the future might hold. Residents worked alongside volunteers in April of 2018 to build the first trail loop, and groups of volunteers have been dedicating time and energy ever since to add to the system and keep the trails beautiful and accessible to the community. Part of the first phase of Southwood redevelopment imagines a walking trail installed permanently in an 8-acre natural recreational area that follows along the streams that separate the Southwood property from Biscuit Run Park. It is also imagined that this trail system will be able to one day connect to the park, providing pedestrian access to this amazing amenity.

What’s Happening Around Town? Rivanna Conservation Alliance -
Stream Health Report The Rivanna Conservation Alliance (RCA) just released its 2015-2017 Stream Health Report, which documents the water quality status of the Rivanna River and its tributaries. The ratings tell us that nearly half of the streams RCA sampled from 2015 to 2017 (48 percent) failed to meet this important benchmark of water quality. Using data on land-use patterns, RCA’s 50 benthic sampling locations were chosen methodically to represent the Rivanna watershed as a whole. RCA’s Benthic and Bacteria monitoring programs are certified by VADEQ at Level III. The benthic monitoring program evaluates the macroinvertebrates (bottom-dwelling bugs) that live in our streams. Macroinvertebrates are biological indicators of stream health. Bacteria monitoring provides data about the health of our watershed by monitoring for E. coli levels in local streams. “RCA is the only citizen monitoring organization in Virginia that collects and reports data on benthic macroinvertebrates and E. coli at the same level
of quality as VADEQ. With RCA’s help, the Rivanna River is one of the best monitored watersheds in the Commonwealth,” says James Beckley, Virginia Department of Environmental Quality. RCA helps the community make sound water stewardship decisions by providing high-quality information about stream health over multiple years. Streams are influenced by both natural and human factors. RCA monitors several indicators of stream health to detect changes related to human activity. Our local streams give us recreational opportunities, aesthetic pleasure, vital drinking water and many other benefits. They also flow to downstream communities and the Chesapeake Bay. We owe it to ourselves and our neighbors to care for our streams. RCA’s ability to deliver a full complement of impactful watershed stewardship programs is due in large part to the significant number of dedicated volunteers who help carry out the work of the organization. This robust volunteer participation earned RCA the following awards: 1) The Virginia Earth Team Group Volunteer Award—presented by the U.S. Department of Agriculture’s Natural Resources Conservation Service. 2) The Southeast Regional (11 States) Earth Team Group Volunteer Award 2017—presented by the U.S. Department of Agriculture’s Natural Resources Conservation Service. 3) The American Fisheries Society’s Conservationist of the Year 2017 Award. Attendees are invited to wear what they please, whether that’s their Sunday best or their Christmas pajamas. Tickets are $20 for adults over 18, $15 for students 4 to 17, and free for kids 3 and under. Proceeds will benefit The MaDee Project’s support for pediatric cancer patients and their families in Staunton, Waynesboro, Augusta County and counties that border Augusta.

Hope is at the heart of the Christmas season, and nothing rouses hope like youthful promise. Guest artist Virginia Bolena of Staunton’s Trinity Episcopal Church will also be on hand to play Handel’s delightful Organ Concerto in B-flat.

Staunton’s Frontier Museum is a good place to learn how holiday traditions have altered over the generations, reflecting new surroundings and changing times. The museum’s 2018 Lantern Tours will feature living history vignettes from the Old World (England, Ireland, and Germany) to the New (America), plus a Mummers Play along the way. A horse-drawn wagon will journey from the Old World to the New World and back, and refreshments and live music in the Dairy Barn Lecture Hall will follow the tour. Tours will be held December 1416 and 21-23 at 6:00, 6:30, 7:00, 7:30, and 8:00 p.m. Tickets are $15 for adults and $8 for children under 13. Reservations are required, and tours are not recommended for children under three years old.

Enjoy performances at Staunton’s handsome and historically correct Blackfriar’s Playhouse from December 5 through December 29. While the holiday season excites children and warms the hearts of many adults, in some years for some people it is a season to be endured. The longsuffering and slightly irreverent among us can toddle over to the Blackfriars for an attitude refresher called Every Christmas Story Ever Told (And Then Some), a fast-paced romp by Michael Carleton, Jim Fitzgerald and John K. Alvarez, with original music by Will Knapp. Described as a “a tinsel-covered rollercoaster ride bursting with laughter, carols, and joy” that makes “memories to last a lifetime,” the play includes mild adult language and content and also “the Santa talk” as it careens through several dozen classic tales, lovingly lampooning every sacred holiday cow from Dickens to Dr. Seuss. Performances begin on December 4 and lurch through December 26.

Lights in the Park Churches, community organizations, and individuals bring nighttime cheer to Staunton’s Gypsy Hill Park each year, designing the popular Celebration of Holiday Lights that focuses on “strong community values all can enjoy regardless of age, background or religion.” The display is free to the public and best viewed from a car. This year’s lights may be seen seven days a week from 5:00 to 11:00 p.m. until January 1. Another great way to view the lights is to attend Caroling in the Park on December 15. This Parks and Rec event includes caroling by local choirs, hot chocolate and cookies, bonfires, photographs with Santa, and hayrides that circle the park. Cherish Every Christmas The holiday season is a time of giving thanks, and thankful people are giving people. Since its founding in 1992, the Community Foundation of the Central Blue Ridge has partnered with hundreds of local donors to offer over ten million dollars in charity in Staunton, Waynesboro, and the counties of Augusta, Nelson and Highland. The Foundation will celebrate this holiday season in downtown Staunton with Cherish Every Christmas on Saturday, December 8 from 4:00 p.m. to 8:00 p.m. The free celebration will include carriage rides through the city’s picturesque streets, an ugly Christmas sweater contest, hot chocolate, goodies, a tree lighting ceremony, a spindle tree contest for charity, and more.

Buyers from first timers to horse lovers who need property and a barn to board their favorite animals at home, are great candidates for the perfect rural property as are buyers who want to raise chickens and cattle. He purchased a home near the Greene and Madison County border and does a daily commute to Fredericksburg for work before coming home to his welcoming country retreat at the end of the day. Others (especially buyers from crowded areas like Northern Virginia) love the luxury of rural privacy. Many
can sell a modest home in the big city and easily afford a home on acreage with great views that is big enough for them to enjoy long walks without ever leaving their property. Entrepreneurial types may head out of town to grow vegetables for local restaurants or to sell at a farmers market, start a horse boarding business, raise dogs or grow grapes, apples, peaches and pumpkins. Breweries, wineries, distilleries and cideries appeal to rural entrepreneurs as well. Take a drive down Route 151 through Nelson County and sample a growing number of examples. Agrotourism is an important way people earn incomes when they move out to the country observes Sharon Merrick with Roy Wheeler Realty, whose business often takes her to Louisa County. These opportunities could include anything from winery or brewery tours and tastings, to pick- your-own apples and pumpkins, to wedding venues or even maintaining a cute little cottage available for Airbnb stays.
She described some recent tourists— attorneys and UVA grads now living in Northern Virginia and D.C.—who wanted to do the Louisa area vineyards in style. They stayed in a local B & B and rented a limo for their tour. Second home buyers longing for a private place where they can de-stress from traffic, jobs and the congestion of urban living on long weekends are another big part of the country property market. Some buy with the intention of enjoying the country lifestyle permanently after they retire. Beroza referenced some clients—describing them as “typical”— who sold their family home and bought a Madison County property along with a condo in town. Now they spend four days a week in the country and plan to move there permanently after retiring. And then there are the families who are not ready or able to buy a home, but are still eager to move further out. There are enough of them that demand for rental properties is high in places like Madison County says Patti Lillard with Montague Miller & Co. - Madison.
