What’s Happening Around Town? St. Anne’s-Belfield School Hosting February 16 Girls’ Geek Day for Area Elementary School Girls St. Anne’s-Belfield School will host a Girls’ Geek Day for area elementary school girls on Saturday, February 16. Students are invited to join this free community event designed to spark girls’ interests in technology and computing, and will be able to access fun, collaborative, hands-on investigations into topics ranging from robotics to engineering to mathematics and more. The first Girls’ Geek Day was held in 2013, the creation of Albemarle County Schools teacher Paula White. Today, White and Kim Wilkens, St. Anne’s-Belfield School computer science coordinator and founder of local non-profit Tech-Girls, work together with community organizations and volunteers to hold and support monthly events during the school year. An average of 60 students routinely attend Girls’ Geek Days, with events held in various local schools. To register for the February 16 event, please visit www.tech-girls.org. Students in Grade 3 or below must have a parent with them during the event. St. Anne’s-Belfield School is a co-educational preschool through grade twelve day school of nearly 900 students and more than 150 faculty and staff, with a boarding program in grades nine through twelve. Virginia Humanities Announces Fifteen New Grants Virginia Humanities announces $79,700 in recent grants to fifteen nonprofit organizations in support of public humanities programs for audiences throughout the Commonwealth and beyond. The Virginia Humanities Grant Program responds directly to the interests and concerns of local communities across Virginia. Since 1974, Virginia Humanities has awarded more than 4,000 grants, creating opportunities for Virginians to share their stories,
explore what makes us each unique, and connect through what we have in common. “From Pulaski County in Southwest Virginia to Warsaw in the Northern Neck, these grants reach across the Commonwealth to support organizations that are doing important work,” said Matthew Gibson, Virginia Humanities executive director. “Fostering a shared understanding of Virginia’s history and culture is central to our mission, and the projects included in this grant cycle will do just that.” Virginia Humanities grant projects reach an estimated annual audience of 1.5 million, with an average 4:1 dollar match. As a result of Virginia Humanities grant funding, educational and cultural organizations across the state have harnessed the power of the humanities to address important contemporary issues and enrich the lives of all Virginians. The following organizations received grants from Virginia Humanities between July 1, 2018 and January 31, 2019: American Civil War Museum (Richmond): $9,000 An exhibit and related public programs exploring the roles that Jefferson Davis, his family, and the Confederate Museum (later the Museum of the Confederacy) played in developing the “Lost Cause” narrative after the Civil War. Bower Center for the Arts (Bedford): $7,000 An exhibit and related public programs to be held in June 2019, honoring the story of the 22 “Bedford Boys” who died on June 6, 1944 as part of the D-Day invasion. Catticus Corporation (Farmville project focus): $9,000 Research and early-stage script development for a documentary film on the response of white Southerners, particularly in Virginia, to the Supreme Court’s 1954 desegregation mandate. Danville Museum of Fine Arts and History (Danville): $3,000 Planning for an exhibit and series of related programs on the life and achievements of Camilla Williams, a Danville native who was the first African
George Mason University (Fairfax): $9,000 Development of a website that tells the story of the “lost segment” of the Appalachian Trail through Southern Virginia and the social and economic impact that the re-routing of the Trail had on Virginia communities. Longwood University (Farmville): $2,200 Publication and distribution of original writings by American military veterans and their families, exploring the effects of combat and the experience of military service generally. Menokin Foundation (Warsaw): $5,000 Research focusing on the lives of individuals who were enslaved at Menokin Plantation in Richmond County. New York Women in Film and Television (Alexandria): $7,500 A half-hour documentary film exploring the history and stories of African American life in Alexandria as seen through the eyes and creative work of two local artists who build miniature dioramas depicting scenes from daily life in city neighborhoods. Northampton Historic Preservation Society (Eastville): $3,000 Production of a documentary video on the social history of the 1914 Jail in Northampton County on Virginia’s Eastern Shore, followed by a public “premiere” screening/discussion of the finished film. Prince William Public Library System (Prince William): $1,000 Publication of a study/discussion guide (print and on-line versions) to be used in conjunction with public screenings of the documentary film “An Outrage” which explores the history and legacies of lynching in the American South. Prio Bangla, Inc. (Arlington): $3,000 An interpretive publication to complement the seventh annual Prio Bangla Festival in Arlington, designed to showcase the cultural diversity of
Virginia Chamber Orchestra (Alexandria): $5,000 A print publication, interpretive performance, video, classroom resources, and series of public screenings and discussion programs exploring music in the life of President Dwight D. Eisenhower. Western Tidewater Virginia Heritage (Suffolk); $3,000 An hour-long documentary film on the history of peanut cultivation in the region of Virginia known as Western Tidewater; and on the role that peanuts have played in the history, culture, economy, and daily life of the region. YMCA of Pulaski County (Pulaski): $10,000 A research and oral history project focusing on the history of the Calfee Training School in Pulaski County, one of many such schools that provided education for African American children during segregation, and the site of a landmark legal challenge under the doctrine of “separate but equal.” About Virginia Humanities Grants: The Open Grant Program welcomes proposals on a wide range of subjects, for projects in any format, with awards up to $10,000. Deadlines are April 15th and October 15th. Draft proposals are strongly encouraged. The Discretionary Grant Program provides smaller grants of up to $3,000. Buyers: Now is the Time Agents are cautiously optimistic about the rural property market including raw land, farms and both contemporary and historic estates. Most agree it is still a buyers’ market and encourage serious purchasers to come and be impressed by what is available. Justin Wiley with Wiley Real Estate - Orange describes a slowly improving rural property market compared to a year ago, though it has not enjoyed the kind of activity we have experienced in residential property, he adds. “The buyers are out there,” he says. He looks forward to a good spring market believing recent cold and snow have discouraged purchasers from getting out and walking property lines. There has been some promising activity in the over $1 million price range, he notes. His company helped facilitate the sale of two historic properties in 2018, Mt Athos, and Marsh Run Farm, both in Orange County. In early March, another of his clients will close on an historic estate in Keswick. Jim Faulconer with McLean Faulconer, Inc. describes a soft market, which makes for great opportunities for buyers. He notes that properties in the under $1 million price point are selling. “We have seen some good activity in small farms in the $400 to $700 thousand range with quick sales when the properties were priced right,” agrees John Ince, Associate Broker with Wiley Real Estate - Orange, who just bought a small farm in Somerset in Orange County. “Buyer activity has been strong in the County when value and quality are both evident,” he adds. Often high end rural properties are dedicated to specific uses, says Jane Fogleman with Roy Wheeler Realty, Co., which means they aren’t suitable for everyone in a particular price range. Horse owners have needs different from a buyer who wants an historic home, or a place that can be rented through Airbnb or serve as a wedding venue. She adds that if a property is priced right and represented accurately to a particular type of purchaser, it will sell. She cites a “classy property” that featured an historic home, gorgeous views and was perfect for a horse owner. It was in “impeccable shape,” she said, and sold for $8 million dollars before it ever officially came on the market. Farm and estate buyers have a “tremendous opportunity” to buy in today’s market, Matheson says. He adds that in some cases, the buyers need to be willing to make improvements when
the property is not a perfect match to what they want.
What Buyers Want “Proximity to town is huge,” Matheson said. There are some “great pieces of land” that are more than 20 minutes from town that buyers are reluctant to purchase because of their location. For example, a beautiful farm in Somerset may not work for a family with jobs in downtown Charlottesville. Ince agrees stating that properties within 20 minutes of town are “golden.” On the other hand, the hot real estate market of recent years has had a noticeable impact on inventories of homes for sale pushing up prices in both Charlottesville and Albemarle. One result is people choosing to buy homes that are further from town. In his recent analysis of CAAR’s (Charlottesville Area Association of REALTORS®) 2018 year-end market report, Michael Guthrie, CEO and Principal Broker at Roy Wheeler Realty, Co. notes the increase in numbers of homes sold in rural counties. He believes this means “buyers are traveling out a bit to get more home for what they are willing to pay. The significant reduction in gas prices may be playing a role in that decision as well.” And these buyers may be surprised at what they find when they arrive, Matheson says. Often newcomers who finally make the break from town wonder why it took them so long to make the move.
Rural Property Buyers Matheson describes country buyers as people who love the outdoors. Some want a place where they can keep livestock and most want to have a dog or two and some cats or chickens. They like the idea of enjoying the star-lit skies while walking on their own property at night. Or they want to sit on their deck in their pajamas in the early morning as the sun comes up. Others look forward to inviting friends to join them around a bonfire on a chilly evening. “It’s a different pace of life,” Matheson says, and one with a lot of appeal. At the same time, a large property requires serious upkeep, Fogleman says. A preference for rural living is in part “generational,” she notes, and younger buyers (those under age 55) don’t have the patience for responsibilities like, mowing, looking after animals or keeping up with fencing. There are exceptions, of course, including Fogleman’s young clients with little children who love living on their property near Scottsville on several hundred acres. Matheson has noted a similar generational trend stating that Millennials are not well represented in the farm and estate market. On the other hand, he has clients in their forties who have had it with urban living and are ready to get out of town. A couple from New York is looking in the $2.5+ million range, he says, adding they are not farmers but want to accommodate horses or cattle.
Ultimately, farm and estate buyers come for a way of life, Fogleman notes. They are attracted by a lifestyle that local families, who have loved and cared for the land for generations, have helped make possible today. And it is the continuing labor of these families—and the newcomers who join them—that maintains a landscape others can enjoy whether they are landowners, or just feel inspired by the beautiful scenery as they drive through the area.
Estate Owners and Rural Entrepreneurs While frequently lumped together, farms and estates are really two separate markets and they attract a different kind of buyer. Estates are properties that have larger homes, either contemporary or historic. Some estate buyers want raw land where they can build a contemporary house to their exact specs, taking advantage of current green building practices and functional, up-to-date floor plans. These contemporary estates may not resemble their historic cousins. Faulconer sees a trend away from the more conventional “manor home.” He has clients from DC in search of the perfect place to build an existing home where they plan to live while designing and building their dream home. Buyers may also purchase an existing estate, tear it down and start over, Fogleman says, citing two recent instances. She also notes cases of existing estate properties that were purchased for

renovation. One of these that needed serious work came with 400+ acres and sold for $2.9 million. Other buyers like the romance of living in an historic home, Wiley said. These are people who love features such as established trees, traditional wood work, or heart of pine floors. And sometimes what attracts them is being part of history by living where a notable event happened.
Farms, on the other hand, have income producing potential, Wiley says. Owners may actively seek to make money in some kind of venture, although not necessarily a living. For some, an activity like owning and raising cattle may be “a life-long dream,” that becomes a hobby in retirement. One current trend is agri-tourism that provides lots of opportunities, Matheson observes.
Wedding and event venues are “huge,” he continues, citing Castle Hill, an historic estate that is home to a ciderie featuring events including weddings. Another example is Chisholm Vineyards at Adventure Farm. Available for private meetings and parties, it also has a tasting room, and features events with live music and food trucks.
Large farms and estates lend themselves to conservation easements, legally binding agreements that continue at the sale or inheritance of the property. Their purpose is to conserve the land and protect resources such as migration routes or sources of water. “Virginia’s Piedmont often attracts aspiring land owners who have conservation and land stewardship in mind,” Ince said. “Conservation Easements (that restrict, by right, development) are a well used tool to preserve undeveloped land while providing incentives to land owners at tax time.” A native of Albemarle, Fogleman believes conservation easements are “incredibly important, [because they] preserve the physical look, the ambiance and the quality of life in Albemarle County.” She references John Birdsall, known for saving thousands of acres of the prettiest land with easements. Why You Should Always Use a
LOCAL LENDER For Your Mortgage Loan

IF IT’S TIME TO BUY A HOME your first thought will be to go to your favorite search engine for information about the process, especially if this is your first house or if it’s been awhile since you bought your last one. When you do so, you will learn a lot about interest rates and programs and you may be tempted to get a mortgage through an online source. While this may seem quick and easy, when you’re ready to get serious, it’s critical to choose a local lender.
Smoother Contract Negotiations When you contact your lender, they will request info about your finances, run a credit report and, if you are a good candidate for a loan, will say so in a pre-qualification letter. When you find a house you love and submit an offer to the seller, your REALTOR® will include a copy of the letter to prove you are a serious candidate and can qualify for a mortgage. No seller wants to put a sold sign out front unless they have confidence the buyer can obtain a mortgage. Having a pre-qualification letter from a local lender their agent can vouch for, goes a long way to convincing the sellers to accept your offer.
