NEWS & VIEWS Local Real Estate Related News Regional Housing Partnership Presents Inaugural “Opening the Door” Regional Housing and Homelessness Summit The Regional Housing Partnership (RHP) of the Thomas Jefferson Planning District Commission (TJPDC) is proud to present the inaugural “Opening the Door” Regional Housing and Homelessness Summit, which will be held from 8:30 a.m.– 3:20 p.m. on Friday, April 19, 2019 at the Omni Charlottesville Hotel.

e say spring is in the air, but really it’s poking up out of the ground. All those folks walking around with heads down this time of year aren’t depressed, they’re spellbound—entranced and uplifted by the wonder and beauty of nature’s budding bounty. Also, they’re plotting and planning, already dreaming of next year’s gardens. April in Virginia is a gardener’s delight, and half the pleasure is in showing and sharing, displaying one’s plantings to friends and passersby, discussing what bloomed and what didn’t, where it all came from, and how it would look even better if the perennials from Aunt Frances were just moved a few feet south and the bushes trimmed back. A gardener’s work is never done, and true gardeners are secretly happy that’s so. The women of the Garden Club of Virginia have been plotting and planting and proudly displaying for 90 years now, since Virginia’s first Historic Garden Week in 1929, and they’re ready with their annual spring show, an eight-day statewide event giving visitors a once-a-year opportunity to see extraordinary gardens at their springtime peak, along with exquisite homes decorated with over 2,300 flower arrangements created by Garden Club of Virginia members. “Virginia is especially beautiful during Historic Garden Week,” says Jean Gilpin, President of the Garden Club of Virginia. “For eight days at the end of April and early May, visitors from all over the world will tour beautiful homes and gardens and enjoy all Virginia has to offer. Every year the properties opened and the tours offered are different, making each year a unique experience.” The 2019 event comprises 31 tours, and is organized and hosted by 47 member clubs. Approximately 200 private homes, gardens and historic places will be open. Hosted as always by the Rivanna Garden Club, the Charlottesville Garden Club, and Albemarle Garden Club, this year’s Albemarle County self-guided tour will take place on Sunday, April 28 from 10:00 a.m. to 4:00 p.m. Tours of the University of Virginia’s Pavilion Gardens will be given on Monday, April 29 at 10:00 a.m. and 1:00 p.m., starting on the steps of the Rotunda facing the Lawn. All five homes on this year’s main tour are located in the Ivy area. Friend and Walter Home The second “In Harmony with Nature” property, the Friend and Walter Home, features a country cottage set on 3.5 acres of natural woods, with informal gardens abutting a nature preserve. The main home was constructed in 2000 using a Southern Living house plan. One of the owners, a self-described “compulsive designer/builder,” made rock and stone pathways that meander through a gate to a fire pit surrounded by Adirondack chairs,

The owners reside in a circa 1926 cottage of a style they call “Early America meets Restrained English Cottage.” Three major renovations, including the insertion of rustic beams for the living room, kitchen, family room and master bedroom, have transformed the original 1,200 square foot home. Additional floors were added in 2012, tripling the square footage, which was enhanced with reclaimed heart pine floors, custom trim, fireplace mantels and matching beams. The exterior features stucco siding below deep roof eaves and exposed rafters, a red tin roof and faux gable vents resembling birdhouses. Copper chimney pots add Old World character.

Even the paths were built with stones and concrete collected from other places.” Once inside a large iron gate, visitors will see hundreds of spring flowers beneath mature shrubs and trees. At the house, everything from the exterior paint color to the interior décor reflects “the geographic and cultural influences of this family.” Among the 19th century collectibles are antique clocks by

West Pavilion gardens were restored between 1947 and 1953. East Lawn gardens were restored between 1960 and 1965. Research on the history of the gardens is currently underway, and work in the gardens continues to be supported by the Garden Club of Virginia. Floral arrangements created by the Dogwood Garden Club and the Keswick Garden Club may be seen in the UVA Pavilion homes.
Garden Club History Since its founding in 1920 the Garden Club of Virginia has grown from eight clubs to forty-seven, with over 3,300 members—and nationwide influence. Just as Virginia is the “Mother of
Presidents,” Historic Garden Week, as the oldest and largest house and garden tour in the nation, is right to call itself the “Mother of House and Garden Tours.” And it’s a tour with a purpose. In 1927 the first Garden Club of Virginia flower show raised $7,000 to save trees planted by Thomas Jefferson at Monticello. The first tours, known as “pilgrimages,” took place two years later, and tour proceeds have funded the restoration and preservation of important Virginia landscapes ever since. To date nearly 50 projects have been completed. Local gardeners have been part of this event since the beginning. “Our hundred year-old Club was right there at the forefront of Historic Garden Week,” says longtime club historian Mary Pollock of Albemarle Garden Club, founded in 1920, and a co-sponsor of the Albemarle-Charlottesville tour. “At a Garden Club of Virginia luncheon on May 18, 1928, our club members at the head table came up with the idea of instituting Historic Garden Week as the means to pay for their first restoration, Kenmore in Fredericksburg. “Historic Garden Week funds are still used today partly to fund the extraordinary work done by the Garden Club of Virginia in the preservation and restoration of historic and beautiful Virginia homes and gardens.” In December of 1929 the Garden Club of Virginia established Historic Garden Week, and began that first restoration. That same year, the Garden Club of Virginia joined with the Izaak Walton League and the Virginia Academy of Science to encourage the General Assembly to establish State Parks in Virginia. (The
Commonwealth would officially create its first six state parks in 1936). “Historic Garden Week is unprecedented as a fundraiser that underwrites restoration projects and supports our centennial project with the state parks,” Gilpin says. With 40 active restoration sites and 24 grants to Virginia’s parks in the past three years, the work of the Garden Club of Virginia has broad and significant statewide impact. “Much more than a benefit, Historic Garden Week is a beloved springtime tradition—for both our members and for the nearly 24,000 people that attend,” Stephie Broadwater, the event’s State Chair says. “This enduring legacy brings our membership together towards a common goal,” Gilpin adds. “Historic Garden Week would not be possible without the hard work of our 3,300 members.”
How to Tour This year’s tour homes are accessible by shuttle buses only. The buses will depart from the Greencroft Club just off Rt. 250 at 575 Rodes Drive in Ivy. Parking at or near the tour route is not permitted. Tickets may be purchased on the day of the tour at the Greencroft Club for $50, or purchased in advance for $40 at albemarle-charlottesville@ vagardenweek.org. In a tent at the Greencroft Club visitors will find representatives of several plant societies, local boutique vendors, and experts on trees and landscaping. Installing pendant lights in place of recessed-can lighting makes for a surprisingly dramatic change. Pendant lights come in all sorts of styles from Colonial to industrial to rustic and more. This sort of lighting also makes your kitchen more inviting as an entertainment area, so consider a dimmer switch. Replacing overhead fluorescent fixtures is a sure way to provide a more contemporary look. Installing under-cabinet lighting is another quick modernization that brightens work areas. (Why didn’t I do this before?) Some kitchens even lend themselves to chandeliers. We’re not talking cut-crystal here, but a multi-light fixture that’s industrial or whimsical and makes an artful statement.

Improve the Lighting
A thorough floor cleaning can make a definite difference. If your floor is wood, hire someone to power sand it—or rent a machine yourself. You’ll be surprised how this will lighten the floor and remove those stains where the kids spilled that bottle of ink, the dishwasher flooded or where the dog was, well, being a dog. Scrub your tile floor, replace any broken tiles and freshen the grout. If your laminate floor is damaged, conceal problems with a striking area rug or two chosen to enhance your color scheme. New cabinet fixtures can also make a nice difference. These days, many people opt for open shelving which can often be economically created by the removal of cabinet doors, but this is a good idea only for the tidy. In the past, backsplashes were often simply painted or covered with linoleum. (Remember linoleum?) Now, “subway” tile is a popular choice, coming in many colors and styles including faux brick or marble. If you have kitchen windows, replacing your old window treatment with something fresh requires very little DIY effort. Even something as simple as replacing a dated kitchen faucet with a new one makes a difference. The nice part of all these little tweaks is that they are kind to your budget. Whether you update in one crazy week or work at the project slowly over a period of months, modest updates in your kitchen can provide some real bang for your buck. n

Remodeling magazine’s annual analysis shows that a mid-range or upscale kitchen do-over yields an estimated return of less than 60 percent of the investment when the house is sold. In other words, while an upgraded kitchen definitely gives your home an edge compared to others on the market, you should carefully consider the best way to invest your dollars. If you plan to be in your place long-term, your own enjoyment of an improved kitchen may be the deciding factor for major changes. Key points are to do your research, plan wisely, and work in stages if that’s what the budget allows. Visit model homes, home improvement stores, and websites to check out the latest styles and find what you love.

At the same time, it’s good to know there are relatively inexpensive ways to really smarten up your kitchen, especially with some economical cosmetic changes. Often these are projects that do-it-yourselfers can handle easily.
Get Out the Paint Brush Fresh paint is a good place to start, but it’s important to find the right color and it’s very difficult to judge that from those little two-inch-square samples. One couple used a paint square which seemed a perfect match to the pattern in an area carpet, but after painting a section of the adjacent wall, discovered the color was entirely wrong. They’d have done well to purchase a small can of their chosen paint from the dealer as a sample. For a low price, most dealers will prepare an exact
sample that can cover a large enough space—perhaps a sheet of poster board from an office supply store—to truly evaluate the color both by day and under artificial light. Choose your favorite color or go trendy with a “color of the year.” A quick sortie on the internet shows that paint manufacturers’ marketing departments have been busy with names for The Colors for 2019. They include such creative monikers as Hot Coral, Optimistic Yellow, Electric Citrus, Dusty Blush, and (our favorite) Mindful Gray Undertones. Once you’ve settled on your hue, you can repaint the walls, the ceiling, and some or all of the cabinetry, either as a monochrome, which seems to expand space, or with coordinated colors for more impact. Simply painting one accent wall can make a remarkable difference. One family used “chalkboard” paint turning one wall into Message Central and a place to say Happy Birthday.
