I first became a believer in reverse mortgages almost 20 years ago...
(before I was in the industry) when my parents first considered doing a reverse mortgage themselves. My Mom asked me to help her do some research and that’s what started me on my path of wanting to eventually be the expert on the subject. It’s amazing to me today that I still hear the same false rumors from people sometimes that I heard two decades ago. The mortgage company does not take title to your home and yes the heirs still inherit the home upon the borrower’s passing. Those are the two most misunderstood topics. And yes the money you receive is not income so it is not taxed as some people think. Also, Medicare and Social Security are not effected by the proceeds that you receive from a reverse mortgage. And yes it’s true that you are not required to ever make a payment for as long as you live in the home. I am very patient when I speak to clients and take my time explaining everything face to face with absolutely no pressure to move forward because I remember how much my parents appreciated it when the person that they worked with showed them the same respect. I have never experienced the Sunday night blues of knowing that you are going back to work the next day as some people talk about. My job is a career that I never plan on retiring from because I genuinely enjoy working with my clients and seeing how their lives are benefitting from eliminating debt and by opening up a line of credit that can be used to help them for the rest of their lives. Every client’s story is a little bit different but they are all hoping to achieve a better life and I enjoy being a small part in that story.

A library volunteer himself, Dozier proposed a Quest to create Little Free Libraries when he began to think of ways to ensure that his fellow Charlottesville residents would always have access to reading material. “A Little Free Library is similar to the ‘take a penny, leave a penny’ concept,” he explained. “The goal of the Little Free Library is to make it easy for all families to own books and to spread a love of reading.” One of the libraries, which turned out to be twice the size of students’ original plans, will be donated to the Virginia Discovery Museum on May 23. The second library, built on a metal frame that allows access for those using wheelchairs, will be donated to Bennett’s Village with the hope that it will be included in the plans for a multigenerational, all-abilities playground in Charlottesville. Named for Bennett McClurken-Gibney, a local boy who lived with Spinal Muscular Atrophy type I, Bennett’s Village is an organization dedicated to making the world a more inclusive place for all to play. According to the organization’s website, Charlottesville City Council has agreed to enter into a partnership with Bennett’s Village, designating Pen Park as the future site of the all-abilities playground. Taemane Pua’auli ‘23 joined the Quest after hearing Bennett’s story from Learning Village Librarian Sarah FitzHenry. “During the summer I’ll be helping Bennett’s Village, and I’m going to be really happy that it’s happening, and that our little library will be a part of it,” she said. Quest students raised more than a thousand dollars for Bennett’s Village through “Change Challenges,” and collected close to 200 books to stock the Little Free Libraries once they arrive in their new homes. St. Anne’s-Belfield School is a co-educational, preschool through grade 12, day school of nearly 900 students and more than 150 faculty and staff, with a boarding program in grades 9 through 12. The website Niche, which ranks schools nationwide, rates the Madison system above average, with an A- grade for academics and a B+ grade for teachers. And this month students at the high school held a car wash and bake sale to raise money to send qualifying members of the forensics team to Dallas and Milwaukee where they will compete nationally against other high schools. Julie Holbrook, with Roy Wheeler Realty Co., a Madison County resident for over 30 years, describes the schools as a place with a high level of parental involvement supported by other Madison residents who often come out and cheer for the home team at local sporting events.
Lots to Do Madison County has “several faces that appeal to nearly every personality,” explains John Ince with Wiley Real Estate. One option is the recreational opportunities available in public lands in the Shenandoah National Park (32,000 acres of which are within Madison’s borders) and the George Washington National Forest such as hiking camping and fishing.
The area attracts visitors who love the challenge of hikes like Old Rag Mountain with one of the area’s most popular and demanding climbs. Or they can visit Whiteoak Canyon best known for its old growth forests, six spectacular waterfalls ranging from 35 to 86 feet in height (with swimming holes at the base of each) and hiking trails from easy to strenuous. People who love to fish will find much to like in Madison where every year trout streams are stocked by the Department of Game and Inland Fisheries. For the more adventurous, there are many smaller streams with native trout. Horse lovers are welcome in the National Park as well, where they will find “some of the best trail riding in the country with hundreds of miles of well-maintained horse trails,” Ince says. Very soon visitors can stay at Shenandoah Hills RV Resort and Cottages (formerly Shenandoah Hills Campground), a private facility recently purchased and currently under construction, says Tracey Gardner, Madison’s Economic Development and Tourism Director. The new owners have added “many new sites, a luxurious pool and Community Center,” she adds. Or County visitors can enjoy the town of Madison, “an unspoiled slice

Agents and their buyers are frustrated by the limited housing inventory that has characterized this market for the last two years. Despite this, “sales are trending up,” McHaney says. He describes two main markets, first time buyers and what he calls DC people, the latter primarily a second home market, which is “always active.” These folks like Madison because they can drive for under two hours and be in the mountains away from the hustle and bustle of city life. For some, if their destination is in the northern part of the County like Etlan, Syria or Nethers, the drive is just over an hour. Many County buyers are people with jobs in Charlottesville and Albemarle, such as NGIC people attracted by affordable prices and privacy. For these buyers Madison offers “the best of both worlds,” McHaney says. They can live near their job and have a nice place where they can relax and decompress on weekends. People commuting to jobs are more likely to locate near Route 29 while many second home buyers prefer areas to the west where the views are especially spectacular. Some want just a cabin for weekend and vacation use, while others buy something more substantial as part of their transition to retirement. While the area only has one “true” subdivision, McHaney is happy to see a growing number of builders putting up custom homes on individual lots that are both good quality and affordable. Broyles agrees noting that the new homes sell quickly. “It is the quality
and price that determine the sale,” he notes. The median home sales price in Madison is $283,500, Lillard reports, up a bit from last year. And a recent report from Greater Piedmont REALTORS® states that sales are up 12 percent compared to a year ago, she adds. The biggest demand is for homes in the under $250 thousand price range, and those listings will sell quickly, Lillard says. Those on the market for $300 thousand and higher often take longer to sell. In a good sign for the Madison market, several of Lillard’s recent listings received offers (sometimes more than one) within the first week of going on the market. Last year she had several full-price and better offers. In one instance, a farmhouse she listed for $169 thousand received two competing offers for $184 thousand. If beautiful views, privacy and an active country lifestyle are what you want, ask your agent about Madison County. Then get pre-qualified and be prepared to act quickly as there is sure to be competition. After you move in, sit back and relax knowing that your property will remain rural and free of development. n

It’s amazing to me today that I still hear the same false rumors from people sometimes that I heard two decades ago. The mortgage company does not take title to your home and yes the heirs still inherit the home upon the borrower’s passing. Those are the two most misunderstood topics. And yes the money you receive is not income so it is not taxed as some people think. Also, Medicare and Social Security are not effected by the proceeds that you receive from a reverse mortgage. And yes it’s true that you are not required to ever make a payment for as long as you live in the home.

HEREAS, the University of Virginia Men’s Basketball team has represented the University, the City of Charlottesville, and surrounding region with great integrity, pride, and honor,” begins the City of Charlottesville’s official proclamation honoring the 2019 Virginia Cavaliers. “WHEREAS” members of the team have “volunteered countless hours in the community, been superb role models, and inspired our community to come together to show love and support to a phenomenal group of young men,” the proclamation says in part, the mayor and the City Council recognize the team for earning UVA its first national championship in men’s basketball, “and for making our city proud.” Here in Charlottesville we’re proud of the Cavaliers, and we’re proud to be sports fans. We know that besides being good fun and great exercise, sports build character by teaching values like hard work, perseverance, team spirit, and respect for rules and fellow competitors. We start becoming sports fans young around here. Teachers at one local preschool had their kids fill out a bracket during March Madness. (As it turns out, picking a team because the mascot is cute and familiar lands you in first place). Here’s a look at some of what we love.

The men play baseball, basketball, cross-country, football, golf, lacrosse, soccer, swimming and diving, tennis, track and field, and wrestling. WNBA legend Tina Thompson leads the University’s women’s basketball team. Two-time National Coach of the Year Tony Bennett came to UVA from Washington State in 2009 and revitalized the men’s basketball program with his “five pillars”—humility, passion, unity, servanthood, and thankfulness. Football coach Bronco Mendenhal led the “Cavs” to an 8-5 record in 2018 and a win over South Carolina in the Belk Bowl. They kick off their 2019 season on August 31 at Pittsburgh, then host William & Mary on September 6. Recreational Sports While the Cavs keep us all talking, we love to get out and compete ourselves, and we have the leagues to do it in. When we’re not rooting, we’re playing. The adult sports league formerly called Charlottesville Sports and Social Club and now just simply C’Ville Social is the brainchild of Chad Day, who moved here from Northern Virginia in 2006. Like many a newcomer, Day had a hard time meeting people at first. Like the professional problem-solver (computer programmer) he is, he came up with a solution—a sports league. Today the club’s 7,000 members stay active, have fun, meet new friends, or bond with old ones over basketball, bowling, flip cup, cornhole, kickball, volleyball (indoor, grass, and sand), softball, soccer and flag football.
“We’re happy to provide an outlet for recreational players to go out and get active,” Day says. “People are really friendly; you just need that icebreaker. Being on a sports team with 10 or 15 other people is a great way to start.” The Charlottesville Men’s Adult Baseball League (CMABL) fields five teams on nine fields. The league strives to promote “camaraderie, competition, fair play, fun, recreation, respect, and good sportsmanship among players, managers, teams, spectators and umpires.” David and Ellen King moved to Virginia from Houston in 1995, looking for a farm with 12 flat acres. Today their farm in Crozet is home to King Family Vineyards, but those 12 acres are a polo field, site of the annual Roseland Polo season. Field and weather conditions permitting, matches are held each Sunday at 1:00 p.m. from Memorial Day Weekend through early October.
Kids and teens don’t stand on the sidelines—they have many options of their own. Fairview Swim and Tennis Club sits on eight acres adjacent to the Belvedere neighborhood. Club facilities include a six-lane, 25-meter pool with a diving well, a toddler pool, a wading pool, two one-meter diving boards, four hard-surface, lighted tennis courts, a tennis backboard, a basketball court, and a sand volleyball court. Members can relax in lounge chairs or at picnic tables. The Club offers swimming and tennis lessons, maintains adult and junior tennis programs and a junior swim team, and sponsors social activities throughout the year. The Jefferson Swim League (JSL) sponsors 18 children’s swim teams, some of which are open to the general public.
