CAAR REAL ESTATE WEEKLY

NEWS & VIEWS Local Real Estate News Bike & Build Team Volunteers with Habitat for Humanity Team of Young Cyclists Bike Across U.S. to Benefit Affordable Housing Bike & Build is a national nonprofit raising money and awareness for affordable housing. Recently Bike & Build’s Central United States team pedaled into Charlottesville where members helped build affordable homes with Habitat for Humanity of Greater Charlottesville at the Harmony Ridge neighborhood and volunteered at The Habitat Store on Harris Street. Other members volunteered with Albemarle Housing Improvement (AHIP) and The Haven. The Bike & Build team is made up of 32 teammates from ages 18-26.

“We’re so excited to have a Bike & Build team ride through Charlottesville and be able to work with Habitat,” says Kim Purdy, Community Engagement Program Manager at Habitat for Humanity who is also an alum of Bike & Build. “Having pedaled across the country with Bike & Build, I know how impactful it can be to see so many communities back-to-back. This trip presents a unique opportunity to learn more about the spectrum of affordable housing needs in our nation while also allowing riders to build community relationships. We’re excited to share our approach to building mixed-income developments here in Charlottesville and how our Habitat Store benefits the local community.” The journey began on May 29, when the team reported to Yorktown, Va. Over the following 11 weeks, the Central U.S. team will pedal an average of 66 miles

per day to Portland, Ore. and the Pacific Ocean, arriving on August 12. Along the way, riders will participate in volunteer build days with affordable housing organizations like Habitat for Humanity of Greater Charlottesville, Rebuilding Together, and small local housing nonprofits to help build affordable homes for families. Riders will build in Charlottesville, Evansville, Missoula, and Portland and other towns in addition to participating in Affordable Housing Days featuring activities and discussions with guest speakers. They will also advocate for the need for affordable homes for all Americans in the many host communities and pass-through towns along the way. Prior to the trip, each member of the team raised at least $5,000 and spent at least 15 hours volunteering on a build site with a local affordable housing organization. Much of the money is then donated to affordable housing organizations; since 2003 Bike & Build has donated $6.6 million to affordable housing organizations nationwide. “We are deeply proud of our riders, they are so committed to the affordable housing cause that they are willing to raise much-needed funds and spend over two months biking across the country,” said Lily Goldberg, Director of Outreach. “Bike & Build provides the opportunity, but it is the riders who make the lasting impact in so many communities.” The Central U.S. route is one of three cross-country trips Bike & Build offers each summer. Approximately 180 18-to29-year-old riders will see and experience first-hand the affordable housing need in this country. In addition to volunteering with construction efforts at affordable housing sites, riders also meet with local officials and community members to discuss affordable housing. Riders will sleep in local churches, community centers, and schools, and will rely on the generosity of hundreds of community members for food, showers, and other necessities. When the trip is complete, many Bike & Builders have continued their commitment to service through their careers or further volunteering. About Habitat: Habitat for Humanity of Greater Charlottesville brings people together to build and rebuild homes and communities while catalyzing new pathways to safe, decent af-

fordable housing. Our work has evolved from building one house at a time to developing vibrant, sustainable, mixed-income communities, where hardworking local families can achieve their dreams of homeownership. Since our founding in 1991, we have built 200 new homes and safely housed 2,000 neighbors, thanks to the commitment and dedication of our thousands of volunteers and supporters. About Bike & Build: Based in Philadelphia, Bike & Build is a non-profit organization that encourages young adults to address the country’s affordable housing crisis through organized bicycle trips. Trip participants support the affordable housing cause by fundraising and building efforts. Since its founding in 2003, Bike & Build has motivated over 3,500 young adult volunteers and contributed over $6.6 million and 336,000 volunteer hours to housing groups such as Habitat for Humanity and Rebuilding Together to fund projects in the United States. For more information, visit www.bikeandbuild.org or call (267) 331-8488.

What’s Happening Around Town?

Hope’s Legacy Equine Rescue, Inc. is a 501(c)(3) nonprofit organization that has been operating in central Virginia since 2008. The organization takes in all breeds of horses, donkeys, ponies, mules, and miniature horses from throughout Virginia. In the past 11 years Hope’s Legacy has rescued over 241 equines, rehabilitated them with food, medicine and training, and found new, loving, and well-matched homes for most. The need for equine rescue continues to increase. For that reason, Hope’s Legacy has an ongoing $1 million Capital Campaign to build Castle Rock Farm, their permanent facility, in southern Albemarle county. “We’d like to thank the Equus Foundation for including Hope’s Legacy as a Guardian member of the Equine Welfare Network,” says Ms. Proulx. “We’d also like to recognize that it’s through the hard work of our volunteers and support of our donors that we are able to continue the mission of Hope’s Legacy.” Contact: Maya Proulx, Executive Director, 434-531-5688,hopeslegacy@ hotmail.com; or Rosi Beachy, Director of Development, 434-989-2949, development@hopeslegacy.com.

Fluvanna SPCA Celebrates 30 Years with an Evening of Fur-Raising Fun

Hope’s Legacy Equine Rescue Awarded Guardian status by the Equus Foundation “The process to apply for Guardian status is extremely rigorous,” said Maya Proulx, Executive Director of Hope’s Legacy. “But the end result is greater transparency to our donors and people outside our daily operations, which is a terrific thing.” The Guardians program recognizes organizations that demonstrate a commitment to public transparency by their willingness to publish and share extensive data about their programs, horse care practices, and governance. The Equus Foundation, a national organization founded in New York in 2002, is dedicated to protecting America’s horses and strengthening the bond between horses and people. They established the Equine Welfare Network, which consists of over 1,000 U.S. equine organizations united by their commitment to horse welfare. At the close of the Foundation’s 2018 fiscal year, only 153 of the 1,000 organizations involved were approved as Guardians.

On Friday, June 21, 2019 from 6:30 – 9:00 p.m., The Fluvanna SPCA will hold its Fur-Raising Fun summer fundraiser and is asking the community to join the fun. This event will celebrate not only the organization’s 30th anniversary, but also 20 years in its current facility. “It’s a great thing to be able to celebrate,” said Board of Directors member Kate Urry. “We wanted the community members who have helped us get here to be able to share the moment.” The event will be held at Cunningham Creek Winery in Palmyra. This family friendly evening will feature music by BiG, door prizes, and raffle items. Food will be available from Mouth Wide Open Food Truck & Catering. Tickets are $20 and include a glass of wine, 3 door prize tickets, access to the raffle, and light refreshments. Tickets for guests under 21 years of age are available for $10, and children 2 and under are free. Tickets will be available at the door, and advance tickets can be purchased at the Fluvanna SPCA or at Happy Tails outside of Lake Monticello. The FSPCA is a nonprofit group that shelters and cares for lost, abandoned, and neglected homeless cats and dogs in Fluvanna County, VA through our no-kill mission. We also proudly serve as the Public Animal Shelter for the Fluvanna community. n

Outstanding Courses and Spectacular Scenery Bring

GOLFERS TO CENTRAL VIRGINIA

CAAR REAL ESTATE WEEKLY WWW.CAAR.COM

f you love to play golf, you will love living in Central Virginia. Not only do we have exceptional courses to challenge every skill level, but the views will astound you. And thanks to our mild climate, you can play the game you love throughout most of the year, even into the winter months. Our area also has a great selection of outstanding golf communities where homeowners can play very near where they live. Take for example Wintergreen in Nelson County that features affordable housing prices plus two neighborhoods each with its own course. Or, if you prefer living closer in, consider the walkable community of Old Trail in Crozet west of town. More choices are available to the east at Glenmore, Keswick Estate, Spring Creek or Lake Monticello, where homeowners can enjoy a good game of golf plus an assortment of other recreational activities and an array of housing choices. Each of the courses in these communities has something different to offer in the way of challenges thanks to variations in scenery, topography, forests and wetlands. And while some are private, others are open to the public. Golfers looking for a good game will have “no problem finding a place to play,” explains Michael Guthrie, CEO and Principal Broker of Roy Wheeler Realty Co. And many homeowners find that it pays to live near a golf course. Studies show golf communities can bring higher home values compared to similar properties elsewhere and there may be substantial additional premiums attached to lots located right on the course. Even if you aren’t a golfer, you will find lots of reasons to love living in one of these communities. Everyone can enjoy the expansive green spaces that are part of the lifestyle, and they can also count on amenities such as tennis courts, pools, walking trails, fitness centers, restaurants and social activities.

Lots to Love Most golfers like being able to play close to home and having a course right where they live is a real plus. In addition, the clubhouses in these communities serve as neighborhood gathering places for residents whether or not they play golf.

Spring Creek at Zion Crossroads The golf course at Spring Creek has received numerous accolades over the years. Golf Digest ranked it #66 of the

Ultimate Guide: Top 200 Resort Golf Courses. Keswick Hall, the resort’s hotel “is a 5-star luxury experience with tennis and swimming,” plus a wellness center and spa, Matheson says. Currently undergoing a major renovation, it will soon have even more to offer homeowners and guests. For example, “another major attraction” will be the restaurant to be overseen by internationally known chef, Jean-Georges Vongerichten, Matheson adds. With all of these amenities plus gorgeous scenery and extensive walking

Top 100 America’s Public Courses and Golf Advisor ranked it #5 of Top 100 Best Courses from 2012 to 2017. However, a top ranked course is just the beginning. Corky Bishop, General Manager at the Golf Club, believes that promoting community activities at the Club House and encouraging residents to participate is an important part of his job. And that includes fun family activities like a fishing day for kids, 4th of July fireworks and Halloween parties. The Club House also offers a fitness center, pool, and restaurant called Tavern on the Green.

A popular summer activity at Spring Creek (for golfers and non-golfers alike) is the Friday evening gathering at the Clubhouse called Party on the Patio featuring live music.

Keswick Estate The gated community of Keswick Estate is a place where “people obsessed with golf can play daily,” says Murdoch Matheson with Frank Hardy Sotheby’s International Realty. “It is built around a Pete Dye, Audubon-rated golf course, which is an amazing attraction,” he continues. Called Full Cry, the course is “unique and different,” designed to challenge all levels of players. Golfweek ranked it #3 in its 2019 list of Best Courses You Can Play in Virginia and #39 in its 2019

trails, homebuyers can “live the resort life all year long” when they build their dream home on one of the two to six acre lots.

Glenmore Tom Pace, with Long & Foster Real Estate, lives and works in the gated community of Glenmore in Keswick known for its family-friendly Country Club. Most residents, regardless of their age, join the Club, Pace says, in part for access to the 18-hole championship golf course. However, the Club is also the focus of an active social life offering opportunities for members from children to adults to meet their neighbors and make new friends. Members enjoy activities as varied as yoga, Tai Chi and

Wintergreen At Wintergreen, the Devils Knob private 18-hole course features spectacular views and is open to property owners and their guests. It is especially in demand during the heat of the summer when temperatures can be as much as 15 degrees cooler than in the valley. Wintergreen is also proud of its award-winning public course at Stoney Creek, which is 3,300 feet lower than Devil’s Knob. Stoney Creek is open year-round, which makes Wintergreen one of the few places where you can hit the slopes in the morning, enjoy a nice lunch with friends and play a round of golf on a sunny afternoon. The two Wintergreen courses offer different challenges explains Steve Marianella, a golfer and REALTOR® with Wintergreen Realty, LLC in Nelson County. The course at Devil’s Knob is shorter and tighter requiring greater accuracy than the one in the valley. Each of the courses has its own following, he says. Marianella emphasizes it is the social aspect of golf that draws people to the game and to the Wintergreen community. There are a large number of golf groups with people at all levels of play, some more serious than others, he says. After a game they gather to enjoy the scenery while downing a beer or sipping a glass of wine.

Mountain views plus a walkable lifestyle complete with a neighborhood golf course are big reasons many people choose to live at Old Trail in Crozet. Kandi Comer, named one of the Best Teachers in the State of Virginia by Golf Digest, has her Golf Academy at Old Trail and serves kids who love activities like her summer golf camp, social events with hamburgers and hot dogs and movie nights during the winter. Of course, she offers adult instruction and activities as well and believes a big reason golfers like living at Old Trail is the proximity of the course, a feature that is especially attractive to retirees. Guthrie describes Comer’s golf school as “a huge home run,” especially for youth. Greg Slater with Nest Realty agrees stating when it comes to golf at Old Trail, Comer is “a game changer.” Since Old Trail is a public course, a golf pro with Comer’s following can reach out and bring in lots of new people, Guthrie adds. Her activities are a good example of a vibrancy that is part of life in Old Trail as people come there looking for a home and find they are also part of an active community.

Lake Monticello Best known for its luxury waterfront lifestyle, Lake Monticello in Fluvanna County is also a favorite of golfers. Several years ago, the course sustained damage due to extreme heat but has since been renovated. A recent 4-star review states: “What an improvement. Fairways and greens were excellent. Never thought I would see this course look so good…Going back next week and bringing my friends. Championship tees are a challenge and I loved it.” In addition to the course renovations, golfers can enjoy the new clubhouse, explore the updated golf shop and join their friends at the full-service restaurant overlooking the 18th hole.

Golf Real Estate Matheson describes the golf community market as “very active.” He sees interest building at Keswick Estate as the hotel renovation moves forward. How important is the golf course for his clients? “It’s huge,” he says, although certainly not the only reason people choose to live in the community.

Golf Courses Add Value Multiple studies of golf community property values demonstrate that a neighborhood course can raise home prices even for nearby properties that are outside the main community. Guthrie notes that a well-kept golf course helps maintain subdivision values, benefitting everyone who lives there. Many buyers move into the Glenmore community from outside, Pace says, but there are also a noticeable number of moves within the community. As residents’ lives change some downsize while others move-up, but both choose to stay because they like the golf community lifestyle. The market is improving at Stoney Creek, Marianella explains adding that the inventory of homes for sale is decreasing. Buyers are discovering they can get a lot more house for the money in Nelson County compared to Albemarle, and it is just a 30-minute commute from Stoney Creek to Charlottesville, he says. Wintergreen also appeals to two career couples with one spouse working in locations such as Lynchburg or Waynesboro. He encourages prospective homeowners to also check out the great buys available at the Wintergreen community on the mountain, where more inventory is available.

to neighborhoods where views may be blocked by other houses. In addition, he adds, “there is definitely a premium on golf course lots” since there is no one behind you and you have a relatively private, beautifully landscaped and maintained extension to your property without additional work. He urges non-golfers to take a golfing friend with them when shopping for a home on the course. Golfers will recognize areas most likely to attract errant balls that could damage a home’s siding, he says.

ome people are surprised just how many military folks live hereabouts. Of course, there’s a military presence at the National Ground Intelligence Center, ROTC units at UVA, and the Judge Advocate General (JAG) School at UVA’s Law School. In addition, many military people stationed here never leave or return when they leave the service. Case in point: REALTOR® Paul McArtor of Avenue Realty. “I was lucky my final assignment with the Air Force was at the Defense Intelligence Agency in Charlottesville,” he declares. He, his wife Jenn, and their children liked it here so much that—like many other military people—they stayed when he retired. They live in Albemarle County’s Southside. “Charlottesville has an amazing balance between people from here and people that move into the area,” he says. “It was simple to get embedded into the community and build strong relationships. After only six months it felt like home. “Charlottesville is just enough of everything,” he continues. “We are close enough to the mountains and beach. Close enough to a good-sized city like Richmond and a big city like Washington. Enough north for seasons and enough south not to be covered with snow for months. Just big enough to feel like it has everything you need while being just small enough to know people everywhere you go.”

But Where’s the Commissary? Well, there are no commissaries or base exchanges, but many find that Costco, Sam’s, and Walmart have comparable prices—and most military exchanges have websites. While there is no local military medical hospital or clinic, people covered by military medical insurance (TRICARE) are welcomed at local healthcare facilities. Military IDs can be renewed at the JAG School. The Virginia Department of Veterans Services Pantops office provides resource referrals, care coordination, and support to veterans, National Guard and Reserve members, their families and caregivers. Its services are focused on helping individuals resolve problems relating to transition from military to civilian life, training and education, and challenges resulting from stress-related conditions or injuries connected to military service.

In addition, many local businesses— from wineries to car parts stores to eateries to yoga and, yes, real estate offices—offer military discounts. Find more information at gratitudecville.com.

Educational Opportunities Jacquelyn Fisher, Veterans Advisor & VA Administrator at Piedmont Virginia Community College is proud that PVCC was recently named the number one small community college for military support in the whole country by Military Friendly Schools. “We’re honored to be recognized,” Fisher continues. “It’s a team effort involving PVCC and community partners. Our campus-community connections are key.” Services include admissions, academic advising, tutoring, coaching, financial counseling, disability services and career counseling.

“It’s a pleasure to serve my fellow veterans by helping them navigate their educational pathways,” she says, adding that approximately 10 percent of PVCC students (about 700) are military-related, including active duty members, reservists, veterans, and dependents. Many are G.I. Bill students using the educational benefits earned by themselves, a parent, or a spouse. Fisher is a Navy veteran and PVCC alumna and has been at PVCC for ten years. What led her to settle in Charlottesville in the first place? While living in Virginia Beach, she accepted an interim position as Director of the UVA Child Development system and soon transferred to Charlottesville permanently. “I loved it from the start,” she says. “I loved the people—they were so kind— the music, the arts, the culture.” Her

Typically, military-connected people join local community organizations from bowling leagues to musical groups to volunteer services. At the same time, there is a definite camaraderie in military groups and people gravitate to them as well. For example, the Military Officers’ Association of America and VFW have chapters in Charlottesville. Then too, non-military folks are sometimes folded in. For instance, although Silvia Dowell, PVCC’s Scholarship & Alumni Association Coordinator, is not herself a veteran, she is a past-president of the American Legion Auxiliary at Shadwell Post 74. Her son, Alexander, is an Eagle Scout with the Post’s Boy Scout troop. Other family members are active with both the Legion and Disabled American Veterans (DAV). “There are large active groups in the area,” she explains. “The Legion has posts in Charlottesville, Orange, Fluvanna and other places.” The DAV office helps people file claims and manage the transition from the military to civilian life, so no vet has to “go it alone.” The DAV also offers Mobile Service Offices to reach veterans who have limited mobility or who live far away from the nearest DAV office or healthcare. Dowell points out that DAV Chapter 33 in Charlottesville offers transportation in some cases. “My stepfather, Lee Everton, often drives the DAV van to McGuire in Richmond,” she says. (The Hunter Holmes McGuire VA Medical Center offers a wide variety of healthcare services.) This is a shining example of “the military takes care of its own” which is a well-recognized principle for service members and their families, not only during active duty, but afterwards. In other words, while the Charlottesville area appeals to military folks for the very same reasons it appeals to everyone else, there is an underlying military presence and support that makes them feel doubly at home. Marilyn Pribus and her retired USAF husband, Col. Glenn Pribus, moved from California to Albemarle County after his retirement. They were surprised and happy at how many military connections they found.
